The manager is amazing and so helpful, she is right on your needs. Maintenance is awesome, they are always there when you need them. The rates are great. This is a great place to live.

Went to rent buy a trailer, no one around. Drove through the park. Looks trashy needs maintenance.

The community is great the management sucks does not reach out the the community and does nothing but sit around all day, the company is allowing construction but has no respect for the tenants our kids had to wait for the bus to figure how it could enter because they want to start the construction way to Early it made the kids have to cross the street in front of the exit for the park which is unsafe, then they wake my kid up 20 mins before she has to be up for school.

Trailer trash for the best trash in town to live

I used to live here, about 7 different friends of mine had lived here and have a couple that live here now.Place has great rates for lots & rent-to-own trailers. Theyve gone through about 4 Management Companies / Owners since Ive lived there, but luckily now it seems they are only trying to make improvements.Park Terrace does have a nice sized park area w/ playground in the middle of the properties. However, I must suggest for you to observe your children if you let them play there. Lets just say Ive seen some of the kids run around recklessly (w/ no parental supervision), w/ things (or doing things), they shouldnt have, being minors especially.Drive SLOW throughout the entire mobile home park, as the kids (and often times adults), will just walk square in the middle of the road. I understand theres not really sidewalks, but when lil kids are literally RUNNING in front of my vehicle intentionally, blocking me from driving, I cant help but wonder where their parents are.If you take out the unsupervised children and people walking smack-dab in the middle of the road, this mobile home park isnt too bad, comparatively.Conveniently located just a lil North & around the corner (East - on St. Joe.), from the Waverly Exit off 496.

Nice place and people.

Horrible place, rent increases multiple times a year, and they can not seem to keep a park manager. The maintenance also thinks they know how to do things but usually make things worse, but that is when they even come out or are sent out to do things, the park likes to sweep issues under the rug.

Horrible Management. People in community arent bad, but the management is horrible!!

Rent keeps going up and maintenance keeps going down. Within the last year, if you include the trash, water and sewage bills that have been added, rent has gone up about $150 a month. Lot rent alone has increased 3-4 times in a year. Half the street lights dont work, potholes and busted concrete everywhere, roads and lawns flood. Steer clear!
