The food is generally good but its not consistent depending on what shift it is and the cookies were hard

Really cleaned up and way better place

My familys experience living here has been horrible, the rude staff in the office reminds me of a racist old lady in the middle of a pride parade, and the people that live here are being charged more and more so the trailers they live in can be replaced and sold for a higher price than to rent a home in the best part of town, many have even complained of being charged for multiple pets that they do not have, and they wont deal with animals that are loose, including a dog that intrudes on peoples yards, and the fact that many times, my family was trying to sleep, and got woken up by partys. The park told is that the only way they would do anything is if it happened past 1:00 in the morning. If you are looking for a place to live, dont come here.

I love living here! Management is awesome, people stay to themselves, great place for kids. Its really close to everything youd need from gas stations to grocery. Just love love love it. Our home is amazing! Love it came with a washer and dryer. Honestly couldnt complain about anything Ive experienced about the home or the community.

They are finally cleaning the place up, still not a place I would want to live. Driving through use to remind you of a third world country, its much better now.

I hate this place trying to move imediately. They pick and choose who follows the rules and if you bring a incident to there attention nothing gets dont better yet they make up reason why things are happening..They allow the kids miss treat your vehicle and your home by throwing rocks. Oh and than when you call and tell them the kids are doing it again they want you to video tape it they wont come up here to see whats going on.. its called laziness and they have a gulf cart.. this park is really stupid on how the management treats people.. This trailer park has gotten bad not to mention the shooting and people getting killed. Oh, they dont even have a quiet time in this park. Kids running the streets until 2 to 3 in the morning. Seriously dont live here unless you like your home and car getting hit by rocks and management not doing anything about it.. if you come into this park and try to get in here well... Melissa Barahona-Omggg I hate this place with a passion the management here is really rude secretary and all I do believe they are low key racists ...and they will kick you out in a heartbeat with no warning. My husband and I went to do our renewal and they told us NO! Just like that we asked them why and they said because you gave a bad review on fB last time I checked we all have freedom of speech and can say whatever we want if we feel we’re not being treated fairly!!! and another reason is I do believe if people don’t want to buy their homes they will kick them out too like so many people have moved out this year alone all I see is Uhaul trucks up and down my street... well the only reason I made a bad review is because they wouldn’t fix things around my house, my grandson burned his lip on the oven because I told them it was broken! but as soon as i did the review they were beating down my door trying get things done. So someone stole the money orders at the office and my husband and I payed the rent on time like we always do and we got blamed for it! Still today they want us to come up with money to replace the freaking money order that got stolen from off their property. Now I’m due in court for a eviction on the 4th all because they want to put me out smh! Let me not forget they even jacked my rent up scammers if you ask me. Tried calling corporate and Nothing SOMETHING HAS GOT TO BE DONE ABOUT THAT PLACE! AMERICANA ESTATES KALAMAZOO MI 49006.

Theres a pool, the office staff is freindly and they keep a pretty good eye out for derilect cars and eye sores. Hope you love muffler ripping off speed bumps every 15 feet.

Get everything in writing! They do not keep their word. Check your lease. They put a twin leaf address on ours. Pay attention. Management is shady. Some stuff they do may even be illegal. They pick n choose who has to follow rules and who doesnt.

I have no idea what’s been going on in Americana estates i have never came out of so much money for renting and I’m in a mobile home water bill every month that’s about $50 or more consumers every month that’s about $300 a month and our rent it $1,050 a month a Facebook page was created when the last manager was here and it was very rude people on there taking pictures and recording others children and saying rude things about the kids my kids were never a problem they are very respectful they just love to play and enjoy the weather one day a lady said I can’t wait until it’s just white people out here that hurt my soul because I never seen anyone so blunt and rude I decided to keep my kids in the house for 2 weeks because I didn’t know what was going I was still hurt from this Facebook page and the things people were saying I never had this problem before so I ignored it and prayed for the community my family helps all over Kalamazoo Michigan and very well known I made a post on the page and it was not excepted but everyone else was I was sending my greetings letting everyone know who I am and wanted to get to know them better so we can have a better understanding and somehow people were saying my home and other homes were running a drug house I never in my 28 years on earth had a drug home or do drugs me and my 2 year old have blood transfusions every 4 weeks and on top of that I had a hip replacement and have to have another this year there is no way I can do anything like that around my kids my family and community people check on us all the time because of our health every since then we have been getting hell and very rude looks even the people in the office are rude to us they don’t know anything we’re going threw they never asked to get to know us better we have company because we can’t leave all the time from bed rest and trying not to get sick I’m just now learning how to walk again this Facebook page and rumors have destroyed me inside I couldn’t feel comfortable because we we’re getting judged from he say she say i forgive whoever started these rumors I barely come outside now my kids love it here and we did to at one point we have been getting hit with bills back to back fees back to back violations and not knowing why I been so stressed out and crying because my kids are comfortable and love the schools over here they are doing a great job 3 days ago I broke down completely went to the hospital and end up loosing my baby I’m going threw a miscarriage now from stress all because I never got treated this way before and I’m a very respectful person and love to be around people I wish people would understand others have feelings I don’t dislike Americana estates just some of the people here they get a title to be neighbor hood watch and abuse it I wish we could of did better as adults and communicated I still don’t know anyone out here I wish everyone the best I lost a big part of me stressing out because of this whole situation god bless you all

Horrible roach infestations called management about it and they blamed it on us, even though the problem was very clearly here before we were. Police constantly in the park and really bad plowing. Don’t live here.

Roaches!! Horrible management! They enter your home without notice never pay for damages they caused and the place is infested. When informing the manager they told us to call a pest control and it was our responsibility to take care of the issue. Very unorganized with their paperwork and almost impossible to get a hold of anyone when you have a problem. Not a good place to call home!

Where do I begin Very poor community and horrible customer service, they have went threw 2 Managers and 2 office Assistant 6 Maintenance Men.. They have a Maintenance worker now who rides around trying to find reasons to fine people instead of doing real maintenance work.. I have had rumor spreaded about and he has told people to call him when they see certain things.... I have lived here for 18 month now and they just now come and say they are going to charge me for having my work trailer on the property and for having trim around my house . I pay the little guy who stays next door so he can make 10 dollar for cutting my grass instead of giving him a tool to do a proper job like he gave the little guy step mom he says he going to fine me and not offer a tool. That I went to the office and explained that I didn’t have. If you help out a few help out all You would think if you pay 1050 and stay in the house all day you would have no problem but no they have a maintenance man that looks for reasons to pick with you. My neighbor told me that he has been spreading lies about me say I pulled a gun on him and that I sell drugs as you can see I’m very legit and run a honest business. Also they have a maintenance worker on site running a large scale marijuana grow operation but was told I can’t sell candy for a fundraiser to help with school and other supplies after getting the ok from Megan in the office...There is no way to talk to the Onwers so you can share your concern so they basically misuse you and harass you and you have to deal with it .... If you want a record downtown this is a perfect place if you are trying to get ahead in life and raise your kids this is not the place,,,they advertised a pool on the property and basketball courts but there is none they won’t even let the kids have a basketball rim in there driveway this is just a Nightmare and the bad part about it I have to pay 1050 to live in it.... If you live in the community you should be able to move into one owned buy the same company as long as you are current with your rent but they charged me a $90 application fee when I asked to move into a smaller home that was listed for $850 in the same Yes community when my year lease was up I was denied and basically had to sign a year lease to continue to pay 1050 even though they promised me a job doing maintenance so I can keep up with the rent but no job and still stuck paying 1050.... Sending out a S.O.....

Dont move in! Lots of loud sound systems and vibes, coming in, from loud sound systems, 12 hours a day! Maybe, if you like rude neighbors, this is the place to live! Been here a long time, bad the last couple years, lots of vibes, feel like a jetter bug. No community manager to call that lives here.

A place anyone would love to call home

Not a good place to live, fights always cops are always there, they find anything and everything to take you to court, during the winter the maintenance will come through and plow you in so you cant even get out of the drive way, they will evict you for anything I just moved out of there 3 weeks ago! I wouldnt suggest Americana Estates, Twin leaf or any of the other parks associated with MHC company.

Dont ever get your hopes up dealing with them i went in last saturday looked a home rushed to get everything in like i was told. Was told i would find out if i got approved or not by the end of the day monday just found out yesterday i got approved but some got approved before me on the home i have to be out of my current home by the 29th now im back at square one i could of been told this from the start and not ro mention they was quick to take the 50 dollar app fee bur couldnt tell me that someone already been approved smh

This place is horrible there is glass everywhere people being shot and drug addicts. I cant even have my kids toys in the yard with out them threatning to throw them away. Horrible horrible horrible place to live. On top of that they charge 900 a month rent. Dont ever move here

I dont have anything nice to say about the new management or the new owners so im gonna focus on the old owners because I think they pick and choose and they only are helpful to the people with new trailers and I just wish the kids should have a curfew to he inside, instead of 4 am in the morning. I think it should be all the kids inside by 10pm I also feel its hard to live where they throw rocks and let fireworks off when were not suppose to be doing that in this park and its not even fourth of July.And when i first moved in tue rule was kids was inside by 10 and jo fireworks to he lead off in the park what so ever.I wish everyone could go by that rule instead of certain people. I also feel like i got to keep my kids in to prevent unlawful people coming into my yard or so things arnt being said about my children.I just have had bad experience with this new company and new management. But,When I first moved in it wasnt that bad,everyone respected eachother and the other owners wasnt that bad. I felt like it was home. They never allowed things happening passed 10pm. And they were careful who they let in the park. I just wish the old owners and old management would come back. They cared about there renters and they respected everyone regardless what there trailer looks like on the outside. They just didnt rent to anyone with a paycheck. I just cant wait to move and years ago I wouldnt be saying this at all but now yes Im looking for a new place so I can get the respect and the knowledgement I deserve. Please dont move into this park. You should find somewhere you get the respect that you deserve.
