This is a lot lovely place. Everyone stich together. Its like a huge family. That is one of the reasons why I decided to buy my house in The Village of Tampa.

IS A BEAUTIFUL PLACE TO LIVE...BUT IN THE LAS 8 DAYS THERE WERE 6 ROBBERYS AT DIFFERENT AREAS ...homes and cars...we need more security and camaras on the streets....and the rent are so expensive is arount $750. A month and every single year this amount increase $30. Thanks for your attn to this before buy a house here

There was 6 robberys from November 15 to November 21 the Manger should tell his security to go around the Village to see and monitor at nighttime 6 through 6 of the morning they should do that 6 through 6 of the morning because its very scary because there are little kids and maybe the robbers could kill a kid or someone so the Manger should do something because u never see him get out of his house he should help us because he is not doing nothing at all.

Just moved in. The office staff are awesome. Laura went above and beyond her duties to help and make sure everything went as smooth as possible. The actual park is nice quiet and well taken care of. Downfall us that every year your lot rent increases but I guess it like any appt it goes up every year.

I came here because we need a place to live, i think that $654 for a lot rent that does not include water its just ripping people off.they offered me a used 2 bedroom home for $89k Whaaaaaat that pride is insane for a single wide. the employee who spoke to me from the other side of the door with a mask was very rude and not polite at all.i would not move here not even if the lot rent was free and they provide me with a free souble wide home.

I have lived here for a couple months now and like previous comments have stated the promise you a lot before you buy but we pay 630 in lot rent and which we knew from the beginning and we were OK with that but if the website states they have a club house as one of our amenities then the residents should be aloud to rent them out but when i have asked i have been told the owner wants to hold on to his investment i mean i would think if you are charging people to rent the club house you would be making money. we have had issues with our bills being charged for water and electric use prior to when we moved it still dealing with teco but water has just recently been fixed after i have had notice left that i owe when i didnt even live there at the time. park is well maintained and quite

Wow! I was extremely impressed with this place! It was extremely clean and well-kept! I only wish I had the money to buy one of their gorgeous manufactured homes! Anyone who does have the money, these are extremely reasonably priced! The staff is so warm and welcoming, they really and truly make anyone feel at home there even if youre not a resident. They made me sit in the clubhouse! Wow! I felt like a queen! This is a wonderful all age community. Please consider buying one of their gorgeous homes! This community makes anyone proud to call their home! It is just plain gorgeous!

Management is terrible, terrible, terrible. Harass you like your a delinquent while you live in your own home. They sell you a dream at the beginning and make it seem like utopia but after that it goes down hill. The lot fee is 630$!!!!! 630$ that you will pay for the rest of your life as long as you remain there. You can own your home and will still pay $630 can you imagine? 400$ more and that’s rent for a 2-3 bedroom place. Better off investing in a condo, town home with lower HOA fee or buying a mobile home on actual land that you won’t have to pay a fee for.

It used to be a safe place to live but recently I see more young kids being very disrespectful and fighting. They need take control of the situation. Management is not very friendly and very difficult to talk to. He doesnt respond to emails and that is what we are told to do when we come in with complaints. Too many police visits lately. Last summer they closed the pool for what they claim it was repairs but it ended up being closed for most of the summer and honestly did not see much of a difference. Security is the worse especially at the gate, they have to do their job and that is well respected but be fair and treat everyone equally. I have witnessed security allowing people in without asking for ID but wont allow the delivery guy to come in. As a resident we pay for food to be delivered to the door not to the gate.

Nice park with nice office staff, horrible manager Vernon Purcell. They take your money, but dont deliver in the customer service department. See my review on Yelp. Their vendor damaged my car, they dont take responsibility. Not going into details here.You pay for amenities, which are constantly down. Today marks the 4th time unable to use the pool. There is a bike lock on it, I took a pic. Pool is in perfect working order, and it appears that a kid might have vandalized it in the week before. So now because of that all residents are punished, the pool is no longer vandalized. This is not my problem, you need to install a camera and give us access to the promised amenities. I pay for them. This is unacceptable. The manager is arrogant with poor customer service skills. The customer is definitely not king in this park. Treat people how you wanna be treated. Update: putting 1 more star for the manager being open to work with the residents. Big improvement.

This is the biggest mistake me and my husband had ever made. At first they are friendly with you to get you in the door. I am in property management so I know what is unethical and illegal practices. They put in a job advertising and I was told I am not allowed to work there because I live here. What about equal opportunity employment? Not here, if you do not speak Spanish or if you live here you cannot work here. When I moved in my home they raised the lot rent within the first three months from the $500s to the $600s and when they gave us a “chance” to explain why. They wouldn’t let us form the committee by playing a power trip. I was told this was a brand new roof when I moved in, my roof leaks everyday and everyone here has a roach problem.I had a financial difficulty with my disability keeping me out of work and normally you can voluntarily foreclose if you cannot afford it, not here they evict you even if you turn in your keys and you cannot legally evict someone who is not present. I would know I am in this industry and I process evictions, deposit accounting, and intention to impose claims on security deposits every day. They won’t help you sell your house and good luck getting what you pay for. These houses are not worth the $50k plus they sell them for. The walls are literally made of cardboard just look at my photos. You bump them a little and they cave in. Oh and forget having visitors because there is no parking for them and they will tow them or harass them.

The management is really nice and try to work with you, but there is a problem of things being stolen off of driveways. They increased security, but it still happens. Not as much as it use to. Thats a good plus. All in all, the Village of Tampa is a good place to stay.

My son was visiting a friend at The Villages of Tampa complex. This complex contracts a company to tow from there if any vehicle has all 4 tires parked in the road after midnight. Apparently they stalk the complex because our vehicle was towed almost immediately after the stroke of 12. They charge us $165 to get our vehicle back and did not provide us with any proof that the truck was parked illegally. When my son, and subsequently myself, called the number to obtain information we were greeted by a vile woman who was clearly on a power trip. She initially stated she would release the vehicle to my son if he came down there without an attitude and then used the same verbiage to me while telling me he would no longer be allowed to retrieve the vehicle due to my attitude...because I dared to ask questions. Beware of the Villages of Tampa and the towing company as it is clear they have an arrangement in which I am certain they both benefit from.

I love my home and community.. and to think this was my plan B. Loving neighbors. And believe it or not very quiet which I love. The only complaint I have is that they leave the gates open during the day time and have a lot teenagers coming in and out terrorizing security. The kids cuss at security and terrorize other kids at pool area if they see you are not with a parent. Cant really enjoy amenities here thats included in your lot rent because of riffraff that they let in and dont have proper security to get them out. We dont use the pool, playground and basketball court. Thank God the gym is finger print but once in a while somehow they still get in so I just leave. I guess there nothing they can do..

Better than when i was a kid

The place sucks. Management is bad. Security is bad. Gates always left open. People jumping the fence.

Went to visit not very impressed. The management was very rude. I spoke the manager of the property and he was very dry. The way he spoke to his employees made me realize this is not a community for me.

Stray cats everywhere. The lot is very expensive (the homes also 100k+) and lot goes up every 6 months by a noticeable amount. The staff is not friendly AT ALL especially the Main manager they have on site. The pool is finally getting remodeled after 10 years which is nice. So I do give them one star for the pool getting remodeled. The Security Guards are scary and makes the place feel uncomfortable. Especially the light from there cars at night that you can see from your room make you feel like your in a jail. I hope things get better around here keeping my faith up :)
