We were there for a softball tournament and it was 4 minutes from the fields. The condo were very nice. We were surprised on how big they were. The pool area was awesome. The kids had a blast. We used the picnic area to grill. The staff was wonderful and friendly.

This hotel has bed bugs. The first timeI checked into smelled like rotten eggs sulfur. When we flushed the toilet the stench filled the entire apartment and was u bearable. We were moved to another to another room. The rooms are large they are timeshares. I stayed in a two bedroom and occupied only 1 bedroom till my son came. The bathroom in his bedroom did not flush. I informed maintenance who came to inspect with no mask on and asked he please put on a mask before entering. He appeared offended. He returned about 4 hours later and handed me a plunger at the door. My son had bites on his back and legs and there were blood stains on the sheets. We called maintenance who came with a flash light and honestly confirmed yes there are bed bugs upon discovery of one walking across the mattress. I called the hotel manager who tried to convince me my son was probably playing rolling around in grass. My son is 24 years old. I did not appreciate him blaming us and not even taking any responsibility. I took pictures and asked him to come to the room to inspect what we found. He just talked a lot and claimed he did not know what it was and offered to refund the resort fee. We were moved for the 3rd time to a big 3 bedroom. We looked at the bed in fear of bed bugs and found spiders instead. One of the pools closed because they claim the pool cleaning service used a wire metal brush while cleaning and a piece of metal got stuck In a child’s foot. Every other day my room key did not work and I had to go to the front desk for new keys. One night at 11:30 pm the security guard rang my bell and said “no one supposed to be in this room.”The guard had to be in his late 80’d 90’s he was so old I was puzzled I could not believe this old old man was I charge of hotel safety.. I will never recommend or ever return to this hotel.

Very relaxing environment quiet not a lot of people, guest services was very helpful they have plenty there to do, they have a pool, jacuzzi,hot tub, and a splash pad. There a full size basketball and tennis court as well as life size chess and checkers. They also have events there for the week like movie night and a cookout for the quest. Condo was clean no bugs the only thing is I wish the gym had two treadmills.

It was a very nice place to stay at. Would recommend it to any one. Loved the up stairs bedrooms. 2 and a half bathrooms was perfect for the 3 of us.

Nice place to stay in your looking for an apartment feel. Unit was clean and the dishwasher and washer and drier works great.

Overall it was a great place. I was there for a State Championship weekend. The few things I would have liked a little different were the cleanliness of the house overall. It had a lot of dust and the floors were not very clean. It also said there were 2 sofa beds and there was only 1. That’s important to know.

As soon as we walked through the door I was obsessing about how homey it felt! The unit was adorable and I loved staying here for those few days. I could definitely see myself staying here longer for the next trip.The location was also really nice. It was right outside the hustle and bustle of the city, and about a 30min drive from all the theme parks.

This property far exceeded my expectations. It was basically a well furnished two bedroom 2.5 bath condominium including washer and dryer. Close to shopping (market across the street is amazing including a huge fresh hot food buffet), etc.

The people that greeted us at the front desk were very nice and the rooms were clean. That is where it ended. The lady in guest relations was not helpful at all especially after we told her we did not want info on the vacation club. We avoided her after day 1 as she sat outside her office on her phone smoking. Security was non-existent. Not once day or night was anyone in the shed checking people coming onto the property. (It is NOT gated). There were several instances where we viewed people coming onto the property to use the hot tub and pool. One of these people approached my step daughter and her friend as they were sitting poolside in the evening. Nothing happened but he did not belong on property and left a short time later.There was no one available to report this too. There are much better choices for a safe trip to Florida.

2 bedroom loft is very comfortable and spacious for a family of 8 and kitchen area is nice with large dinner table.

Could use more pans to cook with. Utensils (cooking) could be better quality. A few things needed fixing. Over all it was a good experience

This place was great until we went to the hot tub got there right at 11 and just when I got in to relax she came out and told us we had to get out. We knew we were going to be late when we arrived the worker told us that no problem as long your quiet you can stay in they will be fine with it. So I asked her if we could just stay 10 more minutes she huffed back into the office and then came out 5 minutes saying she was going to call the cops. So to pay almost 300 I feel like I got ripped off!! There was another couple there that was really upset as well.

Nice place. I liked the fact that it was on the lake and that the unit had a little patio with reclaimers chairs. There were ducks and ducklings all over and they were so adorable. That made my experience even better . They have a pool, books, games and much more. I would recommend this place . Full kitchen as well and everything well decorated

We werent expecting a full villa house, but it turned out to be great. The parking pass retaining is a bit nuisance you have to go to another office (guest services) to collect them. We found our rooms cleaned with fresh towels at the check in, with full kitchen amenities as well.The attendant at the reception was a bit less courteous, but we were tired anyway.A good affordable place to crash if you arent looking for an indoor pool or a hot tub in your bathroom.

We have been coming here for years. Love this place. Love the roominess of the condo. Everything is provided to start. I dont have to go home with a ton of dirty laundry because there is a washer and dryer in the unit.Picture of the guard duck.This is my home away from home when coming to central Florida.

This is an older facility, the carpets are worn and we did not have hot water in one of the showers. It is affordable and by and large clean with good amenities for kids.

Great place to stay. Was there 3 nights for a soccer tournament. The rooms are very clean, staff nice and friendly, very quiet. We were in a 2 bedroom with a nice sitting area, nice kitchen and loved having the washer and dryer. Nice pool and other recreation for the family. Loved watching the ducks. Nice and clean, quiet property with a very friendly staff. The unit we stayed in could have used some more kitchen supplies ( cookie sheet, broom, salt and pepper ) but other than that the full kitchen was perfect for cooking full meals. The pools ( two pools, hot tub and splash pad) was very clean and well maintained. There is a basketball court and playground too. I will stay here again if I have the chance. We got our condo through a silent auction that was donated by the owner of the timeshare property. The fitness room is small but it was so nice outside we just ran through close by neighborhoods.

Nice place. Kitchen has everything you need to do baaic cooking. Staff is friendly, place is clean. My only issue is that the water pressure isnt the greatest. Maybe just my unit, but could be that way in them all.

We had to wait nearly 40 mins after calling this in to the office to be able to park in the spot out front of our room because we NEED the handicap access to unload my paralyzed veteran husbands wheelchair and finally came across the employee who parked there who told us its not part of the handicap parking... the rooms werent terrible just lots of bugs.

Very neat little place. Pool is super cold but, I bet it feels great on a hot summer day. Not much to do here, but it is a beautiful place to stay. Theres a jail about a half of a mile. Thought you might want to know. Lol.

Spacious, clean and had pretty much everything we needed. Dryer didnt work as it should have. Needed to put it on twice to dry a load of laundry. Would have been nice if they provided 2 boxes of laundry detergent for every box of Bounce since the detergent was for 1 load, but there Bounce boxes had 2 sheets in them. This may have been because there washing machine was small and maybe I should have only used half the box let load. But overall I really have no complaints.

Rented a villa for a car show local to its location. Everything was clean, well kept, and affordable!

Large variety of rooms in the villas. We have stayed here several times and the whole family loves it. Kitchen is fully equipped so we have the ability to cook instead of eating out. The kids live the pool and the amenities that are there such as board games and giant checkers and chess.

Beautiful rooms and pools! I love the giant chess and checkers! The mini putt putt is so cute! I consider this place to be my home in Florida! Its super close to Universal and Disney! I love the shops near the villas! The staff here is so kind! The rooms are like mini homes! There are ducks constantly on the property so you get a nice greeting from nature! The hot tub, mushroom water kids area, and playground make the villas even more amazing! Theres a basketball court and a tennis court! This place is the best!!

Reservation process is a real hassle, with all of their little ticky tack rules and abundance of forms to fill out. Hidden resort fees will be added on. calling this place a resort is like calling Wendys a fine dining establishment.Units are basic but clean. Bring your own soap and shampoo. The soap they provide is terrible and there is no shampoo.Check in time is too late (4pm) and check out time is too early (10am).

Booked a week here for our trip to Disney. We stayed in a 2 bedroom unit upstairs near the front by the pool. Its not the most luxurious resort but it served its purpose for what we needed and was nice & clean. Walls are paper thin & you can hear whats going on in the room next to you.

I stayed here every weekend for months at a time in the villa with a loft, I stay in some crummy apartment that they had for the first time and they charge me $100 for damage to a door from a screwdriver (they said) that was there prior to me checking in.I call to see what the charge was for and some mean little man starts speaking over me and telling me he knows I did the damage and that someone there were multiple people in my room.ACTUALLY I WAS ALONE AND NOW YOU LOST A WEEKLY CUSTOMER

Time share my in laws had. We tagged along. I liked the place for the most part. The tv in living room was a flat screen, from 20 years ago, lol. Rooms had huge box TVs. No way to connect for our Netflix or any streaming, but there was an ipod hookup! Way outdated but I was comfortable.

What a great place. Very clean and perfect for our getaway with friends for Runaway Country Music Festival. The staff was professional and courteous. Met some nice people.close to parks, shopping and airport. Will be staying here again next year

These are nice town houses to stay at, especially if your with a larger group. The location seems good, but weve only really been going back and fourth to Disney. Everything was clean when we showed up as well. I have to knock points off because of the beds though. The room we where in, it was basically like sleeping on a brick. We ended up taking two twin mattresses in another room and pushing them together for my wife and I because they where better. Still not great, and it sucks having that crack in the middle of the bed. Its worth noting that 2 out of the 3 rooms had the better mattresses, so maybe they are in the process of upgrading them. Some of the appliances are pretty dated as well, but the work fine. Id say it would probably be at least 4 stars if we didnt have this bed situation (getting good sleep on vacation is pretty important).

A very lovely condo community in Kissimmee Florida! Very quiet and has an amazing hot tub and pool area! The only qualms I had with the place was either our specific condo or the one next to us has noisy pipes or water valve that initially sounded like a man was being tortured. Lastly, and I don’t real fault the establishment for this, but the gps coordinates for this place is misaligned to either the nearby gas station or the Walgreens. This caused quite a bit of confusion with rideshare drivers. We even had one get into a collision trying to find the entrance! I don’t know how that can be fixed but if there is a way it would be for the best!

A nice place. Slighly dated feel could do with an update. Gym here is again dated and needs replacing or at least a good service.

Our room was clean, great place to spend your evenings after spending all day at the theme parks. Nothing super fancy, but big enough for our family with a full kitchen, two bedrooms and two bathrooms.

It definitely needs to be upgraded. The bathroom has no vanity. When taking a shower theres nothing to keep the water from running all over the bathroom floor. The worst place I ever stayed while vacationing in Orlando. Will never never never stay here again.

The stay was incredibly enjoyable. Each villa is furnished with *nearly* all the appliances and equipment you need to stay for however long you choose. Plenty of space and very clean, you could easily host a family of 10.The outside accommodations are very well maintained: a sandy playground, massive checkers/chess board and tennis/basketball courts are right next to the pools and hot tub.The staff is incredibly friendly, knowledgeable of the area, and will eagerly provide service or assist you with your needs to the best of their abilities.

The villas are clean and well maintained. My kids and I love the amenities here at the village. Pools, playground, hot tub, basketball court, tennis courts and more. Near several stores, all within walking distance.

Im enjoying my visit in a 3 bedroom 2 bath villa having the company of ducks and ducklings at times. Relaxing on our rear yard patio we enjoy the view of a small lake where the ducks swim and bathe, in the surrounding quiet neighborhood. Weve also enjoyed exercising,swimming and relaxing in the hot tub. Located in Kissimmee Florida is well worth a visit.

Disappointing. Nice beds, but zero activities. Pools were tiny. My above ground pool at home is bigger than all three together 26 ft

Do you really want to know!? It is clean, they are very helpful, but the Villa is very out Dated and walls are so thin, child was crying at 6 in AM off and on until about 10a! We was still trying to rest from long drive from Ohio! I prefer bathtub and so I was dissatisfied that I couldnt soak in the Tub. Bedrooms are way too small, we cant put a chair in there, so you have to sit on bed, which is way too noisy, to watch TV. We had a few problems with items Missing from the kitchen and safety lock broke off the door, everything was taken care of promptly. I like that it is close to a Walgreen and Stores! I feel its great for couples with children, but not two couples in this type of Villa! Does have family Activities!

Only if you have no other options! Rooms were quite small, and the villa was not well cleaned. Although it did have 3 bedrooms and a fold out sofa bed. Then, we were required to pay an additional fee to have the villa cleaned daily, which is usually included when you stay in a RESORT! It is in a residential area, on the same street as a jail, and at least 25+ minutes from any park, so unfortunately, we spent a lot in tolls. Finally, it looks more like an old apartment complex than a luxury resort, last minute booking or not!

Not overly fancy but we have been well taken care of and they were very clean. Nice staff and a military discount through AFVC was nice!

I stayed in 2018. My unit was newly remodeled, very clean, and came with everything we needed. Staff was friendly & professional.

Really nice villas. We stayed in the 2Bd handicap on the 1st Fl. It was big and airy. It had a full kitchen, apartment size laundry, and great walk in shower for me. Staff was polite and very pleasant. Everything was clean and organized. The amenities were great too. Wed go their again.

Great stay and staff. Weathered hurricane Irma here and felt safe with my entire family. WiFi is fast kiddie water playground pool is really great. Nice pond to fish in.washer and dryer in room. I had a handicap accessible room and both showers and all doors were accessible.

The place is nice, however the surrounding area is a dump!
