Great Job

Its full of rude elderly people and management has no patience. When my grandma first moved in, I went to visit her and she had not received her clicker to open the gates so I went in behind another car and they started yelling and backing into me. Was I supposed to wait outside until the gate closed and called the office to open the doors again? A process that wouldve taken an extra 5 minutes. My grandmother had a friend visit her and her friends kids were throwing rocks around outside (which I know is not okay). Other tenants reported her without a warning to management and they threatened to kick her out if they ever came back. Everyone that ive met there is very unfriendly and there is very little parking.

Was there for a birthday celebration. It was held in the Community Room beautifuly decorated plus kitchen was available.

To be clear, Capital Mobile Estates is inside the gates at the address. NOT the neighborhood outside. We have an extremely nice community and a clean and beautiful living space. A lot of the other reviewers dont even live here and their pictures are from outside the gates. They seem to be trying too hard for their Google Local Reviewers badge.

Well kept neighborhood, modern clubhouse with all amenities. Large clean pool, recreation area very well maintained. Secure entrance with a night time security guard doing nightly rounds. HOA is active. No on street parking, ample guest parking is available. Homes are newer, modern modulars. ADA compliant, wheelchair access is abundant throughout partly due to its recent 55 & older status. Overall it is one of Sacramentos best kept neighborhoods. Safe, secure and very well maintained.

Great place. Beautiful and well manicured. Tight security. Old nosey people. Good place for your grandparents. Great amenities for sure.

I am happy here gated community washing machine dryer workout room heated pool sauna. In great Neighbors lots of cameras anybody who comes in that gate is filmed.

Nice park to live in, bad area where its located

Ive lived in the park for 3 years and love it. The park managers are wonderful, Roy and Martha Hannah. This is the best park in the entire So. Sacramento area hands down.

I was hunting for some lame but its a nice place accept theres a cocktail weenie living there but hes harmless plus Im sure hes moving soon ️

2nd time there for a dog walk.Beautiful and well maintained grounds

I have a client here but the street to get to this place is nasty the is trash everywhere. I would not recommend walking in this area. And if you are driving keep your doors locked and windows up.

This is well kept up. It is all age now but mostly older adults. Very clean.

My grandparents have lived in this park every since I was born, Im 30 years old now. The Management and staff are very friendly, its a nice mobile home park and a lot of the other residents are nice as well, this used to be a senior only mobile park so a lot of the people living here are older and good people. Ive lived here for a year and am moving to a different area in a month. This place is really great but the only downside is the outside area. Its in south sac so sadly outside the gates is bad. Gunshots, prostitution, thugs etc. also police sirens and helicopters every night. Its sad and I wish the outside area wasnt ghetto but it is. The park is amazing but you just have to be ok with living in a bad area.

Recently converted to a family park from a seniors only. Clearly well managed and maintained.
