I was here on a Sunday morning picking people up and taking them to the River Church. I noticed that several of these mobile homes need to be replaced I remember this place back when I went to high school and Ive been out for 30 plus years. Its a great place to start as a young couple

My sister is a owner, and I went for a visit. The overall property is kept well.

The new management has changed this community from a place to live and grow old in.. to a horrendous park. Cutting down trees when lots are empty.. allowing renters who do not follow the park guidelines. Cars parked on the streets, on lawns. Rent continuously going up each year with zero improvements.. except a fence around the community. The roads have many potholes in them now whereas maintenance used to fix them ASAP. I am a 20+ year resident and it is a shame to see a once great place to live become this way.

My family had a party here. Theres a huge field in the back thats shaded with plenty of room to park! Clean and beautiful.

This place needs a better administration. Most of the people that work at the office are mean and racist. I will not like to live in an environment like this. They close the pool at 4pm when it’s supposed to be closed at 6 pm, which makes no sense. Tbh the rate is a 0 for me

This place was once great and it is absolutely awful now. Management uses a company called Split second towing to tow your vehicle. This company has a 1 star rating and an F on the BBB. They will tow your car for absolutely no reason and charge you over $200 to get it out. The boil water notice is on at least 5 times a month. They shut off the water in the entire park at least once a month. They NEVER answer the phone, ever. They are rude, arrogant, and selfish people. Do NOT live here.

Great Community Center, Great Place For Small Groups.

The Ladies in the Sales Office are extremely pleasant. They make you feel at home right away. They welcomed me in with a warm smile & were very professional. The community is absolutely gorgeous & upkept. Its perfect for families.

I stayed there briefly with a family member for over a year. I did everything they requested of me as a resident (background check and gave them info on my service dog). I had no problems. Anytime I went into the office they were always kind. 99% of the time when I left a message they called me back. The only thing I wish they would enforce is the sound law. People went through in their cars with loud music and my stuff would fall off the walls. I recently have another family member that has moved into Lamplighter. Their area is definitely more quiet. Like every place there is always room to do better, be better. But I would recommend Lamplight to others as a good place to live. Go check them out Im sure youd agree they are a good place.

I wish I could give this place zero stars. Theneighborhood ALWAYS smell like sewage. That is not an exaggeration, every day here it smells like sewage. Plus the water is FREQUENTLY ON A BOIL WATER NOTICE due to contamination. WE HAVE LITERALLY GOTTEN SICK FROM THIS WATER, even when it was not on notice. The tap runs foggy so Im even skeptical when showering in it. NOT TO MENTION the fact that they SHUT THE WATER OFF WITHOUT NOTICE FOR HOURS AT A TIME (this happens FREQUENTLY as well)!!!!!!The management loves to complain about everything when they get the chance and will only give you two days to complete the violations as they call it no matter how big or small the task. Please save yourself the headache and dont move here. The management will try to dress it up for you like this place is some hidden gem but believe me, if you dont enjoy leaving and coming home to a sewage wreaking neighborhood, and sometimes house (yes, the scent has travelled through the vents of the A/C before and into the house), please save yourself the trouble. I almost forgot to mention that there are lots of noisy and inconsiderate neighbors here as well (they play loud music and throw parties all through the night, even on weeknights & let their dogs run around and poop in your yard everyday because they DO NOT CARE). Another thing, I realize that crime is everywhere, but Ive never had so many packages stolen from the front porch before. We no longer have things sent here. Suspicious people walk in between the houses and knock on your door fairly often then leave when they realize someone is home before you can get to the door, like what home invaders do when trying to rob an unattended house. Im not one who is hard to please but this place really isnt up to par for even minimal standards. Oh, & one last thing, they have a tendency to continuously raise the the lot rent higher and higher. You sign up for one rate but trust me, itll keep going up.

Between trying to get ahold of someone on the phone and then driving there to nobody in the office it wasnt good. Heads up if youre going ti be out of the office or on property with nobody to stay in the office at least leave a note or sign to say that.

They never answer the phones. Maintenance number always says number no longer in service. They charge way to much in exchange for doing absolutely nothing to help the community and making it nice. The pool is always closed in the middle of the day when I want to go swimming on a weekend. The only good thing is when they do actually choose to answer the phone they are helpful. They never call you back. When they mess up your bill its impossible to get a hold of them. They have high lot rent, but do nothing to fix property if its destroying your house. The road are always half asked fixed. Their drain off system sucks for the complex. They raise the rent every year and never make anything better.

The management of this park was never fast to help. Nor were they ever able to respond to any questions that we had.

Great people there

This is the absolute worst place you can raise a child. Theres nothing within walking distance and everyone who lives there is on drugs. I lived there as a teenager and everyone I know from there is either dead or on drugs. Dont put your kids through living here, its not worth the price monetarily or otherwise.

This place cuts the water off to the entire park when they need to do work on empty homes. When they turn the water back on finally there is no pressure relief valves nowhere on the property to release the air built up in the lines. if you tell the management they say its your responsibility to have them on your home every home is suppose to have them? They are referring to the pressure valve on the hot water heater which has nothing to do with releasing air pressure built up in the water lines from turning off the water. But you a retired construction worker who knows his job cant tell them this cause the stupid management women who should stay in the kitchen think they know more than I do. So they wont listen they are in fact causing damage to every home in lamplighter on the river every single time the turn off the water and turn it on. as it cause the pipes to violently shake and rattle in the homes and break and shatter and split pipes in the wall and floor they do not care that they force the tenants to do repairs to the pumping in the homes they dont care. nor do they give a rats ass either. Every person who has every had to repair or replace pipes and fixtures because of breaks should all get together and join in on a class action law suit cause that is the only thing that will get there attention and make them take better care of there water turn offs until they install pressure relief valves at the terminating ends on the plumbing lines they dont understand they are also damaging there own pipes in the ground at the same time no telling just how many leaks they have in their own pipes throughout the park that have not fractured bad enough to rupture into a full blown disaster I tried to tell them and all they said was its my responsibility to put that pressure relief valve on my hot water heater yes of course it is if I have a gas heater or a old fashion tank heater but most electric tankless point of use heaters do not require pressure relief valves because they only heat when the water flows through the heater. those valves are only designed to release steam pressure if the water boils out of the heater to keep your heater from becoming 15 sticks of dynamite. they do nothing for air pressure building in the water lines due to water flow cut off and on. They are just plain retarded management women who should go back into the kitchen and cook.

The Office staff are very arrogant and rude. They close the pool lots of times for no reason and are very rude. Very racist worker that does not like working with Hispanics. She acts like many of us don’t know English and try’s to speak to us like we’re incompetent.

For what you pay in lot rent and home loan not worth it. Not horribly bad living here but needs improvements..

Good mobile home park

The ownership makes paying your rent a hassle. The pool is rarely open.

This is a great place to live! dont pay attention to negative things written here. Do the smart thing and come see for yourself. There is no crime problem here! Call the Temple Terrace Police Dept and ask. I have lived here for 6 years and have had no problems with anyone. Drive through and see how well kept the grounds are, and how you dont see parking on the grass like you see at other places. The management do a great job here! Come see for yourself!

I lived there for almost 4 years. Good rent, clean and very nice neighborhood!

Its a shame these people have enough time to drive around the neighborhood, looking at each cars tag and plastering stickers on your car window for a barely expired registration a few days after a hurricane, but are unable to communicate with residents about their water being shut off for hours on end or even answer the phone. I have wonderful neighbors but the management here is piss poor. Before you jack up the rent again, could try doing something foe the people that live here? Its not like you actually do anything, seeing as no one ever answers the phone in the office. If I didnt own my home I would have broken my lease a long time ago.

The lot rent it okay only manger

Most of the amenities are gone, but they charge more rent. Whats up with that?? I used to go swimming there with my mom and now the pool isnt even used. Whats the point?

They lie to your face and expect you to be happy about it. They take away the amenities and still charge more for lot rent every year. They advertise were a gated community but the gates havent worked in years! They have so many restrictions its ridiculous for example were not allowed to have yard furniture and only a few potted plants.

Sucks. Dont move in here. Management is money hungry and as of August 5th 2018 they will raise the rent every year by $20. Rent used to be affordable; now, not so much.

Use to be nice place now if I could click negative stars I would. Worse place I ever lived. Everyone on here that writes a 5 star review worms for the company. They have been sued they even have a restraining order on manager she spit in a residents face-all on video. Since this company took over it has turned into a real trailer park not a modular mobile home park that use to get 5+ stars. They are putting a new fensce residents dont realize they are paying for it. The residents pays the company usage of water electric and the sewer plant never done. Have to walk threw with my dogs and very unhealthy for us both. They say no renting well they rent. This company only cares about $$$$. The company has been in trouble with law/residents more than once. Your house you have a loan on doesnt get reported to your credit if good once you meas up and default they will add it. You end up paying over $1900. A month and cant do anything. Shoot for that I will get land. This is NOW the WORSE PLACE EVER. Make sure you all that luve here save your lot bills so wh3n you file taxes dont forget to file property tax since you pay it every month for them. Look them up behind on taxes. So that is why the company makes residents pay for everything and keeps going up-Tallahasse states only can go up for Improvement for amenities. Well all your amenities are taken away so why paying more every october

I love this place. Was my first time in there.

I lived there for 6 years, I was buying my home. 4 years ago I got sick and after 3 years I fell behind in my mortgage. I tried talking and working something out with them and they wouldnt even talk to me. There newsletter they put out once a month says if you need help please let us know and we can work something out. Since know one would speak to me including the corporate office I lost my home with less then a year left on my mortgage. I spoke with an attorney and he said that company does that to people, they wait till someone has a problem then they take there house and resale it. According to my neighbor who has lived there for 15 years and says I was the 4th person and now there is a 5th. They also had so many ammenides when I moved in and when this company took over they deciphered one by one, but the lot rent went up and continues to go up my friend said it is going up $45.00 more dollars this year. It us to be 20.00 dollars a year. So please if you are looking for a place to live happy this isnt the place. Cheryl Hicks

Awful place to live they cut the water without notice,no maintenance on the roads,people working in the office are never available, they say its a gated community but ive lived here for a year and im still waiting for them to fix the gate,$20 increase in rent why i see no improvements at all

I have been here for 17 years and when was owned by Steiners they actually cared about the safety of the residents and the well being of the community now in the past 2 or so years the new company has took over we have had 4 rent increases (pay more than any other community and better than this one) while taking away amenities and not following Tallahasee law on mobile home communities. The nice residence that have been there for like 40-50 years are on fix income plan on staying till they pass(they cant afford no were else) and this company is making that hard for them. The company doesnt follow the rules and regulations called prospective of living there APPROVED by Tall. We all signed and not up holding them when we have not signed a new one like they said. They make up lies make it hard to sell your home they make the deposit high but if you buy one of their (highly expensive prices homes) no deposit or very low. They do not and will not spend the money to fix the gate that just about 99.% of the community were forced to buy gate clickers at $85.00 each and gate cards @$25.00 each. I own 2 of both. That Equals $220. and when I asked for the past two years since gate dont work for them to reimburse me I got the run around and then just told recently oh you bough from the previous owner you have to get $ back from them LAW states you take over a business like this you take over everything so no the new owners are responsible to pay me back even my attorney and Tallahassee stated that. I use to tell everyone to move here now I tell every one to run. This use to be best place to live until new owners took over and is making into a trailer park when it was a modulate family orientated community. NOT ANY MORE

I spoke to Victoria once and ask for a call back... at no avail. I left half a dozen of messages, and no one from Lamplighter on the river has yet responded... very disappointed

Its a very nice mobile home park that is family friendly .

Clean and quiet, professionally managed property.

When we moved onto this property about 2.5 years ago the website said (still says) that they have a hot tub, closed gate community, and security on grounds. So we move in and the hot tub was filled in about 2 years before. Their idea of security was a Sheriff that lived on the property who we could call and he would send someone. The gate apparently hasnt work in years and stays open. The play ground is rusting away and breaking apart and all they do to maintain it is paint it. They have a dog park but a portion of the fence has been missing sense hurricane Irma. There is an entrance on cindy way and Davis that remains closed for some reason. The rent has gone up every October $20 sense we lived here. The worst is that they will shut off the water without notice.But why still give it a 3? Because the hall is large and doesnt require a deposit its first come first serve. They have a pool that is for the most part ok maintained with a kiddy pool. I do have good neighbors and dispite the acational fire truck or car with loud music the comunity is quite. I have lived in worst places and i yet to find the best.

DONT BELIVE EVERY THING YOU READ!!!! I have lived here for years and love this place, yes things have changed but what that dont . I hear people complain about things here and they blame the new owners but dont want to say that a lot was taken away before the new owners came in. Everyone gets mad at the management not being in the office all the time but I see the manager Jaime outside walking and cleaning this community and every time I call and leave a message she calls me back were before the VM was always full and no one will call you back or be in the office, no one is saying how she has started doing things again in here for the kids and to bring everyone together and how she is the only one in the office and held big events that we have not had in a while and just sent out that they will be doing movie and ice cream, community yard sale and community clean up, I have referred friends to buy a home here, yes there are things I would like to see happen here but its not as bad as what they are making it. this park is in a great location and quite park, please come in and see it before you judge.

Office staff is polite but unresponsive to needs of their renters. Rate hikes with reduction of services and a monthly shutoff off water should be expected. If asked for a reason a general people tear it up so we had to take it away is all that is given.

Cat infested!!! which corporate refuse to take control of the problem there multiplying like crazy. The cats spray, poop and urinate everywhere in gardens, sand and spray all over the yard ever patio furniture.
