I moved here from another really bad park and I had really high hopes but unfortunately it just isnt what I thought. My house was vandalized over a month and a half ago and they swore it would be fixed within the week. It still hasnt been fixed nor have we received a phone call letting us know what was going on. People are breaking into cars, houses, sheds and leaving all of the stuff behind my neighbors shed. We are in the middle of a pandemic with millions of people laid off and they are charging $40 if they have to mow your yard which apparently they want done every other day it would seem. Its extremely prejudice here as sad as that is. Ive been a wonderful tenant, always paid my rent on time, never have more than one extra car here if I have company (which I rarely do.) My neighbor has a pit bull who Ive reported multiple times to the office but since they mow lawns here they apparently dont have to follow any rules whatsoever. This same neighbor has multiple parties monthly, multiple cars who block my driveway and everyone elses and they have giant trailers to haul lawn mowing equipment in even though the rest of us cant have trailers. It isnt fair whatsoever. It is also illegal to discriminate against certain residents but it has continually happened since Ive been here. This place could really be wonderful but management needs to change and the owners need to step in a see whats really going on in here. It makes me sad that we do everything we are supposed to do yet we dont get the same privileges as other tenants. Its a beautiful park and up until recently I havent had any trouble but it seems since management is friends with certain tenants they get privileges the rest of us dont. I moved in here because I have multiple friends who live here and it came highly recommended but now even those friends are wanting to move because this place has gone down hill fast. Very unfortunate for those of us who follow the rules. Hispanic, black, white, Asian or whatever race should get the same treatment but unfortunately that just isnt how it works here. Very, very sad and unfortunate.
They really need to enforce the no parking in street rule I get tired of trying not to change paint with other cars at night its just ridiculous but other than that its a really good place
My friend stays here, and they are actually very nice trailer homes. They werent all trashy like some of the ones Ive been to. So yeah its a cool pretty nice place to live I would expect.

I cannot speak to other Welcome Home Communities but this once nice neighborhood has not shown equal opportunities for all cultures but seems to cater to the Hispanic Ethnicity as that seems to be the only ethnicity that has moved into this neighborhood in recent months. In addition, most of these recent residents seem to be family or friends of current residents residing in this community. As for the other reviewers comments regarding multiple notices citing things such as lawn needing mowed when a resident had just mowed their lawn or force mowing the lawn and force charging $40.00 are valid complaints as I have witnessed these issues as well. Since management and lawn service are of Hispanic descent, you wonder if there is some monetary incentive for them to perform these actions. I understand the importance of keeping the lawn mowed and clipped but intimidation and force charging seems to go beyond what would be considered reasonable expectations for the residents of this community. I wonder if Corporate is aware of the tactics and if so then do they approve and if they approve, is Corporate supporting illegal actions? As for Corporate, are they of the Hispanic Ethnicity as well and are they legal or concerned about an illegal element in the neighborhood? I have questions about most of the residents in the community being legal as most do not speak English and their children have to translate for them. The residents of this community pay a lot rent that gives them certain rights as they occupy that space with a home that they have purchased. As home owners, their homes and their space should be treated with respect and not be subjected to strong arm tactics or intimidation. The rules apply to all in this community equally - American, legal aliens, and illegal aliens. I understand that the Welcome Home Community Corporation is a for-profit entity but as they are marketing and promoting their Community as a family centered, family home environment perhaps they need to research more family friendly communication and community outreach programs to the residents that are making their homes in this community and raising their families.

Horrible management, Maria morales, Ana, Kevin and kary. My girlfriend lives there and i can hardly visit her because they fine her for me parking in the street or even parking close to the cars because youre on the grass they charge you if a day goes by and you dont put your trash back behind your house, you cant have pavers to not park on the grass, they wont fix anything, they charge you 40+ dollars to mow your yard if you dont mow it every weekend day, she says some people they mow their house instantly and there is a neighbor called mark that he mows when ever he wants,has a trailer in his backyard, big dogs and his fence is all kinds of mess but they wont tell him anything, they bug everyone, they dont let you finish paying your house or try to steal it from you once youre done paying so they can resell it to someone new ( a couple of their neighbors have been kicked out for the same reason ) youll be fined if you have a car in the street but youre allowed to live 2 people per room of your house with a 2 car driveway only. They only have 4 storm shelters and they have 300 + houses in the community. They wont allow any dog more than 40lbs and they charge 20 dollars a month per pet (only 3 allowed ) but some white people fake their service dog papers and they wont tell them anything. A lot of people think its really safe and quiet but in reality people try to not do anything because you cant even have Christmas music, celebrate new years or listen to music inside your house without their security (maria claims shes the security, she lives on 13th st, she is white,fat and has cop friends to come and complain to you ) she is racist and goes to every single hispanic person for anything. Point is the management steals the peoples money and houses to keep getting more money, they even steal from their own management, you get a notice for everything, they pass out notices after 5 pm when the office will be closed so that you cant ask anything, and when you do get them on the phone or in person, maria and ana blame kevin and he blames the owner, nothing gets resolved you just get a notice for evictions for everything, I would NOT recommend to live here or bring your mobile home here, invest in a piece of land and move it there its less stressful and probably cheaper than to pay 300+ dollars for only the lot.I think everyone as neighbors should stick together and stop complaining about what other people have in their yard and houses and try to get new management, there have even been cases where a guy got beat and killed then burned, all they did was sell the house, and one time a teen killed his own baby girl and the house is still there occupied by the grandma of the kid, they over price the houses and sell them as is, promesing to fix things and they never do. DO NOT MOVE TO WELCOME HOME COMMUNITY
My experience with this place the manager Maria will not do anything she’s prejudice she will not take care of the problem if you have a problem I feel there’s no accountability is someone in tears at your property you cannot go to management they will not do anything this is a lousy place to live you pay so much money to live here to buy a home and I feel they’re just out to get your money also they have certain people that they pick on that they give notices why they let other people do what they want there is rules that you have to go by every wind but it looks like management only got certain ones that they will let slide by management will tell you one thing just to make you happy and then they will tell another party and to help him something to make them happy so they will not get in conflict even know one of the parties are right I feel if management cannot do her job then you need to get the hell out I understand you don’t want to get conflict but go by the rules that you said in the contract like you told everyone if you do one for one you have to do for all then why are you being so prejudiced that’s how I feel and that’s my opinion I wouldn’t live here for nothing you pick only certain people to live here and it’s only your race you want to hear and that is wrong you are racist and if I had my choice I would probably bet 1 to 20 that there are so many people in here that do not have papers are used to have respect for management I do not now and they want our help on asking about he’s destroying property maybe if they look at their own employees kids then they would find out that they’re the ones destroying the property but I guarantee you not a damn thing would be done about it so I would’ve vies anybody I would not live here for nothing the trailers have roaches they have mice they will not fix anything because even though they’re under warranty management won’t fix nothing they put off things you have to ask and over and over and over and they don’t get back with you and they give you excuses I wish I had corporate‘s number because I would turn this place in and I would Turn in Maria because I hope she loses her job
Totally agree with Richard. We get notices for anything and everything yet other people continue to park in the street daily blocking peoples driveways. We get a storm Wednesday with how many inches of rain AND more rain Thursday morning yet today get a notice that the yard has to be mowed by Monday. Now any other week it’s mowed on Thursday but of course this week we didn’t mow our mud pit and get a notice? Sad part, it all started when I was trying to sell the mobile home and wouldn’t accept payments from one of the employees...since then it’s notice after notice after notice. It’s pretty ridiculous! Think it’s about time to get that for sale sign back out and get outta here. Ohhhh...only getting 1 star because that’s the only way I can leave a review.

Security hardly ever shows moved in January... Broken into 3 Times! Maintenance NEVER SHOWS UP! BEEN O. LIST SINCE JANUARY 30TH! OUTRAGEOUS LAWN FEES.
We have lived here for 10 years. And just like some of the other reviews, it depends on management. Its been okay, up until now. In the past if we had any issues, the manager would work with us and get it taken care of. This current manager will not work with you at all. They give out mowing notices every Friday. Whether your lawn needs to be cut or not. You have the weekend to get it done or they have a crew come force mow and charge you $35. There are times they come out and force mow even if you have already cut your grass because they feel you have not done a good enough job. Or not give you a notice and force mow your lawn and charge you. 10 years ago this was a very quiet community, but over the years more trailer homes have been brought in and it is very populated. There are only four storm shelters. Not enough for everyone that lives here. Street gets blocked because not enough parking for everyone. You are standing shoulder to shoulder inside shelter. Will be moving my home out of here soon. Cannot wait! So anyone who wants to live here, good luck!

I went there to help my friend get her trailer that she bought and move it to another park and first thing I noticed when I drove in was signs posted everywhere stated your rent is due. Wow welcome home and pay your lot rent. Then we could not get all of her porch or shed and figured since it was so late on a Friday that we would get after it on Sat afternoon. However to our surprise when we arrived the following day, not only was the porch completely gone but the fencing was also in the process of being taken down. We thought that the porch could not have gotten far so we walked down the street and yes we found it. We then knocked on the door and the resident told us the manager gave it to him. We called the manager and she claimed since it was left more than 8 hours she had the right to do whatever she chose to do.She was really rude and nasty. Oh yea, Lets not forget the rent was paid for the entire month for that lot.I would not move here even if I had no where else to move my home to.

I love it here! Jose is super nice, and Adrian always addresses any problems we may have, with understanding and concern. They care about us here, and about how the place looks. Yes, there are rules here, the rules are to keep the place looking beautiful and our homes nice!It feels like home here!
This is the worst trailer park in the world. If your not Mexican you get treated like trash. How is it that Mexicans can do anything they want to and get away with it and if a white person does the same thing they get evicted. The place is Mexican Ville and they need to go back to Wichita and leave everyone alone. Go ahead and delete this review, I will keep posting this until the world knows how sorry you truly are.

Would like to know how in the last two years 8 out of ten people in this community are mexican. ..management. .maintenance. ..and people. ..nothing against Hispanic people but seems that the American people that I talk to are always getting (do better slips )while their Mexican neighbors chat it up with the people who hand the (slips )out. If you are elderly and dont have children who play outside or dont desire to be outside you may like it here. This is more a retirement community and definitely not family friendly. And no one cares about your complaints. Once you are in they see you as STUCK!!!!!
Its definitely one of the nicer mobile home parks in the area. I have to agree with the previous comment, all the lawns are COVERED with stickers so unless youre up to paying a nice sum of money to have your lawn completely redone, you should avoid running around barefoot and dont let your kids play in the grass alone. Its relatively quiet and the management staff is very friendly. They are very particular about your yard being mowed/trimmed.
Management clearly gave brilliant reviews to upgrade previously poor ratings. This is an honest review from a current tenant. Ive lived here for a few years, and there arent many who actually like living here contrary to what the reviews say. Its more like a welcoming into hell. Its in your best interest to source a new trailer should you wish to reside here as the reconditioning of the old trailers are sub-standard, and botched repair jobs. They do as little as they can to refurbish. I have friends who live in some of the used trailers including myself. There are many issues. Mold, lack of working outlets, failed air-conditioners etc.... Some trailers have previous roach infestations. These trailers are sold to us as is. The community rules on their website are not followed by management, or most tenants. The only thing the management cares about is whether the lawn is mowed, trimmed, and your trash can is left out a day later. If you dont abide by those rules on Friday they will leave you a notice threatening to fine you, and mow it themselves. If its not cut rain, or shine by the following Monday a $40 fine. Its a $10 fine if they have to put your trash can back. They have unreasonable pet charges up to $20 per month per animal. The vibe of the community is predominantly Hispanic instead of an equal balance between all races. Soliciting happens all the time even though no soliciting is allowed. I’ve even had someone try to sell me tamales from their truck. There are Constant visits from roofers, and various sales people. There is no security, noisy neighbors, and screaming children in the streets. Surely with all the money they collect in fines they could afford a security guard? Basically, theres no enforcement of most community rules. The houses, driveways, and streets are jammed full of cars and people. There is constant revving of engines, squealing tires, parties with sometimes 20 or more. There is frequent loud music, and midnight basketball games. Noise ordinances are never enforced by management! There have been vehicles stolen, and vandalized. Kids dangerously play in the streets with no parental supervision. If you try to drive past some kids they will not move, and will just stare at you. Furthermore, if you think you have peace of mind with having a storm shelter in your community thats a false sense of security. There are 4 shelters which hold approximately 40 people each. There are 250+ trailers on site, with very large families housed in the trailers which I might add is more than what is allowed by HUD. There are not enough shelters in the community to accommodate everyone, and the last major storm people held the door closed from the inside so only chosen people could get in. Other tenants were left to get pummeled by hail. Management advised when I moved in that they do criminal background checks on everyone. How can a background check occur when a social security number is not required, or no credit is needed to obtain a home? No telling what sort of people we actually share this community with. Management seems to care less about issues, or the welfare of their tenants. There are also frequent rent increases for lot rent, and insurance. Management pretends to care, but they fail to deliver all the time. Welcome Home Communities only goal is to make money, and thats all. This place is an absolute joke, and disgrace. Im ashamed to call this my home.

Ive lived here for 10 years, been through 4 landlords, and I keep to myself. Its quiet and peaceful. The only complaint I have is with the raising the rent we should get some security in here! Other than that Ive been very comfortable! Ill have to agree with the Martinez family tho, management does send out way to many notices for nonsense. They want ys to control where our grass blows, but yet they blow the crap back into my yard when they use their riding mower. If I have to bag my stickers they should as well. I have improved my yard greatly but it seems that since I didnt just move in and I am american, I get nothing but another stupid notice. When lot rent gets raised, the community gets nothing for it. No security, or help with moles or stickers. I would appreciate it if the manager would stop nitpicking. Thank you

I have lived here for some time. Lot rent goes up every year. People dig through your trash, and they work here. You become a victom of identy theft as well. I know its happened several times and trust me its better if you set up security cameras and run them 27/7 that way you can go to the police with evidence. They trim your yard without notice and lets not forget they scratch the heck out of your vehicle as well. Yes a brand new car is jacked up because of their maintenance people. Kids are running the streets with out parent supervision, and if you say anything to a parent they dont care. 80% of the people on my street are rude and act as if you owe them something.Not the best place but it looks nicer then the others
I have lived in this community for 10 years. There have been many ups and downs depending on the management staff. The staff in place now is very friendly and courteous as well as helpful. It is a quite community that is generally very well kept up. The housing prices are a bit higher than your average mobile home community due to the fact that each house sits on a 1/4 acre of land which provides in most cases or at least mine a normal front and back yard. The comments about the sticker issue is true although this is an act of nature and hard to be delt with although it is a seasonal issue and during the winter and spring months there are very few. The pet issue is stated in the lease/ownership papers so shouldnt come as a suprise to anyone that can read or spell. I would and have recommended this community to others. Matt

To Lance Wilds....First of all, the management staff are good people doing a job, and they do it very well. As far as rule changes, the rules are meant to address issues so that the park as a whole is a better place to live. Adrianne and Jose work hard to make sure that everyone follows the rules in order to provide a nice place for us to live.Windows boarded up? That was MY house. The windows were boarded up after we lost several windows in the house. Unfortunately, these were not regular windows and could not just be replaced. It took the manufacturer WEEKS to get the CUSTOM windows manufactured.Mine was not an off-the-shelf mobile home. Among other amenities of the house, the windows were custom sized, Therma-pane with Low-E glass. The windows were ordered and we spoke with management about the status EVERY week. What? You expected me to leave the windows open to the elements with temperatures in the teens?When the new management came in, there were a number of changes, some I agreed with and some I did not. Be that as it may, Welcome Home is a nice place to live.Someone mentioned stickers in the lawn... it is what it is. However, using a lawn service, such as Tru-Green to pre-treat the lawn and then continue to treat it during the growing season will drastically reduce the number of stickers.Dont let a few disgruntled former residents discourage you from Welcome Home Communities.
My husband and I have lived here a year and love it! The community property is well kept, clean, extremely quiet, and there are plenty of storm shelters for residents’ use – which was a concern for us living in a mobile home park. The community is kid friendly and the local school busses pick up at multiple stops. Our neighbors are great and always willing to lend a hand. The people on our cul-de-sac look out for each other’s children and property. The community rules are similar to an HOA – essentially keep your property clean and orderly and you should not have any problems. The management is friendly and responds in a timely manner to resident requests/questions. Don’t let a few disgruntled people let you miss checking this place out. We have had no problems here and would highly recommend Welcome Home Community!
These same owners and manager Cynthiaeveryone hates her maintence man is her husband or his friends or family all are hillbillies call the police on them and set up cameras we stay at lake view terrace mobile home park check my review put on Google our park people are angry selling they homes and moving out because of her and the owners of these parks and yes they over charge on rent they tell you one price but then ask for twice as much the next month pocketing illegal money off tenants they should be reported to irs for being unfair to tenants I live in there other park I wrote a review on Google about lake view terrace mobile home park and when I saw this online and the comment on rent increases then yes I knew this is them to LLc community yep crooked !!

Its quiet and manager makes sure property is kept neat, there is currently a problem with parents not watching there teenaged kids, and those kids jumping on cars, kicking balls at homes, and going into peoples property, but management can only do so much, the parents need to do the part, but weve been happy living here for years
