Incredible view of the ocean. Room on ocean side is great second room on street side needs better sound proofing we could hear every car that drove by on A1A. Staff was great and we had a very nice time. Beach access was not handicap accessible but we made due.

Love this place. We visit every year. It has a mini putt putt, kiddie pool, splash pad and nice pool with 2 shallow ends. The staff is great and always helpful. The only reason for 4 stars is they lock the pool and gate to beach after dark.

Rooms and appliances very old and falling apart. Doors difficult to open and close, appliances need banging by maintenance before they will work, and just overall smaller/older room than all other timeshares we have used. But great on the beach location

Nice location, but in need of some updates in the furniture department. The elevators could use more attention to filling the hand sanitizer. The parking lot for the south building could be bigger but it is a short walk from the neighboring parking lot. The pool deck is located at the main building, and is the largest Ive seen in such a resort. All in all, a nice place to stay for a bit.

I am currently a guest at this resort. I just learned that they lock the beach access at sundown. That is absolutely insane. I love night walks on the beach and was just told that I had to leave the property if I wanted to do that. I travel a lot with my family and I have never had this problem at any other resort in the same area. Really blown away that a beach resort would tell me that I can not have access to the beach.

My husband and I own a timeshare the staff is amazing Corey has been there since the first day we came. He always has a smile on his face as well as the other staff and he remembers us year to year. We love all the crafts they have.

Nice place. We were only there 3 days so didnt get to do a lot. Thought we had a studio, but ended up in the lockout of a studio. Bed, microwave and small fridge. Would have been nice to at least had some glasses and paper towels.Made the best of it... also got up every morning and got great photos of the sun coming up.

We had an excellent trip, even aside from the ever changing atmosphere surrounding coronavirus. The property had a beautiful view (south tower ocean view King villa), and our room had a full kitchen along with a washer and dryer. It was within a quick walk from plenary of restaurants and conveniences such as CVS and Walgreens. The property was clean, had an excellent exercise room with plenty of cardio and weights. There were also lots of activities to do such as basketball, a huge outdoor chess/checkers board, Shuffle board, and mini golf at the hotel, although we were happy to hang in the pool/hot tub and play in the ocean. We will be back, and next time with the whole family!

They want you to buy timeshare but they put you in a best western, Ive owned time share and have toured a few others. Never have I stayed in a place like this, some rooms didnt have a microwave, i had to upgrade and pay more after i had already paid in advance. Not the best place. Staff was very nice

Right on the beach. Great place with indoor and outdoor pools plus kiddie pool and hot tub. Spacious rooms. Great shopping nearby with Tanger Outlet. Only minutes from the pier in Daytona. Lots of great restaurants nearby.

Great place, family friendly and lots of things to do for the kids. Most amenities were available and the was beach access. Finally, the rooms were great, plenty of room and clean! Highly recommend for a family.

It was hard to get in our room with the key card. Bedroom was a bit small to move around in with a king size bed. Very petty things, overall it was a great trip and will definitely be back.

We stayed for a week, the photos say it all for the view. The resort is good, our 2 bedroom is nice they recently updated the top floors to the resort. My only complaint is that the dishwashers are very loud. The linens were clean the rooms were clean and cool when we arrived. I would recommend staying for the week.

Best thing about this resort is its close to home. Weve owned a timeshare here since the 90s and its a great place to just chill.

Weve been owners here and come every year. We also live locally and can use the facilities any time we want. The upgrades and beach access keep us coming back. Its a beautiful and relaxing beach resort without the craziness of downtown. Lots of restaurants/breweries nearby. And easy access to groceries so you can cook in the full size kitchens in the suites.

I bought this time share in July of this year. I was promised i could use the time share this year when i bought it because they wanted a sale. Now every time i try to get in there to stay they say i can not and try to put me in a hotel close by. If i wanted to stay in a hotel i would instead of putting money down on this and paying monthly payments. They blame it on Covid but i bought this during Covid so they have no excuse not to honor what they promised. I am very disappointed in the whole experience in dealing with this company. If they talk you into going there to listen to their presentation i would advise to take their free gifts and do not buy like i should of done.

Nice place to stay for a few days. The staff was all friendly and very helpful. Would definitely recommend to anyone looking for a quiet place to retreat for a weekend

This is a nice resort. The only item is the cable TV channels are hard to figure out and the numbers do not match the printed guide. Otherwise lots of great amenities!

The “3” ( more like 2 1/2 stars) review for me was they made an extra effort in cleanliness of our room, and the nice staff. The remote controls were covered, beds felt clean. Bathroom just ok, etc. BUT if you are expecting to cook during the “week” of your stay, forget it! There is NO kitchen, at best a kitchenette. 1 pan and 1 pot, The space is very small and could use a serious upgrade. The sitting space has a SMALL couch and a chair. We have a 2 bedroom condo for 4 adults. The master bedroom does not a bathroom in the bedroom, but it has a beautiful beach view. The 2nd bedroom has a small bathroom, with the view of “nothingness”. So it was a toss up...we chose the beach view, just have to be careful walking out of bathroom to the BR...I hate not having a washer and dryer. We have not stayed at a “resort” without a WD in a long time. Could not imagine how they can sell timeshares here. We will make the best of it, but not on our priority list in returning. If you a want a “hotel room” this can be a nice place to stay, but this is not a resort.

Rooms are clean. Balcony views are amazing! Amenities include puttputt, basketball, shuffle board, bingo, outdoor grills, pool and hot tub, and tiki bar.Wish there was laundry in room, but it is at least pay-onsite. Could use more teen activities. Convenient location.

Nice place to stay but I wouldnt buy a timeshare here again. Their salesmen will say youre buying ocean front but thats just malarkey!!!! They tell everyone that. However, Jimmys a nice guy but buyer beware. Great views.

Room was clean but the views were the most disappointing part. We had a view of property next door and their garage. Bedroom window was overseeing dark hallway with an elevator. When we asked front desk to switch we were told that’s the only room available and no desire to help.

Top Rate Resort. Beautiful ocean front units, large balconies, friendly accommodating staff, an array of activities and an inviting lobby area decorated with attractive decor with many comfy sitting areas. Happy hour drink specials at the tiki bar were delicious. Theres something for everyone to do including sand art, ice cream socials and so many other activities. We enjoyed our stay very much.

Spent afternoon with my uncle and aunt. My enjoyed our time there.

Most amazing view right on the ocean. We stayed in a 2 bedroom. Nice decor and full kitchen. Only downside was the pool closes a dusk. Nice property with basketball court and mini golf. A few arcade game and an activity room. You won’t regret staying here.

Rooms are nice, the amenities are fun you can do putt putt golf, chess, they have a basketball court, shuffle board, out door pool, indoor pool, tiki bar, something for everyone oh did I mention the beach!!!

Wonderful 4th of July week spent at the Royal Floridian Resort by Spinnaker. Very clean rooms, a lot of activities (to many to list), wonderful staff, great pool area. Will definitely stay again.

Positive: Great Location Negative: Hot water did not work and they had to call plumber to fix. Cold showers the first day. Many things were closed at the hotel due to covid. The room was nice and beds were very comfortable.

The property location, staff, outdoor amenities, pools, and the property itself was absolutely spectacular. My only complaint was the inside of the condo could use a good cleaning. It was nice and you could tell its gets the everyday housekeeping just needed a good scrubbing. Chairs sticky, floors dirty, cabinets dirty. Will definitely return. Thank u

Nice room and view on the beachside. Weird entrance to room, where I had to unlock one door to get to my room which I also had to unlock. I guess it used to be a two bedroom place or something. Quiet and clean overall. Elevators are really slow. Staff really nice. Wasted $1.25 on dryer because it was broken without an out of order sign on it. Not sure if they offered any breakfast, but I did not see any in the North building. Part of the building was under construction when I was there, but it didnt affect me directly. Overall, I would go back here.

Very clean except for a couple of areas in the bathroom. Very nice accommodations and great beachfront view and balcony. Good security with limited access unless you have a key card. We felt very safe. We didn’t realize we were signing up for a spiel on timeshares, since the front desk said it was an open house. Area close to several stores and restaurants.

This is a wonderful property- very clean and the staff is great. Excellent beach-front location. The one drawback is that although it is described as a smoke free property, guests can smoke on their balconies which really ruins things if you are sensitive to smoke...we couldnt use our balcony because our neighbors were chain smoking.

DO NOT DO BUSINESS WITH THIS COMPANY! The sales manager Cleveland Singleton is dishonest and lied to myself and my husband . He made promises he did not keep and took our money. We have tried to contact him only to be hung up on and laughed at. VERY UNPROFESSIONAL! TIMESHARE IS A SCAM! BUYER BEWARE!

So GlAd I dIdNt PaY mOnEy To Be HeRe...Staff didnt give any info for any amenities, had to ask where our room was, the indoor pool is closed for the fake virus, the outdoor pool closes at sunset, 3 days in a row of people using a chainsaw to trim the Palm trees. If I wanted to be annoyed by idiocy I would have gone to California or New York.

Love the property, easy to get to and close to plenty of places for food, groceries, etc. on the beach and friendly staff. My *only* complaint is that the couch is very uncomfortable. This is my 3rd stay on the property and every time we show up we go to sit down and relax after a long day of travel and think wow is this uncomfortable, haha. But, in the grand scheme of things, you are on vacation and should not be sitting on the couch watching tv

Very accommodating and courteous. My family has owned time shares here for around 20 years. We always love coming here. Great location, indoor and outdoor pool and jacuzzi, beach front property with lots of indoor and outdoor activites.

Loved this place, my wife, 19mo old girl and I stayed in on of the suites in building 2. Was amazing beautiful out our porch, but we really liked how this place was a mix between a hotel and renting a house. The room had washer dryer and full kitchen. All with newer appliances and our room had direct access to private terrace which had access to the beach.Staff was very friendly and helpful when needed and not smothering you to ensure you dont need anything. No room service. But again this us something my wife and I liked. Making this place feel like a little home away from home.

We were promised things (we have it recorded) and never got them. They will tell you things are free but when you book it then they explain the extra fees ect. I do not like people who are dishonest. They say here is your free cruise but yet you still have to pay $2000. Yeah that sounds totally free to me. Why would anyone buy into their offers if they aren’t honest with the small things.

Beautiful resort. First impression was fabulous with the lobby, pools, hot tubs and outside activities. Hotel staff was very polite and helpful and always made the children feel welcome. Always a day/night activity if you just wanted to stay in. The magician show was fabulous!.However our room could use an updating. Dripping sink, rust on fridge, cupboards were worn and bottoms were in need of repair. Bathroom could use new sink and counter and a new tub with a shower head with more pressure! Room was clean and comfortable. Enjoyed our stay. And yes..we would go back!

We have been vacationing at the Royal Floridian for 20 years with our family and made some great memories. The staff is exceptionally friendly and helpful. There are so many activities for young and old alike. Also, very very clean! We look forward to coming here every year!

This place is awesome. Had a great time with the family. The staff kept everything clean in the rooms and there were a lot of activities to go to throughout the day. I would definitely recommend this place to a friend to go. The staff even let me use my grill down near the parking garage so I could smoke my Boston butt for the family.

Beach view is amazing, pools and hot tub are fantastic and everything is very convenient. Decor could be updated but the rooms are clean and the staff is friendly and helpful. I don’t love that it’s part of the beach that can be driven on.Close to some good restaurants and grocery stores. There were some activities offered like mini putt tournaments and daily pool fit. I called ahead for a playpen and high chair and everything was waiting in the unit when we arrived late. Thanks!

We stayed in the South Tower, the unit was roomy and clean. The staff was helpful and friendly. We were able to park in the parking garage which was a definite plus, due to the weather. The pool and lounging area were clean and plenty of seating. They had daily activities and on Tuesdays and Thursdays they served burgers and brats for a a small fee, poolside. Wecant wait to go back!

We bought our timeshare 20 years ago and been coming here at least one week a year (sometimes we actually stay for 2). The accommodations are acceptable, but a little dated. Every couple of years the pool deck gets a modification. The building has been affected by hurricanes of the years and they always clean up the mess and make repairs. Every couple of years there is a furniture make over.Location is very good for families with kids. They have an indoor pool, outdoor pool (beachside) and located at the very end of the driving portion of North Daytona. So if you don’t care for driving on the beach you can walk 50 yards and be on the non-driving side of Ormond Beach (which is not only Historic, but also part of the turtle preserve).Updated putt putt golf as well.

All the employees have been very accommodating and attentive for me. The resort and my unit was very clean.

Pool deck fronting ocean was superb. Layout of rooms didnt provide premier privacy as the side bathroom door leads out to hallway that is used by occupants of another room. Noise seemed to travel through walls of other room. Not a bad stay but hesitant to return. Perhaps I was expecting a newer facility with food and bar within premises. My bad for the minimal research.

Great location. Large suites that are well maintained

Its a Spinnaker facility so expect a nice facility. They are undergoing some major renovations at the Floridian north side so its more compatible with the South Floridian. Staff is very friendly and quick to respond to any issues you may identify. We told the front desk the toaster was not working properly. 15 minutes (yes minutes) later a staff brought us a new toaster.

I have some problems with my condo! They need to be fixed...may not happen

Ive been an owner at the Royal Floridian of Spinnaker for 20 years and if asked, I would not hesitate to do it all again. Great locale, staff and facility.I know Im among many others who must feel this way, due to the longevity of the resort and their continuation of improvements.Im always surprised how resilient they are, bouncing back after any major weather issue.Love the employees, they are truly family to me

This is a beautiful resort located right on the ocean. The rims for beautiful and clean. They are in the process of restoration in some of the areas oh, but the noise from reconstruction never bothered us. The beds were very comfortable. This resort was located close to restaurants and shopping. There were a lot of amenities that my friend and I were unable to use due to time constraints. We did get to use the pool area which was lovely. They had plenty of recliners for sunbathing. They provided towels should you need them for the pool. There was also a putt putt course, a large chess set, and other activities throughout the week. I would definitely come back!

We have tried to book our vacation since 2018 for the package we purchased (over $300) and it is now 2020 and they still have no availability and will not accommodate us. They want us to settle for a standard hotel room at Royal Floridian in Ormond Beach instead of what we purchased which is a 2 bedroom condo. They refuse to refund our money. They have not provided any kind of service or package so now Im contacting a lawyer.

First time here and we are having a great time. Right on the Atlantic Ocean, plenty of activities and close to everything you could possibly want or need. The facility is very clean. The staff are very friendly and helpful.The unit we have is large, updated and well maintained!

Liked Location on the beach. Activities such as magic show, ice cream social. Didn’t like small flat pillows. Didn’t like no outside lights at night around pool area. Construction noise.

I have been to several resorts. This one was okay. They need updating in the units. And the housekeeping need to step up their game.The positive was the concierge. They were very pleasant and friendly. The bartender at the Tiki Bar was so much fun with his witty trivia. And the pool was relaxing.

If you choose to sleep more than two people in a room, then beware any sort of pull-out furniture. The resort may say it sleeps four, but half of you will endure days of torture to your spine and back and/or other muscles. By the end of my 3-night journey I wished that I had slept on concrete. Good views of the ocean, though.

This resort is in a great location and is all beachfront. It had many activities for you to do. There were also many good restaurants right across the street and within the next few blocks. It is very clean and you can exchange your towels every day at the front desk from the friendly staff. It had good wi-fi and all the necessary appliances you may need. The only drawbacks were the shower head was not very good and no elevator from the garage. Overall, it was a great vacation and would go back in a heartbeat.

Were there as guests of a Time Share owner. The resort does a great job. Rooms clean and staff first rate. Long list of daily activities, some complimentary and some have a small charge. Pool area is large with lots of loungers and chairs. A few more umbrellas would be useful. Close to restaurants and amenities. Would happily go again.

Family orientated and nice folks who work there. Plus the sunset views are amazing!

It is amazing experience. Me and my family go every other year during our fall break. The staff is so nice, and the place is amazing. They have an indoor and outdoor pool. Also an indoor gym and awesome beach side mini golf. I highly recommend this place to big familys takeing trips.

Beautiful resort. Furniture in our unit very outdated. 70s Early American decor. Guest bedroom had no dresser or chest of drawers to put clothes. Very small closet for 2 people. Bathroom had no place to put essentials. Need a cabinet. No exhaust fan. Probably would not stay here again unless I see other units and how they are furnished. Made suggestions to management.

The Royal Floridian Resort is a great place for locals to own. We enjoy 365 days a year day use of all the amenities plus the benefit of vacation ownership.

I adore this resort. Rooms are starting to get run down. But still one to definitely visit. We have a SPECTACULAR view of the ocean. I loved sitting in the balcony night and day.

Beautiful resort and great location which makes it terrible to be put in a unit with absolutely no view. All those beautiful ocean front units and they (Royal Floridian) put us in a unit looking at the back of a maintenance room directly across from the elevator. We asked to be moved and they would just smile and say you are on a list...if something comes up.We exchanged through RCI for a week but left after 5 nights. We have been with RCI for 23 years and have gotten great units.The Royal Floridian put us in this unit which they call a city view. This is by far the worst experience we have ever had. When you plan a vacation at the beach for months and this is what we get...our vacation was ruined. This could happen to you!Pics are views from the living room and the bedrooms.

The Royal Floridian is the perfect beach resort with the charm of Floridas history. Very friendly staff and guests. Beautiful ocean view rooms, with gorgeous sunrises. They are in the process of making upgrades, Cant wait to see what the future holds.

Nice accommodation, clean, spacious. Beautiful beach front property with very large pool deck/outdoor sun area. Poor Wi-Fi and actual pools and hot tubs are small.
