This park is clean and quiet and the neighborhood is friendly. It boasts attractive grounds with a variety of mature trees and beautiful rock work. The roads are well maintained, snow plow service provided by the professional and friendly management. Convenient location to downtown and shopping.
The managers havent been the managers for a long time, however they have been residents for a very long time. Previous manager was very poor. The owners are making improvements slowly but its a work in progress. Speaking as the president of the Cactus Ranch Tenant Association, Im pleased with the cooperative attitudes that have been developed over time. The location makes it a great investment because its close to everything. Its a quaint, quiet park in the trees with no traffic issues. One cant live in historic Prescott, Arizona for less then $600 per month rent anywhere else.
We met with the property managers while we were looking for a space to park an RV. They were incredibly helpful and very nice people. The grounds were well maintained... seems like a nice, quiet area. Great location in Prescott!
I just received a note three days ago telling my Ill be seeing a raise in rent in April - which will bring the total increase to more than $115 over my original agreement in less than two years. Dont move here unless you have a fifth wheel or an RV that you can leave with when you choose. Also, dont be fooled by the five-star ratings on here. Theyre guides who havent left any descriptions, and have probably never set foot on the property. The rating would be closer to 1 if only valid ratings were accepted.
The new managers, Dale and Victoria Barke have done an amazing job since taking over the park. This is definitely one of the nicest and quiet parks in Prescott. Some of the amenities include a clean laundry facility, locked mail boxes, very clean landscaped streets, no junky homes. Weve lived here for a year with our 2 dogs, never any problems with neighbors, just a wonderful place to live. We would recommend Cactus Mobile Ranch to anyone. Were so sad to have to leave, get your application in now, vacancies are few and far between.
Although undergoing managerial changes, Cactus mobile continues to improve on their landscaping. Danielle Herb, is doing an amazing job. Keep up the great work.

Dont pick the apples from all the apple trees. Owner is mean old woman who will do what she can to get you out of there. Then she gets to keep your deposit. Residents dont really come outside. My dog barked at a coyote and she wrote my wife up and said we will be kicked out if dog barks again. This dog is a bigger mellow dog and barks only when danger is around and sometimes when there is a knock at the door. Avoid this place.
My every move is none of your business, frankly Im not liking being followed!! Then whats up with the interrogation. I am not going to be responding anyone. Thats all you need to know.
I stayed at this park for six months. As a traveler in the medical field, I move from place to place for 3-6 month jobs with my husband and my RV. I give this place 5 stars for several reasons. The new management is working hard all day EVERYDAY to make this a better park both asthetically and for residents safety and comfort. They are wonderful people who go out of their way to be helpful and courteous. When my mother joined us on the road with her RV, they even helped us get her a spot too for our last 2 months. As for the negative reviews, consider the sources. A lot of the units have become run down and dilapidated with owners who have no care or concern for their own property, Which is quite sad. Should I return to the area for work again, I will definitely try to get back to this park.

The owners do not put any money back into the park. And if they have to, they pass the fee onto the residents. 50.00 rent increase within 1 year. The laundry room is disgusting and literally falling apart including the ceiling and floor..concrete is cracked and sinking and one washer leans because of the floor, the water is questionable and not good pressure. The sewer system smells awful and comes into your RV. They have the highest RV space rents in the town and NO amenities. The Park is a joke.!!
Owners are slum lords. In the short time my mother has lived there, theyve raised the rent almost $100,if not more. Its a shame, because its a decent area. Avoid at all costs.
