Ive lived here since June . Nice wooded trail areas to take walks . Swing set monkey bar apparatus. Community pool. Pretty decent community all in all .

Needs more street lights and addresses where you can see them. Other then that was very nice

Used to be a lot safer cleaner and trailers where in alot better conditions. My sister moved out because there was a leak in pipe by washer. And the floor swelled and fell in and they would not fix problems. Pool is fool of unsupervised kids. And lots of auto a home break ins.

My family and I moved here in 2015. We are in the process of buying our trailer. Over the past 5 years there have been many highs and lows. With the current Covid-19 going on, my wife has lost her job and my hours have been cut which has cut our income in half. With the help of Samantha in the office, Nicole, the community manager, and Juleen, the District manager, weve been able to defer a few months of mortgage payments. As long as you stay in constant communication with them and explain your situation to them, and keep up your end of deal i.e.,make the escrow payment, they will do any and everything they can do to help you. They even allowed us to split our escrow payment. These ladies understand what youre going through because they are going through it as well.Thank you Samantha, Nichole and Juleen.

I have lived here since 2016 and since the new manager Nicole took over the office has been horrible to deal with. I am now dealing with mold because they won’t come and fix my fridge supposedly due to COVID but yet they can give me 12 hours to cut my grass and come even earlier than mentioned and cut it and charge me $75. I have mold through my hallway and in my child’s bedroom but they keep closing the work orders I submit saying they’re fixed and nobody even called about it or showed up. This is my last year here for sure. My son keeps getting sick because of this mold and they aren’t doing anything about it.

They need to clean up their streets. Garbage on the ground every time I visit.

The staff member we dealt with was very dismissive to us. We asked about a posted rental and were talked down to. He seemed annoyed that we didnt know that you cant actually see a rental before signing the lease. The prices they list on Facebook market place are always higher when you ask about them. I even tried calling later in hopes of maybe dealing with someone else. When I ask about a listing I get told another price. The office was a mess with food wrappers and containers all over the kitchen when you walk in. The office wasnt lit up even the other person waiting made a comment on it. I honestly think Id rather live in my car before dealing with rude people and poor customer service. I figured if this is the way they treat potential clients then how do they treat their residents. The park itself seemed in decent condition though they need to get rid of the dilapidated and burned units.

Its pretty enough I guess but you dont get much of anything for the lot rent.Its got it own crime rate. Not high but not as secure as the rent and atmosphere might make ya think.

Trailer parks need more space for parking and privacy

I have been here 8 months everyone is nice the first month but when you tell the manager or assistant especially the assistant problems your having they get an attitude with you and treat you like you are not important or a child. Love the community but need to especially replace the assistant. I only received help from the collector or the sales rep and corporate does nothing.

We just moved in this past month. So far I have no complaints. neighbors are good. I just HATE the pool hours. 11am -7pmthose hours dont really make any sense to me. Pool Monitor is a nice guy though.

Ok so Ive lived in this neighborhood for about 5 years now and only because my trailer wont be paid off till April.. The park itself is ok I guess but the lot rent just went up again but it went up $18 this time . It is now $491 for a lot to rent in this place and mine isnt big at all, none of that money goes to cleaning the grounds, maintenance man, that Ive seen I mean Ive picked up piles of glass and set it beside a tree at the park because there is no trash can to put it in and 3 months later its still sitting there.. I could go on and on and on but people get bored after reading so much the lot rent is way too expensive for the way this place is kept and the way youre treated by staff simply put!!...

The whole park is falling apart. They literally dont fix anything. The office cares more about moving new trailers in and jacking up lot fees than it does fixing anything.

We WERE called and ask if we were LOOKING for a place and i was so i SAID yes so came in filled out application and was adout a 3 bed we have one but what are you looking foe a 3 or 4 no 4 but we a 5 ok SURE MS JOY STARTED THE PAPER WORK AND CAROLS SHOWED US THAT 5 AND WOW DONE DEAL WE GOT IT AND MY WIFE LOVES IT GREAT JOB CARLOS AND STAFF THIS IS MR ELLIS

The absolute WORST PLACE TO LIVE!!!! Every night there are shooting. There are always people being robbed in here, cars being broken into. If you expect safety, you won’t get it here. And do NOT expect the company who owns this place to do a damn thing...

I had a friend who lived in there. Very clean mobile home Park nice size lots. Parking was good to.

Very confusing try to find the house. But it looked like a nice neighborhood.

As trailer parks go I have to admit this is one of the nicest ones I have ever visited. Clean and well kept. Friendly neighborhood, good traffic flow, with well lit, well marked roads without potholes or messy streets. The mobile homes are usually newer models that looked nice and clean yards. I have to say, I would live here.

Please beware of Carlos complete scam artist!!! Me & my husband where con into giving Carlos a $100 to purchase a money order for the application fee. When I asked Carlos if he needed me to fill out the money order he said he would do it himself Then had the nerve to contact me today requesting a additional $90 to run another application on me. When I submitted my info the first time & I was told a credit check would be ran!! Carlos is never available on the phone out to lunch 24/7, never returns calls, everyone voicemail is always full.. He also informed me that there was a lot of crime on the premises I guess to discourage me once he had received my $100. Also his GF puts on a real mean face to intimidate people but I have more fear of a fly then her. I spoke with some tenants who also gave bad reviews. Don’t waste your time u will be bamboozeled!!!

Dont like the company that took over. Seen many different people come and go. But as we had owned our place, the new company kept trying to make things harder for us to stay there to get us to leave so they could bring in something new and make more money than us because we just had lot rent. Lot rent would increase every single year. Far too expensive to live there when you can rent a house for cheaper at times.

This company contains the most unprofessional staff Ive ever met. The community manager needs to go, before she causes the company even more issues than they already have.

This neighborhood is clean but has many problems and complaints...neighbors constantly complain about neighbors, whenever any visitors visit my family we get phone calls of disturbance, also racism remarks made towards our family, neighbors purposely put trash in their own yard then blame it on the neighbors, we have caught this on camera multiple times. Most of this happens on Gaines mill dr at beginning of trailer park worst society I have ever lived in worst neighbors ever. Never will I ever recommend living next to a white lady

I live here and their lot rent goes up every single year. I currently OWN a mobile home and I pay Wind Gate almost $500.00 a month for lot rent ALONE. I do not and will not recommend this to anyone.

My fiancé and our 2 small children have lived here going on 2yrs. In the beginning we absolutely loved the community and enjoyed our buying experience with Carlos Lee. However with that said, now I wish we’d never settled here. Since we’ve been here our yard has been trashed by kids running through, cats and kittens have infested the area, my fiancé car has been broken into and items stolen, and our cars has been paint balled along with a few other families here. Lot rent prices has went up yet again, and between mortgage (not a fixed rate), lot rent price (473), having to pay for trash pick up, and household bills we have been faced with not being able to afford living here. Cars disregard the stops signs, even with speed bumps throughout they still speed with no regard that this is a neighborhood with children throughout. Drug dealers and users are out in broad daylight. The park has nothing that can be utilized. The basketball area has been destroyed. During the summer the pool guy does his best to esnsure pool rules, safety, and cleanliness. In the main office some are very rude (will not name who) and other members of the community has agreed that this person acts in an unprofessional manner and is very rude. Older model homes are being replaced with the newer beautiful models, but homes are literally sitting on one another with no comfort or privacy. This is my honest input for this community.

The Housing Development looks wonderful however the customer service is also less to be desired as well as the options they make for the type of people they move into their neighborhood. They could care less who you are or what you do they only want a warm body to fill their Lots. The lot rent is absolutely ridiculous for the service you get it does not include water and you have to pay an additional fee for trash pickup every year lot rent goes up no more than $15. We were very fortunate to get out of there after 8 years I would definitely not recommend this place to raise children or even live as a couple.

On Sunday just before 10:30 p.m., Deputies responded to the 400 block of Pittsburg Landing in Wind Gate Mobile Home Park in reference to a concerned citizen hearing a gunshot.Deputies responded to the scene and noticed a vehicle sitting in the area the gunshot was reported being heard. The Deputy exited his vehicle to make contact with the occupants, and the front passenger fled on foot. Deputies began to pursue the passenger, later identified as 17-year-old Keith Randall Spencer, on foot. There was a short physical struggle and then Spencer was detained.Spencer was questioned by Deputies and asked if he had anything illegal on his person. Spencer told Deputies he was armed with a handgun. At that time, a black handgun was retrieved from his jacket pocket and secured.Deputies then went to retrieve Spencer’s cell phone that was dropped during the pursuit and at that time Deputies located ANOTHER black handgun within inches of Spencer’s cell phone.The driver of the vehicle, later identified as 17-year-old Brett Mason Petit, was detained without incident. Deputies then requested consent to search the vehicle.While searching the vehicle deputies were able to locate a green plant-like material.Both firearms were run through NCIC. The first came back clear, and the second came back stolen out of Dorchester County.Spencer was then arrested and charged with two counts of Unlawful Carry of a Firearm, Possession of a Stolen Firearm and Possession of a Firearm by Person Convicted of a Violent Felony. Petit was charged with Simple Possession of Marijuana.Both Spencer and Petit have recently had run-ins with Berkeley County for marijuana, but it looks like Spencer has escalated to weapons charges.** this happened right in front of our home and we saw the guy running from the cops. I am scared for posting anything like this because I dont want the management to retaliate against me or my family, but I also feel more should be done about the shootings, theft, and 24/7 drug deals taking place right in the office parking lot. There are guns going off constantly and very close to our home, just a few weeks ago a car pulled up to the stop sign beside our home and shot off 3 rounds(that were found in my yard the next morning and turned over to BCSD) every time a gun goes off I rush to check my children and make sure they werent hit in their sleep.. as a mother the amount of terror that runs through my heart every. Single. Time. Is too much to take. Not to mention the baggie of drugs (white substance) that our puppy found in the grass by the stop sign. My children ride their bikes (supervised, where I can see them at all times) and have almost been clipped by vehicles because they couldnt peddle faster than a vehicle (on the phone, not paying attention) going at least 40mph. We have called to ask for more officers patrol the area but are told nothing can be done because it is private property. We have lived here a very long time.. but I dont think we can take this much longer..

People are terrible, workers are terrible, park is terrible, rent goes up every year, they don’t care about you at all. They keep saying they’ll look into it or help you but never do then blame you for it. Never move into the NO Community.

I just purchased my first home with Wind Gate. Carlos Lee was very informative and encouraging. The ladis in the other office was very nice also. NO HASSLE, NO SURPRISES....Great experience

They have not been able to tell the truth about anything. Kinda my fault for not reading the fine print .there rules are only for you and they do and say what they want. Used car sales people x. 100 and keeps getting worse. They stopped me from buying there without even knowing . They also raised the rent with no wrighten. Notice I was going to transfer to a different park. Not now looks like this one may go to court already started to interview lawyers. Glad I used to work in legal ind. My self makes it a lot cheaper. Your best bet here is to stay away. Good luck

Good sized mobile home park. Some sections can be extremely busy where others tucked in the back are more quiet. Can have some troublesome kids from time to time but what area doesnt.

Love the neighborhood, but my landlord needs some improvements . Ive not had any trouble with any neighbors, my kids like it there as well. They should do something about the speed bumps, I understand why having them is important but theyre address alot.

Say they complete background checks on all residents and thats a large part of the reason they charge as much as they do for lot rent but they only complete background checks on those that state they live in that particular household. Many households in this community have more than one family living in them and only one of the family members have the background checks completed

I went in and turned in my application in February plus the 80 dollar money order. They stated they will call me in a week. After a week went by I went up there to check on my app and they lost it. They wanted me to do another I advised that I couldnt because it was a joint application and I dont know everything on my boyfriends side due to him being in the military. They stated they will look for it and process it. Well another week went by and no call again so u went back up they stated that they dont know what they did with so I told them not to worry about it and to give me my money back since obviously they never processed my application. Well they cashed the money order and told me they will send out a check. Well its the middle of may and I still havent received my money back.

Over rated, nice community, but lot rent is high for what you get. Getting to be over full and crowded! Not enough parking. Storage area is a cluttered mess.

Management is very poor. They only care about the money they can add to you. If you complain they will try to evict and make your life heck! Dont believe anything they say to you to get you to sign. In my experience they went against all. House was unfinished after I received keys 3 weeks late. Dont believe the hype.. Dont walk away. I say run..

Me & my daughter have only lived in this community for a couple months.The staff here are all very nice & sincere.I have nothing but good things to say about this community and the staff.Maintenance is always done in a timely fashion, within a day or two after turning in a work order.People that complain or post bad reviews need to understand that its not just the staffs responsibility to make this park a great community, its also up to the residents too.Be respectful and considerate of others, clean up after yourselves, turn your music down, (we dont all listen to the same kind of music)slow down when driving through the park, there are small children and animals that live here too.Lets work together to make this one of the best communities around, we can do it!Thank you!

Have been to the office for the past couple years and complained about the infestation of flies roaches and spiders located in the trees directly in front of my house. They all claim they going to do something about it but they never do spiders are in the tree that the spider webs covered the tree all the way to the ground. What do I do to get someone to take care of it? Havent been able to get yes Community anything done. My son was harassed by the management because he sits in his truck when he goes outside because of the bug infestation and spiders. I have been putting in this complaint with the office for the last five years and nothing got done. What are you going to do to resolve this

The prices for renting a trailer are high, lot rent is too high even if you own your trailer, the lot rent goes up every year, the lighting at the mail boxes doesnt work and hasnt worked for years, drive ways arent big enough and you cant park in the grass or on the side of the road or you will get towed at your cost.... roads in the park need to be repaved... they just patch... you cant have parties at your houses... kids breaking in houses and shootings going in the park also, and of course number #1 thing DRUGS AND DRUG SELLERS all over the park.... oil probley get kicked out after this but, Im only telling the TRUTH AND NOTHING BUT THE TRUTH SO, HELP ME GOD! I swear on my sons grave and if you me I dont swear and I LOVE MY SON WITH ALL MY HEART! WE DID EVERYTHING TOGETHER! HES MY FIRST BORN! Oh, I did forget to mention 1 more thing the mail boxes also get broken into but, they say they wont fix them because it will happen again....

If you are looking for a safe place to live especially with children PLEASE find somewhere else to call home. I have family and friends that live in wind gate and Im scared every night that I will get a call that something horrible has happened.. just in July there has been 4 or more shootings in the neighborhood and the office does nothing about the residents involved. A little over a week ago there was a resident and a group of people fighting at about 3am and he ended up pulling out a gun and shooting at one of them( a lot of people thought it was some kind of explosion until cops surrounded the house with guns drawn and brought out the k9 unit and found the weapon and the guy) he was charged with domestic violence 3rd as far as ive heard etc and the office apparently got numerous complaints and they did nothing about it (even though that bullet could have gone through someones house and killed someone), but then again as long as they get their money they dont care what them people do. There has been raids due to the amound of drug houses in there, people turning the homes into meth labs, the kids as well as adults will break into cars locked or not.. They will tear apart your shed to steal your stuff.. it is awful.. and remember this year alone the number of children accidentally killed by stray bullets is around 400 so far, so you haveto ask yourselves what is you and your childs life worth to you . If you do take the chance to move into wind gate at least make sure you have an emergency back up plan to have enough funds to move if need be.. dont get stuck there.. If you are an honest hard working person/family please find somewhere else to live because the only people there are criminals and drug dealers that are protected by the office. All them people care about is money they dont care about the safety of the residents.. oh also one time my friend walked into her home with her children, went to go use the bathroom and change and she found a man hiding in her shower he showed her a knife and ran out of the house right past her children playing in the living room..Edit- had to add this in after scrolling through the pictures for wind gate.. If u dont believe the drug use and type of people that live there go scroll through. Someone posted a ton of pictures on here one of some girl hiding under her grill smoking some kind of crack pipe...

I advise nobody to move there. The management is horrible and you cant park on side of the your driveway unless they will tow your vehicle or you will get a parking ticket. They go up on the lot rent every year and they dont even cut your grass but you paying them all this money for them to do nothing.

Always changing management. Lot rent & other dumb add ons will be added to monthy payments, randomly (of course). Ridiculously expensive especially when you consider the crime rate.

This mobile home park is priced very high, has strict rules, a swimming pool for kids to play in.Overall though it is a quiet place to live.

Nice location, rates are a bit higher, than any other mobile home locations, do no like that there is no security camera, (only for the office) for such a large comunity.No rules about trash...There is trash everyday outside, makes the place look dirty, trash should be kept on the back until trash day.Prevent, critters, bugs, mosquitos, flies, roaches and other animals.No rules for parking on curves, intersections, open for accidents ( blind spots).

Staff is crap! Maintenance is nice but the black mold was in my home for the five months I lived there without anyone ever doing a thing besides planning to get rid of it.

Place is poorly maintained, excessive lot charges and they do not even cut the grass.Parking is getting crazy not enough room and roads are been blocked by other cars.The increase prices every year!!!Do they think we are in the Hamptons???

New management sucks, it has come with new rules ignoring previous agree upon rules prior to moving and now placing everyone in a bind situation, not only that... but I have lived here close to 2 years and all they have done is increased the lot rent up to 3 times during a year, and they do not even service the lots and the streets still have damage trees on the road from last huricane, (thieves) if you dont cut grass they will charge you 80 dollar... are they nuts????There is no security, I had a few neighbors that had trailers and got broken in as well other houses.I had an agreement to keep my trailer next to my house, because I use this as a storage, and they told me even where to place this, now they place a Saturday notice that they will be towing my trailer...what is wrong with this people, they do not even honor or ask and leave a note and we cannot even contact them... so far leaving a 24 hour notice where there ia no one available to evem talk to....The moment I find another place I will be moving out.I do not recommend this place

Terrible mobile home park. Lived there years ago for a few months and every time I visit I get reminded of how terrible it is. Run down area, people always hanging out in the streets, tons of pot holes that just get a temporary patch.
