Is a pretty good place to life, you can find a many friendly faces in here, it have a pool, a littler park, but it do not have a gym.

Its an okay local, bratty spacious, just lacking but nonetheless pretty good

The pool has too much chlorine. Not enough parking spaces and they have so many rules.

This is a poorly managed park, with bad roads, frequent crime, drugs, vandalism and theft, and chronic mismanagement. Dogs and cats roam free, and the noise after hours can be ridiculous. Avoid at all costs. 6/30 19 update: WORSE AVOID!! Heroin and unchecked drunk driving now plague this community...folks are going 7 plus days without AC repair and having drunk neighbors drive into their traailers....stay clear.

This place is DISGUSTING I lived here for a couple years and it was always the worse management ever very ghetto and not taken care of at all office people very unprofessional and rude... I recently been trying to contact them for a friend and they never EVER answer the phone no matter at what time you call I dont understand why bother to have a busyness if you dont care . shut this place down or get new employees . DO NOT LIVE HERE YOU WILL REGREAT IT BELIVE ME

Very poor management. They lost paperwork done over six years ago and expect the people to re-pay the application fee. Community was gated and now they arent even bothering to redo the gate. Expect some of the people that do abide by the rules to pay for everyone else that isnt. The park has really gone so far down hill that no one will see the light here. And some of the rules r really ridiculous like they dont allow people to do any kind of maintenance on their own vehicles. Some people live here cause they cant afford to live somewhere else so how can they afford a 1000 dollar mechanic bill? They claim they care for the people that live there but there is no sign of it whatsoever.

This place has been and still is a hole in the wall! Id give it negative stars if I could.

Rent goes up and up with a Management team that treat you like enemies, definitely not a good place to call home..

They are the worst park n dont take care of u. They raise the rent and do nothing for u except take ur money. No help at all

It is not taking care of and maintenance is very poor. A lot of stealing and nothings done bout it and also cars drive too fast to where people almost get hit

We applied to Bay West. We are currently paying rent of 912 a month and they tried to tell us that we did not have enough income to rent one of their mobile homes that rents for 700 a month!There were roaches crawling everywhere when we looked at the one for rent.Love to know how you can pay more rent and want to go to paying less rent but do not make enough??????????

Horrible Management, the place looks like a dump from last year to now. They raise the lot rent every year and give absolutely nothing in return! if you dont believe me, drive by!

Someone stole the rent payments from the box at the front door and they charge late fees to the people who had their checks stolen.

Terrible place to live and to visit do not recommend, they take your car after 20 minutes parking, terrible maintenance too

This place is truely a dump. Managment doesnt care. I. Am to embarassed to have anyone over because of the trash that lives here . The rent goes up at least 20$ a month every year no improvements at all .

I dont visit this place I just walk by on my daily walk. But they have cleaned it up, now they need to plant some flowers out in front by the sign.

Been living here for 15 years and everything has changed for the better.

We have neighbors stealing water from us and there is chihuahuas that group up in the back of the neighborhood and bark and attack you! they will tell you anything to sell you a house. The whole park needs to be condemn its filled with roaches and cats and dogs......

PLACE ITS REALLY HARD TO REACH. NOONE ANSWER THE PHONE EVEN FOR AN EMERGENCY. SOMEONE VANDALIZE THE MAIL BOXES AND THEY SEND THE MAIL BACK TO THE POST OFFICE. PEOPLE WITHOUT TRANSPORTATION LIKE ME HAD THEIR BILL LATE BECAUSE OF THAT AND i HAD TO PAY FEES. NOW ONE DAY LATE BECAUSE I DONT HAVE TRANSPORTATION AND THEY CHARGE ME $75 FEE FOR ONE DAY LATE. SO WE AS RESIDENT HAVE TO PAY FOR THEIR INCOMPETENCE AND ALSO FOR MISTAKES OF OTHER PEOPLE
