Definitely dont recommend if you need a dependable place to live!!Sad to say this because my Uncle Grege lived here for many years too...This place denied my sister for being at for job 3 MONTHS short of a year. Thats just so rude! Shes one of the hardest workers I know. Makes tons of money with her job working with in home care. She even had a cosigner. This place should really reconsider having a very hard working, clean, single mother of 2 at there place. This place is ridiculous!!! Again, Definitely dont recommend if you need a dependable place to live!!
Update 7/2/2018 this place just keeps getting worse. They will change your lease without your signed written agreement with them. They are now initiating eviction proceeding for non payment of July rent. Made the attempt today with a money order to pay on a current account today and they refused it because they didnt have it by the 1st, which was sunday. Lease states till both the 5th and the 7th.Up till these last few months I have enjoyed my tenancy here, however, it seems that since corporate has taken ownership of the property, all of the old school ways have gone to the wind. Here recently, the park had changed a rule to the residents utilizing the storage area, and gave 2 weeks to comply, by ohio law, this should be 30 days, after all, they get 30 days to check out your maintenance request, and after 2 weeks they began towing vehicles and equipment out if there, including my truck and trailer. Now, yes they mailed out 1 letter, so they made AN attempt to let everyone know, but they will tell you that hey had made all reasonable efforts. Lets clarify reasonable efforts to contact everyone reguarding a rule and policy change, would that be an announcement posted near the mail boxes? A new sign near the storage area? Or how about the most simple of all since we have a manager that knew who each and every vehicle and piece of equipment belonged to made a simple phone call reguarding a rule and policy change? How about giving the community 30 days like they take 30 days to respond to maintenance request? Or how about following the ohio revised code 4513.601 with regard to establishing a tow away zone on private property to begin with? They did none of this. They dont even have a generic tow away sign. Pictures have been posted on thier facebook page, if they leave them there, and posted here as well as pictures of the storage area and entrance to the park where tow away zone sign are by law supposed to be posted also picture of what was called an eyesore and decay in the community, i.e. my truck, since it was broke down, but a decent looking 2008 f150 crew cab, and a legally registered utility trailer, but since they wanted to make it a permit parking only area, and I am a truck driver with limited time, and very rare time during business hours, I never knew of the policy change and now have a significant towing bill to take care of, of which I have been instructed how to handle, and will lead to further retaliation I am sure. The end of my lease is in sight thank goodness anyways.They will tell one resident one thing and another resident another, so just watch your six on anything you may speak with them on.Many people are reporting things that may come up missing lately including lawn ornaments and bikes now, and this is also expected since corporate is bringing in new homes and increasing community population.They will brag about dropping $500,000 into roads and sewer and infrastructure, however, after almost any rain, you will need a canoe to get past the first street. And you will just love how they brag about that half of a Milion dollars, but fail to mention, that home rental increases, are getting stupid. In my 2 1/2 residency here, I have been in 2 homes. My first one I rented for 625 a month, i moved across the street to a larger home, and watched my old place get put up for rent to the tune of 775 a month. Nice place but very picky on how your yard and house look. Disabled people may not like it so much unless you have a team that can keep up your yard and animal droppings and work to your house or you will continuously get fined with little to no time to fix the problem before getting fined again. But overall good community of people no trouble in the area.

Troy villa is a great place to live and resume your life. If you take care of your trailer and make your neighbors friends, you will have a great life living in this great quality mobile home park.
This is a wonderful mobile home park. Very large with mostly relatively newer homes. Lots are spacious with lots of big shade trees. Lots of character. Nice swimming pool. Roads recently repaved. Very quiet peaceful community

I enjoy living here. I have been here for a year. The management is very helpful and accommodating. It is a very quiet very peaceful area and very kid friendly.
Dont rent from here. I kid you not they will rip you off you will never see your security deposit back. Plus who wants to pay $380 lot rent most homes property taxes are cheaper ..dont rent save yourself now. Scam artist at the finest here.
We lived there for 10 yrs. In that ten yrs. There were 3 different owners so rules were always changing. For the most part it is a very quiet and peaceful place to live. Never had any problems with crime. We had a few bad incidents at the community pool while taking our young daughter there so we just quit swimming there. Its an excellent place to start out in especially if youre looking for a better school district because the schools are excellent! The lot rent was kind of high, which is one of the reasons we moved, but if youre looking for a safe and quiet environment its a great place for that! The new management are pretty good and I had no problem getting my deposit back.

I lived here for 2 years and it is a very nice community. The allegations of Nothing ever being fixed i have never encountered. Maintenance was always prompt for myself and a few friends i have in the park. Swimming pool is very nice and people are very friendly. Best landlord i have ever had!

Would advise looking to other places before here. The kids are so rude, yelling vulgar language, beating up other little kids including my little brother. All of the campers are really out dated and rotting from the inside out. Other than a select few brand new ones Ive genuinely seen a camper cave in on itself here. Office staff refused to react to any violent actions within the park or littering, taco bell and fast food garbage everywhere. Speed bumps are wrecking my car, repared my car twice due to oversized speed bumps. Suspension ruined. Muffler knocked off. Heat shielding scraped off. Its not a low car.

I bought a house here at troy villa in 2010 with their in house financing. . The house was ok but the neighborhood and the property management SUCKED! Nothing was ever fixed and the playground and street are in very bad condition. The management has a click of friends and will listen to no ones complaints without bitching at them. I ran into some trouble paying my mortgage which troy villa helped me get through their bank. I got behind. I final got the cash and paid what I owed up to that point, the next thing I know I get my cash returned and I am evicted. Well this is wrong enough. Then I got sued because I was in the process of remodeling the house when they kicked me out which I told the management I was doing. So the house was not in new condition. For this I was sued and had the police sicked on me for replacing the stove and microwave with a new one. So NO I would NOT recommend you living here!

I have never had an issue w the management, true the play ground is in poor condition, it would be nice to have a fenced in dog area since there are 80+ dogs. Over all this is a peaceful place to live with little problems.
The park was ok, the kids got bored very quick, but it was below thirty degrees outside for the month that we stayed. The manager was on top of things to help us get water unthawed. Pretty reasonable guy. Still havent received our deposit back a week later.
This is honestly a really dingy trailer park. The kids run in the roads, block your car, yell obscenities, and flip you off when you drive by. Kids are constantly beating each other up, especially the bigger kids beating up the little ones at the community playground, and its overall a very negative place to live. A lot of the trailers are practically caving in on themselves. Pretty awful place honestly. Plus speed bumps ruin your car. Everything is run down, extremely outdated.
Nice quiet place
I have lived here for 3 1/2 years now. Im renting and any problems i have chad and the staff fix it with in the week. I just went up to the office to pay rent and for the first time this lady kelsi who runs the office told me about a jubilee party for the residents.... I think thats awesome for them to do such a thing for the kids! Thats going above and beyond when they dont have too. Keep up the great work!!!

Gave them a deposit of 380, was given the key to the trailer realized it needed way to much work and didnt want it, even after putting money into...went my reciept was a copy of the title to that trailer, and im having trouble getting my money back, it seemed like they where shady when i gave them the deposit and its seems even more shady now that they wont give my money back! i have the copy of that paper work so im not sure what these people are trying to pull!
They dont check the drop box for anything if you need anything fixed they take forever to help unless youre one of their click theres been really bad flooding problems my girlfriend who lives in here had too replace her engine and she has a dodge grand caravan so its not a little car kids are constantly in the street refusing to move out the way rules of the pool only apply to certain people others not so much its a really run down place theres a little camper with no lights gas or water its crazy its a very bad place i wouldnt stay here even if I could for free thats how bad it is
