We myself included got a summons of complaint against this residency, more like a postal threat. Havent been evicted have not any complaints and no warning or confrontations this place gets police in here by the dozen every other day, always loud music,and the water,utilities are always being switched from there recycling of ownerships and managment.This place is not a well layed plan. Garbage stacks to the center of the roads making everywhere smell, look like trash.

I think they have done some great improvements. I feel its unfair that they are increasing the rent on everyone. It might be a wonderful deal for some living in modular homes but travel trailer its going to hurt them! FYI They cant use natural gas! The condition of this place vs the price now is to high!

I would not let anyone talk down on my place. I was at my lowest point and I got in here. I have pictures that I can post to prove what I am saying. I have done over a 1000 dollars of work to my place. I have paid my rent everyday. I have never had the cops at my place. And now this manager come and starts treating me like Im a bad tenant. He said my car has to be gone by twm. My husband has COPD and is restoring a 64 third. He got this car when he found out he was sick with COPD. He said he wanted to restore is to be like his 1st car he ever had. ( BEFORE HE DIES). Now he has been working on it a little at a time. Due to money, and part and his health. But the car is well maintain washed once a week and no leaves around it at all. Today he get that paper saying it has to be gone by twm. It has a noop because the insurance on it will be to much for a car were not driving and only working on restoring. Now how fair is this. We asked for the owners number and he refused to give it to us. He said if I didnt like it I could move. Now I get it if it was a eye sore but its not. What happen to love my neighbor. How loving is this community?

Ive been visiting my friends and family here for over 40 years. This place has had its ups and downs. In the last year or so the management has been doing their very best of cleaning up the whole thing. From bad people to bad housing. Now its kid friendly, Animal friendly, junk car friendly. Keep up the good work all the workers and staff. Great job people.

This place is not exactly a place I would recommend to anyone with children to live; however no matter where a person lives they can still make it a home.. I know a few people that live there and they are continually improving the park on order to update and upgrade the issues that have been dismissed for personal gain i would suspect... Hoping to make this place a more suitable area for kods to grow up and strive...

Management Bill. Owners we need to talk.All the updates and evictions and what Bill is doing. Do you really know how he is doing the evictions? Does his park regulations follow the civil codes required by law.No it does not. Bill is making agreement under your nose or with your permission. Either or this park can become very messy while you go through these hard changes.Changes wont be done in a day. Thank you for the hard work and planning.The question I have for you as owners.How do you expect to overhaul the park, to a clean, peaceful, and upstanding family community, if you are (allow) illegally rushing of the process?Its time we do this right. Do it the right way and reap the rewards.

I have never lived here nor have I lived in the city this place is. I came across this mobile home park doing some research. I think they deserve 5 stars for the fact that the owner has stepped up and took back control of the park. It sounds like they really care and want to make the park a better place. Ive reviewed the pictures and the comments and know what kind of state this place is in. It takes alot to keep up with Google reviews and I want the owner know that it is noticed that they have responded to every single review left for the park. Keep up the hard work building the park the way you dream. Id love next time I come to California to stop by and see all the improvements that have been made compared to some of the pictures that have been posted.

Very nice, I mean Xtra clean and remodeled and very quiet...mobile home and lot starting at 46,000! This is where I want to live and my grandkids can come and play safe...Super lovely environment!

Terrible dirty bad experience

When you charge the rent they ask for how do you expect them to have the money to fix anything! Everything is so expensive it is really hard to pay for repairs in 2018 with 1950 money!! A lot of it rests with the tenants in how they take care of were they live and want there surroundings to be. Living on a fixed income is impossible in America thank God that Sunrise Village is there. I am a new tenant and will do my part to make living there a wonderful place to call Home. Bill you are doing a great job with the task at hand. Doing drugs does not make a person bad but how you treat others can. RESPECT one another and God bless everyone.

Bad management,drugs, the water is contaminated, too much traffic, trailers have seen better days, right next to a junkyard AND they requiring that you make $1000 a month income to live there. Yall..... really? Anyone that makes that much money would find WAY better places to live!Before you plunk down your hard earned money, go look at it first and really look at what your getting for your money!

Ive lived here for over 5 years and keep to myself and havent had problems but can definitely see why people would have problems... my biggest gripe living here is them CONSTANTLY TUNRING THE EFFING WATER OFF!!!!!! why am i paying for water when its getting turned off all day like once a month???

No matter whats its called itll always be known as good ol Butlers Camp. Now if you love to be around drama Sunrise Village is the place to be. But be aware enter at your own risk once you go in you might just get stuck.

Although I love the people who live here I do not recommend moving here at all.

If your at the end of the road with no place to go than this is the place. Believe nothing they say or promise youll never see it. Stay to your self or youll be dragged into the drama. The good thing is theyre pet friendly. I have a good friend my next door neighbor small world we live in we lived next to each other in 1999. Dont know if this will be seen I wanted to make a new review but couldnt find out how to,so here goes. Ive lived here going on eight years, been reading the answers to the reviews posted by owner, twice they have put blame on CCI the management company who runs park that the new owners are releasing them and taking over running park that was a year ago yet CCI is still very much involed in the running of park. I have talked to both owners every manager, and still have gotten no where yes there has been inprovement but also back stepping. Yes a home is how you make it, but how many times do you have to put out your hard earned money to fix the things youve done to improve property when you have slobs for neighbors people who have no respect for your property much less for them selves. These are people who owners have moved in dont work or take care of there kid dont follow throu with doing any thing about there garbage being thrown out there front door having a large wood structure invading my space thats been there for three months, it seems to me that you want the working people to move so you can fill the park with people who dont know they have rights and laws to protect them from owners like you. I have requested my electric be fixed since Dec. of last year to have a leak fixed thats a breading ground for mosquitos for over a year but have gotten no where but U guess now we will have our day in court. You the owners are just as bad as CCI management you both just want money and dont care what your tentents have to live in tired in Sunrise Village

I currently live here, i am going threw an eviction right now.i have an agreement with Dean (one of the owners) to pay one hundred dollers every month extra on top of my monthly rent until my balance is 0. And i wont b evicted but i still recieved an eviction at the begining of this month. Ive tried callin Jennifer in the office in oakdale, but never get a answer, i leave messages and never get a call back. Bill has told me there droping the eviction. But whenever i try getting a real answer, im ignored. U say in other reviews that ur evjcting all the bad people? Then why is my family and i in ur targets. I stop anyone who is doing something wrong or something they shouldnt be doing. I would say im a free security guard and do a better job than the people who are getting paid to be security that do nothing just drive around and flash there spotlight on empty trailers, and smoke their heroin on foil while they patrol. Some security.

Having lived all over the u.s. i settled here in good old modesto. At a place i lived at in the early 70s. We have been cleaning up the last 20yrs of neglect so be patient these things take time and a team effort what we need from everybody is a little effort to really keep this place clean like not throwing down garbage when your dumpster is full, walk to the next one, watch out for each other and call one of the managers when you see someone tagging the.homes, dont let the homeless stay in the empties call one of the managers so we can get them out before they have time to steal from us or the park. The new owners are spending thousands of dollars remodeling the homes so far in the last 18 months we have hauled away 31,30yard dumpsters of garbage,old furniture,appliances etc,so we are literally cleaning this park up we still have a ways to go but be rest assured we are at work making this a better place for all of us...

Ive been here 5 6 months my mailbox keeps getting broken in too. About 6 times no joke. I had to keep calling for it to get fixed because i couldnt lock it. I feel like they need to have cameras up there and also druggies walk around at night im talkin2/5am looking to steal things i think they should lock the gate and give everyone codes or something i do see a code machine but its not being used. Other then that its alright.

Had to give one of our kids co-workers a ride home there. . . YIKES! Looks like youre in another country, but if you HAVE to GO there, dont go at night!

Well I live here this is a bad place to live if you not into tweaker in people who use drugs yes theres some nice people but the bad people outweighs the good people plus two management seems to not care about fixing up their places if you do not pay your rent they just ridiculous fix up the place to the minimum and rear in it and will do no repairs afterwards and I was polite to give it one star

The manager Bill Cassidy is quite a rude chovinistic a**h*** he will not do any repairs to your house but he will harass you tow your car yell in your face threaten and belittle you give you a 3day notice to pay rent for months you already paid for and have receipts from him for rent paid in full creative accounting done by the office as well whenever he comes to threaten he always brings with him a junkie worker I dont believe they have a employee that is not a junkie
