Not great . Moved in March 2020 an had on going problems. We have gotten new management who I believe is trying to fix a lot of mistakes that where made. Other the that the neighborhood is nice and peaceful. Ever friendly neighborhood . I love my neighbors. Great place for family to live. But I recommend you buying your home. Its way more cheaper and less hassle.

There towing peoples cars in a pandemic that should say it all and they pick and chose the rules they want to follow i had some lady ask me for my Name DOB and Social Security Number and i was just dropping a money order for my friend who was at work then argued with me when i told her no the lot rent want up twice this year during a pandemic and the lawn people cracked my friends windshield in her driveway and the breakers refused to do anything about it im glad i live in Normandy Estates and not the breakers in fact they are so bad i tell people all the time not to move in there

Prices climb every year, water bill is outrage, pick and choose who the rules apply to. Will tow your vehicle but not the neighbors for the same violation. Also customer service is great until you start renting and gets worse when you buy. They have a very not my problem attitude. Would love to find a way out my mortgage. Would leave in a heart beat.

We moved from out of town (900 miles away). We wanted to purchase a home but couldnt prove income since our new jobs had not started yet. They worked through the night, got us a beautiful 3br 2bth home ready and let us rent it until we got through the mortgage process. It is a nice, safe neighborhood with mostly newer homes. It took a lot of stress out of our move. Thanks to Rema (realtor) and the Breakers, we rented the house for two months and got our approval and closed. Its ours!! Just bought a home here. The park is nice, appears to be well kept. The home we just bought has a couple minor issues and the final part of the buying process was a walkthrough with one of their maintenance people. Hr wrote down everything we wanted addressed. He assured us that these things would be addressed asap. They are very professional and personable

So I called yesterday inquiring about the rentals and was ready to go fill out the application today at 11 like I told the guy I spoke with by the name of Manny . I get there and see some workers tell them I’m looking for a guy named manny and was told to go to the leasing office I did that and they must have had 20 signs saying the office was closed I called the number tried every ext. and left a voicemail and even messaged Manny to get no response and waste my time. So thanks I’ll make sure I let anybody looking for a place not to waste time in this trash and to just look elsewhere .

The pool only has limited access.They have rules for some residents and not others.example parking on the grass .across from my house there is a guy who parks on the grass never been towed or even stickered.Management is very rude and unprofesional.Cant keep office personal.Trash is supposed to be picked up on mondays sometimes it doesnt get picked up till wednesdays.Send emails to corp and they dont respond.Last they dont fix things when they are supposed to.

On 5/27/2020..call bcz i have a leak in the kitchen sink..no one answered finally i called the maintenance guy..he came..still sink not fixed..then he came bck..nd pretending to fix STILL A LEAK..i called the office again no answer..but be LATE wit that rent..i called the BOH..nd now im lookin for a lawyer..those that sit up in that office have no consideration for the. residents..its been 2 weeks nd my sink still leaking..SMDH

I had a financial bind, they immediately gave me an eviction notice.There was 6 dead roaches, two lights didnt work, a wasp nest on the front porch, and the shower head was dangling from the wall.The staff is nice, and not judgemental, if youre over the age of 20.Oh, and IF you dont like the smell of weed, almost everyone there smokes, so thats a constant smell.

They towed my car for me parking on my grass where I pay a land fee thats just as high as my mortgage..I want out of this place if anyone wants to buy my home contact me its only 31,000 left to pay off..

The leasing structure is once you have signed the lease addendum, not too far into your lease agreement you will be constantly approached by the staff to purchase the unit that you are residing in. Once youve completed your lease contract and not accepted the lease to purchase guidelines, you will be denied the opportunity to renew your lease contract.Shelley and Candice are firm on YES Communities protocols. This isn’t a bad place if you can find a quiet street, and if parents would watch their children better.My biggest problem is that I referred someone to this place last March and still do not have the bonus.Was told that it might take 2 years to get a response.. Seriously???My son lives in a shabby trailer and would like to stay close but was told that the only way that he could move into a different trailer was to buy.Why would he want to buy when the lot rent is more than a house payment?Really makes us regret buying here

I have lived here two years now, I like it here ! when I have a work order in they breakers are on it usually in 24 hours or less. The old plumber was a jerk but he has been replaced thank goodness. Wonderful place to live !

They keep the grounds well maintained.... maintenance crew though can take days or weeks or months to respond to an issue. just upgraded the playground, pool seemed clean the one time we went. As far as atmosphere... trailers are very close together and you can definitely hear your neighbors

I liked living here. My lot was quiet, and didnt have issues until we were moving out. I had great neighbors who kept an eye out when we werent home. But it was like pulling teeth to get my deposit back. Took months of getting the run around. I even asked if i could just use it as a deposit for another YES! Community that I was moving into. Needless to say, I never received my deposit back. Office has a high turnover of employees so No one knows anything about anything.

Been here for a few weeks and am loving the staff and the Yes! Community. Professional and very kind. They got me the help I needed to be able to get into this beautiful Home and Lot. Hoping to get to enjoy the many amenities provided during the warmer days!

This property is so nice but your collector Sheila makes it sound horrible . When she showed me around she told me how there is breakins . How bad the kids are and said the office doesnt do anything to help.. now a friend of of mine Was looking into moving in because she has family that live there .. her family told her not to believe Sheila her family actually said They wanted to call the corporate because shes been harassing them over rent that they paid on the 1st. Then she told them she made a mistake so now it leads me to believe she doesnt know how to handle you alls money .. I dont want to move into a community that has that kind of person working there .. I dont have money for somebody to play with my rent I dont have time for breakins . You guys need to do something with her shes making you all look bad . Been trying for over 3 weeks after we have been approved to get our family in a home, the hold up seems to always be changing and front office manager Michele is incredibly disrespectful and rude and tells my wife one thing and myself another Ive only called there twice myself and both times was treated as I am an annoyance by her spacificly. Both times I told her I am not trying to annoy only get my family in the place we paid for and was approved. I am looking forward to settling finnally but I would not want to deal with this lier any further.

THIS IS THE MOST HORRIBLE PLACE TO LIVE ! My daughter lived here for a year couldn’t afford the rent so I took over to help her out I stayed there for a year which totals 2 years with the rent being damn near $1000 each month totaling 24,000 so I basically bought the mobile home. And to find out that she wasn’t getting her deposit back and owed them. Not to mention I paid $1300 to move in. The manager is rude. She couldn’t tell how she totaled all the damages but she totaled it for the her to say it was no deposit coming back jus plain unprofessional. If you have kids they are suppose to be adults and not damage the carpet. I cleaned that mobile home top to bottom ceiling fans and all and only thing that was really damage was the carpet! They added April rent in but I was gone before April. They subtracted and credited fees from that total and the deposit to try and confuse you but everybody is not dumb. It’s Sad that they have all these trailers so close together and you really have no privacy and then take people deposit jus greedy for money and when you dealing with people who is greedy over money the are Evil and they Are. The Root To Evil is the Love of Money and these People Love Money. Stay Away They Are Awful. Oh I forgot to mention they do a Gold Key walk thru every 3 months which is a good thing but why not mention or fix what’s broken and let the tenant know but wait until you move out to come up with these so called charges that they Can Not Explain to me but They Can get ready to explain it to my Attorney. Don’t Move Here They Rude and Unfriendly.

Place is awful I recently just had to settle a lawsuit with yes communities because there were emailed several times to come fix our porch this want on for 5 weeks before I walked out side and fell through the porch I herniated 2 discs in my back as well as a pinched nerve in my neck want to the hospital by ambulance then I got evicted because I could not work because of the injury never ever would I ever recommend yes communities to anyone they have the title for cutting the most corners I have ever seen and I lived in 3 different states

The Breakers are on the next level and its polished by the management and employees whom go out of their way to make you comfortable and ensure a pleasant experience and to a successful path of home ownership or leasing. I know all the rumors about this place.But Ive never had a problem Ive been here 5 years Gilll was a terrific manager . Shelly has only been here 2 years but shes doing her best to get this place straightened up. All the office people and maintenance people are terrific.

My leasing rep, Jan, was great. To the point, personable, and on top of my move in process. My personal situation was crazy and the relief provided by The Breakers was much needed. The rest of the office staff is friendly, along with the property manager. Any maintenance requests or pest control needs are responded to quickly. I was amazed at how quickly they responded to my report of damages to my home from Hurricane Matthew. There was a little confusion at move in regarding payment, but all in all, a pretty good experience so far.

Current resident and been without ac since last Thursday they brought us stand alone units that dont work to keep house cool at all, so hot in house the groceries I had in fridge went bad and when I told management they pretty much said who cares! The worst

Listen to the reviews. Charging way too much for the run down homes and neighborhood you receive. Kids think they own the streets and will even yell at you for, get this, driving in the road. AWFUL staff. Literally the rudest group of people Ive ever met. Drug dealers galore. Domestic abuse runs rampant. The office couldnt care less.

Yesterday, 4/26/17, I saw a listing for a 3/2 listed at $671 a month and inquired about it. I got a response from Debbie Hayes at 5:56pm explaining that the property I had expressed interest in was indeed available and it was $790 a month. I responded to her email with a screenshot of the listing where is shows the price of $671. At 6:39pm she responded with, The property is no longer available.

Maybe if they spent as much time being better management as they did send out nit-picking notices over small and stupid cosmetic things in peoples yards, they might actually have people move in. My family got 5 notices within a week. Nobody cares about your aesthetic, you cant even get people to move in.

Everything was terrible. They have people that cut their grass who eats up the skirting around the trailer and after they tear it up they expect you to pay over a 100 dollars to fix it. They take forever to get back to you when u need something from them but when they need something from you they are blowing you up. It was not a great experience. They really do not care about their tenants. And beware the pics you see are only the front that look descent. The rest of the park is trash. I also did not appreciate the helicopters flying around over the neighborhood and the drug dealers moving in. Its obvious what is going on and they are taking over again. So no this place is not the place to raise your family or start your life. Terrible place! I regret it

Extremely unprofessional office staff. Maintenance is slow and they half way fix things. No one ever answers the phone when you call and I get a lot of I don’t know or that’s his/her job not mine. Beautiful homes on the other hand.

I have lived here for a year now and cant wait to move. The staff is good but most of the residents are awful. Where we live there are constant domestic fights. All day and all night. The pool is over run and you can not have a good time. There are grown adults playing like children. I would not recommend letting your smaller children go to the pool. I would not recommend anyone to live here. When my lease is up next month we will be leaving. Im not one to post reviews but in this case I feel I must. Dont get your self tied into this place.

Weve been here since March of this year. At first we had a mishap with them saying we hadnt paid rent from before we moved in, but after taking copies in of our lease and such it was worked out. Its an overall clean neighborhood and I feel safe here. My AC went out and they had someone here within an hour to fix it!

Completely unprofessional and incompetent staff. Make you jump through hoops to give them your life history and money then barely reply to your emails or phone calls afterwards and act like youre the burden for trying to get an update. Take your money elsewhere and dont waste it or your time here.

We toured The Breakers on Thursday 7/20/17 and we were very disappointed with the staff. Our tour was very fast paced as the leasing agent was afraid to get her hair wet from the impending storm rather than showing potential buyers the property. When we we got back to the office we explained we were looking to move in the first two weeks of august and she stated the trailers would be gone by Sunday. She was very pushy with trying to get us to sign for a place that day. We came back the next day on Friday 7/21 to get another tour in which we could take more time looking at the 5 different properties we were interested in. Jan the other leasing agent took us around and gave us more details on the application process and what our options were. After taking us back to the office she was also very pushy in getting us to provide all of the application information so that she could hold a unit for us. We then told her we still were not sure as we needed to talk to our other family members that would be living with us and that we would give her an answer by Tuesday. She informed me that the unit would be gone by Sunday and that she could not guarantee the unit would still be available. So we put down a money order to hold the unit. Jan filled it out to the breakers and held it for us taking the unit off the market. Well Monday rolled around and we decided it best that the breakers was not the best fit for us. So we picked up our money order to take the the bank to refund. Unfortunately the money order she had written out to the breakers was not able to be cashed because it had been filled out. So I took the money order back to complain and say you should have never filled it out because we had not signed any paperwork stating we were moving it. The only option she gave us was to do a check refund on the money order which would take 3-4 weeks to process. DO NOT MOVE HERE, DO NOT DO BUSINESS WITH THE BREAKERS. OUR MONEY IS NOW HELD For 3-4 weeks because she was pushy in trying to get us to move in and filled out the money order without our permission. So now we will be filing with the Better Business Bureau for theft and misinformation on pricing and business practices.

The top maintence man is rude and disrespectful. They have no respect for people they come in ur house whenever they want u ask them to tell u before hand when they will be doing maintence and they just never do no respect for people who work night shift or people sick . It wasnt that bad untill they hired this new cheff maintence man the blond man with long hair. He has no respect just does what he wants. I know of two people that were told bye the people in the office that they would knocke and set up times to cum in and work but he just opens the door and lets him self in. Will be moving out soon not because of the front office or the naborhood or the trailer there all fine i cant live some were . Where. somebody like a maintence man has free rain over ur own home he a northerner who dosnt underatand the south or how we like respect they need to fire him and get a new one .

Most of the office personnel and maintenance crew are very disrespectful and do not know how to do there jobs to customer satisfaction and they dont want to work with you. You have to prove your statements and demand that your AC get fixed when it goes out. Most of the units here are old, outdated, and to small for the trailer size its trying to supply central heat and air to. It went out twice, once it caught on fire and they provided us with portable room ac units for three days until they could fix the issue instead of replacing the outdated system. Well afterwards they sold the trailer to us and lied about the AC system being fully check for any issues and it was good to go they said. Well it went out again and now we found out they really didnt maintain and fix anything that was wrong with it, they just said they did. Now they say were responsible for the repairs. They also said that the exhaust fan was looked at in my bathroom and its as quite as they can get it. I went to clean it one day and found out that they had just stuck pieces of toilet paper up there to try and make it more quite. Thats a major fire hazard. We really hate living here and we cant wait to move out!

They welcomed me with open Arms.. I love the staff.. They are prompt and caring.. Id recommend this commnunity because i feel safe here and tucked in.. The feel on the inside is comfy and fresh.. 5 stars.. The staff and maintenance crew are awesome so far so good.. They moved me in swiftly at the last minute upon arriving from Texas. It felt different at first but now i love my new Florida Bungalow!Decorating time! Thankyou guys so much

The leasing/office employees are the worst human beings on the planet. They deliberately and maliciously set out to rob me of the home I had legally purchased from a private seller. Since I hadnt changed the title over yet they evicted the original owner and I had absolutely NO knowledge of the proceedings until it was all said and done. They knew that the original owner was dead and yet they bold face lied under oath to the judge about everything. I wouldnt send anyone or recommend these pathetic unfeeling disgusting people or their community to anyone ever. I REALLY hope that you have enjoyed taking the home that my husband worked so hard for and honestly I hope that the karma train hits all of you right between the eyes. I hope that you all get everything in life that you sooooo richly deserve for doing the things that all of you do to others.

Well the people in the office are super nice and helpful, but the maintenance is real slow. theres a lot of bugs infestation of roaches even if you keep your house super clean ...and your neighbors are super close wall paper thin walls and people that dont watch their kids.... so all the kids are running around vandalizing your stuff tearing everything up. taking stickers off your car. fast driving, loud Neighbors, really trashy on garbage day the whole place smells like rotting food. Oh and neighbors that steal your trash cans and anything else you leave outside thats not nailed down. We stayed there for a year after our house caught fire and we had to repay build it. The trailer was in okay shape but deteriorated very quickly because of the lack of maintenance. When it was all said and done we were so ready to be out of there and so excited to finally be back in our quiet neighborhood where no one touches your trash cans or steals your stuff when they live right next door.

RUN! STAY AWAY FROM THIS PLACE! Debbie Hayes who works in the office is a child abuser. About 2 weeks ago I walked over to check the mail and was letting my 7 year old daughter play in the park next to the office and Debbie ran out and started screaming at my child and struck her on the back. A police report has been filed against Debbie and to be honest I about handled it myself. Keep your kids away from the office and stay FAR FAR away from this place! Debbie Hayes in the office is mentally unhinged and has major problems,not to mention if she ever touches my daughter again I will be forced to handle it myself. Luckily we were able to move out immediately as I refused to stay there any longer. As someone like Debbie who has children of her own I would think she would know better than to hit a child thats not hers. Please parents stay away. Also this place has horrible maintenance that doesnt fix anything.

Would NOT recommend this place to ANYONE! Debbie Hayes is awful Im surprised shes still employed there! On TWO occasions Ive been served with eviction notices! The first time my check was in her desk THE WHOLE time! The second she claimed she never received my money order (meaning they lost it) thankfully I was able to have my bank reissue them. On top of that they try to charge you all kinds of additional fees that arent listed anywhere in your lease agreement. I know my tenant rights you will not penalize me for your negligence. My lease is now up and Id be a fool to renew.

One word GHETTO! ! !, if you like loud rap music, car horns, and fireworks at 2 am 365 days a year this is the place for you. Dont bother calling the office because they will never answer, then when you go to the office and tell them they apologize but dont do anything different. They give you a driveway big enough for 1 full size car then complain when one tire is on the grass btw they consider grass dirt, rocks, cigarette butts, and the garbage that hood rats leave behind when there walking through your yard at 3 am. I will say the rent is cheap and the trailers are nice for a first place but you will never get rid of the roaches no matter how clean you are.

Have lived here 7 months now and have notified managment about ceiling caving in and roof leaks, have recorded video several times of damage increasing, noone has made any attempt to fix any issue i have reported to include ants, fleas, stray animals, pitbulls( against the lease btw) theft and now black mold. I am being threatened with eviction because rent is late yet the feel no urgency to fix my issues.

Went to buy a mobile home and when o was walking up to the office door there was a drug deal going down right in front of me. And when I told the woman behind the desk she told me I was mistaken. Ive lived in Jacksonville long enough to know a drug deal when I see one.

The only reason I would rate this a one star is because when I went there, I applied to buy for a mobile home and then after 2 weeks, I put the app in and paid the fee, I got denied. Not only did I receive two approval letters for buying the home, I feel like it was a scam. Also, I had to always be the one to reach out to Ms. Deb, which isnt good when you are trying to sell property. But, they got us for $90 bucks, its all cool.

My experience with office is horrible. I was told that I had got a place there and was waiting on the key. Also put money down. Kept calling nobody response back and to find out I didnt get the place. Call the Head office havent heard from them. Poor communication with management. Need to do better

Honestly have had more problems with this place than I have ever had anywhere. Took them 10 months to replace a broken dishwasher that was supposed to be replaced before we moved in. None of the pre move in repairs were done. Cabinets are stained from grease and smoke. The fake flooring they laid down was scratched all the way across the floor and down the hall almost like they did it on purpose. After the hurricane, they were outside writing down damage. 2 weeks later I call because everyone elses home is looking ok (ours was damaged a bit more) they said we should have called them. The maintenance team wrote it all down in front of us. It took 3 weeks to repair a shattered window, no siding, and my roof. My kids have decorated the front of the yard with garden picks they Mow over them every time. They have no respect for anything. Once I tried to walk my 4 year old daughter to the car and the guy tried to keep mowing around us and a rock hit my daughters face and cut her cheek. He just kept going. Kenny the maintenance guy is very nice. When the women in the office manage to actually put your work order in he is fast and checks in on you. The water main breaks somehow 2-3x a month and you will be without water for hours without notice. If you call for an ETA you get attitude. We were told we could transfer for a $200 fee when we moved in. Im about to expand my family and Im being told that is no longer an option unless I purchase. There is a huge crack through my ceiling and this new roof leaks, no way will I buy! Do yourself a favor make a U turn..... Just buy a house or get an apartment. This place is terrible.

Come to find out the change in our lease wasnt done they were keeping our money so ofcourse there wasnt no repairs done to a trailer not being lived in but that was just my exsperince

Went to lease with this management company, and had heard they were not the best management around. My wife and I filled out their application and gave them an application fee of $45. I specifically stated I had a felon that dated back 22 years and yet they denied my application. Why? Criminal history. Seems as though you wouldnt just steal someones 45 dollars, but they did. They could have said no, in the first place, but instead they took our money and then said NO. Dishonest people.

They are very racist and inconsiderate that everyone out here pay damn near $1000 in rent to not have parking spaces and not only that only 2 guest at the pool I hate it here and wouldn’t advise no one to move out here. Then the maintenance don’t anything about nothing. They all are idiots and rude ass people

Dont rely on getting your deposit back

My mother put in an application for purchase, they were supposed to get back within 48 hours, 2 weeks and still have not heard back, we will just wait and find a place thats not mobile.

Office people are very friendly but they have problems with keeping up with payment info. so just make sure you keep track.

Now a Yes community..gets worse all the time

They dont maintain their rentals. My floor is falling in since we moved in back in May. And then they wanna hand out eviction notices to me for having pets when they are actually the stray cats in the neighborhood that they dont get rid of!!!!

Scamming for credit report and background check fees and then telling you that you have to move in by specific dates durring mid month with dbl deposits or you wont be approved. Just to keep $80 application credit check fees.
