Just moved in about a month ago. Have not had any problems here. The street I am in is very quiet. Also, the Manager Mary is very nice .and also super helpful. She worked with me thru out the moving process... I enjoy living here and my kids.
Somewhat family-friendly, lots of kids playing in the street everyday. A few of the homes are occupied by undesirables but good luck finding a trailer park that doesnt have undesirables. Lots of trash and clutter around the park. There is a youth soccer field not far with bright lights and is often quite noisy at night.
The community is nice, bit most of the bill are absurdly increasing! Also the curfew is way to short for my kids!

Streets were marked but signs were difficult to follow. Had to drive thru the the park to find the proper drstination

Its a trailer park, if you have seen one then you have seen them all.
Worst place to live. Kings manner isnt better either. They hire the cheapest service and expect golden paved roads. The lawn service is what makes this place even worse. They cut down your flowers and blow dirt in your face. Stay off my property or else.
I love kids but . . . The parks mgmt should really get a grip on the late-night teenage element running around there - since the parents obviously dont! U should be able to park your bike on your own carport at night and find it still there in the morning :>(People make a place. Thats why ya got ONE STAR.
Always been a dirty and somewhat lower class mobile home park. The neighboring MHPs are much cleaner and people friendlier.
Some nice people live in park. The park it self run down nasty. Rude management. Water stands in streets when it rains. Everyone lives by there own rules Its crazy. Id never live there again trashy park. Some very nice people living there made some good friends.
Parking is an issue. It seems no matter where I park I get in trouble. Ive politely moved my truck each time. Some people are nasty about it and yell. A gentleman yelled and told me I was in a fire lane. It clearly wasnt a fire lane. No signs posted or painted area on the asphalt. I was actually told to start parking outside of the park. Seems weird, I park just like other people who dont all fit in their drive way. Yet they never get spoken to. I try and be the bigger person and park outside the park and walk in. But all night I wonder if my truck is getting broken into. Meanwhile people park half in the street and have boats in their driveway.
The manager mary for this park is very unprofessional and is not very helpful. She advoids dealing with residents at all cost and is very rude when she dose deal with them. I suggest that no one moves into this park if possible
Very nice park and kid friendly
Ive lived in this community for 15 years. Its family friendly. Great place to live. Only drawback is no pool, but hey were only 8 minutes from the Gulf of Mexico.
This place could use a pool.

Pretty good place to live, the only thing is the apply the rules for some people and not other, if you have rules like no trash can outside after they been pick up and you can’t have high yards because you will get a notification, do it for all!!
DIRTY,NASTY AND FILTHY
I don’t what people are talking about. I live in the front of the park. The freaking speeding in the park is ridiculous. My kids listen and stay on my street. I don’t know about the back of the park but it’s run down. I keep up on my outside. I love the park

The longer I live here the more it really improves! I really love living here. My neighbors are fantastic just like us! The only house that sucked, they got kicked out, and I havent seen any police here since. Gets better all the time.
Quiet and quaint
Mary up front in the office is excellent she is so nice and understanding and very helpful .i just moved in here a week ago from Pennsylvania. My neighbors seem to be very nice and its very quiet in here.
Been here 18 yrs. and have always loved living here. My neighbors are great. Staff is Awesome. Living towards the end of the park helps. Its a family park so of course your gonna hear kids. Kids will be kids. Respect them as you want them to respect you. Its only fair. I believe thats why Ive never had a problem with young kids or teens. Actually, never really had a problem with anyone.

Watch out for their steel grates on the road, blew out one of my tires trying to drive around a dog, tire was a 10 ply tire too
The place is not a bad place, I lived there for over 5 years. It all depends how you want to live, and they do a holiday activity for every holiday and a community yard sale.
Great family park friendly people and kept up well
Dont get it twisted, 5 years living in 2 different trailers in the park, nothing changes. 7 year old kids will curse you out for looking at the while they ride by, and parents gives less of a care then that. Now that I have a daughter this is not the place j want her to grow up in. Nice park ruined by the wrong people and management giving out too many chances.How the park really works is, Ive seen atleast 1 cop in here DAILY, my neighbor just got a subpoenaed because he got shot at by someone else in the park.If that sounds like your type of place to live in go for it.
This is a nice community but the office never gets back to you.

I grew up in Westgate MHP. Ive loved seeing the changes, some good some not so good. Lots of great memories. Some people that work there are wonderful. Wouldnt have change one past memory.
What a dump of a white trailer trash park. Just take a drive through this place, look at the empty trailers, run down falling apart homes, over grown lots, trash all over. Not sure how these people give this a 5 star? The people who live and rent in here, they keep the local Circle K in business from all the cigarettes and beer they sell them. Just a nasty place!
Its a decent place for a family trailer park. Not ritzy, not run down. You care for your own trailer and rent the land its on. They do a rent-to-own, which is different then just renting it.It has a small playground area behind the mailboxes right next to the office.You can opt to pay for grounds upkeep, or do it yourself.Property spacing is divided evenly down the middle, unlike the driveway to driveway style as seen in some other parks.The office staff is polite as long as you are (Ive not had any trouble with any of them, but Im generally friendly and not aggressive, argumentative, nor sport an attitude.) Other neighbors have had other reactions, so your miles may vary - as the saying goes.Applications cost $20 just to have your background and such checked. Pets cost extra for domestic pets like cats and dogs. No domestic pets over 30-35 lbs, nor any designated aggressive breeds are allowed by policy, although I have seen some in the park (most of which are actually friendly animals).Lots of families. K-5th grade school is Walsingham. Bus pick up by the pack gate (but you have to talk to the school about busing, its not automatic).

I been here 12 years and i gotta say the place is finally getting better thanks to the two maintenance guys they got here now they seem to really care.They can take the worst homes thats literally should be destroyed and make it brand new again.I still dont know how they do it.The only reason im giving this park a three star is because of the owners homes look just awful they look abandoned.Another is the the abandoned cars and just junk in some of the lots two of them are employees and the park manager does nothing.They have two guys that are makeing the homes gorgeous but the homes next to thrm look very trashy.
They need to clean it up. Its nasty and run down.

Stay away from this place...this place is bad...move in here at your own risk. I lived here for two years, worst experience ever...kids destroying your property, and theyre parents are just as bad or even worse...I wouldnt recommend this place to anyone...it was the worse 2 years of my life. the managers always side with the destructive kids parents...dont waste your money or your time, cause the managers will just take your money and after you leave you will never get a refund for what you paid for or give your deposit. dont move in here!!!do me a favor the people putting the 5 star review are park management staff, probably trying to save their jobs from this horrible place
I dont understand why all these pther people are so harsh....ITS A TRAILER PARK. And for a trailer park its pretty damn good with punctual staff who are very polite, and a strong community feel with the kids playing outside. If children bother you, you should move to a 55 plus park. The streets are clean, trash comes to your door twice a week, and its rent to own. This place is better than ideal for a tight budget and can accomodate all your needs in a prime location.1 year later: the park is starting to empty out now, at least 10 units for sale and i am worried. Empty trailers make for vandalism and broken windows. I will say theres a lot of cats here BUT theyre fantastic compared to the children. There are kids all over the place who throw trash on my lawn and mess with my holiday decorations. Some kids even tried to steal my 60lb concrete goose. I dont know why. Even with all of that i wouldnt move. My immediate neighbors are good people and friends. My corner of the park has a very strong community and we all take care of eachother. If you move here the closer to the back of the park you are, the better. 9th street is prime real estate.
Really not a bad place but the $549 maintenance fee is ridiculous especially when you own your own home here and nothing is included either.
Its a nice place to live just needs more for the kids like a pool.
