Everyone was so friendly! We invited several family members to visit with us for one of the days we stayed and had a cookout. The gas grills were big and clean and under a full roof. The area included deep sinks for easy cleanup, several trash receptacles, and three under counter refrigerators. The efficiency-style room was ocean front with a nice balcony, galley kitchen which included a two-burner stove-top, microwave, coffee pot, pots, pans, storage/mixing bowls with lids, glass ware, dishes, cutlery, etc, and full sized refrigerator. The room was a nice size, the bed was very comfortable, and the furnishings were aesthetically pleasing. We will definitely visit again.

Rented for the weekend for my brothers anniversary.Very clean and nice place! Ac was awsome very cold. Room was big lots of room and loved the bed was great and soft. Great view only thing we had a problem with was the fridge when you tried to open it would roll with you away from the wall! My brother tried using the iron before going on a dinner date with his fiance and was broke. Great customer service for the most part! The heavy set lady with blonde hair needs to learn how to talk to customers. The lady that booked us was great and very helpful. Other than that I would highly recommend the place for a weekend get away!! Definitely coming back!

Too many restrictions for a vacation. Bathrooms were so small you had to use the restroom with the door open. Nice customer service and great view of the beach. FYI: Dont try to go out on the balcony naked EVERYONE CAN SEE YOU

An oldie but goody with oozing charm and friendly accommodating staff. The services and amenities exceed that of many gold crown resorts. Will definitely return plus love the energy.

Fairly clean, but in poor condition, small rooms, tiny bathroom, nice view of the beach. They are doing renovations so it may be better in the future if you dont mind very cramped conditions

The room was great. The view was amazing. The staff was friendly. It had all kinds of activity info for the area. The only reason its not 5 stars is because the shower head was horrible, and the bathtub didnt completely drain so water would sit in the tub.

Great vacation place, good ocean views. A nice sized hot tub and swimming pool. Rooms have a great kitchen with everything you need to cook full meals. They also have extra cooking items at the front desk. The staff was very friendly and helpful, hit up the activities director for things to do in the area. Only complaint was the shower head. It just kinda sprays everywhere.

I was not impressed. There was another guest that was very rude to my children and cursed at them and threw their belongings off of a beach chair. I reported this to someone at the front desk that sent me to a lady in HR. The Lady in HR stated that the manager was sick and was out but she would tell them immediately and it would be handled. I ask them to follow up with me promptly. This happened on a Tuesday. We checked out on Saturday and and never heard back from anyone. Still havent. Even though the front desk lady and lady in HR appeared to also be outraged over the Male guest behavior. Which tells me that they or their managers are ultimately okay with guest treating others especially children disrespectful.The rooms are small. But clean. The internet was in and out a lot.There was construction going on that woke up everyone with very loud drilling every morning. I have included a picture of that.

This place is absolutely amazing and well worth the stay. The only complaint the facility does not have a restaurant in house but multiple places to choose to eat directly across the road.

The staff is the best element at this place, very professional and attentive to you needs.The place is a little outdated, it is an old building and definitely even if four people can sleep on the units, they were so small that you feel very crowded. To have space is needed to fold back every day the sofa bed and the Murphy bed, very inconvenient. The location in front of the ocean is splendid, we found inconvenient that the extra activities had a charge.

I am on day 3 of my stay. I have loved every minute of my experience. All you need is food and clothes and the Georgian Inn provides the rest. Chairs, bikes, blenders, DVD players, DVDs, towels, crock pots, you name it they got it. The view is breath taking and is close to everything. Daytona,. Smyrna Beach, an hour from Orlando, St Augustine, beautiful beaches and great restaurants​. The staff is friendly and its newly remodeled. Definitely would stay again.

I stayed here for a week in January with my mom. Indoor and outdoor spa, outdoor pool, outdoor grilling area with refrigeration beside the pool! Our room had a gorgeous view of the ocean with nothing blocking our line of sight... due to the recent hurricanes the steps were under construction, otherwise you could walk right to the beach from the hotel. The room is a kitchenette (no oven or dishwasher) with a full size refrigerator and enough dishes to satisfy our needs: we ate in our room about 50% of our meals. The only issue with the kitchen area is that, due to its small size, the table is the only place available for food preparation (literally zero counter space). The bathroom is so tiny you can barely close the door, but our shower was completely acceptable with satisfying water pressure and temperature as Id read some reviews saying poor pressure and the shower head was broken. The bed is a queen and comfortable; although, there are no outlets close enough to lay in bed and use your phone/tablet/etc. while its being charged. There is a pull out couch that may sleep smaller kids alright but it was not very comfortable for adults. Another slight inconvenience is the television is parallel to the head of the bed: directly in front of the pull out couch, so if you want to lay in bed and watch tv youll have to lay at the foot and only one person will see and it wont be well! Overall, I give the room a 4/5. The front desk ladies and activity director were unbelievably personable -- way more than necessary and it made the Georgian Inn a 5-star place to stay! Oh, they only make coffee 1-time a day and thats at 6:30am. There is a coffee pot in the room so that may be a moot point to some. Thank you, GIBC Staff for a wonderful visit! -Courtney & Anita

We went there on a Friday and wanted to stay Friday and Saturday night. We were told that we would have to remove rooms on Saturday but we can come down first thing in the morning and get the key and it was only moving one door down. We went down at 10 o’clock to get the key and our room was unavailable. So we had to wait around so we can move our stuff when the room is available. At 2 o’clock we got a call stating we had to leave our room but we still cannot go in our New room even though we paid for two consecutive nights. So needless to say after a bunch of phone calls and losing half of our vacation waiting around we were finally allowed to put our stuff in the new room but could not go in there yet. So we had to extend our trip one more day to do everything we wanted to do when we got back Saturday night we paid for an extra day and the person at the counter gave us a 10% discount because of everything that was going on. So come to Monday morning we found out that the front desk person charged are credit card for the 10% discount that we were told we were getting and did this without our authorization My wife had to fight it because the staff members should be standing behind with their other staff members say. Needless to say there’s horrible communication between the staff which cost us an extra couple hundred dollars to stay more time and they don’t like to make up for their mistakes. I thought about buying the timeshare in that building the first night we were there because it was getting remodeled and our first room was nice but after our interactions with the staff and our second room was completely outdated I don’t recommend owning a timeshare there. We spent almost $600 for three nights and are very unsatisfied with our experience!

It was my 1st time at this location. My brother from Anchorage wanted go so why not take a 7 1/2hr road trip with him. We arrived and what we didn’t know they are in the middle of renovation. We assigned one of their newly renovated rooms with new furniture and a full kitchen; Cindy did tell us that rooms were small and it was but you still have lots of space to lounge. Our room faced the ocean so impressed was my brother that every morning at 5/5:30am he sat on the balcony to watch the sunrise. Now let’s talk about the staff. Cindy checked us in and she made sure that we were comfortable in our room. She was SOOOOO plenty as were the other staff (one morning I had a flat and without having to ask for help two of maintenance staff came to the car with powered air tank and then one suggested a great place to have it fixed and he in his words “Mrs. Williams I trust this guy he won’t rip you off”) again Cindy and the front staff made sure we were well cared for and enjoyed our stay. NOW!!! I predict that in just a few months this location will not only have great beauty inside but there will be great looking building outside. “I’ll be back...” they made it a movie LOL

Georgian Inn Beach has been taking my maintenance fees and since the new Management a few years ago, they have not been depositing my weeks with Interval International which they have been doing this for almost 20 years. Management cannot help because they do not want to help. Poor Customer Service. What are they doing with my money.

Reserved for two nights was not told I would have to change rooms for second night. Very inconvenient .if I had known I would have not chosen this place.my husband is disabled and this stay has turned into work not relaxation !

I am the third generation to come here and the fourth gets to grow up here as well. We have always loved this place. They have a wonderful staff and very beautiful rooms. They are conveniently located near some fine restaurants, parks, and attractions. We will always look forward to our summer vacation here.

Great view, next to a park with a playground and plenty of good restaurants and right by a beach with no driving.

It was clean except your feet got dirty walking around in your room. Another down side was coin operated washer and dryer. Some of the better resorts were in they were free. On the plus side, everyone was friendly and helpful.

I love what they have done with the total remodeling. I love the new rooms and all the other changes they have made. All are so nice and willing to help make your time here the best. Thank you ! Who ever posted the ones negative, have not been here since the remodeling was done. Come back now and see for yourself. What a change !!

Great week at Georgian Inn Beach Club. Staff were all great. Anything we needed all we had to do was ask. We were first in a room redone after the hurricane damage. It was so very nice & comfortable. We had everything we needed. Weather was great too.! And great restaurants all around us. Was hard deciding where to go when we went out. Cant wait to go back again.

My favorite place to stay at the beach for quiet, relaxation, detox & freedom in nature. Great place to watch the wildlife.

Our rooms decorations were selected to make our room look like a ship! Its very quiet in our location except for noisy traffic. Would rather have a two bedroom condo but this is really nice for the rate. Hope to come again on the future during winter months! The restaurants near by are really an added bonus. Also being ocean front is always a plus!

Family environment. Queen studio has a kitchenette with fridge, oven/stove, pots/pans, dishes, utensils for eating and cooking. Queen bed and sofa bed, tv, wifi, small closet/safe. View is not great if sitting on balcony but if standing is nice. Super friendly staff. Hotel use Spa/hot tub inside Building not room.

Room was nice, front desk staff not very accommodating. A kid threw up in the pool on Sunday afternoon and they closed the pool the entire day on Monday, Memorial day. Also a wedding was taking place and the whole pool deck was closed without notice when booking your room. Very disappointing!!

I have come here every year for 22 years and am never disappointed. The beach is beautiful, the pool is refreshing, and the jacuzzi is nice and hot. During the week, they have different activities each day like tie dye, corn hole, and dinner on the beach. The only thing I wish was different was the front desk staff. They always have an attitude and arent very friendly but despite their attitudes, my family and I still have a great time.

Friendly staff and very helpfu. With room decor you can feel like in grandma house. It was clean, and low prices. It is under renovation which did not bother us.

Not bad. Not really resort level either. Very self service. Late sleepers exchange their own linens, no extras without written permission. No restaurant or lounge. Lots of very odd rules abound and are posted everywhere. More cannot posters, than any useful info. Reminds you of boot camp. Take pictures of your room when you leave; they overly threaten extra charges for everything. Place is managed more like a halfway house than a pleasure resort. Rooms spacious with good view. Location is decent. Beach very touristy. Good food nearby. Didnt hate it, but wont go back.

Nice place to stay for a night or two but not someplace Id stay more than that. There is currently some construction but the views from the beachfront rooms and fabulous!

Perfect but parking is limited so once you leave your spot you may end up having to park in overflow across the street. Room was a little smaller than I expected but it worked out great. I loved all the murals and The hot tub murals were my favorite.

Poor parking, noise from construction on outside of building, dirt and dust, staff not freindly. Two Id tte nights pool light was not turned on and when there are no outside lights due to protecting the turtles I felt it was unsafe. I asked them to turn on the light and they did not. On our last morning there a guest came in to the desk with a dog and put the dog on the counter in the lobby. I thought that pets had to be service animals this dog had no vest on. The elevator buttons on the fifth floor were taped up which is another safety issue. I am an owner there and I was very disappointed in this resort.

Disclaimer, this post is from an owner for many years, although I have not been here for 3 years, having been traveling out of the area. When I entered the room, I was very pleasantly surprised at the total renovation of the room, looking very much like an actual hotel room, but with a full kitchen. In the past, I have dreaded coming for my week, due to the outdated features of the room and property, but they are finally doing some major changes for the better, and Ill be happy to return. The pool area has also been updated with a covered bar area. While I did not pursue activities, they are available. Several restaurants available in walking distance, and a shopping center not far down the road toward Daytona, including a grocery store. One favorite restaurant is Riptides. The area is very quiet, but is a good jumping off place for going to other attractions.

Beautiful view, clean, well maintained, comfortable room and furnishings, friendly and helpful staff. Highly recommended!

The staff is very nice. All you have to do is bring sunscreen and a bathing suit and the Georgian Inn has everything else you need. It has been a fantastic place to bring our family with 5 kids between all of us!!! We paid $100 and they set up a tent with 6 beach chairs and free booth-board rental all week so we do not have to set up and take down anything each day. Also the rooms, pool, and ocean and all right together so it easy and fast to get to where you want to. It has an outdoor grilling area with several refrigerators so you can bring your food to the pool area and cook/eat while the kids play! The rooms are small but cozy and they have great views. They are very accommodating so dont hesitate to ask if you need anything.

Rooms are very small. The futon is very uncomfortable. When you pull the futon out to lay flat, the seam is in the middle of your back. Not comfortable at all. The rooms were all updated, and appliances are adequate. The pool area is very accomodating for family and very close to the beach.

After staying at the Georgian Inn for the past many years it almost pains me to say that I will not invest another penny of my hard earned money into this place ever again. We like to stay here because of the friends we made over the years that stay the same weeks as our family... During our past stay however they gave us no reason to ever come back. Two weeks prior to our reservation my wife called the hotel to confirm our two rooms and to let the front desk know that we would be checking into one room on Sunday, while the second room was for our daughter, who would be checking in on the Saturday of the same weekend. My wife was given the numbers of our adjoining rooms and told we were all set. This was important to us as we were on a cruise the previous week and not contactable by phone. We gave our daughter a copy of our confirmation letter. At check in time she was told that they had a room for her but that she could not check in without a copy of her mothers drivers license, no exception. Since our daughter could not reach us until we docked on Sunday morning she had little choice but to drag her two young children to a hotel and waste $140 on a room and phone charges trying to reach us. With a phone call and a text from us to the Georgian Inn, they were finally able to check into their room, note without copy of license. Problems will happen but what is most important is how they are handled. My wife and I arrived later in the day and my conversation with a manager named Laura was like banging my head against the wall. Our conversation ended with her telling me that she would speak to her general manager Theresa. I told her that I believe that someone at the Georgian Inn was responsible to reimburse my daughter for money she should not of had to spend. Her paid for room sat empty for all Saturday and Sunday morning. Two days later I spoke with Theresa and she had not been told of our situation and when I shared our frustrations to her she could not of cared any less....to top this all off, NO CURTAINS or shades of any type to block out the blinding light coming in our ocean front room at sunrise each morning... Was told room under renovation and not quite finished, UNBELIEVABLE

Its a wonderful resort/timeshare that weve been going to for years. The staff is very friendly and you very quickly become friends with them. Its a wonderful atmosphere and a beautiful on the beach location. The rooms are nice sized as we find ourselves out on the beach a lot we dont need much space in the rooms so the cozy rooms are great.

We have been going for many, many years. Always enjoy the friendly staff and clean rooms. Even though the pool area was under construction, which we knew before we went in October, we still had a great time. Enjoyed some great beach time. Already looking forward to going back again to check out the finished renovations.

I have been an owner since 1981 it opened as a timeshare in Jan 81. we bought 2 weeks in March. have gone there off and on since. it is well kept and you get a good room for a fair price. they treat you well and the beach is perfect.

There best thing about this place is the location. Otherwise, I would have been very upset that I traded a week of my timeshare to stay here. Except for one older gentleman and a young girl, the rest of the front desk staff are rude and ignorant. We had a full size Murphy bed and it was uncomfortable and very noisy. The beach is beautiful and you do get free chair rentals, although they forgot to mention that to us when we checked in.

For a resort thats on the beach, this hotel leaves a lot to be desired. Rooms are very small. The in room facilities (kitchen, bathroom, etc) are subpar. And the front desk staff dont seem to understand how to do their job in this day and age. There are better hotels nearby. Go to those

Greatest place ever! This second time I have stayed here and I love it! The pool is awesome, ocean view is amazing, and the staff is wonderful! Absolutely no complaints.

Just a week after reopening from Hurricane Irma, but the rooms, staff and grounds were impeccable. Really enjoyed our stay.

We arrived on Sunday. There were no luggage carts available and one of the elevators was out of order. Its still out of order four days later. I had to go to different floors to track down a luggage cart. Our room number 716 has no drapes or curtains so when the sun rises we have to get up. The Murphy bed was broken when we arrived. We asked the staff and were told more than one time that they were short staffed and couldnt help. We plan to leave tomorrow which is Wednesday. This place is an absolute train wreck. Stay somewhere else. At least the TV and cable worked.
