Second home we come out to service the roof. The guards check your reasoning for entering and document information needed to protect all tenants. The place is cleane and well maintained, friendly and peaceful community.

After living in this Park for seven years, we decided to purchase another home, which is also in the Park. The Sales Agent, Barbi, was very instrumental in assisting us with this process, and I truly appreciated her availability and how quickly she responded whenever I had any questions and/or concerns. I also appreciated Barbis calm demeanor and professionalism, which helped me during my moments of chomping at the bit when I felt that the process was not progressing as quickly (its that instant gratification thing), as I wanted it to progress. If youre looking for a place to live, RCMHP is a lovely community with a professional Sales Staff and friendly, proficient Office Managers. You will definitely feel welcomed and happy to call this Park Home, sweet home.

A family member lives here, so I visit fairly often. It is a beautiful neighborhood. The homes all seem to be well kept and there is a lot of variety of how they are decorated and landscaped. The club house is very nice to. There is a beautiful central boulevard as well. This is a gated community with an actual human at the gate rather than a keypad. They are pretty strict about who gets in. That gives folks a bit more security.

I am a new resident here at Rincon and I must say that I have met some very nice, friendIy and neighborly people.Hats off to Barbi, with her expertise I was able to find the perfect home. She is a very kind and thoughtful individual. Rincon is fortunate to have her on staff. I look forward to spending many years here. Thanks Barbi

I have had the opportunity to work with each of the current management and staff. I am pleased with the professionalism, interest and problem solving skills they have demonstrated. Working with the variety of residents issues, expectations, and demands of this group of residents must be a daily challenge. Great Job Alan, Barbie, Elda and Robin. Thanks for all you do!!!

1. Was considering moving there *Until* we found out the rent is going up, AGAIN. $606 / mo. too high for many seniors these days. 2. Staying put so we dont have to listen to the bullying & nastiness up front.

Rincon Country MHP is a beautiful community with the potential of enticing longtime, current, and newly residing residents to make this community their permanent choice of residency however. The recently installed manager (Shawn ONeil) as attested by residential reviews posted here, is proven testimonial of this managers ongoing practice of bullying certain vulnerable seniors in the community. Most recently this manager also attempted to impose his bullying and tough-guy act in my presence, but quickly found out how irrelavent his all-talk, disrespectful, and unprofessional approach was to me.Below are his response to my inquiry regarding a power outage that affected both my unit and my neighbors unit. They are as follows:1. Comment to the effect that it was not his problem if the meats and foods stored in both my freezer and refrigerator were spoiled as a result of a power outage in the parks transformer, while offering no alternative or temporary solution to prevent food spoilage if the outage was not fixed throughout the night.2. Comment to the effect that if I didnt agree with his remark, I could always put wheels on my home and remove it from the park.and:3. And as further proof of this managers unprofessionalism. While in the presence of my neighbor and another park residence, and an Air Quest Gas & Heating Company employee, this manager verbally cursed at me saying F****You. Hows that for a so-called community manager. So for anyone who considers owning a home in this community. Thinks twice***. This community deserves a responsible and considerate management. Not a bully and a sorry excuse for a manager.

I would rather be writing some kind of praise report about Rincon Country, but in that respect, I have nothing to say.Rincon Country used to have a lot of amenities for its residents, but management appears to be slowly doing away with them.Years ago Rincon Country used to have cable TV for our viewing pleasure. It was done away with. There used to be music playing 24 hours a day by the main swimming pool area. It was done away with. There used to be drinking fountains in the exercise room, also near the office, and also at the family pool. They were done away with. There used to be lighted bulletin boards near the entrance, and also near the office so the residents could view all of the forth coming activities. They were done away with. There used to be a jukebox in the clubhouse for the enjoyment of the residents. It was done away with. The two swimming pools used to be pleasantly heated for the comfort of the residents. Now you have to argue with management about the pools being too cold. Many times both pools heating systems don’t work at all. There used to be mens and womens showers in the restrooms by the exercise room, and also in the restrooms by the office. All 4 shower areas were done away with. Now people using the exercise room, and wanting to take a shower afterwards, now just use the swimming pool to rinse off.For reasons unknown, there is no longer any hot water in the restrooms by the exercise room. There are some residents here in the park who sneak into the park next to ours to go swimming in their warm pool, and don’t have to argue with management about it being cold. These people also use the showers in this park, which is something we certainly lack here.At this writing, the hot tub, otherwise known at the jacuzzi, has been out of service for 15 weeks. Does it really take that long to fix a problem? The lights inside the swimming pools have been out for months. The lights in the clubhouse parking area have been out for many weeks. The beautiful pole lights surrounding the main swimming pool area have been out for many months. Management just doesn’t seem to care anymore. This is a desert. Conserving water here in Tucson is a must where we only see 12 inches of rain per year. Management has flooded the area surrounding the main swimming pool, and also by the entrance to the park with water guzzling plants, I guess hoping to beautify the park and attract future rent paying residents. So much vegetation has been planted by the entrance way, that now when trying to leave the park, your vision is obscured, and trying to see the on coming traffic is a challenge. What you can count on living here at Rincon Country, is that you will see your rent increased every year without fail. And quite often you will see the fees for security and trash collection go up also.Again, I would rather be giving you a praise report about this mobile home park, but I am just unable to do so.

Every year, prices increase. Instead of demonstrating fiscal and environmentally sound practices, the management puts in more grass, non- native plants, and irrigation systems. Then they apologize for the increase - while we watch the money literally going down the drain (sprinklers, irrigation systems ....) The extended time their wonderful maintenance/facility care workers have to spend maintaining the landscaping is simply an another waste of valuable resources. The only reason Im not giving it a one star is because the rest of the staff are wonderful.

For an aging single person on fixed income the yearly rent increases that exceed the national cost of living index make it nearly impossible to live here. Plus multiple water and power outages every year are not conducive to aged residents.
