Fantastic hidden gem of the Indy/Avon community! My SO and I were lucky enough to snag one of the brand new units back in September 2019 when we were having almost no luck finding a suitable place to move into for our hopeful area. Everywhere else in the area that was comparable had some or multiple elements that we just did not like, and we became enamored with the Avon Lakes community and location once we found it. The entire process was fantastic, and Jennifer couldn’t have been more helpful throughout its entirety! The main office has always been great to us, and the location is fantastic, with a quiet and charming neighborhood. We enjoy living here, and appreciate the new unit we were able to receive. We look forward to extending our ability to live here!

We live at avon lakes. Pay our rent every month. Got a letter on door saying we have to vacate the premises when our lease is up after November. New manager is very hateful would not give us a reason as to why we could not sign a new lease. Thought that with covid-19 they couldnt make any one move.. Guess we was wrong... (To the owner the number u gave us to call didnt help.. They didnt know why we where calling. Use to love living here now hate it. Need to get better people.)

STAY AWAY FROM AVON LAKESGreat Place for low income people to be scammed out of their hard earned money.My granddaughter fell in holes in front of my home.They dont maintain their properties,but dont have a problem charging you $20 per year lot rent increases in past 5 yearsI wouldnt even give it a star at all.

My sons family was supposed to move in today. I viewed the rental weeks ago. We were promised new skirting, weather stripping around the door, the furnace fixed, tub caulked, a storage shed placed, steps fixed, toilet fixed, and cleaned before today. None is done. My son took off work to move today when his hours have already been drastically cut due to covid-19.My husband and son talked with a nice man from another property. He was quite sympathetic and made notes of all work needing done. Told today the entire maintenance crew quit. Absolutely no reason they could not have communicated that there were issues in getting the work done before move in date. I hope all issues will be resolved promptly and restitution be made. If things improve I will revise my review.

Wow!! Amazing experience so far! The application process was made simple and the staff take good care of you, especially Jennifer! She’s amazing! The neighborhood is beautiful and quiet. Can’t wait to move into my beautiful new home!

While the price is right, if you move in you may face multiple issues and maintenance is incapable or unable to properly repair these. We moved here last summer and our unit was not ready.Upon moving in, I had to clean the unit, set up appliances, and rent air conditioning units because even though I had to pay my first moth and security deposit well in advance (5-6 weeks), my unit was not ready. It took over a month to get the a/c installed. Another 4 months for the shed. Still havent had the driveway fixed nor the yard leveled as I was told in the lot lease...If you do need a repair to anything, you have no idea when or if maintenance is coming and when they do, the repair is not completed properly.For example, upon move in, my dishwasher wasnt connected. Maintenance came to connect it but then shut off our hot water to the entire unit and forgot to turn it back on.Our front storm door was falling apart when we moved it. Maintenance put it back together but it is not flush and hands about 1/2 inch low on the right top allowing water and ice to form inside the storm door and the frame. We have repeatedly reported this with no resolution.Other issues, we rented the community room for a party and paid via money order as required in December.In February my online account showed an additional $75.00 charge. When I inquired into this, I was told by April that she just found a stack of money orders and that she entered it in and I should not have to pay the duplicate charge. When I advised that I did repay it again because the online system would not allow me not to, she refused to reply to me.This isnt the first time with her unprofessionalism either. When we rented the room she spent most of the time complaining about her staff and then refused to answer our calls or texts when our party was over. We sat in the community center for hours because she told us to contact her to lock up when we were done. Finally, I was advised by staff to contact corporate about the repeated issues. Unfortunately when I did, I received no call back or email back.I suppose this place is just bad from the top down. Of course with the exception of one great caring staff person who goes above and beyond to try to make things right!

Love this place! April and Jen are awesome and maintenance responds quickly! There are some improvements going on, but understandable that takes time! If youre looking for a new place to call home, these ladies in the office will take care of you!

They are nice and try there hardest to get out to fix a problem but our porch is falling apart weve told them and they aint done anything about it my mother is old she has trouble going up and down the stairs my only complaint is the porch and stairs

Lacking in customer service. Receptionists really do not look like they enjoy their job. Research lease to own because it may sound like a nice idea but they will get you where they can. Dont know that I would recommend this location

When I first looked at a few places on this property I was in awe of how well maintained everything was. From the ponds, pool, playground, clubhouse and well cut grass.I looked at a couple places and then read reviews. I will be honest.... after reading them I became nervous, and skeptical of moving my daughter in here.Jennifer was absolutely Amazing to work with. We discussed some of my concerns. She is very professional and certainly knows what she is doing.We opted to buy a home vs rent. After purchase we had a few hiccups with some things in the home. All at which were addressed promptly from all of the staff.No place is Perfect and no one is either. I am completely happy with the attentiveness from the staff. All anyone wants is things to be taken care of and that they have!As far as lot fees.... to me they are within reason considering there is a sizable amount of property to keep up and maintain and still make money.In my opinion this is a great option for people not able to yet afford a mortgage or not wanting to pay ridiculous apartment prices.You will have good and bad no matter where you go.I appreciate the fact they do background checks, and credit checks on possible future residents.I would live here! I also feel comfortable having my daughter and grandchildren here!Thank You Avon Lakes Staff for all you have done for us these past few weeks! You are appreciated!!

Jennifer was very helpful with getting me a new home and she was professional and respectful. She understood my situation and worked with me I had no problems. Only issue is the gas company which does not reflect on them more the company

Horrible customer service! April is a joke. She wrote a review on herself below (Speak-The-Truth) She needs to do reviews on herself since she is the worst of managers who has managed ALE... seems when you want an issue resolved she has a problem to resolve it. Aprils tone when speaking to you as a customer needs to improve. Owners need to be aware of her ways to manage. Shes a thug-manager... please send me a message privately to discuss issues & where I can submit my formal complaint.

My family and I have lived here since August. Had a bump in the road here but we got it resolved. Jennifer was amazing to work with. She got us in pretty quickly. The staff in the office are nice and easy to work with. And they do everything they can to work with you on things. Thank you Jennifer and Debbie for giving my family a safe and beautiful environment to live in..

As a long time resident, I have had very few issues here. When I did, the office was quick to resolve. I own my home and the staff has gone over and above to help. They plan fun activities for the kids and the grounds crew does an excellent job in keeping the place looking good.Are there rules?? Yes, but nothing ridiculous. They do their best in keeping everything nice and safe.

My family and i have lived here for roughly 4 months and we love it. Jennifer in the office is always pleasant and friendly rather shes in the office or out in the community. I know she worked hard to get us in our home and were thankful she did. They keep the grounds pretty well maintained, although the playground doesnt have swings and theres not much for older kids to do like a basketball court etc. I can say though its peaceful here besides the rumbles of Lucas oil raceway but for us we enjoy the sound of the engines rumbling. (Indy is known for racing) Maintenance did a really good job at 1st but we still have a issue that was never addressed (musky smell especially when the ac is on,now that its cold we dont smell it) but i guess Ill have to pay someone in the spring to figure it out. The homes come with a 30 day warranty so that was really helpful. Although our home didnt have many issues. Over all we are truly happy with our home,neighbors,the community and the staff. We highly recommend this place.

I love this community. All the neighbors are friendly. The trails are beautiful. It is also very quiet at night, although sometimes you can hear the Lucas Oil drag strip sometimes during the day. Its not an issue

Ive only drive through this place, but it seems like a really nice place to live. Very big, ponds, very nice trailers.

Wonderful staff. Looking at potential homes today has been a nightmare and this place just totally changed the mood. Friendly staff and they make you feel important, not blow you off like the rest of the places I visited. Thank you guys for actually caring to be a professional business!

A Response to a Review.......A Property Manager has to not only follow direction handed down by their superiors but also make decisions that would be in the best interest of both the Resident and the Property. Some times these decision that have to be carried out because you are doing your job is hurtful especially when you are called nasty names like she-devil. This resident 3 weeks before they moved told us that she was fighting cancer, which is sad enough, but to find out that the electric was shut off for almost 30 days and all the pipes were frozen and busted was horrific. Not only was this a breach of their Lease Agreement but unhealthy even for a well person. Then you receive a phone call into the office saying that there are people living in the barn at this house and running an extension cord across a frozen snowy ground. This open all kinds of dangerous situations. Upon visiting this resident you find piles of dog poop all around the house on the deck, steps. You find 2 strangers sleeping in the barn which you find out later is a relative visiting. From a Manager view point the attached pictures tells a lot. God Bless, prayers for healing!

We were visiting our daughter & spent the night. The park is clean & well kept. Our daughter seems to be quite happy there.

Apparently, the rules to live here do NOT apply to the managers kid because this is her with her new pit puppy but I was told I was not allowed to have one. This just goes to say the rules dont apply to everyone. this place is a joke. I would give it negative stars if I could.

My husband and I have lived here for about a year and we love this area and love that it is so central to a lot of what we like. The front office can be nice, but unfortunately that hasnt been happening to my husband. He has gone in with an issue and has been litterally ignored to the point of not even making eye contact. The pictures you see below are pictures of our pipes underneath our trailor, we were told these pipes havent been like this for very long.....and that they will fix it for us this time, but that next time its on us. I dont believe that all these cobwebs just appeared recently, but whatever. Although they have fixed some of what we asked them to, there is quite a bit that we keep asking to be fixed and feel like we have been put on a back burner. We have also gone to them with issues and have been told that a lot of money has been spent on fixing our stuff already. We have rules for the park and it seems like the front office is exempt from these rules, such as no food or drinks at the pool. We were very excited to move in a year ago and we feel as though we made a mistake. Overall, not a bad area to live in but I dont think I would recommend it based on management.

Great place for all ages! Lots of activities for kids and a country feeling for adults. Staff is very accommodating!

Awful place. Unprofessional staff, trashy upkeep, and if you want anything fixed, good luck getting any help on that because theyll tell you its your problem and just leave you to fend for yourself, even if youre renting from them. They literally fine you for doing just about anything, so you might as well stay in an apartment because at least those wont fall apart like their trailers do. The maintenance workers are only good at two things, cutting grass, and harrassing you. I wouldnt recommend this place to my worst enemy.

Wish you all would paint your speed bumps yellow! At night they are extremely hard to see and even going 30 (the speed limit) and you can’t see them can be bad for low sitting cars

Dont come here! Worst place ever! They dont fix any of the problems they promise to or they give you the run around forever. Then if you complain too much they start giving you citations over and over again for stupid stuff that other living right next to you arent getting so you are now getting targeted. Or you right a review and they act like they have never heard of you. This place is a joke. Worse mistake we ever made moving here.

On our second trip to Avon lakes was nice. Our daughter lives there & appears to be a very nice mobile home park.

Run as fast as you can from the evil that controls the property here. I am dealing with cancer and had lost my electricity because of hospital stays and bills. I had a family member come from California to help me with my surgery and my disabled daughter. A wonderful neighbor next door allowed me to run HIS extension cord for a little bit of power to my shed for heat at night and a microwave. The manager Debbie came to my home and accused me stealing my neighbors power (neighbor confirmed he gave me permission) Debbie the manager then said I was evicted because we are forbidden to be without power in our lease and that my cousin not being on the lease for a week also violates my lease. They have known about my cancer for 2 months now. Then this she devil tried to tell me that she is a cancer survivor any cancer survivor I know has had some kind of compassion for another. Then as they walked away bad mouthing me they out loud stated that I could have come up with a better excuse, really? So having cancer is now an excuse, God bless them is all I can say. I wouldnt wish cancer on my worst enemy, its such a shame people that possess such evil are able to destroy lives just because they want too. Im sure some of what they are doing is very illegal but I dont have money to hire an attorney, right now my goal is to make it to tomorrow. I pray this post will save at least one person from the hell living here has caused. Even if I could afford to fight the shallow ignorance of Debbie I dont think I would. The stress of dealing with her is ten times worse on my health.

Stay away from Avon Lakes. I never would say such a mean thing about another person or company unless i feel they are dishonest and do business wrongly. If you MUST rent from them because you find that you cant afford anything better or cheaper than $650 a month, then please proceed to read. When you move in, learn from my mistakes. KEEP EVERY RECEIPT. Be extremely organized when filing away your bills with them. I am very organized when it comes to my bills and money. I wish i could exaggerate about how many times they told me on the next bill, Last months balance is $$$. Then would charge a late fee on top of that balance. Truth be told, out of living there for 29 months, i had this problem every two to three months. At first i was trying to be understanding because of the new staff. Then eventually i noticed it continued to happen because the staff turn over is huge. My rent was always paid from a personal check, on time, and usually before the 1st. Always in full. I never paid a late fee, because i was able to prove from my bank statements where i paid.After moving in for a year, the neighbors can tell who is rich verses poor. I was not rich, but for being a 20-22 year old, single female- i was doing better than most in the neighborhood. My trailer was closer in the front. My trailer got broken into one night when i was at a friends. When i reported it, they told me i had to handle that on my own. And not even a simple Im sorry.The property manager, Debbie, comes off really rude and stand offish. Shes a nice lady. However when it comes to the property she is not a friend.I moved out December 1, 2014. They have since threaten to destroy my credit and ANY chance of ever getting a house.They are very wrong business doers, and for that alone, i would recommend to not do business with them.

Quiet nice place also good fishing during summer months

This place has old and new trailors. Some double wides some singles. You will have your rent for trailor plus land fees. You mow your own yards. They placed in speed bumps to keep traffic slow. There is a lake for fishing or feed the ducks. There is a pool for summer time swimming. For holidays they have small parties they throw for the neighborhood like easter egg hunts for the little ones, halloween party with hay ride etc. Bad downfall they stay on your butt about every little detail. Such as you get like ten days if they say you got to do a maitenence job as painting, powerwashing, lawn mowing, etc. Every time they upgrade something such as new flower beds, speed bumps, fence for front they raise lot rent. Water is billed with lot rent and you will get fees for more than two vehicles owned. It can be a quiet place to live pending the neighbor. Then again if you get a noisy neighbor its not so quiet but thats everywhere. There is a club house you can rent for parties it is a little out rageous to rent it though. The coons, stray cats, wolves, foxes, field mice are big here. You can even see owls in the woods and every now and then albino deers. The coons are bad about getting into your garbage and up under your trailor but thats the down fall about being by the woods. You cant have things such as baby pools, swing sets, basketball hoops or things for your kids in your yards. Paying by money order with no fees but by credit, debit, or check there is a fee. It can be a good place to live just like anywhere but it does alot of down falls like other places.

Maitnance men are kids who hot rod on a golf cart a tractor through the neighbor kick rocks at your cars and home. They will put notice on your door tell you its the final notice. When you never received one. Always increasing fees so enjoy your first price sure it will change. Cant wait to move out . Anyone looking to live here I would suggest keep it moving you will not be happy. The current manager is rude woman who doesnt care about the neighborhood or the people living in it . Also i have seen better homes made from cardboard since living here had to fix almost every water line. Floors had to be replaced be cause the horrible plumbing. Honestly only good thing Id say about it will be when I move out .
