Storm made us cancel our trip early

I love all the amenities. They have a arcade room, an activity room (closed covid), a theater and gym for the adults. My kids had a great weekend, we really didnt have to go anywhere else, they spent the whole day at the water park, and where sad when it was time to go.

Waterpark, bar, and two pools!?? Clean rooms and very affordable, I enjoyed my time so relaxing very peaceful front desk workers very helpful and polite I would most definitely would recommend this place to stay. Never would had thought to have a ceiling fan in a hotel room love it! Didnt have to use the AC much. Moat likely to be my next stay again

Very pleased with our visit. They let us check in hours early, friendly staff, clean & spacious rooms. My kids loved the Waterpark & asked to never leave. Bounce house & arcade were an added bonus. We were sad the art & movie room were closed but understood under the circumstances. We will definitely be back & look forward to it!

This best resort for kids and adults. The bar lady was nice and staff was nice . Kids love the slide even I enjoyed the slides. I highly recommend for a small getaway. Rooms aren’t the best little outdated but worth the price .

Wanted to get away for the weekend.(covid 19) Could use some updates as far as the outsideof the building. The lazy river was pretty cool. The slides were awesome the kids loved it! We were in one of the suites

Nothing about the hotel was good. Noisy rooms, wet all the time. Crank and old beds.

It was pleasant. Of course it was only one night with friends but The room was very comparable to other higher priced rooms.

The room was clean, basically the only thing that we didnt like was the chairs all over the pool areas in the hotel, they are broken, stained and ugly.

This is the perfect place for a quick cheap getaway. Could use a face-lift but the kids didnt want to leave. Lisa had exceptional customer service.

Hotel is cool i enjoy my stay my son loved it. Just the main. Attraction (water slide) was not working that was a bummer

Rooms were nice, the water slides were great, wish the lazy river was deeper & larger float rings for adults but still nice.Customer service was wonderful, room was clean, beds super comfortable. Would return!

After reading reviews I expected the worst, but I knew we wouldnt be in the room much as we were in town for an event & it had a Waterpark for our kids for when we would be at the room anyways. Well let me tell you ESPECIALLY for the price, Flamingo Waterpark resort did not disappoint. Customer service was above exceptional, our room although outdated, was clean - the outdoor areas were well worth the stay. I would definitely book here again.

I love this place my children had so much fun. Cant wait to go back.During the weekdays its nice and slow not over crowded.

Not gona lie not only was there Smoking everywhere Smelled like marijuana and it even said smoke free hotel Plus those pictures that you see? They’re not even real doors didn’t work it was hard to get in... In reality this place looks really creepy and vacant but for a 68$ a night stay I’m not complaining

We actually did not stay. We reserved ahead of time because it appeared nice online. We went in the room, it was very dirty. We tried to enjoy the slides and werent feeling safe. Its a ghetto place with the smell ofmariuana throughout the place. Do not reccommend. The only satisfaction I got was my refund and ran. People walking around with there pants below there butts and my kids felt unsafe. DO NOT GO HERE.

Great place for a cheap family vacation. Plenty of things for the kids to do, plenty of drinks for adults to drink. There’s a family friendly movie theater, restaurant, game room, lazy pond, water slides, large swimming pool and more. The rooms are a little small and the hallways are a bit smelly from the garbage being taken out. Also make sure you don’t set your drink down unattended (Had a bad experience). The customer service is awesome. We had issues with our debit cards but they were very patient and didn’t make us feel bad about it. You can’t beat these prices and my expectations were exceeded. I’d definitely recommend this place to a family looking for a good time and a nice deal.

Room was not clean and had bugs. Shower took 15 minutes to get hot. If you like to listen to someone sing karaoke all day this is the place. We had a room near the Waterpark and a party was in full swing a day long.

The rooms could be cleaner, but when we complained, they did let us check-out 4 hours past check-out time, so we had our room while we played at the park. Was crowded on Labor Day weekend, but everyone had a great time. I gave 3 stars, just because it wasnt as clean as Id like it. Our room smelt moldy and it was stuffy in the Arcade. But we still had a great time for a pretty okay price. Make sure you get to the Waterpark early if you want a place to sit.

I liked the hotel. Kids enjoyed the water park. Rooms were clean and housekeeping was great. Nice place to stay while we visited Florida and Universal Studios. Right off the Florida Turnpike. Lots of shopping and restaurants close by.

The price was affordable. The tiki bar had great drinks and an awesome bartender. Dulces restaurant had a yummy breakfast. The lazy river was so relaxing. The waterpark is family friendly. We had a great time and will be returning guests!

My key hardly ever worked. I had to go down to the office 3 times, with 3 toddlers, to have them reset. Once while it was storming outside. The breakfast was not good at all and they only had one worker doing everything. She was very nice though. The staff is polite. Probably the only good thing. Definitely not a resort, more like a hotel. Building and inside of rooms where really old and was almost weiry about sleeping on the sheets.

The weekend had a horrible time .. from the beginning to the end, it was a strong disappointment since we arrived and the hotel had nothing to do with the photos on the web site .. the reception even though you let them know that we were not agree .. the only thing they did was ignore everything, the service a lot k decwar in 4 days they never cleaned the room, nor did they pick up badura, they only left clean towels next to toilet paper and shampoo, the common areas of the hotel ... by God, the xamas and pool and park chairs. all without exception of any. broken, dirty. horrible .. and very few for the capacity of said hotel, they tell you on arrival that you have the right to breakfast for only Saturdays and Sundays .. but they do not clarify that you have to pay for it. conclusion our experience that we had rented 5 rooms, we were all very disappointed .. and to clarify .. no one was ever seen with any masks .. one k other casual staff .. we seemed to be aliens. If they dont want to throw their money away ... I dont recommend this place ... total disappointment.

I just checked out today. there is absolutely NO DINING AT THIS PLACE AT ALL. I had a room with a jetted tub and the only time I was able to use the tub was after midnight because there wasnt hot water til then. Also the waterpark was great except no lifeguards were wearing masks and I never swathe staff cleaning or wiping down any surfaces or chairs even after the park was closed . I watched cuz my room was right next to it front row view and not once did they clean anything at the water park i was there 2 nights. The bartender wasnt wiping the bar or tables either after people left there. I mean other than that it was good

The water park was good. On the other hand we didn’t like the place at all. The room has bad smells, people with loud music outside their room and their radios outside like if they were outside of their houses. We went to the lobby and speak with one of the employees but it was a bad experience specially if you want a go to a nice place just to have fun with your family and you have to face that. 1st and last time for us

Our Seniors Bass Club stayed here for several days for our year end Classic Tournament, and I as well as many of the Fisherman have been coming to Lake Toho for many years. By far this is the best Managed and cleanest lodging facility we have had in many many years hands down. The manager was spot on and let us know right away they cater to Fisherman, so if you are coming for a trip to the Kissimmee Chain give these folks a call you will be glad you did, all electrical outlets work and are EZ to get to, parking to leave your truck and boat hooked up be sure you let them know if you are with a Bass Club your rates will be adjusted. All 5 Stars from a Senior Fishing Club from Jacksonville.

Oh my god, I don’t know where to start. It looks like a cheap motel than a hotel. The WiFi doesn’t really work when it’s supposed to work. They overcharged for resort fee and deposit. The staff were very friendly and helpful. When I arrived the room was very cold and they had to change my room to another where the heater was working.

Lots of rambunctiousness from unattended children. They are understaffed with lifeguards,so no one follows any rules, its a free-for-all. Although, its a pretty cool place when you get a chance to enjoy it.

Really nice place for the price. Kids had a great time and that’s the important thing. Good food and drinks. Really not bad for a small weekend getaway if you have kids and tight with money. I’d come again.

On top of the hotel room having ants in it . The bathing suit/ towel rack was broken so we couldn’t hang out clothes to dry . Also the biggest problem is that THEY DONT GIVE CHANGE BACK!! If you pay in cash they claim that they don’t have the correct amount of change to give back to you even though you can clearly see change in their drawer . This place is truly robbing you of money and making more then they should be by making false claims . I highly recommend not staying here . We pay enough money between the room and park and shouldn’t be shorted out change owed to us without them crediting it back to our room.

The main problem with this place is SAFETY! This is NOT a safe place for kids so parents keep a close eye on the kids. We are notifying you about some safety issues at this property. we have suggested an outside safety audit of this property from the front to the back. We had many issues regarding safety when visiting this property. First issue was the lack of care and concern of customers from your water park staff. Second was the pressure washer hose stretched across the lazy river after water park opened. (SEE PICTURE). Third room cleaning staff leaving room doors open and unlocked after cleaning. Fourth, bounce house collapsing while small kids inside with no staff in the area to help get kids to safety. We where highly upset with managements response after bringing each issue up in person. Some managers laughed and others replied “What can we do about it?”... From one business to another this is very disgusting behavior. We do NOT RECOMMEND this property for those reasons. The GOOD things about the property was the rooms are very clean (recently remodeled). The grounds of the property also seemed to be very clean. Price of the stay is a little high and NOT worth for the current stay. Food prices at the tiki bar are high as well but you are paying for convenience. We suggest save your money and order from a local restaurant close by. Look for those reviews by US also!

Room was nice and clean. The grounds seemed well kept. Water Park was good for the young ones. Friendly employees. All and all we had pleasant time.

They have increased the prices and I don’t understand why. Nothing has changed. The water in the lazy river looked murky. Pool needs a cleaning. Floors in the room were dirty (feet were black just from walking from bathroom to bed). We have come here multiple times mainly for the water park but after this visit we won’t be returning. They need to just go ahead and renovate the entire place.

Did a staycation for 1 night. 10 minutes from my house. Theres nothing really in our area as far as entertainment. But theres tons of hotels/motels.Sadly, I had to go back to the room a day after we checked out cause I left my wallet. It wasnt immediately on the table where I thought I left it and had to search the room.Upon entering, I notice the sheet was off the bed we slept in, but the other bed that appeared like we didnt touch it was completely left untouched. Pillowcases and all were still on it. While the other bed was striped. The sad thing is that bed was used (somewhat). I sat on that bed, our bags were on that bed. But to them we didnt sleep in it, so it was clean and left it alone.I ended up having to move the bed to which I found garage and candy wrappers underneath. Those werent mines and must have been there from previous guest. Wonder how clean it was when I was there. Behind the dresser was a tail of a toy giraffe, again not mines.If hotels werent cleaning before covid.... What makes us think they would change now?The price was the best part. But they need to change. Covid or not. Who wants to stay in a nasty hotel?

We were there for a 3 day weekend. Took the grandkids, they had a blast . Plenty for them to do... ages 7,12 and 15. only thing that would have made it better, would have been to have a couch in the room. My husband took his computer to work while we were there and the chairs were very uncomfortable. Other than that we were very pleased and will be back!

The pics on hotels.com must be very old. The hotel is way older and more outdated than pics show. Upon arrival into our first room, there was a poopy diaper in the bathroom on the floor, which tells me the house cleaner didn’t want to pick it up. They moved us into a different room, sheets and pillow cases had stains on them, not just small ones, the door had gaps on the side and bottom so mosquitoes kept getting in the room. The ceiling fan light did not work, so we only had the 2 little bed side lamps for lighting, unless we wanted to leave the curtains open, then everyone walking by could see right in our room. Very upsetting, will not be back to this hotel ever again.

First I’d like to say that the water park itself is super cool. And the front desk staff is very nice. But the rooms are disgusting. They are so outdated and rundown. The furniture was peeling off. The walls were dirty. The bed sounded like it was gonna break. The bath had a bunch of rust. The carpet was absolutely disgusting and ripping. And the ac was making the room humid in the middle of the night. We actually checked out a day ahead of time because I couldn’t sleep there. This place has so much potential to be amazing with some renovating!

It was great for the price! Great mini vacation. Water park was amazing. I would recommend. Room floors and sheets could be cleaner and must use WiFi which is free because lost celular signal. But loved it and in a great location near restaurants. Even though we already know the area we live near by. Will be great for tourists as well.

Its old. Not enough chairs or floats. But, my son loves it. Thats all that matters.

Water park and rooms definitely need updating/cleaning. All grounds need power washed and slide surfaces need to be addressed. Staff seems very friendly so far. Room has an odor. No real restaurants near. I don’t think any investigation is necessary as you can see the condition of the room/property in my photos.

I went this weekend with a group and everybody are super happy, super nice place and the staff so nice, really im going another weekend ️️️

We had a great time. We handed our 5 yr old the phone and let her pick where she wanted to stay. The water park won her over. She didnt want to leave at night to go eat. Our room was nice and clean. We definitely couldnt ask for anything else for the price we paid. The water park was perfect for a 5 yr old. The playground was a plus. We never seen a time on the playground so she got to play there after dinner one night. We will be going back soon. The weather was great 80s to 90s... We froze when we got home and it was in the 30s. Ahhh

Well, after reading all this reviews our family of 4 almost backed out after booking on hotels com. On our arrival the front desk guy was very nice I wish I can remember his name. On our arrival we got a room first floor right in front of the toddlers water area. I was surprised to see the room clean and ac was cold!!. Mind you we read reviews and had took a fan just in case. We were given 2 key cards and one didnt work so went in front desk and it was fixed. You dont wanna put key card by your phone or itll stop working.Rooms were not bad,besides the kids had alot of fun in the water!,lazy river is fun and a bit low but I felt more safe since my kids ages 6 and 4 were all over without any problems.slides are pretty fun. Overall it was super fun!! I believe it was worth it, we went on a Sunday night til Tuesday and it was perfect not much people so that was a plus. Rooms are maybe a bit outdated but it wasnt as bad. They have family movie nights with free popcorn,game room,big pool closed at 10 and water park with big slides and kiddie pool closed at 8 which was reasonable. Book out time was at 11am but your more than welcome to stay in the waterpark til closing :)

Well is smells really weird and it look really getto and the rooms need updating the sidewalk is disgusting they dont have a second blanket it has a creepy feel to it I wouldnt have chosen this place it looks nothing like the pictures

A great family place. Inexpensive and lots to do. Rooms are dated but being remodeled. Clean and entertaining. Water park is a great place for kids with lazy river and separate pool. Kind and efficient staff.

I stayed here for a weekend and let me tell you it was horrible. The toliets were sticky, our cards didnt even work we had to walk up there 3 times to the office and back to the 3rd floor with a sunburn! It smelled like chemicals. And the cable didnt even work. And 25$ for one towel your insane!

This isn’t a resort.. maybe a motel, but they absolutely shouldn’t call this place a resort. The condition of the rooms were very bad. Bed sheets, linens were dirty. Toilet was horrible. Ambience was very bad. Could not stay a single night.

Best staycation ever. We live close by and been 3x in 2 months..

When we pulled up we thought the place was super run down. The room seemed really nice when I walked in but the amount of dust on top of the refrigerator and the windows was disgusting. They only have 1 wastebasket which is super tiny and the circulation in the toilets are horrible. The air condioner was not working properly. We went out to the water park which was nice.. but after a half hour we had to get out because someone had an accident in the pool. This is supposed to be a non smoking resort but the amount of cigarette smoke and POT aroma is present during the day and night. The tiki bar was closed and the breakfast part was closed as well. To say this is a resort is ridiculous. For the money we paid the Nickelodeon hotel is a much better choice.

The pillow case had blood stains on it, rooms are pretty run down, towels and toilet paper are not resort worth, neighbors were up all night screaming and playing loud music. Water park is nice, but not worth the money. Never again.

3 Rd time here in last 5 years. Rooms are clean. Outside of building is older but dont let that fool you. They have kids movie nights with free popcorn, the resort water park is a inexpensive way to have a relaxing day. Property is nice and clean.

This place is not a resort lot of things did not work in room had to move our room a couple of times because tub was backing up. This place definitely needs an upgrade and the pool looks like someone has been peeing in it for a long time the water is yellow probably cuz theyre not cleaning it. If you are looking to have a vacation on a budget this will be the place for you but I noticed that a lot of things in a room far as dressers went tables are definitely needing replaced.

I give it a five star simply Amazing Awesome and I will be back. Thank You for a good time.

Pools smelled like pee. There was a lot of hair floating around. We weren’t able to use any of the pools for obvious reasons. Plus the 3 gifts that was supposed to be given to us with the stay was never given. There was a dead roach in the drawer of the dresser, the bathroom rod was knocked so the curtain was always going back to the middle so no purpose on having a curtain! And the shower head ha! That was a joke! Mold mold mold!!! And mildew! Definitely a room or a hotel that is in desperately need of maintenance personnel! worst way of spending ur money!

We only stayed in a room (via Airbnb) for 2 nights and didnt use any of the amenities like the pool. The room was clean and orderly, no smells. Shower could have been a bit cleaner though. The staff was courteous, and the overall appearance of the place was clean. The drive to the theme parks was about 30 minutes from the hotel, and had lots of toll booths. Over all, it was a decent place to stay, but I dont feel compelled to make it my go-to for return trips.

*****Amazing guest service. We stayed here for the Thanksgiving weekend 11/27 to 12/1/19. Everyday room service was performed. The entire resort campus was maintained very very CLEAN.Water park: Very clean, safe and kids friendly. There was fun place for all age group kids and adults. Our group kids age starting from 8 months to 8 years had a blast.I would definitely stay in this resort next time.

Pictures look good, but it’s old building. Even though temperature is in the 80’s there are no slides or kiddie area open to use till summer. So don’t waste your time for spring break here. If you can only use the one pool you might as well book a nicer modern hotel with a pool and hot tub than here. It’s missable and boring. Distant and hidden towards back not at all accessible to any nice places to walk or drive to.

I have booked a hotel for May 24th they had told me there were going to be open I called on May 20th to make sure and they had lied to me and said they would not be open to June 1st so I had canceled my reservation I did not get my money back till a week later they did not give me a full refund they told me they took for service fee which it was their fault and took my money I tried to get a corporates number and they refuse to give me it they are very horrible I would not recommend any of you guys too purchase any tickets or hotels in this park. If anyone out there can help me to get corporates number I will appreciate it thank you

We checked in late and the staff was super friendly even though it was way past my kids bedtime. We loved the fun upbeat colors of the lobby which also flowed into the family suites. The kids also loved having their own big TV to watch. We will definitely stay here again.

My kids had a blast here we may visit again but only the water side the other side hotel rooms smell and some things bit me. Buy your own soap because their soap dry your skin out and smells too but the plus side was it was walking distance to a few things (if your a walker which Im really not lol)

5*****!! This place is very affordable, and a wonderful place to spend a weekend. The room was pretty new and beautiful. The staff were very polite, hospitable and I highly recommend!!

The room smells bad and we payed for one type of room and we got another one cheaper. The park is nice but in the weekends a lot of people goes there to rest or to birthday partys and is really hard to use the pool and common areas.

Upon arrival we were informed that the resort fee would be waved since the water park was being renovated. So let’s start there. THIS IS NOT A RESORT!! It’s a Motel. I’ve never since such misguided propaganda by an establishment as with this one. When we pulled up my husband and I were shocked. This is not a place you want to be at with your family. We only stayed long enough to smell the mold in the “newly renovated“ room we got upgraded to because our original view was a parking lot.

Kids loved the waterpark area but the rooms werent very comfortable. Big difference between flamingo hotel and flamingo express rooms.The place is cool and has lots of amenities, but it is dated and desperately needs updating. The price is right and the location is pretty good, lots of infrastructure improvements in the surrounding area. The room was actually very clean, it just was not very terribly comfortable from the mattresses to the pillows. TV was unplugged and required a furniture move. Small bathrooms and showers. The kids loved the lazy river which is 2.5 ft, perfect for 4+, murder on adults and their knees. The waterslides were not all working at the time, but they looked fun and the one slide my kids used was great. Waterpark shuts down at 6pm, and its loud in the courtyard with music and play until then. There is another pool on-site which is actually 8ft deep. If your kids are 4-8 and youre looking budget, this is an ok place to stay for a night or two. I found the staff friendly and very helpful in resolving an issue out of their control.

Positive: Staff was friendly. disappointed the water park was no open. We were told at last minute. Stayed anyway due to other coming in as well. Negative: Water park closed down and the smokers in the common areas.

This place is very relaxing and comfortableIt gives you a carribbean feeling. The waterpark closes to early and open to late. Besides that it is good and the price is very reasonable.. there is activities everyday, family movie night every night. Love the drinks at the tiki bar put they charge you $6.50 for a service fee after ordering. I gave it a 4 because check in is at 4 and the water park closes at 6

Small rooms in the Express section, but bed was very comfortable for my build. Bedroom and bathroom were clean. Would stay here again if needed.

Rooms where musty and Curtains did not shut all the way so any one could have just stuck there heads in side the room. And the rooms would make you itchy and the rooms only have one little bitty trash can and the water park it is just way too Dangerous. Because when you get in the water slides on the purple slide you will get hurt and your head will hurt after you ride it. And you can’t drop big number twos in the toilet. I came and The rooms were upside down. I came here and I had a lot of fun but it was just so difficult to Adjust to. I got here and at the end I was just really excited to get out. This is exactly why you should not get this resort. It is not worth it!!!

We went during slow season so the water park was under construction. But they have a playground, kids activity room, and a nice arcade. They also played free movies every night in their theater and had free popcorn. Over fun stay.

I was afraid with the negative reviews we read but we had a great time! It may be a little outdated but totally worth the stay... we celebrated my daughter’s sixth birthday with family and it was perfect. Kids had a blast. We spent the day at the waterpark and the evening at the arcade. In between we bought stuff for sandwiches and ate at the tables on the balcony. Rooms were clean. Beds were a little too firm for our liking but still had a decent night sleep. We will definitely be going back.

Great hotel for families! The water park was closed when we stayed there but it looked like it would be very nice once renovated. Staff was also great very personable and accommodating.

Beware rooms are not us posted on the website the hygiene in this hotel is terrible this is not even consider a hotel this is a motel this is not considered a resort like it says outside and when you pay for a superior room it’s really small the only advantage that he has is a jetted tub and the rooms are very loud the color

Pictures on website are outdated. Mattresses look like the found in a dumpster, found dirty underwear in the room. You book a double queen deluxe with pillowtop mattresses amd you get those 150 mattresses. Only good thing there is the water park.

What a nightmare. First of all, we booked two rooms at the resort, luckily for one night while we waited for our VRBO to be available for check-in.. THANK GOD it was only one night.The water-park was shutdown for renovation. This included the tiki-bar and other amenities. This was not communicated to us prior to making the reservation.This is not a resort but a cheap, old, smelly motel. The rooms guest doors are external and the general feeling even just for one night was unsafe. The location is miles away from anything worth seeing or doing and is right on the toll road.The most amazing part was when my in-laws got LOCKED IN THEIR ROOM from the INSIDE. They had to call the front desk to have maintenance come and get them out. What an unbelievable safety hazard for guests! Unfortunately, based on the response of the maintenance technician, I dont think this was the first time he was called on to do this.

Advertised amenities were not available, and the noise was ridiculous. After mentioning these things to the staff, they refused to compensate. So I certainly will not be staying there again. Learn some customer service skills so you can handle other customers better next time!
