I loved living in this mobile home park, years ago. When the managers were retired police officers. They were wonderful. Then my husband died (fire) in mobile home. He sat. On purpose. I couldnt afford to pay rent in my own. Now Im in Elk Grove mobile home park. Miss the friends I made there.

Driving around the community, it was clean and easy to get around. I didnt really see anyone and it was super quiet. Im not sure if its always like that but I thought the community was very nice.

Since the new manager has come it has definitely gotten slightly better, at first i loved it, then i realized the tweakers screaming at all hours of the night and the drugged up people walking around like crazy zombies talking to themselves. I lived there for 2 and half years. the pools closed most of the year which sucks. The people there are not all bad but there is a specific park busy body that is a snitch and if your not perfect she will tell on you. Shes old and has a lot of tweaker traffic that goes through her house so who knows what shes about. in 2 and a half years there has been at least 4 park managers. Jack is the newest on and hes great, very helpful and is cleaning up that place so well. the only bad thing is that he doesnt live on site so he doesnt experience the tweakers and so he doesnt do anything about them. HOPEFULLY in time Jack will get that place in better shape. I will say out off all of the parks in Sacramento i have been too this one is the best looking and it has a gate which is very appealing . It is very quiet other then the teenagers during summer roaming around being loud and the tweakers screaming and fighting with themselves and others. no one bothers you there which is nice. I am just glad to be out of there. They need to build a play ground for the kids instead of the basket ball court that rarely gets used. I can guarantee that the playground would get more use.

Seems fairly safe. Is gated at night but occasionally a rough vagrant element makes its way in.

I used to really love this park. Was Colony Mobile Home Park, now is Hometown America ColonialEstates. They put up an entrance gate then it became Estates.We had a very friendly community, but our residents got older, died or moved away.Take a short putt inside and count the amount of empty lots and for sale signs and ask yourself:WHY ? ? ?The clubhouse is very well kept...But it seems to not be in much use..I myself am very disappointed as to the present attitude and concern from the residents and sitemanagement of the health of the community.I have lived here approx. 20 years. I and my wife as well of most of my neighbors are disabled or areDirt Poor. It is a struggle to tolerate some of the attitude going on...Perhaps it is ME or the sign of the times...The buck($) seems to be the question and answer, I have neither...
