When you start renting here they constantly encourage you to buy your home and will promise all these amenities. Once you start buying your lot rent will continue to go up 20 to 25 dollars every year the amenities are closed most of the time or have restrictions. Most people’s Lot rent is as much as their Mortgage payment. The CRIME around here is constant. Don’t leave your vehicle doors unlocked or your house because someone will be stealing all your stuff. There has even been people breaking your house windows and getting in your home stealing. All this lot rent and we can have better security. They tell you you can’t park more than a vehicle in your yard and that everything else you can place in the storage lot to then turn around and start charging you to keep your things there. It’s infested with cats that will continue to come in your yard or find a way under your home and destroy the underside of your home. Plays favoritism on who can have dogs chained up outside and who can’t. Your paying for lot rent and still have to pay extra to have your yard mowed and if you don’t mow it your self in the time they expect you to they will mow it and you will be charged. There is not one set price on Lot rent throughout the community like a lot of other communities in town. Every resident in this community pays different amounts for lot rent. If you don’t buy your home and just rent good luck getting anything worked on or fixed. I just don’t understand why Lot rent is pushing 500 a month and where is it going what is it for. Lot rent is constantly going up and value of the community is constantly going down.

I been living here for 2 years now, we are buying our house, and it could be better at times...the office is hardly ever open, or Answering their phones also... overall, its okay. We have a roof over our heads.

The community seems nice and quite. Not 100℅ sure I dont live here. We were passing through and stop by the office to grab an application & speak about maybe leasing or buy one of their homes. I walked in no one spoke but when the next person walked in they spoke. Second I were told to take a seat she will be with me shortly. Meantime she was on the phone being loud and talking to someone who just walked into her office. I sat there for about 5-10 minutes or more waiting to be seen. So the person she spoke to she helped them and still fell to acknowledge I was there. So I left and will not return. So my experience I will say it has poor customer service. The first impression are everything.

In behalf of my other half who was the renter, we just left but thank you for being a wonderful place to live. Diana was awesome on being prompt when moving out, not in a bad way for those who try to read in between the lines like myself. If my job were closer we definitely would of been around longer. Streets are wide and smooth. Homes are well kept. This mobile home park sits back from the main road nicely and there are plenty of trees and large pastures all throughout. Very pretty. The clubhouse/office is very nice and toy can rent it out for special events. Park contains a pool and work out room. We were told by management that lot rent is 330 monthly, which is more than fair.

We have been out here 13yrs and lot fee is just as high as rent. Management sucks and we see different managers every year.. great neighbors.. and thats why I gave them the extra star because of the neighbors

I am extremely satisfied with the service provided. Everyone was very professional and the place is really nice and clean. The community is very welcoming when pulling up onto the grounds. I am happy with my choice to make Eagle Creek my new home.

Clean, well manicured grounds. Seems safe and secure. My wifes grandmother and an uncle live there and we try to make it down once or twice a year. Has a pool and playground for the kiddos, my boys had alot of fun playing when we have taken them down... Roads were very nice 10 years ago, but they have aged over the years. They have the most annoying speed bump that nearly EVERYONE has to cross right in front of their community building.

We moved here about 6 months ago and it was the one of the best decision Ive ever made. The management is very polite and professional. It is so quiet here its unbelievable. I highly recommend this place you wont be disappointed at all.

Terrible place to stay I wouldn’t recommend living here!!! Yes it’s quiet and they are pet friendly and the staff is wonderful but the units are over priced they’ll falsely accuse you of having multiple of animals just to get more money out of you as if your not paying way to much as is. The unit was falling apart the first week I was here I reported to maintenance the problem never gotten fixed just covered up. The neighbors don’t know how to mind their dayum business, we actually had one guy demanding us to turn down our surround system in our place with a gun on his hip (quiet time isn’t until 10pm). I was trying to get that one month free deal and ended up in hell don’t make the same mistake i made im patiently waiting until my lease is up...

We have lived in Eagle Creek since 2003 and we have never loved it here as much as we do now. The new manager is wonderful and is doing such a great job! The new owners who bough the community last year are really trying to clean this place up and bring it back to a higher standard of living like it once was when Chateau Properties used to own it. The community is beautiful and the clubhouse is newly remodeled and looks like it belongs in a magazine. Eagle Creek is where we plan to live the rest of our lives and we are so grateful for Yes Communities and Teresa our Manager!

This place is so getto I lived there for over a year and was so ready to get out. The year I lived here my car was burglarized 3 time my there was a shooting at the front entrance like 30 something bullets and all blocked off and I have small kids that’s when I had to move. The management was more worried about making tenants life’s miserable and all about trash in yards then what is really the issue. If you have kids or a family trying to get started this is not the place for either just my experience but Winona schools are amazing.

So far my experiences with the yes community has been all positive. The staff are very friendly and accommodating. Highly recommended

Nasty on the inside. Looks great as you drive through but the rental units are really bad. No maintenance on actual issues. They just cover up the problems so that you cant see them. Rent is way out of line for the units condition. Tons of stray feral cats too that will have your house flea infested in no time.

I have issues with the inside of the house .. however I have left more than one message asking if they could come out to fix the issue... of course they said they’ll have someone to come out and still haven’t.

Awesome company to work for! I am so glad that I made the decision to work for this company. The staff are friendly and make you feel like you are part of a family.

Love this community! Eureka was so helpful when we rented the place.

They are making people pay more on lot rent and they are not offering services. They dont trim trees or mow for you but they expect you to pay almost $400 a month for 20ft of yard around your house. Dont like it here anymore. You pay expensive lot rent and they dont do anything for you. Every time we head to the pool its closed for cleaning and they close it all day. They have a dump site that you pay for and they wont let you use it, good thing the maintenance guys dont care. Once our house is paid for or we get a different lender other than Clayton bank and trust, we are moving. They need new supervisor who are here for you and not a stuck up woman who thinks she owns it, since everyone that lives here pays their salary. If you have children and enjoy letting them play and have toys outside dont move here.

The management and maintenance staff at Eagle Creek Ranch has never been better! We are so happy to finally have such a wonderful group of people working to provide members of this community with a safe and happy place to call home.

Its peaceful, quiet, they also offer recreational outside amenities like a basketball court, playground, dog playground, and a pond.

Been here 13 years eagle creek is a great place to live! Need anything done Ms. Dianna is your girl.

Personally I think ever since the current manager came back, its just done nothing but gone down hill terribly. And Ive had a few other neighbors say the same. I can say, several neighbors I met are moving out as we are too.

Rent goes up all thw time but no repairs done 9r improvements. Nobody ever in the office but you want rent...

Place sucks. They rip you off in payment for a home and no maintenance.
