I wouldnt waste your time here. Its a slum park. They also keep making new rules every other month. Now you cant have boats or campers. Theyre trying to kick hard working people out of there homes. They should be ashamed
Lot is rent is way too high, all they seem to do is snow removal on the streets and maintain the common areas. You are charged extra pet feeseven though you are required to clean up after them. There are dead trees all amongst the trailers that could fall during one of these high wind storms we have been having.
I would just have to say that Im generally disappointed in this entire complex the property is bogus the streets are in disrepair office is never open the people that live there are cool theyre nice but the lottery super overpriced Im surprised anyone can afford to move in there with a trailer and straight away start paying over $400 a month rent or whatever it is for the lot rent basically bankrupted someone that I know that lives out there because the lot was so ridiculously just increase increased increase sorry if you dont try to help the people that you let live in your properties I dont have any respect for you
No one takes care of this place. There are piles of tree limbs laying every where. The roads are terrible you might loose a tire from all the ruts. Then some strange man in a van asked if we wanted to take some tree limbs for free to use for a fire.... Creepy!
I have been visiting alot of mobile home park in Waterloo and cedar falls. I have took time to ask residence for some input. Why because I was live in mobile home community.This community seems well kept for most part. I guess the thing is between lot rent and trailer payment it can be expensive. Yes one day will be bit cheaper when you own your mobile home.But houses or apartments are more sturdy. In a house I have more space and less rules .This community was a nicer one compared to five season mobile home in cedar falls or cedar knoll. But still came to the same conclusion dont buy a mobile home your hard earn money can get you a nicer home
Horrible place, I wouldnt let my dog live there
4 stars to 1. They’re cutting trees down. They’re jumping from yard to yard, back to ours etc. our yards a mess, and not to mention they hit our siding twice as well as getting into a fight while doing their job. Southview owner couldn’t care less. So now we have cracked siding and our shed roof is messed up, not to mention our neighbor had issues as well with no relief.
Large mobile home park. Standard size lots. Office needs updated. Neighbors around can get loud not much privacy.

Very well kept trailer park. Did not see very many older trailer homes. Many had garages, decks and extra additions. Yards and streets are maintained well. I was there on a Friday evening and there was some kids playing in the street with their parents. It was nice to see people in a small community feel comfortable to be outside with thier kids.

Not a bad community. Only drawback is visitor parking. It is an ideal place for hermits to live.
My wife has to visit Country Terrace Estates (under the same management) for work related duties and their plow truck driver struck my wifes car while it was parked in the street. The truck driver and management team were generally uncooperative and refuse to take responsibility for their mistake as does their fly-by-night insurance company (SAFECO). They claim she was parked illegally, however the no- parking sign was turned away from the road at the time of the accident. So a visitor like her would have no idea they were parked illegally.Of course after the accident they quickly ran out there and turned the sign to face the right way to try and place the blame on my wife. Luckily we have pictures and video tape of the accident to prove they fixed it after the fact. Regardless, if you hit a parked vehicle it is your fault and you are liable for the repair. The bad thing is we have to take these people to court now and waste our time fighting them when they could do the right thing and simply accept fault.Bottom line avoid these guys if at all possible and beware of their not so bright plow truck driver.If he does mess your vehicle up insist on getting a police report and take lots of pictures, you will need them later. They dont have a good reputation around town, and it is well earned.

Rent rate hikes twice a year justified by an increase in utilities, even though the city hasnt raised the price on utilities. Rent has increased 60$ in under 5 years.
