This is a decent complex, but please read this before booking. There are repairs/grass cuttings going on ALL THE TIME. You can never have any quiet, especially on the ground floor. Literally all the time people are cutting grass with lawnmowers or doing some yard work or whatever. Say goodbye to quiet mornings the never ending stream of garden repairmen will make sure your head hurts from the constant noise.
We stayed at this condominium time share, Kamaole Sands.. Beautiful views and spotless immaculate rooms, 2 baths, 1 master bedroom and kichenette, living room with pull out bed, lanai.. Awesome pool and 2 hot tubs.. Close to shopping events and restaurants.. Everything was pretty much walking distance very close to the beach

We stayed here for 10 days. We were in building 1 #404. 2 bedroom, 2 bath. Nice condo and the owners provide everything you would need. Pool is nice with plenty of seating. Didnt have to fight for a seat or save seats. That was nice. It is across the street from Kama ole III beach. Can walk to many restaurants and shops. Nice grounds. Definitely enjoyed our stay. Lots of families with kids. Place is good about the quiet times.
The property is older but well maintained. There is a big difference between staying at a condo vs a hotel. There is no daily room keeping service and after a few days toiletries were running low. Our unit was clean and comfortable with one bedroom, two bathrooms and a Murphy bed. Kitchen had everything we needed. Property has several outdoor grilles on patios with tables and plenty of room to gather and prepare a meal. A very nice public beach is directly across the street (this property is not waterfront). Overall we would stay again.
The pool area was perfect, BBQs outstanding, property landscaping great. Room location excellent but really needs renovation no comfortable chair or sofa. Dishes old well used. Main bathroom needs new shower faucet (onsuite bath excellent, newly renoed) Appreciated king bed.Great to have beach amenities ti use (beach chairs etc)Ramp to driveway parking extremely slippery when wet, I slipped and fell fortunately not hurt just bruised ribs. No caution sign at time of incident. Very friendly front desk staff and management.
Checked out 2 rooms and both had a problem, both great woman at the counter did majic and we got a better room and 2 doors down from our daughters familyOutstanding service!
It was well maintained and very pristine. Sucked that all the BS around Covid-19 caused the pool, tennis courts, and other amenities to be shut down while we were there. Just another state going ape over this stuff. Loved the condo itself and the view. Grounds crew needs to start a bit later though. Hard to sleep in late when you hear landscaping equipment going at 9am! Overall grade ....b Consider making the property adults only and I might buy a condo there.
It was a very nice condo resort and I would totally stay here again. I did stay here when there was no tourists though so Id imagine its different when there is a lot of people
Great property to stay at. Close to lot of restaurants and Beaches. One of the best beaches is right across the road. Beautiful sunset. Condo has all the necessary things, all the utensils to cook, Fridge, Microwave, 2 Bathrooms and very safe since you need code to come in and go out of the property. Overall great experience.

The best part was being so close to the beach, and walking distance to stores and restaurants. The BBQ areas were nice. The pool was closed, but looked nice. The grounds were well maintained.
Really nice, well maintained resort/complex. Fantastic value. Right across the street from Kamaole Beach Park III - very easy to walk to. Easy walk to shops, restaurants, etc in Kihei. Lots of families there (I had my kids with me, age 3 and 5) and it was perfect for them and they loved the pool. Units are all individually owned so that will depend on the owners, but I believe they all have full kitchens and laundry. We stayed in building 10 which is closest to the beach - I was worried wed be too far from the pool but it was only like a 2 minute walk, no problem at all. Id definitely stay at this complex again.
Beautiful grounds. Very friendly & helpful staff. Our group rented two suites which were quite differently finished, one much more upgraded and had a larger lanai than the other, but they cost the same. We really had no complaints on either room but that part did seem odd. Both units included extras such as beach toys, seats, umbrellas, boogie boards and snorkeling gear, which we enjoyed at the beautiful Kamaole III beach right across the street. The facility itself has great amenities. The kids really loved the luau at the pool each Wednesday afternoon. The parents enjoyed the Mai Tais! we found both guests, residents and staff to be very friendly and all happy to share tips on sites to see and places not to miss. Definitely one of the top on our must return to list
There is not one thing I liked about our stay with you.From the moment my husband and I checked in the lady gave us the worst attitude upon initial arrival! How insane! We let it go because maybe she was just having a rough day..But the attitude kept going thru our entire stay.I don’t even know where to begin regarding the room it had a really bad odor, carpet was dirty, our sheets look old and musty, the couches are old there was a bug that came out, everything looked NOTHING like the online pictures The worst experience ever for it being our anniversary trip we are beyond disappointed.After speaking with other people staying there we all agreed that it is the worst hotel and our last time staying there in our lifetime.
The service was worst by far! We did a late checkin first they gave us the wrong room it was nothing what it said it was on the web site! When we called to notify front desk the error they said we had to wait till morning to correct it. Morning came then they said they need to see what’s available. But we had booked that room 3 days in advance! They said they would call back to notify us and never did! The whole reason we booked with them is for the loft room and we never got it. So all in all I wouldn’t stay here again.
Staff everywhere was friendly, helpful & very efficient. The landscaping is gorgeous and staff keep it looking meticulous.Our favourite condo features were the ceiling fans, A/C, beach chairs and beach umbrella.We enjoyed our stay very much! And wed recommend our experience to anyone.
This place is beautiful and a great deal less expensive than a hotel. If you like looking out over the beach and staying in a nice place this is the one for you.

This is a great resort. Our condo was newly renovated and provided us with beach towels, chairs, and umbrellas. Free wifi is in each condo aswell. On site there is a heated swimming pool and hot tubs. At the pool there is a weekly welcome party with juice and drinks provided. There are also various bbq pots with new gas operated bbqs and some with tables for your group to book at reception. There is also a beach directly across the street where you can do snorkeling, along with watching wildlife come ashore.
Dated like most of Kihei, but good location. Nice pool for the kids and and an adult only hot tub.

Got the place through PMI Maui (property management). The unit/condo we rented is bldg 3 ground floor rm 103. The unit was clean, comfortable, and across the street from Kamaole sands beach III. The condo was fully equipped plus it has all the things you needed from the beach (beach chairs, cooler, umbrella, boogie boards). We truly enjoyed our stay and highly recommend, esp of you are traveling with kids.
Amenities are good at this well-maintained complex. Lovely gardens and foliage. I appreciated the elevator for moving bags in and out of the unit. Good for families and/or a long stay, but because I was only on island for a week, I missed being on the ocean side of Kihei Road. My view was obscured, and certainly no ocean sound or ambience. Also, units are individually owned and the unit I rented needed some updating.
This is a wonderful place to stay. Right across from the ocean, it has all one needs and it quiet, too. Staff were very nice.

This condo complex is amazing. I have been coming to Kihei for over 20 years and we always stay here. Grounds and pool area are awesome and well kept, the condos are big and spacious as well as usual quite pretty, and the staff is absolutely amazing!! Honestly, the most family friendly place in Maui! There are a ton of close good places for food and souvenirs, and everyone is so friendly!! Plus the free mai tai Wednesday’s around the pool with music cannot be beat. I plan on continuing the tradition of taking my own family here every years because it has been so influential in my own life.
Easy to get to Kam 3. Nice grounds. Too many kids. If you are travelling without kids you might look else where. Nice property but hard to recommend. I personally will not stay here again.

Fantastic condo complex to stay.... it is absolutely beautiful and there is a pool, games room, gym and incredible landscaping. Not to mention it is right across the street from Kamaole 1,11,111 beaches!!! Third time staying here and highly recommended!!!!

How spacious it is. I had my own bathroom I didn’t have to share. What I didn’t like is all these other fee’s I had to pay for upfront....resort fee I didn’t mind paying even though we didn’t use the pool or other amenities they offered. Then their was cleaning fee and maintenance fee!!! I won’t be coming back to stay here at Kamaole Sands. It is a great location, nice place to stay but not worth it me paying another $192.00 when I registered as a guest!!!!
Avoid.Upon arrival was hit with an additional bill for: resort fee ($35), Reservation processing fee ($25) and Check out Cleaning Fee ($125) + excise & room taxes!After going through my emails, the check out cleaning fee was only mentioned AFTER we had confirmed the booking.Further charges of $50 if you unplugged the WI-Fi!? (see attached photos.Room was very dated and for what turned out to be $300 per night, there are so many nicer places to stay.
We stayed at this place through VRBO. For a family of five this place was awesome! It was a two bedroom and two bathroom suite. Apart from being beautifully furnished (e.g. stainless steel appliances and granite countertops) it also contained plenty of toys for the kids and all of the items you needed for the beach (e.g. beach chairs, boogie boards, coolers and plenty of towels). One note this place is someones home that they are renting out so if you can get passed that youll be fine. Finally, each suite here is privately owned and rented out so your experience and what is included may vary.
First time here and it wont be our last. Spacious and comfortable apartment set in beautifully maintained grounds. Kam III beach is steps away and is perfect for families if you have kids. We even had a large turtle swim by us in the crystal clear water!!

Unit 4-2406 was one of the best appointed condos weve stayed in on a vacation with our family of 4. We tend to cook multiple meals in our units and many are not adequately equipped. 2406 had plenty of cookware, utensils, and supplies, a huge fridge/freezer and good sized washer/drier. Bathrooms were modern and a nice surprise was a magnification mirror for my wife (she like it a lot) in the bathroom and good lighting. Plenty of storage space for toiletries in bath and clothes closet and bureau in the bedrooms as well. Additionally there were beach towels, chairs, coolers, umbrella, boogie boards, and thermoses (leaking but a nice thought) and freezer packs which are very handy for parking all day.. The unit had 3 tvs (one huge) working wifi, many fans (we only used AC at bedtime), and comfortable beds and furnishings. We liked the loft unit with its high ceilings and top floor vantage point. Additionally Kamaole Sands property is beautifully maintained and well managed with quiet hours and amenities that were attractive to all. We appreciated having an assigned parking space near the elevator of our building. Beach across street affords nice sunset views. Mark, the concierge was friendly and helpful and we booked 2 excursions through him (including a raffle ticket win which provided a cheaper buy one get one win which reduced our price) . Of great convenience is the NO KEY room access so we only had to worry about keeping our rental car key dry while snorkeling.
First time staying here (we usually stay in Waelia), because its less noisy and packed with people. Great resort located across from Kamaole Beach 3 makes it very convenient to enjoy the waves, however better snorkeling at Kamaole Beaches 1 & 2. One regular sized pool, which gets very crowded at times. Overall, very nice, and we will be back. Our unit is lovely, completely renovated, and perfectly priced for a family of 4 (1 bdrm, 2 ba)!
Beautiful grounds, great little wading pool for the baby, right across the street from the beach, quiet at nite. Our unit had AC. Would have been very uncomfortable without it as airflow was not enough to counteract the humidity and heat even in October (from SD and have no AC at home, so typically live without fine). Easy check in and great experience!
Awesome location, amenities and staff! We stayed in two different suites (2 bedroom then 1 bedroom once our friends went back home) each came with its own charm and perks. The grounds are gorgeous and immaculate. The pool is a nice place to spend a day off from the beach and the shaved ice is massive and delicious!!
Didnt like the dirty kitchen - had to clean all plates, pans, mugs, etc. before use. other than that, everything was pretty good. location is great! amenities - great! We stayed with the 14-month-old baby and we had everything we needed for a comfortable stay - laundry in the apartment, second bath, all linen/towels, etc. Perfect place for a family stay!
Clean and safe. I like that it is gated and that there is security circling the parkglot throughout the night.
Love the set up... appliances and beach stuff available to enjoy the beach right across the stree or the pool in the middle. Loved it!
We enjoyed the pool, nicely manicured grounds, and gym. The staff were welcoming and it was an overall great experience. Unlike the pictures on this site, the suite we stayed in was old and a bit run down. We made a special request for a ground floor weeks in advance, as our toddler would have loved to be able to run around outside. Although the staff said they would try to accomodate our request, we were given a room on the 3rd floor. The kitchen had absolutely everything we could have wished for and it was really convenient to have a laundry machine in our suite. Great experience overall.

Much better deal than Lahaina. Unless you want a resort atmosphere with high rise clusters of hotels and close golf courses.The restaurants around Kihei are soso, but bring your Costco Card and get a better price for food and gas (more than 60c less per Gallon) and use the amenities of Kamaole Sands. Fully equipped kitchen, several public grill stations, pool, gated community, etc. The beachis just across the street, and not as crowded as in the resorts.Great budget location with a private building structure.Guenter
While visiting Maui, paying a fortune for a 4 or 5 hotel isnt necessary and extravagant living conditions for a few days are the least of my worries.I came for the beaches, traditional Hawaiian food, sight seeing and constant warm weather with mango, banana, coconut and palm trees everywhere I go vs. staring at leafless trees covered in snow during a Chicago area 6-month winter.Room was clean, the lanai had a beautiful view with the beach in sight, had everything we needed and all electrical such as the washer/dryer, cable tv, and A/C most importantly, worked fine.Reasonable rates, staff was friendly, condos conveniently located within walking distance to the beach and the next time I visit Maui, I will be staying at the Kamaole Sands again!
This place met all of our needs. Unit 2-205Pros: great location, clean, pretty condo complex. Assigned parking was a good idea. Even though it said Garden View, we had a partial ocean view from the lanai which was a nice surprise. Well-equipped kitchen if you want to cook (we didnt.) Ice maker in the freezer was good. Lots of beach toys, chairs, umbrella, etc. The bed was comfortable. It had a washer/dryer (but we didnt even know about it until the housekeeper asked us to wash the towels before we left!) Beach right across the street and nice sandy beaches with good snorkeling within a few minutes drive.Cons: Bad A/C... there is only a wall unit air-conditioner in the living room behind the tv cabinet which does not cool any other rooms. The bedroom is in the very back of the unit so it was very hot at night. There was a ceiling fan and a very noisy plug in fan which both had to be on all night to keep the room from sweltering. On one humid day it was hard to sleep. If you need a/c, make sure you get a unit that has central air. Also, the shower leaked all over the bathroom floor so we just kept a bathmat along the edge. Bath amenities were so-so.All in all, this is a good enough condo for a short stay. I would look for another unit with better amenities and better a/c next time. But Kamaole Sands is definitely a good spot to spend a few days in Maui.
The location was great! The staff was very friendly. We had a couple of problems with the room during our stay (electrical outages) but the maintenance department arrived quickly to take care of it. The view from our patio was wonderful!

The location is pretty good. The facilities are ok. Close to beach. Moderately close to places you shop at. They didnt tell us about a super high cleaning charge that we have to pay while checking in in addition to the room amount. Plus resources like shampoo, soap, etc which are usually available for free on a daily basis have a charge if you run out of them. Also, there is no cleaning on daily basis while you are staying. Some people may prefer that but I dont.

The property was nicely maintained and close to the beach. It was central to many restaurants and shopping. The exercise room was small and dated. The pool was small for the size of the facility. We stayed in condo number 8302. The room it’s self was dated. The air-conditioning unit was not efficient for the size of the condo. It is a small unit in the living room only. There was a ceiling fan in the bedroom and a small compact fan that did not work. Also the TV in the bedroom did not work. We ended up having to sleep in the living room to stay cool enough. The back door locks on its own. We locked ourselves out on the balcony two times. The dryer does not turn off on its own. This condo definitely needs some updating. I would not stay in this condo again or recommend it to friends. We may stay at the resort again but not in condo number 8302. We were told afterwards that some of the condos have central air. If you are going to stay at this resort definitely make sure that your condo has central air before booking.

This property is across the street from a beautiful beach. It has a very beautiful pool area, the landscape is breath taking. We really enjoyed our condo it had everything we needed and more.

Dated beach front property. Steps from kamaole beach park 3. Grounds are well maintained. Pool is small for the number of building. Ping pong table is a joke. Good eateries nearby. We booked via Airbnb - our unit was remodeled.
Bldg 6 Suite 101 was fabulous. My wife and I have been coming to the Sands for 18 years and always liked it. The owners of 101 hit it out of the ballpark because they had everything including central air condition 5 Stars Look forward to coming back. Robert Dunton & Natasha Gorbachev
The condo we stayed in was very disappointing. Kitchen cabinet doors drooped and wouldnt stay closed. They loft bedroom had vaulted ceilings that had windows that open to let the heat out. Problem is that there was nothing that would reach high enough to open them. The furniture was older and not comfortable. They tell you a safe is provided but charge a fee for the key to lock it. The parking spots are small so if you have a normal sized car you better hope the car next to you is small and that they park good. None of these stars lined up for me. Almost every day the people parking on both sides Im parked on or very close to the lines. One time I parked but couldnt get out of the car. These condominiums are owned by individuals. This means you get what you get. It was clean. However, I dont believe I will be staying here again.

What a rip off for the price!! They list the rooms as one price, then add a ton of other fees and service charges and more! A room that is $169/night (with a 2 night minimum stay) ends up as OVER $600!!!!! The Grand Wailea charges less, and actually offers resort benefits for the resort fee.....which is less than Kamaole Sands!!! AND were Kamaaina!!!!!!
Maybe it was just our unit? But it was old, outdated. AC didnt reach all the rooms. Sheets had make up smear on it. One of the shower heads wasnt working well (not good for anyone coming back from the beach and wanting to feel clean). I still couldnt get all the sand out of my hair, and find some still on my body = now in bed with me. Is there such thing as dollar pillows? Cause thats what it feels like. Target is like 30min away, and they have $5 pillows that would be better, or use towels to create your own?They did mention there are local bugs = their ants. So we had to put everything into the fridge, even items not meant for the fridge. They seem to like our dining table even with no food on on it. Also found a baby roach walking on the toilet seat.This place includes a parking spot which is nice. With the price of the resort fees and more, I think I might be worth it to book another place if the cost really is just a bit more.I understand we are living in someones home, and dont want to tarnish their income so I will leave the unit # out. But I really hope they make some changes.

Honestly, if you’d rather stay somewhere that makes you feel like you’re not only visiting maui but you live there as well then come to kamaole sands. it’s a great way to meet locals and to also become a local; mostly because you won’t leave once you arrive.i promise you, those resorts can’t provide you the privacy and the convenience that you want. i stayed here and at the marriott on the beach - would’ve much rather continued my stay at kamaole. if you’re like me and you don’t enjoy sticking out like a sore thumb because you finally gave in and bought a hipster fanny pack from forever 21 and you now look like an accidental but totally on-purpose tourist - then leave it behind and stay here.great kitchen, bedroom, views - close distance to everything. if you really think you need a pool and a slide WHEN YOURE NEXT TO AN OCEAN, then fine. go to marriott.
The property grounds were beautiful and well kept. The pool was small for as many condos there are. There are no hours for adults only or another pool just for them. I was on vacation, away from all my children & grandchildren. Every time we went to the pool, it was jam packed full of children, screaming, jumping in, splashing, a lot had no parent supervision. I love children, but it was really out of control. Maybe a hour a day, for just adults would help. The condo we were in was across from the fountain, 3rd floor, with a lovely view. The condo its self was drab, needed paint, had nothing in it to show you that you are in Hawaii. A plastic plant would have brightened it up. Our granddaughter and her husband came over on the 14th, and when we went to see their condo, we were shocked. It was beautifully decorated, colorful, and you knew you were in Hawaii.

This post is about Kamaole Sands in general and Kamaole Sands Unit 4 - 405 in particular and extra thanks to PMI Maui. Kamaole Sands grounds and operations are excellent. The entire property is kept immaculate by some very nice and friendly folks working in the office, around the grounds, in the condos and at poolside. Very clean and safe at all times. Mahalo. Kamaole Sands Unit 4 - 405 has been fairly recently renovated and the owner did this reno RIGHT! As far as I could tell everything has been updated; floors, bathrooms, kitchen, appliance, everything. Condo was spotless when we arrived and I trust we treated it well ourselves. Well done! Final comment regarding management company for this unit and others PMI Maui. The best service before and during our stay.
The staff keep the grounds, pool area and bbq areas in clean pristine condition. The tennis courts are great and most units have some kind of ocean view. Not all units have full air conditioning

This place is amazing!It located right across the street from the ocean, which has a life guard. Also, its right down the street from Freds (mexican food) which is my favorite spot to eat.

I was promised a partial ocean view witch was around the corner off set from my room the smoking area should be lit up better I k ow Maui discorages smoking but its guest still smoke and should feel safe and not invaded by cockroaches in the smoking area I stayed in 9 408 aside from the smoking area and not so much a view it was a really nice resort and room ac was decent right across from the beaches overall lovely place and great atmosphere
Beautiful grounds and location. Only having one pool / hot tube was alittle challenging. Hot tub got very full with loud people. Several times had to sit in family hot tub. (Not as warm) Bar B Q area very nice.Nice rooms with bedroom removed from living room. Our second stay there. Was nice. Mia Tai Wednesdays were great. Got to meet people.

This was the best place to stay. After touring the island all day, it was nice to go back to the room and it be peaceful and relaxing. Loved It!
