Its a nice park to live in lots of friendly people live here most people take care of the property and keep the upkeep on it of course the park has change management which can have a downside rules have changed utilities have been added to lot rent which isnt too bad although the lot rent has went up which has put a strain on our fixed income tenants as well as the elderly which weighs a little heavy on my heart cuz I know a few in the mobile home community here and one in particular I have spoken to recently and has put some stress on her seeing that she is in her 90s changing management can have its ups and downs the rules do change quite often and can get confusing me myself I prefer to have the strict way about things it keeps everyone in line and keeps the properties looking great and also the grounds not saying the new Managements not doing a great job but its just nice for someone to be able to stick here and keep things running one way but I would suggest anyone to move here it seems to be pretty safe our kids all are able to come together and play with no worries there is no crime in the park we havent had any theft and over a year which I hope that continues so I absolutely give this Park a rating of 4

I have been here a year now and I love it. It is clean and kids play during normal hours. U will not find a group of them out and about late hours here. Dogs do not run loose. What few folks I have spoke too were very nice to me. Management has had to remind me to not leave odd things on porch but put in shed. Reminded me to cut my grass but had serious sciatic never condition and couldnt but I found away and hired someone. Now if we all didnt cut ihr grass then Southland would nit be the best park around. Some folk dont appreciate a clean and well kept place to live. In late year our park is graded and ours is scored high and yes we ranked number one. This park is what we made it. Safe, happy and clean and above all that we are very proud and dedicated to whomever over sees things that need attention.

Southland has the best mobile home park community throughout Louisville....they might be a little strict with their rule sets, but for good reason...That is why the park is quiet and clean!! Way to go Southland!

If one of those dead trees fall on my daughter trailer the park will replace it thats parks property not hers since they have so many expectations trim ur dead trees.Also ive been around that park for 20plus years kids has always played and rode thier bikes played basketball etc. Why have a sign up false advertising. I took a pic of it lets see how she approaches this when question by attorney!!! This park is not 50 over no kids allowed. Use to be a good place for familys now she acts like its a old folks park no disrespect to the elders . every one needs to sign a sheet to get her out of there.

Nice clean place

Looks clean, especially for an older mobile home park. Most lots seem well maintained. Owner obviously pays some attention as Ive noticed a Tenant of the month sign and Ive noticed new black top going down recently.I do not personally live within this area.

The park itself is nice and Quiet but If you go to friends or a Relatives more than 3 or 4 days in a row they want you to pay $40 each person for a background check I think they should have to pay it if they are that worried about someone visiting. Just saying thats y they got 2* otherwise they would get 5

Nice park great new owners

Rating based on info.....The park is very nice and quiet as far as that. The Manager is so so but I dont believe that they want my wife and myself to do a background check because we visit wifes sister to help her out with things around the house like outside or dishes laundry ect. She had heart surgery not long ago and few other medical problems. She cant do alot. Said if we dont do background check she will be evicted. Really for us visiting a realitve.

Funny when ya think trailer court........the sstereo typing were all accustomed to hearing well.....JUDGE NOT...LEST YOU HAVE ACTUALLY BEEN HERE...somehow this trailer community has beaten the odds in my eyes.wide variety of trailers from older folks that have been there for years to migrating folk who rent for the work season and go to chase the life I believe a lot of us have lost sight of.knowing there stay in this clean well maintained and welcoming community who somehow seem to intertwine with one another remind us things can be what we strive together to achieve.and even time seems to step back from the big city rush n ruin instead even though people move on the time capsule seems to have a welcoming and remembering preasence in this seem to be respectful morally correct forward with conscience little town.that you remember as it should be..

This park has been a staple of Southern Jefferson County Louisville Kentucky for many decades. The park is maintained well and it appears the owners take pride in this park. There is relatively new asphalt pavement and the mobile homes are kept in good presentable condition. Rent is reasonable which is evidence to the park remaining full for years.

Its one of the safest and clean mobile home parks. When looking for a mobile home park this one should not be overlooked.

I lived in this park for years and still have friends who live here. Park is in great shape. If you visit this park verse other parks in Louisville you will see a huge difference. Good job to the staff!

I lived here before... This park is very nice but manager is really mean and rude. She wants to bust everyone do yard work, force things to do, force them to pay something to do around the yard and etc. Since they are old people and don’t really have anything to afford but just rent... Tired of her sassy and rude to someone who she doesn’t like.... We need a new manager please. Thanks....

Nive people

The people who live in the park are nice for the most part. The manager Ashley is an idiot. She has lost my payment several times and then threatened me with eviction notices. I didnt have a back yard because my neighbors fence was connected to my trailer. Neighbor is a hateful old woman named Doris. Long story short, I legally moved the fence and the neighbor pulled a gun on me. Cops stopped her from using the gun. Ashley said she would be evicted since she threatened us but instead, allowed her to stay and also helped her rebuild her fence. Put the fence in with concrete which she told us we werent allowed to do when we put up a fence of our own. Manager states that anyone who visits for 3 days or more must pay for a background check. Pine trees are beautiful in the park but the sap ruins the paint on vehicles. Manager does not communicate unless the words are eviction. Shell say she has standards and expectations to maintain but in reality, shes just hateful and incompetent. Glad to have finally moved. Again, nice people in the park, but the manager is trash.

Just moved in, have never lived in a Mobil home park before so I was very skeptical about moving in but after being here for about 6 wks now Ive found that the neighbors are very friendly and my main concern was how the park was kept up and from what Ive seen everyone keeps their trailer and yards very well maintained, makes living here alot easier then what I thought it would be! The only down side was not that we hadnt planned on doing it anyways but theyve told us that we had to fix or repair anything and everything that the previous owner had not taken care of or destroyed and we only had one wk to fix, repair or even replace what we had no control over, some might think thats not fair but Im glad because it keeps the community looking as nice as it does!

I lived here 20 years and then Im still living here and the park is beautiful the yards are well kept they put people that have to have drug problems. This is home nobody bothers anybody.

Extremely of the wall management rules . No overnight visits without a background check of person ( for example ). Not a friendly place to live or visit.

Let me tell you about my very short lived experience with this park pathetic and I have proof to back it up!!! Purchased a foreclosure in March 2015 after my father passed day after x-mas 2014. Wired the money to bank, after we was told my 8 year old cocaine charge was fine. Couple days after money was paid it wasnt fine!!! REALLY after 8 years....never been a liar, thief nothing but honest and helpful, but Im still being held accountable for a mistake 8 yrs prior, not 2 or 3 yrs! And John the managers daughter had her trailer raided there for heroin and needles really while we was in the process of moving mine out, a source told me. Not saying anyone is better than another but I did what I needed to get me together and pull it together. But it wasnt good enough so I had to pull mine out. which cost me $1000.00s on top they charged me back rent that was owed from the person before I purchased, or they wouldnt let me move it! I am glad because that told me what lives there.....and I know what some of it is!!

Ive live here 20 years but the new manager is ridiculous. She makes living here hell. She doesnt take care of empty lots or trees or the abandoned trailers. But she get on someonw for having a ball in the yard. She dont want the kids to play but there is a sign out front that says children at play. This is not supposed to be an old folks trailer park. It wasnt when i moved in here 20 years ago

Really we cant have kids toysWhat is the kids supposed to play with and the kids must be confined to the yard cant ride bikes or even walk in the trailer park this place is made for old people if you have kids dont move here. Spend your hard earned money elsewhere everyones rent isnt the same im paying 400 amonth while some pay 350 and other is only paying 230 and i dont even have a double lot . been here for years sick of this place ready for a big change
