Lot rent increases $40 each year you rent here. Which isnt brought to your attention until after your first year of renting. Maintenance is almost non existent and when they do work, expect the job to meet the same outcome as when you give a toddler the task. There was no one managing or running the park for about 9 months. My expierence here as a tenate is extremely unsatisfactory.

$456 lot rent with a dumpy garage included. Insane lot rent but its the best trailer park in the area. Hoping to sell mine when the amusement park opens up. Hoping that drives the value up some I dont wanna be here in a couple years when its $500 just for lot rent

Ive lived here for 3 1/2 years and injoy it.very nice and quiet community very friendly staff always ready to help and the 24 Hr maintenance staff is one of the best. if youre looking to buy or looking to rent. This is the place to be

A nice mobile home park looked buying a unit in this park

I visited a friend that was great. I moved out of this court 3 years ago because the rent was high and keeps going higher. They dont take good care of the roads in the winter.

This is a beautiful Park. Management is knowledgeable and very helpful. The community is tenant focused and the roads are a bit more appealing than are some of the others in the Waterloo Cedar Falls and surrounding areas. The lot rent is a bit high for the area, however, I believe its worth it with all that is to offer from the community. They just need a pool

Ive heard of Cedar Knoll and called about any available houses. My family went and checked out a few, they are all so nice. Very nice environment. We decided to move in and im glad we did! Very nice neighborhood, clean area and respectful employees. I highly recommend this place for a great place to live and raise your family!

Property kept up very nice. Its obvious theyre under good ownership and have a hands on property manager. Ive seen many mobile home communities and I would say this one is the nicest in the Cedar Valley. I hope they keep up the good work out there.

Not safe. My home was broken into twice. Management was nice but cost to live there is higher than any other mobile home park in the area. Not worth the money!

Could stand to have more Lighting on the roads. Its hard to find the mobile home I was looking for. Some of the mobile homes have two sets of numbers on them, which one do you use.

The only thing I can say about Cedar Knoll is that it is one of the best mobile home parks in Waterloo the only thing that I didnt like about it was a pretty much increase rent $10 a month every year but theyve done a lot of improving to with the trimming the trees all the time and putting in new improvements like underground electric and cleaning up Rhodes keeping them grassy areas mode so its a pretty good place thank you

All I can say its better than country Terrace but a little bit higher rent space rent but its kind of worth it

They will RIP you off. They prey on their own residents. They will slap a late charge on you for paying rent after the 5th. Conveniently most fridays or paydays fall on the 6th to the 8th. When you sell the home to try to get out they have been known to attempt to screw you then too. STAY AWAY!!!

They rarely answer the phone, they overcharge for rent, they let dogs run around with no consequences, theres a smelly pond that isnt safe for children and they give little notice when work is actually being done. Water main breaks a lot, and you can be out of water for hours, with no compensation. Also, basically all winter the plow guy has missed our spot, but plowed our neighbors, who dont exist anymore. Like she died and they demolished her home, and she still gets hers plowed, but people who live here with 2 kids, screw them I guess. Will be leaving soon, and dont recommend living here to anyone. The location is ok. Theres a pop machine by the office to I suppose.

I love our supportive neighbors and the office manager is fantastic. I just had surgery on my spine and dropped my crochet hook in my couch. The manager came down and got if for me and even made sure cups were in my reach. Our neighbors watch out for each other if there are cars they dont recognize. My neighbor came over to check that I knew the person sitting in their car at my house while I was gone, and I told her yes thats my father in law but its so wonderful they watch out. This community is a run over to the neighbors for a cup of sugar and a good chat kind of community and I love it. I know that my kids when they get older will always have eyes on them. We wanted a place where if the kids got into trouble we knew before they got home, and this is just that place. Couldnt be happier.

Rent is too high, roads are in bad shape, weird random rules are put it place randomly that threaten you with fines, for example if your garbage can doesnt close completely its a $75 charge. Kids park in tiny, pond is more of a moss filled swamp. Im living there only as long as i have too.

Lived here almost 8 years. Its the most expensive trailer park to live in all of black hawk county. Outrageous surprise charges and dictator like management. On top of that you can not have a swing set or small childrens pool in your yard because they say so. When moving in you have to read and sign a stack of papers with endless rules. If you have a vehicle thats gets snowed in or simply hasnt been drove in at least three days it will be towed at your expense. If your yard isnt cut to their liking you will be charged $250 dollars an hour for them to do it with a minimum fee of $250 dollars. If you are one day late on rent you will receive an eviction notice wether you own your home or not. The only storm shelter here is closed to the community because the insurance is to expensive. They shut down the laundry mat for similar reasons. This park is a drug and crime hot spot but thats all swept under the rug. The fire hydrants or old and rusted and almost unable to be used by the fire department. Personally watched a house almost burn to the ground while the fire department struggle with the hydrant for some time before they were finally able to open it. The find any way to extort money from you within the boundaries of Iowa state law. So that said if you are ok with being technically owed by a corporation with few rights and little safety,come join are lovely community.

Great place to live very well kept park

I like the neighborhood. Everytime i call the office no one answers and voicemail is always full. Takes awhile to get things fixed. When they mow the lawn they miss alot of spots.

Worst Choice I have ever made. The staff is a joke. I have come to them with may problems only to be told there working on it and it never gets solved.. My small children have no where to play. I hate this place..
