The longer Im here, the better it seems to get.By the way, a number of the other reviews listed are NOT Lyons Crest Mobile Home Park but some other company with Lyons/Lyons in its name. Not this one. This seems to be a very close-knit, family-oriented quiet and peaceful park that is a well-hidden gem few know about, much less need to know about. One surprise paradise or oasis of the Truckee Meadows few can even find and we like it that way.Great place. Great neighbors. Great privacy. Great rent price. Might be able to hear the freeway 30 away, but even its quiet, being elevated 20 above the property and about 40 away. I actually cant wait to meet the property owners since this place should almost be members only. I believe it even used to be a retirement age (55+). In comparison to my last place of residence, and even with a roommate, this is palatial. Im proud to have exclusivity because of another established lineage of residency.Stay out. Visitors, without invitation, are not welcome. We barely have enough to feed us and you too. Thats our lunches on Wednesday.ESPECIALLY if youre ex-Californian.P.S., IF YOU COME FROM CALIFORNIA TO NEVADA, WITHOUT STAYING UNDER THE MANDATORY 14-DAY QUARANTINE (since 3/22/20), youve violated our state governor directive involving the eradication of SARS CoV-2, AKA: Coronavirus/Covid-19. I cannot say enough nice things about Lyon’s Property and their wonderful family.I have been a tenant with them for 2+ years and have enjoyed living at their apartment complex tremendously. They are caring, concerned people who genuinely appreciate and care for all of their tenants.They do have rules, which they outline when you sign your lease, and just like any other business if you break the rules there are consequences. It’s only fair and right. I have never had a complaint about living at their property or with them as my landlords at all. They are respectful and reasonable people.What I have always appreciated the most is that if I need anything repaired they have it taken care of by the end of that day. Or if I need to discuss any business with them they are more than willing to listen and work with me. That alone shows me how much they care about their tenants.I have always felt safe in the area and have never once felt uncomfortable at this location. It is ideally located and in the heart of midtown within walking distance to everything. That alone makes it worth the price, which is the most reasonable in the area I might add.I will be sad for the day whenever and if ever I leave their property and could not recommend them or their property more to anyone

Lyons Crest enjoys playing the family company card but when it actually comes down to it, theyre just as money hungry as everyone else and dont actually care about their tenants.A couple of months ago, a really close family friend passed away and just recently their family asked us to take his two dogs because it was too painful for them to keep. Of course, we took the two pets and started to look for other apartments immediately knowing they werent allowed at our place, but we never expected the family company to act as they did. Even after telling them our situation and that we found a new place, they still threatened to evict us even after we put in our 30 days notice. So we took the dogs to my moms house (who is highly allergic) until we found a new place.Turns out the family company was leaving us bad reviews for having pets so nowhere wanted to take us on as tenants. Please note, the dogs are two small chihuahuas that are completely potty trained and never once had an accident in the apartment. Luckily, we found a company that was actually empathetic to our situation and completely understood. Lyons Property never once even said sorry for our loss or showed any care for our situation. All they cared about was the carpets.So, we paid $100 to have Stanley steamer come by and do a pet cleaning and even asked them for a certificate but they said that all the cleanings done were held to pet and allergy standards. But still, that wasnt enough for them. The family company took $200 out of our deposit and said the cleaning wasnt good enough. They said that people with allergies might come in and take them to court because the carpets werent clean enough, yet, they have dogs in the property office every day so if anybody actually had that severe of allergies they couldnt even go to pay rent without having an allergy attack.Not to mention, my boyfriend and I are both college students about to enter medical school and already have a hard time paying for things as it is, still they showed no compassion or understanding for our situation.The carpets already were terrible and had a huge burn stain in the middle of the living room when we moved in and now theyre saying they needed to replace the carpets entirely? Which makes no sense because the place was trash from the beginning. All the appliances were flimsy and cheap, there were holes in the walls everywhere from the previous people and the neighbors are constantly playing extremely loud music throughout the night.We never once paid rent late, always had a clean apartment and never smoked. Theres a woman living with a parrot in the basement of these apartments and multiple people in the apartments have cats and the place constantly wreaks of marijuana and cigarettes. In my opinion, we were the best tenants they could have had in that dump.They upped our rent TWICE in one month.They said it was because the trash was being overflowed but it was the people in the other houses around us putting their garbage on the outside of the dumpster, so we had to pay for it (Ive seen them do it multiple times). There are also numerous homeless people in the area and cops are always driving by with sirens on at all hours of the night because wild orchid is placed directly behind it.There were gunshots in the neighborhood even though they claimed when we first moved in that it was a safe area. They threatened to tow my vehicle because they couldnt see the flimsy home-made car-pass in my car. They never even enforced the parking until once day they decided to show up at the property and pretend like they care. The tow sticker took weeks to get off and was practically property damage to my car.Also, there are only two washer and dryers in the WHOLE COMPLEX! Hours to do laundry end at 8:00 pm and we spent about $60/month on quarters because the washer and dryer are so small.just avoid this place, not only are they a bad company, theyre bad people.
Its o.k. as mobile home parks go. A nice quiet, off the main street place to live. Very clean and not a lot of mess and clutter!!
This has been the worst place I have ever lived.I will start from the second day that I lived here. The day I signed the lease I was told by management that they had no crimes. In talking to my new neighbor I come to find out multiple tenants have had their cars stolen. Management cannot be trusted in general.A clear game of favorites is being played. There are no actual rules here. I do not smoke so I didn’t want an apartment that smelled like smoke, but instead I got an apartment that wreaked of it. It took months to mask the smell or maybe I just got used to it. Either way this place is not smoke free as it is common to see people smoking inside their units.I advise to avoid this place if you are a student. I am currently a student and working so the only time I was there anyways was to sleep, which was hard when music is blaring from multiple units all during the night. Management thought the guy was a “good kid” though that didnt mean any harm and refused to resolve the issue. So be ready to be awake all night 3 times a week if you move here.Their pet “policy” was incredibly frustrating. Nearly all tenants have pets although they do not technically allow them. A suicide in my girlfriends family left us with two small (5 pound) dogs. We needed a bigger place anyways so we put in our 30 days. Management immediately lost control of themselves. They requested 60 days rent on the spot for the inconvenience on their side, and then requested that I instead by out within 24 days and made a point to inform places I was applying to live at that I did not give proper notice to leave. On top of this they requested that I have the carpet professionally cleaned. I can understand that so I spent $100 of my own money to have it cleaned only to have $200 taken out of my deposit FOR THEM TO REPLACE THE CARPET ENTIRELY. When I moved in the carpet was in terrible shape (tears and burn marks) but I was assured that I would not be held responsible for past tenant damage, this was obviously a blatant lie. Best part is they have two dogs wandering around the premise with them during business hours.I would like to stress that I was never late on rent and left the apartment in MUCH better shape that what it was when I moved in. Despite this I somehow leave with a poor review. The person you meet your first day is not the person you actually deal with. If nothing else ask to meet the owners before signing the lease and you will see immediately what kind of people you are actually dealing with.
Close to downtown and easy to get the bus
Lived there for 25 years and the boys of the place are rich idiots and do nothing to make it peacefull from some kids destroying other peoples nice things.
I love this course so much I just wanted to play the whole game but I played 9 at first.
The owner is a hot head and will cheat you every time he gets. He flat will say I dont care what the laws are I OWEN THIS PLACE AND I WILL DO WHAT I WANT. LEASE AT YOUR OWN RISK OF BEING CHEATED AND LIED TO. ONE STAR IS TO GOOD FOR THEM
Attentive and respectful management and maintenance. They go all out to make sure the inside of the mobile home is looking nice. No rodents no pests.
Lypns Property owners are wonderful to rent from. My apartment and the surrounding areas are kept clean and quite. My rent is reasonable, the owners go above and beyond to make sure everything runs smoothly for their tenants.

I live in the appartment complex they own on Plumas St. They are the most kind and amazing land lords you could come across. I would highly recommend them to anyone looking for an appartment!
Live there once before on Cemetery Road and I would not live back there again
This place is infested with mice and meth it is so nasty the health department is going to shut this place down bewareThey keep deleting my pictures of the dead mice in number 18 but I out them back up I stayed here for 2 years the lady 2 months I lived there I got mice because they kicked some people out so they can raise the rent when I asked them to fix the problem Kerry and Tom said no Tom the owner even told me that its common to have mice that he even had mice where he lived after many attempts to try to get them to help I contacted the health department and code enforcement code enforcement sent carry the manager a letter to fix the issue the same day she got the letter she evicted me Ive got contact with a lawyer and its illegal to evict someone for retaliation please beware of this place they seem really nice at first because they want money but this place is really dirty
