Terrible management, no support from corporate ELS, lawn maintenance is a joke, I cant count the amount of times Ive talked to my single 76 year old mother who lives there and she is on a boil water notice. They make no improvements, rent out properties to people who do not take care of them, keep no promises, yet continue to increase lot rent every year. If it werent for the people in the community there would be no reason for her to stay. It is very disappointing. There is so much potential for it to be a wonderful place to live. If only the owners (ELS) cared a little bit more about the people than they do their paychecks.

UPDATE 10/13/20I just got off the phone with our management office. Every word Dave the Manager told me was an absolute fabrication. No one has spoken to the squatters in Joes old home. They have posted no eviction notice. They are pretending that the squatters are actual residents that must undergo a legal eviction process, However, to this point they have not lifted a finger to do ANYTHING. Furthermore, they have no intention of even trying. I was told anyone can purchase here without any involvement with the office. They want the title to Joes place so they can sell it and keep the proceeds for themselves. They are aware the title was gotten through ill gotten gains and they do not care. I was also told the signage in regards to office approval prior to purchase is unenforceable and they have zero intention of trying to enforce it. I told them, due to their deception and willingness to put all the residents on NW 45th Terrace in a dangerous situation, I want Foxwood Farms and ELS to buy my property at market value and refund me every nickle Ive paid in lot fees over the last 14 months, as their actions have rendered my home worthless. That ended the conversation. While the office staff seems friendly and sincere they are simply greedy liars that will say anything for a dollar. Remember, they just admitted to me that the only thing they want is the title to the place so THEY can sell and profit from that sale. Everyone should be highly offended by the predatory practice.10/08/2020 Our community manager now accepts and encourages the trade of illegal drugs for homesite at Foxwood Farms. And hes done away with all background checks fir new residents as well as new animals...vicious animals that attempt to attack you every time you walk near them. These animals and tenants are in direct line of site with the managers office. He allowed this to happen even as all paying and approved residents received annual rate increase letters. What a slap on the face. Foxwood Farms and ELS are complicit in blatant illegal activity. Beware of the predatory practices and fo not throw your money away here. Drug dealers are openly doing business in Foxwood Farms and management is involved.6/05/20 - Just watched as the newly hired lawn maintenance company tried to complete their first attempt at grass cutting. There is a new temporary manager here, so I obviously there needs to be a new lawn service. I guess the old one didnt pay enough of a kick back. I watched, hilariously, as the crew literally PRETENDED to cut the grass. I say pretended because they simply couldnt get it done. At the end of that debacle they literally came around with edgers and PRETENDED to do the edging. They didnt cut a single blade of grass at all. Then they proceeded to start at the middle of the road and blow what ever leaves they could find all the way to our back door, where they piled up into a messAlso covered my car.I called Dave, the current manager, and he proceeded to berate me and tell me I had no reason to be upset. He then told me I could apologize to him or be hung up upon. We are selling, and hiring a lawyer. These people are thieves.I pay 622 a month to live across from a person who has the police called on him monthly. He devalues his property and destroys the peaceful living conditions in our neighborhood, here at Foxwood Farms. Management is well aware and absolutley refuses to do anything about it, all the while demanding full and complete lot fees from all of us who suffer. I believe with no action from management, every resident on NW 45th Terrace will soon enter into a class action lawsuit against the Equitys management group for diminished safety, quality of life and decreased value in our residence.

This is a GREAT PLACE!!! My Mom lives here & they really take care of her!! I’m very grateful they help her out when I’m not there! Great place to live!!!

Older section could have used some additional attention but overall a decent place to live. Safe. Nice pool and community hall. Clean.

Rent is high if its ok with you, but you get a lot for it. Nice, quiet, and golf cart friendly.

My neighbors, the area its in makes it convenient for shopping and other things. It has its downs, which has to do with the company which is Equity Life styles. They dont fix things very quickly or very thorough. They have many places but do not treat them all the same. It could be much better ......

Great park mgr real nice highly recommend

A 55plus retirement community with pleasant doublewides. Theres an older section, and newer one, plus a pool and club house with lending library. Its convenient to groceries and drugstores, the interstate and several restaurants. Grounds are pleasant for walking. Plenty of wildlife given how close it is to strip malls.

My favorite park in all of Marion County. Very friendly residents and super nice management.Great job Kathy and Amber!

The Manager is a far cry from what that title stands for. Clueless on how to keep the park clean and up to date. Ppl here are very friendly overall tend to mind there business.

Without a doubt, the WORST PHOTOS online for a community. Not a single shot of any amenities... just dreadful, scrubby little “gardens”? And rotten roof photos. Why? Who does this!??

Management is permitted to run wild with no over seeing. 2 years still waiting for community center to be up dated, and closed during this wait. Residents are given 30 days to correct an issue, yet homes owned by Foxwood are falling apart.
