I bought a house in this family community! Betsy the manager help me a lot.the community is very friendly and clean well maintained .hope everyone keep doing a great job especially the office staff.

Been two years now when I first moved in I loved it however they raise the rent and the communal areas and amenities have gone downhill and are not taken care of. You have to walk across garbage at any given day in the streets not to mention the dog feces no one picks up they’ve gotten a hold of the cats that were loose which is a bonus but it doesn’t erase the fact of the harassment that goes on for your area when they can’t even keep up the communal areas buyers beware if I could I would’ve gone somewhere else. They paint a picture but look deeper and see what it really is all about. Wish I could of given a negative starI would love to put up pictures of what it really looks like here and now. A lot of the 5 stars come from ppl who don’t live here either so be where .

My sister moved in this park about 5-6 months ago and it’s the worse place you could ever imagine!! She’s had none stop issues since... I recommended you looking past this place and find somewhere different she’s renting a place you could get a house for the same amount a nice house for $1200 that’s what she pays pass this place and keep looking if I didn’t have to give a star I wouldn’t. Parents don’t make there kids mind my nephew has been bullied in here since day 1. Way to many stupid rules so please beware!! Don’t go here even if it’s your last resort!!!!!

Alot of racism and the neighbors always complaining like its a 55+ community

Looks nice in the front. But drive around to the back and get the full picture. Lots are small and to many rules. Glad I only visit a friend there

My husband and I moved here a year ago, and we absolutely hate it. The neighbors are rude, one of them threw a bottle at our daughter and when I talked to the manager, nothing was done about it. We are not allowed to park on the grass, but others can. This place is a joke and I don’t recommend anyone wasting their money on this place.

Lot rent going up again. For what? For those of you moving in 17 years ago lot rent went up 10$a month. In the last 5 years the rent goes up 300.$ a year at 25. A month. Now rent going up 31.51 a month. Over 300. A year. Lot rent is double my house payment which is totally ridiculous. Especially when my neighbors put in a shed and live in it. So i adults and a child live in a 2 bedroom house and a shedI complained but nothing happened. Now they have built up walls around the shed so no one can see. They let their animals roam their not on a leash and they have come after my dog.. So choose your place wisely. Apartment rent doesnt go up 300. A year.

Too many teenage kids in the pool no respect for babys in the pool. Not enough adults watching there teenage kids in the pool.

Beware. we got approved to purchase the trailer but not approved to move in. They wanted a co-signer. Sounds too much like they are running a scam than trying to find people who can actually pay. We have lived in the same home for 5 years and never were late. We have no debt and always pay our bills.

Ive lived here longer than the park managers that have come and gone through here. Its supposed to be a family park but no available parking for a typical family! They raise the Lot rent EVERY year but change nothing except the rules as they see fit. I thought a home with a beautiful garden that you could see from the road would be a benefit to the park but instead they would rather you tear up your yard and make a parking spot for your children that are old enough to drive. There is no Manager available half of the time as it is but when they punch that time clock to go home, you are on your own. They tell you if you have a problem, to call the police. Like when someone parks on the street that is visiting your neighbor and totally blocks your driveway because there are no visitor parking spots.

Hello All. I am writing as a visitor to Stoll Manor Home Park, I couldnt believe how quiet it was and how nice and friendly neighbors were. My cousin and his other half had recently bought and they were so thrilled I just had to make the 2,200 mile trip by car to see for myself. Now I want to sell my home in Buffalo N Y and move to stoll manor. Being near family in a beautiful place to enjoy our golden years together is a dream come true. Thank you, Bill Whalen

Lot rent goes up every year, No Security, too many people with Ill do what I want attitudesAnd No Security. Rules are not followed and not enforced.
