Beautiful park!! Quiet and clean. My daughters boyfriend lives here with his family. I never see cops here or neighbors arguing like the parks on the Westside of Indy.

I have lived at this location since January. Since then the office has been through 3 managers. The current office manger Linda, is freaking awesome!! She tries so hard to do what is need for the resident. She always tries to make sure that your living place is how you want it. I would not want to live any where else! She has made this place so great! THANK YOU LINDA FOR ALL YOUR HARD WORK!! :)

The people that work here are rude. My family and I went there Friday to look at the mobile home got told that there was a great deal. But ever since Friday we have been trying to call to get the down deposit so we could live there. Well my husband went there today during his hour lunch and it takes 30 mins to get there from his work, he didn’t even get to step inside the door because the maintenance man open up the door and started to talk to him rudely. My husband ask if the landlord was there and said no as he the maintenance man looks into her office the maintenance man said that Linda wasn’t taking anyone at the moment. Then my husband ask will you guys be open after 2:30 the man replies with probably not. That is not how you run a business that is unprofessional and rude. So if you want be that lie to you and are rude to you I recommend living here but if not then dont

We out right bought our double wide over 2 years ago. LOVED Hickory Knoll very much, up until 8/9 months ago!! When we moved here, it was VERY PEACEFUL on our street! There were a lot of empty spaces around us, which made it peaceful! Now, not so peaceful any more. Theyve put in a lot of new homes. When we first moved in, Glen was park manager and lived inside the park. Hes no longer here and since then, this park has had 2 other managers and 3 office managers. Linda is current office manager and is sweet! She is really helpful. BUT...since mid September, we and 2 other homes in our street, have been dealing with a SERIOUS sewage issue!!! Going on 5 months now!!! We cant go out door closest to drive way, due to RAW HUMAN SEWAGE flowing in our yard/sidewalk!! You smell it outside as well as in your home!! VERY TOXIC FUMES AND SERIOUSLY A HEALTH HAZARD!!! And because its flowing in our yard, I sunk down in it today and ruined a brand new pair of shoes!! This is BS!!! Im sick of dealing with this issue! Its embarrassing! Cant have family or guests come for a visit! #GET IT FIXED ALREADY!!!!!! And the park should be held responsible for replacing my shoes that cost me $60!!! Not my fault for the parks incompetence!! ...Linda, Thank you for trying to clean up Eds mess, since he doesnt know how!

I make an announcement for the Hickory knoll trailer park residents. Today a bicycle was stolen from my yard and we went to walk around the neighborhood to see if we could find it and in that 3 white teenagers no wearing shirts came, the three of them on bicycles and as soon as my son saw it he said that it was his bike and they listened and immediately They dropped the bikes and they ran to the rear trailers near the basketball park. I took photos of the bikes that were left lying around and we found another one in the playground behind the office. if someone identifies them there they are. I made a report to the police because it is not the first time that I hear from neighbors who have been robbing in our neighborhood, I will going to notify the office. I am very sad that 2 years ago this neighborhood was so quiet and now even gun shots, they do not respect the speed limit, and a lot of bullyng in the parks. please families educate their children more. be more human, criminals there are already so many.

Ive been here for 19 years, Ive seen it all. Never had a problem here. Hickory knolls had come a long ways Anywhere we go it would have your ups and downs.. l love it here

My friend lives here and we visit pretty often. Its always very well kept and seems like a very family friendly place. When we visit, my kids love to play on the playground and theres usually kids rising bikes and out playing. My friend says its a pretty quiet place to live and theyve had no issues in 2 years. Theyve got a lot of new properties they recently have added and the whole place looks really nice. I cant recall specifics, but I know my friend pays around $750 a month and they are buying the trailer they live in. She has recommended this place to me for the past year.

The park is really fun, if your a younger kid. Its a pretty nice place to live. You have horses in the back because someone owns them.

I moved 1 year ago this month. Have a brand new double wide & absolutely love the home & for the most part, the community. However, I too am having issues with the water & sewer drainage. They work on, on average once a month. Which, in turn, requires the water to be shut off for a couple hours each time. For the past month, I have standing water in my backyard, coincidentally thats the sewer drain for my area. As of today, water & raw sewage is coming up in my tub, sinks & toilets...because it has no place else to go! Happy Mothers Day to me, mopping other peoples feasts during the Covid pandemic! Oh, and no office, no maintenance number & corporate is closed as well. This is an issue...a BIG ONE. Also my new neighbors are obviously hoarders, garbage everywhere & office warnings only fix the issue for a few days, then its back to trash. Calling the board of health again tomorrow & ready to contact 6 news for help. Dont want to leave, really hope to purchase but managers dont stay long enough, nor are they diligent in their efforts. Linda is the best out of the last 4, but I fear she too will become overwhelmed! We need to petition for change. Sad to see such a nice community fall to the wayside.

Stay as far away from this place as you can.Yes it’s a nice location. A good school district and new trailers, however the frustration and headache that comes along with this community/management is ridiculous.We were willing to pay cash for a trailer and was put through the ringer for the application process. Let’s put it this way it’s been over a month since I applied and still have no answer to weather we’ve been approved or not.They make you get one item at a time before they tell you that they need something else.Don’t try talking to management because for one they’re pretty much incompetent of helping you... that is if you can even get ahold of them. And they are VERY disorganized. It took the manager 20 mins to find the key to the trailer to even show it to us. I’ve sent numerous emails and not one have gotten a response. Went into the office and the manager tells me “oh I have over 150 unread emails and I start at the bottom with replies” seriously???? 150 unanswered emails.The corporate won’t get you anywhere either. If the corporate person you deal with “doesn’t like” the manager then they avoid answering any of your questions. It’s been 2 weeks and the manager “hasn’t heard anything from corporate”. Also the manager won’t work with you or fight to get things done. He just sits back and waits for a response.It’s a joke. Also a lot of their lots/trailers need gas lines re ran and who knows how long that will take since I was told they are at least 6 months behind in work orders.This was my dream home. I loved the trailer and the location. But definitely not worth the headache of dealing with the management every month for the rest of my life. Peace out hickory knolls you get an F in my book.

Most unprofessional place I’ve ever lived. Central A/C was suppose to be installed two months ago and has yet to be installed. We’re creeping toward July and the hottest parts of the year. If you move in you better have a window unit A/C to stay cool because nothing will be done to accommodate you in anyway. My yard has nothing but track marks and mud (Backyard is a swamp) but I must cut my invisible grass every month or be charged. No online rent payment. No drop box at the temporary club house that has been temporary for six months. No one ever in the temporary club house to accept the rent check. I believe it is done purposely in order to bill people for late payments. Just an all around terribly ran place. Wouldn’t recommend..

Moved in a few weeks ago. Great area. I can say the process was quick. Super nice management team.I only wish they had a move in list for maintenance and waited on the quirky porch. It was difficult to get our stuff in the front door.. maybe just a generic step without sides on it until people get moved in would help so much. Our dishwasher and garbage disposal werent plugged in. The dryer still had tape on the venting, doors that still need realignment and our front screen door has a huge gap at the bottom of it. My husband also noticed a few pieces of trim missing in the master bathroom above the door and wood trim in the living room. And our kitchen floor creeks when you walk by the sink.. needs more support? And there is a long run in the yard from them moving a home in. They have a lot of brand new homes theyre putting in and theyre really very nice.I love my place except for the few fixes that need done. Quiet neighborhood so far.

Sink has leaked since we moved in. Has not been fixed. They left tape over the vent on our dryer for a month. I thought my dryer didn’t work. Nope it just wasn’t installed correctly. Screen door will not stay shut EVER. I would choose to live somewhere else if you’re actively looking. Busy moving new trailers in. Instead of making sure the ones that are already here are taken care of properly.

Went to visit my niece to see her new trailer. Its a nice trailer but she has no gas no air back door wont secure. You have to plug up the garbage disposal to make it work. Really hope she gets it fixed soon so her and the 3 kids can live nice.

The upfront office and leasing woman Loretta was super friendly and extremely helpful.. and also very easy on the eyes!

I currently live there. It is the most unprofessional staff I have ever seen. My contract and paperwork is all messed up and they will not work with me. The manager of the property told me that there are several people worse then mine. Although, I have called the corporate office no one will return my calls or work this out.... DO NOT MOVE HERE!!! They will not be honest or help you... My neighbor ac has not worked all summer... RUN do not look here

New owners have improved so much to make it a really nice place to live. Quiet community that is well maintained now. And very decently priced for the township in which it is located.

Ed a breath of fresh air finally a manager who knows how to treat its residence and not a liar like the previous managers thats been here, not talking about glenn either, Talking about the manager who ran this park and the one on the west side SS who gave me free lot rent for years, still have the postings up on yahoo local if you wanna read them !

Very nice & well kept neighborhood!

I moved in May 1st. Paid my rent on time. Their computers show that my first rent payment was computed as a charge of 983 instead of a payment. Completely their fault. Now I have to go to court and explain that to the judge. They said they would stop this. But now I fear that it has affected not only my mental health but my credit score. Move in and 3 months later you could be facing a judge on why their computers dont compute right. The other months show a payment where it says payment. But my first month shows a charge where it says payment. And now I have to take off work and go to court because they didnt enter my payment correctly. Yes, my records and their records match. Their computer error is now hindering my life. Not to mention I had to wait a month for gas after I moved in. Water didnt work when i moved in. All we had was electricity for a whole month, no gas, and summer was just starting. Now they wanna take me to court. Dont move here. HIGHLY disappointed.

The park looks clean and well-kept. I hope to apply on Monday, but I couldnt get much information from Gabby yesterday. They apparently open at 1030 while they are in their temporary office, yet the will return sign in the front window showed 930. Waited around from 9 (what their facebook said) until 5 minutes after 10 and no one showed. My fiancee works 3rd soo he spent half his morning waiting for the office to open. I tried calling to get more information, especially with no app fee ending that day, and we had to go home after waiting over an hour, and I was argued with stating the sign didnt say 930, and that theyre sorry. No mention about still honoring the no APP fee for the trouble or anything. I was highly disappointed. We shall see how my physical interaction is Monday and determine whether we apply or send our friends to that community, as we have a few friends looking as well.

New homes are being put in. Looks like a great place. Being cleaned up and looks lije new roads.
