The park overall is nice clean not bad fran is extremely helpful in response quickly to any issue. There are a few issue so unsavory transient trying to live and sublet homes that arent theirs. It could use more community interaction and community

Nice place to live, the 4 stars instead of 5 is due to all the kids who dont know how to get out of the road when cars are coming. Scooter riding gets loud and annoying as well. Its like we have the Trailer Park Boys bottle kids!

A zero star would be more appropriate. Least than professional staff. Constant rent increases. Nothing in return. Do not buy or move here. New ownership is far worse than previous. Its a trailer park and you cant even make payments they want everyone to pay online. Will tow your car if parked in street. Just terrible

NICE PARK THAT IS KID FRIENDLY

Management is impossible to get a hold of their rules. I have pictures that I have been trying to get a hold of the management about my neighbors with all their rules and regulations and they do not care. I bought a trailer from a hoarder fixed it up and now they dont care about my neighbors being a hoarder.

Its fairly peaceful and quiet. Has improved with new ownership who has really pushed to make this place feel friendly.

Been living here for about a month now and I like it. The swimming pools and hot tub are great. The place is clean and surprisingly quiet for all the kids around.

2 pools and a hot tub theres a basketball court and a tennis court. Live here myself and Im happy they make sure its kept clean

Theres a reason the majority of these reviews are piss-poor, 1 star ratings. I havent lived in this park, but i did recently find a mobile home here that I was interested in buying. I went to the office on Monday morning to apply to the park and there was a paper taped to the door stating that theyre having a meeting and to come back, okay fine. So Tuesday(yesterday) i go back to the office a little after 2pm and i get a few feet away from the door when a woman with blonde hair runs out of the door and starts taping a sign up. The paper said that the office reopens at 9am the next day. Figuring it would take a minute to grab an application, i tried asking and said excuse me. Those were the only words i was able to say. She starting shaking her head yelling no i dont talk to people over and over, then she finally looks at me and says read the sign, the office opens at 9, come back tomorrow. Mind you, she had no idea what i wanted, i couldve been trying to tell her about a fire or something important but she couldnt care less. She had such a nasty attitude, it actually made me speechless and i just walked away. Needless to say, i wont be coming back. I feel bad for the people who live there and actually need to talk to the office staff.

I lived here six months and its been horrible! Witnessed a 12 year old riding around on a scooter and cops were called. Kid said management said it was alright to do so. I pay ammentities that dont excist! They say 24 hour security? Thats a lie! They have fake cameras in the park (not connected to anything) every couple of days one will see a sercurity car drive through and than leave the park. They lock the back gate thinking it prevents anything when the same people come in through the front entrance! Nothing prevented. They have signs posted at the main entrance that say no overnight parking in the street. Every street you go down there are cars every where in the street. Guess the 24 hour security is on break. The management dont care except for getting money. Phone calls not returned either from upper management. Management will also tell you what color you can paint your house. It doesnt matter that YOU pay taxes for YOUR home or that YOU own your home. 24 hour security makes sure people that have four wheelers can go flying up and down the streets and pay no mind to speed limits or the children playing outside. Literally the fake 5 star reviews can be proven wrong with just anyone taking one ride down any of the streets here. Parks and everything else get locked down at certain hours because i assume management thinks that family fun (where everyone pays money to live) stops when they want it to. There aint much good to say about this place. One literally has to call the police on everything because management and so called 24 hour sercurity dont do their jobs or uphold the rules everyone pays money for!

Everywhere that theres an empty lot without a trailer on it there are HUGE piles of trash. Trash like furniture, toilets, mattresses, broken kids toys, kitchen garbage, rats, roaches, dirty diapers etc. There are at least 5 huge piles like this throughout the park some as tall as the trailers next to them.

I have been a mobile home dealer for many years in Pinellas County. Recently, Kings Manor mobile home park was taken over by LAKESHORE COMMUNITIES. The new manager, Fran is a breath of fresh air. She is cleaning up the park unlike any manager in most of the 400 parks in Pinellas county.She is brilliant, kind, friendly and an absolute professional. She drives around the park to insure that the homes are kept up to par.Unlike the previous owner, who ran the park to the ground, she has already made a huge difference and the park looks greater than ever.We have been selling homes in Kings Manor since 1990 and the visual improvements are stunning since Fran took over.Even our clients whom we sold homes to all raved about her, and the older residents have pointed out to us that she has a righteous and true love for the park and will do anything help them, within reason.I rarely ever write a positive review for managers in parks, but at this time, Ive made an exception.George AngelikousiRider Resales and Repos, inc

Lots of pretty homes and some inside are very beautiful. Security and two one year old large pools and Jacuzzi. Kids play area is one year old too.Management has always worked with me.

Would not recommend living here at all I stayed one night with my daughter never do that again the people with the scooters Dart late in the evening and goes until early morning hours from now on I will spend the money to stay a night in a hotel

This mobile home park has been in pinellas county FL for along time. The mobile homes some are new and the older ones have been refurbished. Very nice mobile home park

I would leave 0 Stars if I could. started with numerous attempts to contact the people in the office to schedule a viewing of the trailer for sale that we were willing to pay cash for. finally scheduled time to view the trailer saw the potential and wanted to make an offer. 6 pages of applications and $100 cash for the two of us. Was told i would hear from them first thing Monday morning. By lunch time i decided to contact them myself. They never answer the cell phone they advertise a contact number so i had to search online for the office number. The man who answered the phone Aaron was rude and could not give me exact reasoning as to why we were denied. (who is the owners son by the way. do not let him lie to you and act as if he does not speak with the owner or that he does not have say in the application process) he seemed annoyed that i found the office number and he actually had to answer my call.While i asked why we were denied i found out that they do not contact previous landlords to determine eligibility on renting a lot from them. How can a company determine if you are a good tenant if they do not even check your previous renting history?Please do some research on this place and take serious cconideration to the online reviews of this place before giving these people a dime. Obviously there are only bad reviews for this place for a reason.

This place is notorious for kids being everywhere. If you decide to stay here because of circumstances be sure to lock your vehicle everytime you go inside your home for the day or night. Burglaries to unlocked vehicles happen on the regular basis. If your vehicle is locked you shouldnt have any issues it is highly unlikely someone will bust your window out to get in.

The place is not kept up the mobile homes are boarded up a lot of garbage debris. A lot of people that are like from Puerto Rico and Hispanics, they all fly the flag from Puerto Rico there is no American flags.

Avoid this community due the new bad management that is (Lakeshore management) front office manager is very rude and has shown discrimination and belittles customers that have questions,never answer phone calls and parking policy is just outrageous and unfair to its residents.one more thing is $174 for parking on your own property or the grass you already paying for but towing company said is for the benefit of the community hahaha funniest statement I heard in a long time!!

Management is horrible to the residents, place is full of degenerate teens, the adults aee no better. Has made me sooooo glad to be out of there. I will never live in a family park again, ever.

Was trying to buy a trailer there and they wouldnt pass us to get a space we make 3 times the money and my credit scores is great and no evictions so tell me why and they wouldnt éven do that

They have 2 pools and a fenced playground.. I live in Whispering Pines. Lot rent here is $705.+ a month. Dont know what KM charges..
