The park itself isnt so bad, its who they let in the park. I have a friend I visit on honeysuckle and they have a problem with one of their neighbors that loves looking in windows and just creeping everyone out. Plus in the middle of the night you will have random people just walking around in the middle of the street. If they spend more time screening who they let in instead of the amount of speed bumps they have it might be a nice park.
I really like them!! I feel my belongings are very safe being stored there.

They raise the lot rent every year. People race down the street. So glad to be gone! Wait weeks for maintenance. There are things that go on there I wont even mention. The park is infested with fleas. Even my neighbors cats who were never allowed outside got infested in this park.

Horrible service with management they NEVER do anything with problems within the community.My parents have had numerous issues with former neighbors that nearly had county police involved.If its the only thing you can afford then its thats fine but dont plan to stay there for years.
Been here for 10 years unfortunately. They have been through 3 diffrent owners and 10 diffrent managers in that time frame. When we first moved in lot rent was 350 a month now its 450 which is not a big deal. It is a nice park just my experience is diffrent. I have to move. Our trailer was never put on a concrete pad so it is sinking into the ground and literally splitting in half. They have a nice park and pool for the kids and after school programs that my kids enjoy. Its not a bad place to start out. When you do your inspection check everything even under the home and the electrical wiring system. Who ever put mine in could not have been certified to do it.

This park is a disgrace. So many stray dogs running around the park chasing after kids. The exterior plumming is a joke. If you own your own trailer be prepared for them to manipulate the sewage to cause backups. Management never answers the phone and is never in the office.
(Not sugar coated) This park is not as great as it may seem. It is cheap in rent if you own your home at $435 a month, but if you rent from the park youll pay upwards of $899 a month in rent alone. Plus you have to pay your own water now, where before you didnt have too. There is also a $10 increase in rent every January. The sidewalks are too small to walk on and youll often see people walking in the street for that reason. The children who have moved in to the park within the last few years are something else. No respect for others or their property. And the management seems to not care about them or what they do. Its pretty bad at times. On the upside this park has a community pool, nice playground & small basketball court for residents to use. Hoilday parties & events are often held, which is nice at times. They have storage units available for rent, if you need one. They also allow you use the office parking lot when having parties or a lot of guest over, that way you will not take up your neighbors parking places. Other than that there is no more to say about this park.

I moved into pleasant valley almost 2 years ago on Halloween. They have a lot of community events. Lots of involvement with the children,after school things,school supply give aways,free lunches,and snacks. Pleasant Valley is very community-oriented, so nice to see.
I moved in here almost a year ago with my fiancè who was here for 12 years before that and I love it. Its safe, quiet, the neighbor hood is nice the people in the community are respectful. They also have an awesome park that my 4 yr old loves to play at. Its a lovely place for me and my family to start off at!
They never answer their phone, they oughta hire more people. They tell you its 48 hrs for an application to be either accepted or denied but it takes a lot longer than that dont believe them. Due to the wait, I lost my chance at a home I really wanted. Unbelievable. Just be honest, and just hire someone to answer phones.

I lived here for 7 years as a child and it was a friendly neighborhood. It was a safe community and aside from the usual senior high bullies I enjoyed my time living here. I would recommend this community to anyone just starting out or newly wed.
I hear people saying how this community has too many rules. really all it is is a way to maintain the quality and safety of the neighborhood. I have lived here twice. have never had any real issues to speak of.
Not a bad place to be..but....40 degrees out in the end of october and just got a call saying i need to preasure wash the trailer...like really? And i have till monday october 3rd!?...kind of rediculas.. Michael where were you 2 weeks ago when it was 70゚..
