Felt comfortable with staff and property. Staff kept open communication regularly with letters. Place was clean and rates were fantastic.

I have lived here almost eleven years. If you want a nice place to live come here. Nice mixture of young couples with children to older retired adults. Rent is very reasonable. Small increases every few years. Home owners got rent increase two years ago. Long time since renters have. Everyone’s friendly. I have the best neighbors all around me. Cat friendly ( if you are looking for a furry friend you will see one.)Walmart is right across the street. Within walking distance you have several restaurants. Very quiet been here going on 5 years. Manager nina is very helpful anytime I had to contact her for something it got done. Love walmart being across the street. Schools are close. For the kids. Not a bad place to live. Great experience

I feel so sorry the way the Nina witch is the lady on charge is making the owners of this place lost money . Shes so rude unprofecional. I pass two applications of 70 $ and she start speaking bad worlds to me just because I call and ask a week later how my application was going . That was easy 10 thousand dollar those poor owners lost . Sorry for you. But you need to not have someone so unprofecional in there. Excuse my English is not great. This the worst place Ive ever lived at nothing gets fixed here, if anything the matience comes to look at the problem they never ever come back to fix the problem ever this place has roaches all appliances are from the 70s or 80s mostly that have major issues with them they wont fix that either, theres only 1 working washer 1 working dryer to this place so you cant do laundry here, there raising the rent here starting February cause of new owner, which i feel are worst than the previous owners,these trailors need alot of work done inside of them i had to clean out my trailor before i moved in They failed to do that The trailor i currently live in is a 2 bedroom they charge me for a 3 bedroom which i still cant figure that out!!!

Quiet neighborhood. Went by because I was looking to rent a bigger cheaper place. Ended up not feeling very comfortable with the staff or the properties. Almost felt like leaving right away. Definately cheaper and bigger but the properties do need a lot of work on. Did not rent any. Just got to rent a house for a few hundred dollars more but definately better.

Have friends that live here speed bumps extra high.

Tried renting a spot and found out rv site has bedbugs and fleas....I think Ill definitely move on!!

Owned by slum lords who have other slum lords managing the place.If you end up living here dont ever expect to get your security deposit back, every piece of trash that runs that place will tell you straight up you arent getting it. Every time I encountered the manager she was clearly tweaking on some kind of drugs and was very confrontational. Hope everyone who is involved with running this place gets aids and kills themselves.

This place deserves the lowest star rating possible. The owners of Pine Oaks also own SunTree Mobile Home Park. Sadly they slander everyone while only taking the side of the SPANISH renters. Property Manager of Pine Oaks believes that SHE has to be in EVERYONEs business at all times. Feels they need to raise the rent by $100 a month if you let someone move in with you when youre rent was already set WHEN you first moved in. There shouldnt be an increase in Rent for you if you have someone move in with you. They have a bug problem at both facilities, Im not just talking about ROACHES. Both SunTree and Pine OAKS are THE WORST places to live.

Friendly at first, but turn on you after. Nina is nasty, very confrontational and condescending. Avoid at all costs. Loud area, train every other day at 1am to 3am and multiple at that. Nasty mold and cats. Cats will jump anywhere and will spray to mark territory. 7 months, a word here and there, accusations and a hospitalization and Im finally out. Dont move there.

Quiet place. Not the Taj Mahal, but its kept well on the outside. Rent or rent to own. Trailers are older, but the maintenance guy is really great.

I really hated living here. My mom passed away and i moved to a much better place. Theres 1-3 gun shots every week. I heard a woman screaming once which scared me. There was a drunk man outside our trailor trying to break in! The street is also known for prostotution.People would ask for me to get in their cars when I went to the gas station .I cant believe anyone likes this place. The only good thing about the trailor park is theres some really nice people, but that doesnt change my opinion to add another star.

Very dishonest Management neither they give you copy of your lease agreement not they will ever refund your security deposit. Every body be careful when dealing with them. Everybody should get everything documented otherwise after some days they will SURELY lie and rip you off.Get Electricity from JEA as well as water otherwise they will charge horrible amount of extra money.Also they never payback your Security Deposits. Always get pictures of your Trailer when you leave and always get a in writing the following.1. Electricity Bill paid.2. Water Charges Paid.3. Security Deposit refund.4. One Month Notice in Writing.5. All the already broken things inside the Trailer.If you do not get these documents in writing then your security deposits are gone.Unfortunately all the Trailers are very old, Rust and full of Lizards and bugs. They will promise you to repair when you complain but they will never repair.Better not to deal with those dis-honest guys.

No one bothers you, thats about it. We have asked for minor fixes. None of which have been done. When we moved in the trailer was dirty, and the landlady said the cleaning woman was sick, it would get done later on. Never happened we ended up cleaning it ourselves. High traffic area, people and vehicles. Broken glass in the yard.We have had rats and roaches, which we asked for the holes to be fixed. They did fix one hole but did it half assed, like EVERYTHING here. Faulty appliences (be warned they may catch fire!) It took months to sort out, and all we got was a smart ass remark from the owner. We have taken care of everything ourselves. The land lady makes a lot of empty promises. The rent statement is given out on the 1st of the month and that was only because I went over and got it. She claimed to be too busy and never finished them.The lease is 13 page long, make sure you read it and verify. They dont follow it.So if you like scrambling for money at the last minute this is the place! Phillips hwy is not a family oriented area either.

This RV park has been under new management for several years.They expect you to pay your rent, no exceptions. I have to say that if you think you are going to ask them anything about improvements with the facilities, you may be surprised with what they say and do.The management sets up the entire front entrance to look like it is set up only for the management who resides there, everyone else...get yelled at for overusing the garbage for personal dumping...anything.The management uses the one garbage facility mostly for themselves. How can you tell? Well they ask all tennants to throw out certain things, and when everyone gets there, it is full of the managements stuff first.I have witnessed tenants being called terrible things! Recently, the manager told a tenant dont you dump that. He responded he only dumped what was ASKED of him and she immediately started a RAMPAGE saying get a life, leave me alone on him, only because the COLOR of his SKIN. This was heartbreaking to hear someone disrespect a tennant so brutally. If they had any backbone, instead of name calling from a afar, and using profanity, they would speak to tenants in a civil and frank manner!!!IIf you do want to rent a home or spot in here, dont bother asking them about the facilities or about the grounds.There is a rumor that recently, a tennant paid her rent with a money order, and when she asked if the manager would do something for the street having a bad pothole, the manager threatened to EVICT her and tore up her money order. Hey, you would think if you can not ask a question, then you have no rights! Nothing.This poor lady needs to vent...and she did!I am not happy with the way the management treats people. I would not be surprised if people start getting evicted for just asking who the management really is!!!

I`ve been here for several years now. And I have no complaints. All you have to do is pay your rent on time. They ask no more than any other Landlords would ask. Bubby is a good guy and his wife. I still live here to this day.You are close (walking distance) to a corner store and wal-mart right across the street. I recondmend living in this place. And not far from a lot of different places. You won`t find any where cheaper to live.

Needs better lighting.

The management here is not really management at all. when a resident ask to get a copy of the lease today she was told you dont need a copy. not to mention if you live here dont be suprised if someone moves in with you after even a month the will charge you 35 dollars per person per week. the redident i am talkin about is elderly and on a fixed income and this park told her she has to pay more cause she has people living with her. dont be surprised at the reaction you get if you ask anything at the office. they will get a major attitude with you personally i am lookin into what i can do legally to help this resident.

That park is bad is in very bad condition there are many cockroaches and apart from that when you do not debuelven the deposit or the deposit of the air conditioners that is horrible

Nina (management) lives there in the park. Drinks beer ...loud mouth... Very rude... If you have another option dont rent from her..
