We have lived at Stadium Club Estates for 9 years. It is a senior 55 and older park. Space rents are $800 per month. Additional fees are Electricity, Gas, Sewer Water and Garbage. There is a Clubhouse with Excercise Gym, Card Room, Billiards Room, Kitchen, Large Event Room, Outside BBQ Area and Pool and Jacuzzi. It is conveniently located across the street from the Fire Department Station 42 and close to Bel Air and Safeway. Great place to live.
It has been such a good experience working here for me. The owner has opened the flood gates for repairs and jobs getting done in the park.The jacuzzi was rebuilt last summer; clear down to rebar. It is so nice now. The flooring in the clubhouse was replaced with a beautiful blue tile that everyone likes. The clubhouse got painted outside, and we keep upgrading the place as we see things that need to be done. We did a lot of tree removal and trimming last summer of dangerous branches and things hanging over house awnings. They had been let go too long.The owner plans to redo the streets this summer.I have been here since Dec 2016 and it has been so great getting to know the good people in the park.If you saw it before, look again. The park is beautifully kept and the people are very friendly. When I’m ready to move this is where I’m going to retire. And it’s very close to my family.
I used to live in this Park it is the most Miss manage Park I have ever seen in my life.. I understand that there is a new manager and I cannot speak for the new management however I can tell you my experience in this park it was not good by any means I happen to be a resident that was under the age of 55 and I was told that everyday by every resident that lived in this park that I did not belong in there even though there is a law in California that allows 20% tip live in 55 or older parks that is not 55 and even though my mother was well over the age of 55 and I lived with her as her care-taker people reminded me every day that I did not belong in this park even though my name was first on the title and who approve me that owner approve me and this Park.... But enough about that lets get into the issues of this low water pressure, back up sewer, mane 6 inch pipe brakes, there have been several gas leaks in this Park, at times there were zero chlorine in the pool, clubhouse is very dated,there is a bad wiring issue in new section of Park where Street safety lights automatically turn off by themselves at night have been told it was a wiring issue, Park floods continuously every year if you happen to be lucky and be one of the ones by the clubhouse your mobile home could flood as much as 18 inches of water in the street and under your mobile when this happens due to the fact of the pumps not being well maintenance are maintained, if they do not want you in this park they will find a way to force you out,the people in the park or very cliquish if youre not in there click then you are not welcome in the park and they will make it well know they did nothing but treat my mother like a piece of dirt when she lived there with me. Rocks end up clogging up your water faucets all the time and you have to unscrew the screen to throw the rocks out,management and particularly the owner forces you into walking off and leaving your mobile home so he can hire some groupie people to come in and paint over The moldy problem and higher unprofessional workers to rehab the mobile home and hide issues. That are normally unlicensed. When I live there there was more mobile homes for sale than I can count on both my fingers x2 ....if you have grandkids or adult children that come to visit you do not move to this park cuz they will not be welcome at all, even when they come to visit.... Now lets get into the owner most vendors will not come to this park to do any work as they were not paid in the past unless they are paid up front in cash, he dont care about nothing but money there was several things in this park that need to be repaired and fixed but he always finds a way to put a cheap bandaid on instead of fixing it the right way. Do yourself a favor do not move here it is one of the highest mobile home parks in town. The rent is $800 a month on top of that you pay,water,sewer,garbage,lights,cable phone,gas,, if you happen to drive into this Park drive your way right back out and do not stop do not hesitate DRIVE BACK OUT!!!! Used to own two mobile homes in this park. Very clean and respectful owners. Space rent is high but they keep it maintained.
Friendly mostly seniors families. Most homes well kept and beautiful. Always something going on in the clubhouse. Great community to live in.
The manager Sue is the best manager you can ask for. When something needs to get done she is untop of it. Its the best mobile park I have looked at with all the great improvement and effort Sue put into it. And great services.

The manager is Sue and she is very nice, helpful and just a really nice person to work with.
We have lived in this park for 6 years. As soon as we moved in, we regretted it. The first manager was your typical power person - no education, no customer service. Her adult grandchildren were given menial tasks and paid with rent credit. These same adult grandchildren were responsible for all the thefts and burglaries in the park. She was terminated after about 11 years. Enter new managers who did absolutely nothing for five years, yet the rent increased. When faced with a decision, my husband and I decided we would apply as managers. We made it 9 months before we realized that it was the owner that was the problem, and we could not be part of his unethical, dishonest business practices. We had problems getting any work done in the park as plumbers, electricians, etc., would not respond because they were not paid previously. The clubhouse had not been painted in 20 years, the clubhouse floor had not been stripped and cleaned since 1992. The clubhouse still has the original 1976 flooring, carpet is 27 years old; barge rafters on clubhouse are rotten, gas leaks in the clubhouse attic, utilities meters have not been replaced in 20 years, streets are breaking up, it is a mess! The owner simply does not care about residents - he just wants his money sent to Mexico, where he lives. The business practices are so bad that PGE has threatened several times to turn off gas to residents as the master meter bill had not been paid. Currently there are over 25 for sale signs and five homes have been pulled out of the park. It is a mess! DO NOT EVEN THINK OF LIVING HERE! THE OWNER AND OPERATIONS MANAGER DO NOT RESPOND TO ANY RESIDENTS ISSUES! HORRIBLE, HORRIBLE PLACE TO LIVE!
