The maintenance workers are very fine people ! although the office staff is unkind towards minorities.. I’d suggest having a more pleasant attitude when going about your customer service !

Went to visit family at Arbor Meadows and was very impressed. The neighborhood was clean and nicely kept. Its a beautiful area with pleasant neighbors.

Great community of people, the grounds crew and maintenance are welcoming and friendly. The office staff, however could be replaced with a kiosk. They’re every bit as helpful and far more polite.

They raise pricing as they like for lot rent although they aren’t giving you anything more to provide for it and let me tell you $670 is kinda high for some lot rent (not including the price for the trailer you have to buy). Neighborhood roads in winter rarely ever cleaned out, much less salted.You cannot pay cash.They charge $50 for a late fee. Does not matter if you’ve been with them for years and it was a one time thing. So much for residence loyalty.Heaven forbid you work on your car or buy a car recently and don’t have a plate on it because you need to take time to go to Secretary of State, they will be all over you for that.Did not let my brother inside the pool at various occasions despite him living with me at the time and him having his own pool pass.

Worst place ever! I stay in house number 52. My house has bed bugs and roaches everywhere! Last night i found a dog eating a possum. It was so gross. All the manager wants is money. There were so many dead rats and birds in front of my house. i WAS terrified. I also found a big ball of rats in my kitchen sink. i called the manager and they didnt do anything. I always wake up to all my trash dumped.

Nice community very quiet

We had lived here close to 10 years. Finally found a gorgeous home to move our family into. We told Annette we were moving out. She lied to us telling us we cannot sell to anyone who wanted to move our home. We finally found out there is no legal way for her to stop us from selling it to someone who wanted to move it. So we did and once Annette found out she became very angry and spiteful towards us. She is still trying to collect lot rent from us that occured after the end of our 30 day notice, when we no longer own or live in this home. Dont trust anything Annette tells you!

My mother has lived here for 18+ years. The latest increase in lot rent seems higher than market. The younger lady/daughter in the office is very nice. The older blonde/mother is not attentive or pleasant and lacks basic customer service etiquette. The location is good if you work in Milan/Saline/Ypsi/Ann Arbor.

Nice mobile home park with a beautiful club house

The folks who live here call it ARBOR GHETTOS. That should be pretty telling. Services thAt were promised when we signed our contracts are no longer available. But it’s in our contracts. Houses in here are sinking because they not only are not on cement slabs there are water main breaks that management refuses to fix. They will not put in speed bumps because the manager says when she flies through the park it will hurt her car. We have had multiple severe car accidents right in front of my house as a result. When you call the main office they don’t even return call and don’t care as long as he gets his money. If you’re smart you will not live here. Oh and the lot Rent is super high. I could go on about the issues here. But you get the idea. Most of the long time residents are getting out because of the lack of care by management and the high rent on homes we own.

Arbor Meadows is a very nice, well maintained, quiet place to live. The management assures that all residents maintain their property in a clean and well groomed condition. They respond quickly to any complaints. Though Ypsilanti itself is not the greatest place, in Arbor Meadows, it feels much more like Ann Arbor.

This mobile home park is nice. Theres a river running through it. Kind of hard to find.

People in the community are awful ive seen and caught teenagers sneaking out of their house around 2-3am making loud noises and messing around with trashcans and spilling them everywhere overall the manager from the clubhouse is rude about everything.

My family and I bought a manufactured home in Arbor Meadows and plan to live there until we are able buy a house elsewhere. So far, weve had a good experience with them.The community is in the Ann Arbor school district, so thats why the lot rent is higher than comparable communities in Ypsilanti. You can easily buy a newer, 3-4 bedroom manufactured home for around $900-$1200 per month total depending on the house payment and lot rent. This isnt a bad deal for the Ann Arbor school district.The community is maintained pretty well and the property manager seems to make her rounds quite a bit. They could afford to make some minor updates to the playground that would add value to the community and the residents alike.Weve never had an issue with security, but we keep our curtains closed during the day and we have two dogs. I read reviews stating that houses have been broken into, but weve never had this problem nor have we noticed any suspicious activity.The only persistent issue weve had pertains to an ongoing stray cat problem. Ive contacted management about this issue with no response or resolution. Stray cats do their business in most residents yards, which poses a major health concern for residents with dogs. The problem could be easily resolved if its appropriately addressed with the residents who feed the stray cats, and by contacting a Critter Control or any animal control contractor.Overall we are happy with our experience and would recommend Arbor Meadows to prospective residents.

Good clean, well kept up Park. A great place to reside for a temporary or long term arrangement.

Very hard to find the right house if you use GPS it sends you in the wrong direction. And the housing #s are very different from 1 side of the street to the other. Exp house #32 on right side, on left side is #79. So get the street name that Arbor meadows created for less frustration.

I dont like to throw the race card around without hard proof and it really seems like the old lady that works at the office dosent like minorities a lot. She makes the area hard to live in.

If you could live you life like you actually own your home it would be more enjoyable

Terrible manager, literally picks her little friends to not bully. But everyone else get higher rent, and get notices if there is even a single BIKE in your yard.

Great place to live and raise your family. Annette and her staff are great. They keep everything in top shape. Club house is a plus! Well maintained!!!!

Great place to live!

The park is clean and also kept up on maintaining a great look but its all superficial and deceiving, the park has a great problem with stray cats,many skunks and other wild life. For almost 3 years i have expressed my concern over the matter mainly the skunks and cats, cats get under the house tear up the insulation and ruin it so when winter arrives your water pipes can and will freeze and in most cases break as well. The skunks will also make their way under your house and ingage in combat with the cats and unleash an stink fest that will linger inside your house for days. There are roughly 400 homes in the park at around 550 at least in rent one would think that they can hire an exterminator to get rid of the pest. But no such luck.

Clean and quiet what else do you need plus is close by to everything

Annette runs the trailer park and let me just say shes almost killed my mom and dad shes caused my mother heart attacks due to her harassing them she allows illegals to live here she is very wrong she holds their rent and makes them go to court she favoritizes she raises their rent every year when she raises only select few others. She need to be fired she dont know how to manage anything. She puts her tenants through hell and cost them more money than should, she violates them for things that isnt theirs she violates them for my dog that don live there she is doing illegal things and needs to get shut down, and as soon as I find the right person who can shut her down i will be bringing them in and getting her shut down this is the most crappiest trailer park to live in and have a family in DO MOT MOVE HERE DOOO NOT I PROMISE YOU WONT REGRET IT!!! Annette is a heartless rude old hag b Who dont deserve her job
