Love Brandon and the front office staff! Every time Ive needed anything (look at house before purchase, maintenance, just to talk) these guys are there! Super friendly and all around great people. The maintenance team is top notch as well!!! UMH is such an improvement over the previous owners. Newer updated modulars, roads and a new park being installed soon.
I’d heard negative things about this park, but I think people just don’t like change. We’ve lived here since February and any issues we’ve had have been handled immediately. Maintenance is quick to respond both during business hours and afterhours. Reasonable rent prices in a great school district. We look forward to spending years in our home.

Good customer service but a little price on some homes
Overpriced lot rent, people speed through the park too much or drive their cars with seemingly no exhaust all damn night. One of the parks trucks also has no exhaust and whoever drives it feels the need to rev it and pretend he is driving a monster truck for some reason. Heavy police presence, used to have basketball court I think but now just 2 rundown asphalt pads in the middle of the grass. For what lot rent is, you would expect it to be much nicer.
Still a little ghettoish
Friend has lived here 15 years. After visiting him 3 to 4 times a week can definitely say office people are not friendly. Late on payment 1 day was a 60 dollar late fee. That may be the rule i dont know but thats robbery. Take a drive thru, you wont be impressed.

My wife and I have lived here for a good number of years. We have never had a problem. You just need to read and follow the community rules and make sure you communicate with the Front Office and make sure all your information is up to date. Diane does not Tolerate Nonsense and believe me she has heard all the excuses you can think up. If you let her know what is going on or your situation she is always willing to work with you. People you reap what you sow.
Nice mobile home park was there for one year old birthday party
This Manufactured Home Community is definitely the nicest one in Perrysburg area. Excellent place to buy a new home. All of the new homes for sale are fresh and remodeled inside. I wouldnt go anywhere else!!
This is the worst trailer park I have never lived in. Lott member 838 this guy has five cars taking up to driveways and appeared under the anything about it. People who pay their lot ran on time seemed to have issues with district court. There are people in the trailer park there behind on the lot rent. And the trailer court did not do anything about it. Management in this trailer park are the worst Ive ever seen. There is one trailer the front door is boarded up and there are broken windows. There is another trailer that had a metal shed the wind blew the shed apart so the trailer park good idea behind a trail this trailer had been empty for over a year. There are a good number of whats in here with no trailer on the lot. The trailer court makes up his own rules and egos. The owners of this trailer court are Muslims and their son runs it. I would not recommend this trailer park to anyone.

Went to look at homes ... They acted like we werent good enough. Have they seen the way people keep up their places in there?
Was getting better for a little while with the newer management, but every year for the last couple of years, our rent has been raised. Its like they want people to move out.
They are the worst people to rent from and I wouldnt recommend this place to anyone

Worst trailer park ever!!! I lived there for two years and paid rent in full and on time every month. We were leasing to own when we discovered the bathroom floor was rooting out from underneath. When it came time for them to repair this bathroom. I got random violations for things that werent true. They did any and everything to not pay for our bathroom ( after a contractor said it was not our fault or normal wear in tear). The tub was not installed properly. I was then given 2 weeks to get out, the manager did not consider my family or kids that were settled in at there school. This trailer park is POORLY managed..... Dont recommend this park to anyone!!!!
Overall not a bad place to live. The area is set in the country away from the city, and leaves a lot of breathing room and fresh air to take in, especially in the warmer months. And as all things in life, you get what you put into it. We had the unfortunate circumstance to fall victim to a trailer fire which forced our hand due to structural damage incurred, otherwise we had initially bought our trailer as a fixer upper. Had things continued, we would have put it up for sale in the coming year. Otherwise all good. In the sector of the park my room mates and myself resided in, the residents were strongly opinionated, but overall quiet and laid back, and very friendly once you got to know them and no one was a stranger. Management, while usually under duress from the overall politics of running real estate, which is to be expected, was quick and responsive to issues, maintenance or otherwise, even in early morning hours. Our only hiccup was a small issue with understanding the full weight of the Ohio community guidelines, of which management and myself took great stride to make sure was fully understood, and in our lease as it comes to an abrupt end, management has been understanding of the circumstances. While I cannot speak for others and their reviews, I will say that I believe it helps to be a proactive resident. I was the type who preferred to keep paper trails and walk my rent into the office every month, instead of leaving things to a mail system or other methods. I was, and still am, preferential to face to face contact, especially in such professional settings. Again, you will get out of this park, what you are willing to put into it. My only last issue, where the 4/5 rating comes from, is in part due to what I believe is a bureaucratic overlook by the Ohio community standards, which would have to be appealed to state or county potentially to correct the oversight, which is what I believe was an unsafe condition that was generated by our water utility company, and may have contributed to a fire hazard setting. Essentially I would seek, to prevent future potential incident, a requirement for utilities to report any work they do on a residents property directly to management so that a potential follow up inspection can be made to ensure prime safety. But as far as I know now, this is not an actual law or requirement, which makes me feel just a little uneasy that they can just come in and perform work like that with little or no notice. Otherwise, Id say give the place a shot. They have clubhouse and pool access as well as year round resident events to partake in; parties and appreciations if you enjoy those.
I have waited to post a review so that I could give as helpful amd honest review as possible.My husband and I moved in to Friendly Village August of 2015 by way of their lease with the option to purchase program (LOP) they have for some of their homes. (Great if youre a commitment-phobe like me)--Management was very upfront about what was needed and expected. We submitted to the background checks used to insure we werent felons. We received copies of lease agreements and policies and we read everything. We were advised that while the community owns the home the structure is insured, but our belongings arent, and were told we were responsible for carrying renters insurance. Which we had done and thankfully did not need it. Knowing business is business - we made sure to meet the obligations laid out in our lease such as rent and maintaining the home and lot.With quarterly inspections on our home, managment was able to be made aware and follow up with maintence needs, which were always handled in a timely fashion based on necessity. Maintence has always been courteous and hard working.Our children, who have attended Rossfords Elementary, Junior High, and High School, love the schools. Of course we parents do too. Academics, athletics and performing arts are some of the best in the area for public schooling!Theres a playground and pool that we love to utilize, and there are plenty of kids within the neighborhood that my kids have been able to befriend.Management also plans family friendly activities through out the year. Were able to rent the community space for our family gatherings. They have spaces big enough for family reunions, and there is a space intimate enough for smaller gatherings of 15-25 people. Of the 3 spaces, 2 were recently renovated and one is currently being renovated.We leased for about 2.5 years making sure we could make the commitment to buying a home and finding one we loved. When we communicated to Tanesha what we were looking for in a home, she listened and reached out when homes became available. As we toured a few homes and fine tuned our search. We found one within our budget, meeting our wants and needs. The search was the longest part of the process. After we found one and applied, Diane and Tanesha worked diligently to make the process smooth while trying to help us get the best deal. When we closed on April 20th, we were able to move into our home right away!Our home had not been lived in since being moved into the community, and there was an emergency plumbing issue that we discovered the day after moving, Diane personally called us back, after we called the emergency maintenance number, and set everything up to be taken care of right away!So in short, the community has standards and holds its residents to those standards. Making it a great place to live.
Love it! And its u can reserve it and they are really nice and neat for parties or celebrations/ family get togethers!

I am currently a resident I bought and paid for my home which was 10k and it has been paid off for years. Its nice to enjoy a fire pit but you wont be doing that here. Its nice to have AC but if you dont have central air and your home only has a window facing the road you wont be putting a window AC in. The rent is 380 for a piece of ground you can pee across. Truth is folks if you buy a home here you never own it cause the park tells you what you can do with it and I am thankful that someday soon I will be out of here. Trust me apartments have more relaxed rules and less favoritism. It should also be known that the staff is very rude and treats you like you are lesser than a person. You dont have to take my word for it but you have been warned. I hate this place now and so will you. IF you want to move here anyway though I will sell you my place.

Good people live here but management is not so friendly more like harassers they complain about everything in your yard and write you up for the stupidest things and double charge for water
I grew up here and it is not gated! They even took out the basketball court and it was used daily. The playground is too small and they complain about anything and everything!

Very unprofessional company... Diane the manager screams at the employees.. Not talks to them but screams at everyone of them.. She also talks trash about the employees and about the residents there. They do not follow osha standars or follow state and local laws on repairs to house there and construction of the property everything is done half ass and the cheapest way possible. Management there is the worst management and scammers i have ever seen. I would not recommend any one to move to any of their properties. All money is sent over seas that they collect from the residents and not put back into repairs to keep the park up to code. They violate osha protocol on just about everything.
