They tell you one price then when you go to sign the papers tell you something else. They dont care if you have been there 1 year or 20 they will kick you out. Will not work with you at all. Street and yards constantly wet and muddy. Do not move here. If you owned the place in 4 years they would be out of trailers. The owner lives in Vegas and I am pretty sure he is using this place to support his gambling habits. There are several people there who do drugs regularly. They just kicked out a woman who has been there 20 years and use to be the office manager. DO NOT MOVE HERE.

There should be a place for negative Stars. Like the other reviews stated, the owner and management do not care about the tenants. When I moved there our heater worked for one day. Maintenance came and said that the fan needed to be replaced but they never came back to fix the heater. When we went to complain at the office the manager acted like she didnt know what was going on. And then apparently they had no maintenance workers anymore. So we took the fan out ourselves and took it down to the office. It was never replaced. We used a propane tank with one of those heater attachments. We also had a plumbing issue when we first moved in. It was always a big puddle under our trailer which attracted the mosquitoes during the summer and also made our yard stink. I had my brother staying with us. He had diabetes and had to have an amputation of two toes. His room had mold. He contracted MRSA and had to have his leg amputated to the knee. But we could not prove that the mold had caused him to get infected. When I told the owner, Larry Phillips, he sent a maintenance guy over to clean it with bleach and paint over it. He said that was all he could do. If you are considering moving to this trailer park, please do your research. There are sexual predators living there. Beware of management and of the owner, Larry Phillips, they start out nice but turn very shady. The trailer park is not up to code and most of this trailers should be condemned.The pictures that I posted show how the light from outside was shining under the sink. The other picture shows the vinyl tiles they put on the kitchen floor were cracking because the floor wasnt level underneath. The water heater was rusted and cracked on the bottom. It wasnt long before we had to replace it.

Someone besides myself, should get bbb, oklahoma housing authority etc in on these two, dishonest, corrupt, I can go on, but they arent worth my time. Look elsewhere, you have been warned! Also, check out your water bill adjusting decimal are on a meter for a reason. I hope you two crooks get that covid be. Sorry mfs

I found this to be a very interesting place it looks like it has a lot of potential for an older Mobile Home Park but it seems to me that the owners dont really care because they continue to put Management in there that simply does not have a clue of how to make the place great again not to quote Donald Trump but the place could be much better than it is the management is rude and indecisive on everything they do they wouldnt know how to pick good people out of the bad if their life depended on it they harassed guest of the good tenant that come there where they ignore everything else I honestly wouldnt doubt it if they were being paid off I really think someone should write the owner a little note on how to fix this place because I was once told that the owners truly cared about this mobile home park I dont think so the one thing I do know is if you go in there and drive around and you dont mind doing your own work you can get a good chicken dinner because theyre just running wild there

They have cleaned up the place allot. And did make it look allot better at the office and the new fencing on the outside does make it look better and they have added lighting

Honestly at first we liked the place. The staff was friendly and pretty nice if a bit ditsy. We were shown a couple mobile homes. We found one we liked filled out the paperwork. when we came back we put down the holding deposit. We waited to see if we were approved, and when we came back with the rest of the down payment/deposit. After wed spent almost two whole hours doing the paperwork (I honestly dont think it should have taken that long.) on the loan and the rental agreement (Yes all of it finished and finalized.), They told us The Owner (a Lawrence Philip.) didnt agree with us having that particular mobile home mostly due to our age.

Slum lord that takes advantage of disabled and persons of specific natures. Very dishonest, very non caring to his rentors of land and rent-lot. A person unfortunately lost his life here recently...r.i.p. And Larry Lawrence what have you Phillips and of course the woman named Martha Phillips knew was not licensed, accredited, nor bonded and licensed to do electricians work. Very sad but to the gist. He is not BBB accredited nor does his maintenance staff have license for that. Be careful if you are desperate ask people that live there first. May Lord have mercy on you 2 for that man untimely demise!!!

Dont live here 4 years after you get the property and the owner find some way of kicking you out after my mother and now I have to take care of my own little brother

I had to pick up my daughter there and almost messed up my front end on a hole that had water in it and I had no clue it was there till it was almost to late. Good thing I was not going fast or it would have. Mobile Homes are run down and painted many funky looking colors. If you like that kind of stuff. Boarded up windows. Skirting hanging off and off on some. I first thought that there were a lot of mobile homes either being moved in or out. I was surprised to find out later that those trailers had been there for years. I rated this park a one star but I really wanted to rate it no stars. The program does not allow you to rate it no lower than a 1 star. With that being said, I rated it at 1 star.

Cheap rent. If you pay your bills on time you will not have any issues. Owner has been helpful whenever needed. Maintenance men suck but if you are renting to own you dont need to do go through them anyway. Some kids in the neighborhood are total brats but thats everywhere you go.

The owner, mr. L Phillips, came off kind at first but became shady after a lease was signed. The manager at the time, Mrs. King, was the most sweet lady. She was since then replaced by an unprofessional lady by the name of M. Johnson. Johnson not only came to work in filthy clothes some of the time but she also smelled terrible on a few different occasions. They will tell you one thing but go and do another. They didnt like being confronted about their wrong doing therefore, a young pregnant couple at the time, my boyfriend and I were kicked onto the streets. I also have a friend who lived on the property who is a Veteran who is now homeless because of these greedy people. As I said, they will tell you one thing but do something different from what was AGREED to originally. Id rate this place less than 1 star if there was an option for it. I genuinely hope they arent doing this to other people so undeserving of this.

Parents were actually making their children fight one another out in the street one night I pulled in here. You tell me. At least a bunch of people werent walking around aimlessly looking to score their next fix.

The roads are a little rough. It doesnt appear to be very well maintained.

Really run down. I would not recommend this place to anyone

Its a trailer park you have to remember that going inThe kids are quiet and its a nice place to get away from the city life.

This place is awful... I lived here with my kids and huaband... We left because something better came along ... Due to personal hardships were willing to return... Understand this we always paid rent and paid on time we kept a clean house and always did our dishes and clothes ... However in trying to return we were told no because we gave no notice of leaving and they had to repaira bunch of holes and mold ... If theyre was any mold it was there b4 us .... We didnt destroy property that we had to live in thats just insane to say ... Rent was OK and I liked the home.... People were always doing selling and buying drugs around us and there wasnt a yardtoeven let my dog go potty.... Nevertheless let my children play in...

Absolutely terrible place to live....Managers name is M. Johnson and The owners name is L. Philips both are extremely shady people. Me and my Girlfriend where forcefully told to leave the property while she was 6 months pregnant after an incident involving a former resident falsely accusing me of animal abuse which IS FALSE!!!!!! We where kicked out onto the streets and told to never come back. If you value your money and want a better place to live avoid this place!!!!!! They never obey City code and the park is not kept up to standards. The park and trailers smell absolutely horrid like dead animals and trash. They raised the rent on us 4 times in one year.......Please heed my warnings about this place. I would NEVER recommend that anyone live at this place not even if you are a Military Veteran!!!!!!. They will treat you like dirt and walk all over you. DO NOT fall for their lies they will polish a turd and its still a turd. I promise you......... since it only lets you rate as a one star this place gets a negative 100 stars!!!!!! There are also Sex Offenders in the back lot which they are required to report to you about and did not untill we heard about it from a former resident.

Ive been on several occasions and Im telling you that if you dont have a 4 wheel drive you may not make it through this place!!! I used to build parking lots and this is the most screwed up place ive ever seen!! I cant believe the city even allows this place to operate!!! Something you must see for yourself!!
