Its consistently been one of the best family communitues in Florida. Its safe and quiet and comfy. It would be nice if they didnt charge so much lot rent considering we get basically nothing from them except trash pick up. $850 is waaay to much. Plus they are quick to attack ur property if u dont follow regulations. Even on accident. More security. Like cops patrolling would be nice. And gates.

High lot rent, cars are always towed from front of your home, you responsible for cutting your own grass, no window units if ac goes out, 25.00 a month per animal says we have game room been here two years and the clubhouse is always locked,

They raise the rent every year and we get nothing. Are roads need fixed the sewers need fixed to keep the place from flooding. The signs out front never work and its hard to see to get in and out at night. People are getting robbed and there are to many things that go on at night that arent good. I pay for the pool and havent used it in years as there are to many people from the other parks coming in and using it. I dont feel its safe to go in. The park is getting to look like a dump. People dont care and they just do what they want to do. It used to be a nice place to live. But no more

Predatory towing. Everyone beware. Park anywhere other than a driveway you risk a $220 tow. You have to have a guest pass to park in guest parking. And no where do they actually tell you this. I was towed from in front of the sales office after being told by sales office staff it was okay. Beware beware beware. And God forbid you park on the grass you most definitely will be towed. After midnight tow trucks roam the park looking for cars to pick up.

I dont know if i will be approved, but i do know that Teanna Ennis is the best customer service person that I ever ran into and Ive been in customer service for more than 30 years.She was so pleasant and willing to do what she could to make the sell.She is awesome.

Its a great experience being here I love the people that I talk to everyone is pretty nice. Just if you have a friend park at the club house for one night in a big truck and all the parking spots are taken what ever you do dont park on the grass near the parking lot you will get towed unexpectedly and have to pay to get your car/truck back even if your trying to be respectful and leave space for smaller cars or trucks to park...if your looking for a place to stay and think a trailer is a good choice its a wonderful community the pool is heated and theres basket ball courts along four Square and hop scotch if you have the materials and things to play there is shuffle board that can be played...also theres many wonderful places outside of the trailer park that you can go there is a walking bridge to the near by elementary school but the creek/river below needs to be cleaned the pond In the center of the court is nice has a small island (not accessible by foot) but is a nice little nature area for wild life...lots of blue jays in the trees and lots of life. The pond also has things in it as of late and should be cleaned theres things like a boxing glove kids kick balls cans plastic cups but its not as bad as some places I have seen...its still a wonderful place but if Im reviewing it I do want to be accurate about my review down to a Tee

Park is going down hill not worth the fees unfair water charges, same amount charged for a family of 6 or a single person.

Been here for about two years now. Park in itself is ok could do with more, club house is just a building, pool is ok toilets need more upkeep. Park lot rent is high for what you get ( you do get regular notes from the management telling you what you need to do I. E painting yard trash leaves etc) no parking on the grass or in the street otherwise you will find your vehicle towed, but this seems selective so who knows.

This place gets four stars because I grew up there but the pricing has gone up and I still dont understand why if you buy a home you have to pay rent for the land because when you buy a regular home you own the land around it so I think trailer parks are scams in that sense thats why I only gave 4 instead of 5 stars

The last 2 months lot rent is close to 800 a month. Clubhouse is useless. Streets are poor, no lawn cutting included. Where is all the money going? Many better parks close by for 200 less a mo. Im selling.

To be honest this place doesnt even deserve a 1 star. This place is trash, management is horrible they dont do their job right all they do is charge you FEES, FEES and more FEES. Every month the rent goes up. They over charge you for the property and they dont even provide lawn services. Also they charge pet fees even if you own your mobile. How crazy is that They will tow anybody even if you are visiting relatives. This place isnt worth it!!!!!!

Great park to live in. The management & maintenance team keep it clean and take care of the grounds. The pool is always refreshing and clean as well. Anytime i have gone to management for an issue it is dealt with and quickly. If your considering a home here it would be a good choice.

The streets are in poor condition pot holes everywhere they keep raising the lot fee but keep taking more of the amenities away. Dont have a pool monitor to watch over the people coming to the pool and people that dont live here come and cause problems at the pool..Update..As of Dec 27th 2019 the streets are still in poor condition they did a few little patch jobs to a couple potholes still no pool monitor the park management has a tow company come in an tow cars if parked on grass or on the street sometimes even if your bumper is an inch over on the sidewalks from 1am to 6am...

Would give zero if possible has been reported that they have moving trucks towed.huge mistake.people have to move with a moving truck.amongst other things lot rent should include grass cutting never in my life.were redoing this home and flipping..it will be top notch too good for this place.its sad how they run or lack of running and commen sense.

Just showed up from jacksonville to visit and my car got towed and now gotta use my travel money to get my car back so i can go back and go overseas. Fix your rules and put signs up

The management at this place is disgusting! Weve been living here over 10 years and this new lady came in and started demanding things! Now we cannot park on the grass, we cannot park on the street after 1am. If your car is on the street now even if you have a parking pass (because now we need one of these to park in front of our house) you get your car towed. If you have more than 2 cars you have to park at the front of the park and WALK to your house. There is only one way in and one way out. The piping is so awful the water gets shut off on a monthly basis with NO notice. Now they are charging pet fees for animals you own that live in YOUR HOUSE.. also, they gave ZERO notice that they were charging you said pet fee.. which is ILLEGAL. You have to give tenants a mandatory 30 day notice of any rental increases, etc. They gave ZERO notice.. just HERE.. pay this $25 pet fee now. The office staff is rude, they look at you like an idiot if you dont understand what they are telling you and make you feel moronic. They are now demanding you paint your house if they dont like it. As a manager of a mobile home park, you do not come in and make demands of people who might not have the money. They want updated shot records of pets, and I saw they called animal control for the strays, which not every catis a stray. Some are outdoor pets. This is ridiculous. They are charging more and more for rent while the park is still a mess. More and more being charged for animals, water, sewer, etc.. WITH NO NOTICE of these changes and increases. They are just there, in your bill! This place is ridiculous! And doing things illegally!

Would not recommend ! Owners are charged triple the water and sewer rate. Talk to a renter, and their monthly bill shows no break down for water or sewer. So, I have to assume the owners are subsidizing the renters, and the management company is keeping the residuals. I would love to have someone prove me wrong ! All homes have a meter on the house, so we could pay for what we actually use on water, but they took us off that . Gee, I wonder why !! Park floods during a heavy rain, sewage drains cant keep up. Pot holes in the roads, no maintenance. Talk to management, and they stare at you like a deer in headlights. They charge us a monthly fee for tax pass on, which sounds like were paying for property tax which we dont own. Talk to management, you wont get a straight answer.Cant wait to sell, and get out of this place !!

This place is nice. I was expecting a bad neighborhood but theres no crime here or really anywhere around here. They manage to keep the place clean. But all around, changed my perspective on mobile home parks. I feel comfortable leaving things outside and not worrying about theft and things.

Not bad, it was a hot day and I was sitting outside, but seems that their draft beer wasnt that cold. I ate a Reuben sandwich which was good. Staff was friendly, and they are pet friendly.

Not to be recommended. Water turn off constantly on weekly base. Towing of vehicles without notices by property owner, completely un called for. Pool is not usable due to kids running around unsupervised. Constant notices on mailboxes to modify this and that but park itself can not keep up amenities nor keep water pipes in decent shape. Every year several times dozens of cars have to park outside park due to water over flow when is rains. Drainage problems on regular base. Unfriendly management, never to be reached by phone, nor mail.

Management doesnt enforce community rules about multiple cars, parking on grass, upkeep of appearance of homes/lots, etc. Could be a nice community if theyd really keep up with enforcing the rules. Its not as bad as some but its not living up to its potential at all. We sold our mobile home and moved out after a year of being there.

Its a park run down but being updated slowly

We have only lived here a month. So far so good. But management doesnt really enforce any of the park rules. So pretty much anything goes. Boats in yards. Fences. Pitbulls. Cars in yards. Tree houses.

Speed bumps are a little over kill in the number of them.

My family and I have lived here for almost a year and we couldnt be happier! Some neighbors we could do without but that happens everywhere! The management has been so kind and accommodating to us, especially to my youngest son with special needs. The park even offers non-denominational church services every Sunday at their club house among other special events!

Nice neighborhood to live in for a family park in Larghetto. Just purchased by new owners so theyre raising the rent AGAIN for the lot fees, but they are trying to make the neighborhood nicer. Theres MUCH worse parks in the area.

My friend lives in this community it is a kid friendly. Or for children with disabilities.. the only snag is you have to find a lot then get approved... Instead of approved then find the lot

Since under new management theyre never in the office when you call or try to go in. Water is constantly being turned off and they dont have signs out until that morning. You pay for cleanliness around the neighborhood and nothing gets done. The tennis court for the 3 years weve lived here has never been fixed theres no net and is now padlocked. Just all around bad management.

Update.9/9/2020. Rent now $755.90. Oct 1st. It will be 795.00.. Rent Increase!! AGAIN.We had a small plumbing problem. After 23 years of having the water turned off unexpectedly, we needed it shut off so a Plumber could fix our problem. Mary in the office told me she didnt know how to and no one there did.. Unbelieveable..Update 5/29/2020Now the rent is 749.00. Thats for Lot rent, water, sewer, ( which is pro rated for ALL homes) trash and over $ 60.00 for a Pass along Tax). Its their property tax. We dont own the land.. Rip offs.Just redidulousUpdate..11/26/19 Lot Rent is now $733.83.. Water and Sewer went up again.UPDATE. 7/21/19 AS OF AUG 1ST NOW LOT RENT IS $728.00. They dont even cut the grass or trees. We are responsible, even if we didnt plant any trees. No security. When the office is closed, people do what they want., ( teens and drugs at our park).They are putting in new homes. They start at about $84,000. Plus lot rent, plus utilities, plus a mortgage and Ins. REALLY?? SMH.Lived here 21 Yrs.. Now $705.00+ a month lot rent .. Really Not worth it... Park floods, one entrance/exit.. They pass along Their Property Taxes...WE DO NOT OWN THE LAND..SMHWe have water and Park pipe problems way to often. Now they are not reading the Water Meters. We pay a Pro Rata share of their Water bill. With pipes bursting so often, they shut off the Water to the whole park. Thats right, THE WHOLE PARK.So as the water just runs down the street until they do something, we have to pay for it.It was just off for over 25 hours and now we have to boil our water again for everything.. REALLY NOT WORTH IT.RENT WENT UP OVER $50.00 JUST THIS YEAR.

Beautiful Lake nice mobile homes. A family park. They also take care of the place keep it clean,and trash free. It had geese living there for a small time because of the lake. Not sure if they still live there. Big fish in lake. Peaceful.

Lived here for almost 17 years. Wouldnt recommend trying to rent out the clubhouse because even if you put a $100 deposit on it to reserve it for a certain date 2 months before the event and even going down there a week before to make sure we had the clubhouse and still they will book on top if your time for use of the clubhouse and completely ruin your event and everything you have planned.First I had to change the time because they booked another party in front of mine.Then an hour before my event I go down to set up someone is already down there in my time slot to set up for their event.And there was nothing I could do because there is not emergency contact or no one in the office.

Expensive, but nothing provided by management that adds value for your cost. Think long and hard before choosing this park!

This place provides shelter but not much more. They want you to keep your lot pristine and well manicured however base rent is about $550 per month, plus sewer and trash service which is about another $50, The water varies each month based on usage however the park has decided to stop reading individual meters and equally split the water bill for each lot renter. This means your neighbor with 7 residents in it uses more water and pays for less water than the residents with only 1 or 2 people there. The park has no responsibility to help if your water pipe breaks or roof collaspes. You rent the land and own the trailer. The water is frequently off for hours at a time someimes the entire day with no warning. This happens several times a month. The office is constantly making billing mistakes and accepts no responsibility for those mistakes. Management does not return phone calls. This park is owned and operated by Equity Lifestyle Management.

I am a frequent visitor to the park as a good friend of mine lives there. Nice park, but the pool needs attention. Used to be nice and clean, well kept. But the last 2 times we visited the pool the water was greasy and cloudy, FULL of bugs. Restrooms at pool also disgusting, not usable. Just a frequent visitors observation.

Seems nice very clean I vote tgere so I do get to see the clubhouse. I also drive around there a lot clean and quiet.

Nice place family park

This Park cares little for its residents and doesnt even try . I have been there for many years and rent goes up every year with out any benefits given. Was promised wreck room, pool amenities and much more when we moved in. They put locks on pool gates way to high to reach if you are a shorter person and if you can manage to get in forget about getting out. Pool gates and bathrooms are left locked hours after pool hours open up and you have to call to get them to open. During last major Hurricane evacuation was put in place and office was closed but they still added late fees when it fell on rent week for the days they where closed. Fence broken at pool and yellow tape was put into place for several weeks instead of fixing. Glass broken at pools edge left there for days. The list goes on and on. Bottom line Management does not care about anything but collecting money. I did not want to leave bad review afraid to weed out good people but I would feel bad if they didnt know what really goes on.

I have lived here for years now. We own our home and are constantly having to repair our plumbing because of days where they turn off the water and things back up into our home. Thats just the start of it though. Last summer a tree blew down behind our house (which could of hit our home) during the storms last year. It had a huge hornets nest in it. I called the front office told them what happened they told me thats your problem I have three kids and they couldnt play in the back yard for a few weeks because of my problem even though in the agreement we signed it States we are noted allowed to cut down any trees on out lot be cause they are park property. OK? And on top of it threaten an eviction for a couch?! I do not have a vehicle to haul stuff away in. I call the office to have the maintenance man remove a couch for me, put said couch on the curb for him. Not events an hour later I get sighted for said couch that is being picked up?! I am pregnant I do not need to be hauling a couches all over hell and back when they just told me the maintenance man will do it for me now issues no extra charge. We are quiet, keep to our selves, mostly pay on time. When we dont we pay the fees with no complaints. And we try to clean up when we have a spare moment. Between both of us having two jobs three kids and one on the way we dont have a lot of time in the day. If you want a family friendly place to live, look somewhere else because it is not here.
