Nice place but rental rates are far too high. My friend has similar place and her rental is $650 and includes same PLUS all utilities included.You really need to reduce your monthly fees Falls.

This is a beautiful community that’s behind a waterfall at the entrance. It’s home to residents who are friendly and active. My favorite part was looking at this lake and the dock with it.It’s a great, tranquil place that residents can enjoy when it cools off!

The Falls are a 55+ mobile home park. Older units but very well maintained. The staff are very polite

People living there are not very friendly or nice. I recommend other places.

They have the ability to take you down a peg or two.

Looking at property in the area, found one for sale here and could have a mortgage, that’s principle and interest for only $98/month, too bad the HOA fees are $820/month.....600 properties at 820/mo? I have relatives in a luxury beach side condo that pay around $600 month in HOA fees and there are only 30 odd units in the building. Seems weird a mobile home park with so many dwellings should be so high. I hope mgmt is treating the property owners well. Do they serve champagne and caviar at the security gate?

Lot rents are too high you just get a mortgage cheeper its gone up every year and they dont do anything different they dont give raises to lawn crew the just make there property better they dont care about owners if a tree falls down they tell you that you have to hire someone to remove it when its there land you only own the manufacturer home terrible place to buy mine been for sale for a year but as soon as they ask how much the lot rent is they hang up its going up to 803.00 dollars thats way more than a mortgage.......

Wanted to go and check out some manufactured homes in the Falls of Ormand Beach FL office. Needed to visit and view the properties. Very cordial, the employees are. Very north of Pompano Beach. Have wanted to get a northern place near Georgia as a getaway. Near Jacksonville FL.

This is a lovely community for young and old seniors. The clubhouse includes a lounge with tv and books, a large room for events, a pool table, a poker room, showers and pool with hot tub. The grounds are well maintained. The units are nice. There is a guard and the security level keeps everyone feeling safe. The park includes a nature walkway and a place to park a boat or camper. It is a slice of paradise with the Halifax River a short drive away and the Daytona and Ormond Beaches within 20 minutes. Convenient area with expressways, banks, medical facilities, and shopping near. A lovely park.

The worst place

Have lived in The Falls for 7 years and the overall maintenance has gone downhill while the cost of living here has continued to rise. The managements attitude is hostile at best. The rules and regulations are randomly enforced and the park is slowly and silently transforming from a 55 plus community to a family park. Homes are being rented without tenants being vetted through the management office. Amenities are not large enough for a 600 home community, i.e. only one pool for 600 homes and pool will accommodate approximately 40-50. No handicap accommodations.Only positive is that the location is very convenient.

Manufactured homes in a beautifully landscaped community. Close to shopping and restaurants.

Filled with elderly shut ins, gossipin and connivin themselves into late graves.

Tried to look at a property there (18 Cedar Falls Dr) handed the security guard my drivers license and everything so she would know who was there on their property- was even going to leave my license if they needed it. Was told I couldnt go and look without a realtor present and also an appt. So I left, but 5 min before that 4 or 5 people that play Pokemon Go in our community (which I do too) went to the same security guard and said I need in because I want to go and catch a pokemon back in this neighborhood, she giggled waved them through with no ID check or anything. *see attached message. I went back to ask her about it and she got upset at me questioning the process and told me to leave the property immediatly. Im a 49 yr old business owner here! Just trying to understand the security rules for the future there, it sounds like its okay to play a game on private property but not look at property! Feel free to contact me!

A very nice place to live but a bunch of old gravy people that no matter what you do seem to grab on you and knock on you and telling you for any slightest little thing that you do its very high price to live in here and for what little they do doesnt seem exactly fair so do your homework when youre trying to find a place maybe this is the place for you maybe its not

Why only problem is you should always get a house inspector to do a complete inspection before you buy. I only did a four point inspection and I had a lot of plumbing problems.
