Went to visit with my sister. She fed me a nice Thanksgiving day supper. Plus I got leftovers. Looks like a nice community to live in.
Great place If you just STAY TO YOURSELF
Love living here. Quiet, peaceful. The only 2 issues Ive had are people driving to fast even with speed bumps, and someone stealing my drill out of my truck.
Alexia was very nice and friendly. I went to just look at a double wide that was for sale. The park looks well maintained
Always, always friendly staff and so helpful! David, the manager is top notch, kind and so knowledgeable. I appreciate this place so much--safe, pretty, and well kept.
To be fair, I dont live here, but go there frequently to visit my parents who have been there for more than a decade. Its a great location right off of 35 and close to stores. More often than not the gates are broken when I visit and they seem to change managers on a very frequent bases. However, the park seems to be well kept and quiet.
It is a nice, fairly quiet community. The staff is awesome. About the only complaints I have are: maintenance takes forever to get around to you if you need something done, and the number of speed bumps in the community is ridiculous. Other than those two minor things, I find Comal Farms to be a great place to live.
Its a well kept, clean park. The people who live here seem to take pride in their homes and neighborhoods. You wont find any run down messy places with junk cars or any other trashy messes here all of the homes are well maintained and look really good. I am only a visitor but, if I was in the market to find a place to live I definitely would consider this place
All about make a dime for this community. I was charged an extra month of rent after selling my home. I contacted corporate and they never corrected the mistake. Also if your lawn shows any sign of needing a cut you will get a notice to cut or be charged for them cutting it. However once you sign up for lawn service through them they will let your yard become over grown before tending to it.

Do you love owning a home but not the land and the land rent keeps going up?? Well I got the place for you!!!
Its a beautiful neighborhood. Part of how they keep it beautiful however, is that there is no street parking allowed. So when you go to visit you have to park down by the pool and walk or they have to shuttle you back to their house. Its a little strange but I understand keeping the street clear.
Children should be off the streets and back in their homes by 8 pm and scooters should be banned and 15 mph speed limits should be informed

Speed bumps galore. Theres 14 to 19 speed bumps (depending on what entrance I use) I have to go thru just to get to my home. The speed bumps are the rigid kind and will eventually mess up your car. Thanks to the no street parking policy theres some times random people parked in MY drive way that I have to go door to door at night to ask them to move when I get home from work. The neighborhood boasts to be safe but its really not. When I first moved in the previous tenantscrewed some of the windows permanently closed. I can see why. A couple times now Ive seen my windows damaged as if someone was trying to use a crowbar to get them open. Occasionally at 2am the neighbors will pound on my door asking me if I want a beer while my husbands away. The management up front has pushed back all repair requests for over half a year now according to my husband. However... There are good things about this place like the pool maybe but hey the river is a 5min drive away and a pool is not a good enough reason to live here. Other nice thing its not aesthetically junky. Everyones lawn is manicured. But honestly I cannot wait to move out.

Have some fellow church members that live here and host Bible study at their home once a month neighborhood looks quiet and safe and they have a nice pool

Needs new management. ...they are too busy gossiping about the people living there instead of taking care of clients. And the people they recommend for leveling you homes, fixing your account units, and the lawn care rip you off.

We were interested in renting so we spoke with some people who live there now. One lady said she has called several times for repairs but they have not attended to it. Another man said he had family visiting so he parked his truck on the street & management had it towed. Also no privacy, even if you own you are not allowed to build a fence.
Its a nice place but the countless speed bumps kill it for me! Talk about messing up the alignment in your car!

Absolutely not worth it. The problems started right away when we were placed into a trailer. We werent even allowed to pick it out, even though we would be given an option of buying it later. Soon after we noticed it was going to be a long lease.Notes constantly left on our door for one thing or another (grass needed to be cut because it was 1 inch over what they wanted, cant leave the dog chain outside even though every neighbor around us had theirs outside on their porch.)Then theres the speed bumps. When they first put them in, they were so high that when you went over them your car would hit no matter how slow you went. When I told the office, they told me I had to drive slower. Thats it. Joke was on them because apparently I wasnt the only one that had the problem. 3 days later we watched as they tore out the speed bumps and had to redo them so they werent as high.Between the front gate and our trailer, we had 11 speed bumps to go over. Instead of trying to track down who they thought was speeding and let them know they cant do that anymore, we were all punished and people still speed over the bumps.And the gate. Only closed about 10% of the time, so basically its not even really gated. And sometimes only half of it is closed so what is the point anyway?Now to the price. Kind of cheap, for 3 bed rooms. But dont let that fool you. Theyre just taking advantage of people that cant go anywhere else. After you live there and own the trailer for a year, your lot rent goes up $100. Each year. As in, you will never own anything. Its the biggest scam Ive ever seen.Heres the reason I wish I could give them 0 stars: The office staff lies.We asked for a 3 month extension on our lease because we were between renting there and buying a house elsewhere. We were told okay, we just have to write a letter and say when we were moving out. No biggie. We thought they were finally being reasonable and helping us out.No.I get a nasty email from the manager of the office saying we had to pay another $100 for staying an extra month and we absolutely had to be moved out by the end of the month and there was no way they could do any month to month renting and no one in the office had any power to offer that.So that was it. We moved out and we wont be going back. You would be better off homeless then dealing with these crooks.Be very careful before deciding to live anywhere managed by Comal Farms.

Horrible horrible horrible. Do not waste your time here unless you want your rent raised every year, home/vehicles broken into and the rudest management ever. The management does not care about all the burglaries going on but they sure are quick to get after you if they think your grass is too high.
I was lucky to have mature, friendly and respectable neighbors, however this it is not the same across the community.The current manager, Dennie is not only rude and condescending, but very unfriendly and will not address concerns directly but rather makes her sketchy office staff relay messages.Nicholas the grounds keeper/maintenance guy is reliable and professional and is the only staff member to get anything done.I would not recommend this place at all to anyone and would rate and review Comal Farms with negative 5 stars if I could!
Id give it 5 stars but, there is some trailer trash that ruins it for everyone. Take the trash out and its pretty chill.
Very nice neighborhood with great amenities.
Management not very good at making sure of who lives in the homes. People who dont respect their neighbors, dont maintain their homes or lawns, loud music at night, shooting off fireworks, and they are supposed to do background checks to make sure only the people who applied to live there are the only ones who actually live in the homes. I have seen several different cars at the home across the street from me and it never seems to be the same people. Either a business is being run out of the home or its a drug home.

This place sucks...I wouldnt recommend anyone to buy a home here. My son an ex wife an step daughters live here I use to as well my car was stolen from there glorified overflow parking where they have cameras but not hooked up an the cameras they do have are for the mail boxes...throughout the neighborhood theres very poor lighting like one street light every other block there have been cars broken into wheels stolen off of cars an comal farms an sun homes take no responsibility. I retrieved my stolen car from a tow yard in Killeen with no motor or transmission an when I tried to do the prep work to put another motor an transmission in my car I was given a deadline to move my car...sun homes an the management at coal farms dont care about the families of coal farms. Do yourself a favor an dont buy or rent a home from this place you will regret it. This place is not an ideal place to live to many wishy washy people that say this an do another...my advice pass it up dont stop in.
