Its a nice little neighborhood, but careful not to get lost! Some of the older trailers are inhabitable and they are trying to pawn them off as rent to owns, but it is a simple little community. They also have a pool and a nice playground for those with children. We didnt find the right fit here, but it didnt seem like a bad community and everyone was friendly.

I think its place to live, just wish they would do something about the ones that leave their trash cans at the road. Its looks bad and it smells bad.

Trash has not been picked up in weeks its very unsanitary especially with a pandemic and these unprecedented times.Rodents rats, mice, racoons, possums, and others are running through the trash.The trash is not being removed due to non payment what a shame.We pay a monthly fee for trash removal and its not being paid forward.If corporate does not see this as bad management what is?

If you have somewhere else to go I would recommend it, today they tagged two of my vehicles to be towed. My motorcycle which they said had no tag but clearly had a tag on the back of it and my truck so be careful about this place they work very closely with ASAP towing they threatened to tow my truck before because the tire touched the grass and now they are tagging people to be towed because they cant renew their tags due to the DMV being closed

Paradise Village has new owners and lots of big plans on improving the area. The new office and maintenance staff are already making improvements and getting the trash cleaned out. Still has a way to go and cant wait to see more improvements.

Paradise Village is NOT the place to be, lot rent is jacked up every year, management pulls b.s. and dont maintain nothing they are responsible for.

I had recieved an application after replying to a craigslist listing but on apartment finder there was a move in special but I recognized the email being the same so I set up an appointment for a phone call never recieved the call Barbara didnt answer. I recieved a call a couple days later had an appointment for between 4:30 and 5:00 that same day. I called the entire 30mins of my break no call no answer. When I finally talked to Barbara I explained covid19 messed up my income she said she understood. I got declined for income so I added an applicant ran my credit a second time and then asked for documents I dont have that would of been good to ask before running my credit again got it figured out what I would need and then they sent me available lots in another park Im done waste of time

There is two homes there that were crashed in to. The park has made no effort to repair. Now months later still in the same condition.

Trash can village, but if you cant afford much there is no crime. Just not very pleasant to look at.

They don’t handle things quickly still waiting on a AC unit ... the lady up front lied on the rent 2 move in deal. Plus still waiting on a storage unit to be built that comes with the trailer...

I went to the office yesterday, signed a legal document. I requested a copy and was informed I could not have a copy of the document. OMG.. I informed them I was not leaving without a copy, or give me the paperwork I just signed. The Manager ripped it up and threw it away. Very unprofessional. You should ALWAYS receive a copy of a legal document. You have to have proof to protect yourself.The document I went to sign was requested by the lender, Mary in Indiana. It was one page, a Termination of contract, and notarized by the manager. I also submitted a death certificate, and key to home. All I wanted was a copy.

Heres the thing, people are complaining that their neighbors are bad....you are going to have that everywhere you live, even in the rich neighborhoods. You give them attitude, you get it right back. The teenagers are rude, and I can say probably some of you on here complaining are one of the parents of those rude teenagers. My neighbors have been nothing but kind to me and my kids and we all get along!!! We help each other out and find was to make our circle better. You get what you give. The park has rules and for the record you dont have to pay to use the pool, you buy a bracelet which is your pool pass, maybe if many of you would stop trashing it and letting your kids just do whatever they want and destroy it we wouldnt have to pay for a pass. Stop letting people come stay with you and roam the neighborhood, many of these teenagers dont even live here and claim they are guest that maybe one of you have at your house! You keep your homes clean, that is not managements job, it is yours. I know many of complainers in this world are hypocrites and are part of the problem. I never had any problems since we moved here, we did however get a bad manager but she was fired and they brought someone who has worked with this company for 11 years, DO NOT BOMBARD HER WITH YOUR PROBLEMS, she will help you as long as you get off your butt and help her, she will do all that she can to get this place back in order, until then, pay your RENT!!! Keep your kids off the street, pick up your trash and so on and so forth!

I have been here for 22 years and saw the ups and downs of this community. It isnt all bad if they would stick to all the original rules we signed for in our original lease. Every time they get someone new they try to demand on the residents. Demanding is not the way to go. Change is good if it is going to improve the community not add more tasks or demands on the residents. My concern is a lot of the residents have been here for years and are not getting any younger to have added stress put on them. Our newest task is to dump our own yard waste in the dumpster which comes from the trees in the lot that we rent and pay for monthly. The trees are the community trees and the waste comes from them. I keep a clean yard but cannot get the waste to the dumpster. NOW WHERE DOES THAT LEAVE US. BEING GIVEN A FINE WE CANNOT AFFORD. THE COMMUNITY LEASE I HAVE DOES NOT STATE THAT IT IS MY RESPONSIBILITY TO DISPOSE OF THE YARD WASTE. CLEAN IT YES DISPOSE OF IT NO.

Trashy place. There are always smart mouthed kids walking in the middle of the street refusing to move, druggies staring us down as we drive by (to pick up my step daughter from her mother), holes in the roads, etc. Just seems to be a very trashy mobile home park.

Its not as clean as it used to be. It is actually pretty hard to find the trailer your looking for if youve never been there before, it havent been there in years. They need a bigger map of the property to where you dont have to get out of your car to see it and attempt to read it. I day attempt bc it still doesnt help much at all.

Has cleaned up alot from the past, Management makes the home buying process fairly easy, there pretty good at getting repairs done in a timely fashion (Raul is the man!) My section of the neighborhood is very quite & peaceful. Theres alot of community rules but I agree with all of them because there all for the best. I would recommend this community to anyone.

The park is looking better and better every time I go to visit my uncle. The owners are doing a great job!

Bad kids veary trashed and staff veary rude

Has cleaned up so much and they are doing so much to better the place looks and people. Love the lady at front office(Melissa) always so kind and friendly. I enjoying seeing the new changes everyday.

Visited family over there the place could use updated security cameras within the concerns of safety for children. The playground needs major upkeep on maintenance because of child on some climbing up, slide perhaps. Needs a inspection a.s.a.p. storms here in Duval, St. Johns Counties. Us Floridians know how these weather get very unpredictable. Secure Covers over or a safety path to retrieve our mail without fear. Thank You in advance for Listening.

I’ve lived here my whole life, literally. This place is good if you like loud neighbors, drug dealers, having things stolen from your yard and/or shed, having no fences, dealing with the management being changed every few years, and neighbors with dogs that bark 24/7. Also, it floods every time it rains, so purchase some rain boots before you move out here because you most definitely will be walking through a foot or two of water just to get to your car. Don’t let your kids play outside, either. No one that lives out here knows what a speed limit is. Also, a ton of stray tomcats that are aggressive. Oh, and drive by shootings are VERY common. About twice a week in the middle of the night.

Honestly ive lived here on and off for quite a long time there are half ass decent people that live there but honestly if your at all social you will meet whole lot of people a very wide range of people in a short amount of time and that in itself could be beneficial depending on how you use it.

If you can find another place to live do it. I have been here 10 years and I can not wait to get out. You get nothing from management for your money other than notes on your door about how much you will be fined for this or that while they let there properties go and go and go. Have a pine tree that is about to fall in your lot they expect you to pay to have it removed as if you are buying the lot which you are not. They do not want to put any money into making anything better here but they will nickel and dime you to death. They make up rules and fines as they go. Things change from one month to the next. Oh and they change managers ever other month.

Drug infested. Rent average is $800 for single wide. Not kept very well could do better on cleaning. Looks like drugs in the area. Just my observation.

This plus is slum. Theres nothing but a bunch of wanna be thugs that live here. They will steal your stuff bust out your windows. Jump your kids. And if you have teenagers they will be ruined. You will have nothing but trouble.

I live here and I have found nothing but nice people and Mindy is doing her best she has made a lot of changes and I personally love the changes.

Donna is very unprofessional,and rude to her customers. Definitely someone management should take another look at. On top of the park sold a trailer that no plumbing was hooked up everything was dumping out underneath, and was hit by a tree and fixed it and didnt say anything. Problems everytime you turn around. The park will charge a 100$ trash fine.but let wild cats and dogs run arpund the park and get into peoples trash.

I used to live there as a kid and Ive heard its only gotten worse. My little brother was accidently kidnapped and my two really good friends that stayed are both in prison one for selling drugs the other for murdering a drug dealer. A friend of mine who was 10 at the time stole a car and went to the kangaroo and McDonalds. It had potential to be a nice place but the people that they let live there are garbage. Also zoned for Stillwell middle school where a girl stole a teachers jeep and flipped in during school hours and saw girls getting raped in the bathroom. If you have kids and you moved there with the intent on staying and raising kids you should be put in jail, but dont worry you might have a chance on them being your cell mate.
