Ive been here for almost a year now and have had no issues living here at all. The property manager is the best too, hes supper nice! He works great with you to get you into a great home, and he actually cares about his residents! Every worker goes above and beyond to help you with any problems you have in your homes as well! And theyre all super nice to! The community is nice and everyone keeps to themselves pretty much. Ive had no issues with none of my neighbors out here. I honestly love living here and I love being apart of this community. Its affordable for anyone especially single moms, and theres lots of really nice homes to get yourself into. I recommend this place to anyone!

As a first time renter/homeowner I highly recommend Riley Modern Estates. The management here have been extremely helpful and friendly. I was clueless and they walked me through the entire process and answered all my questions. Within two weeks I was accepted for a 3 bedroom. Never in my dreams did I imagine I was going to be able to afford it, but they had the perfect place for me and my babies. Weve lived here since March and have had no issues with our neighborhood. Very peaceful and quiet. If there ever was a problem, I could call Leslie from the office and she sends someone out that same day to help out whatever way they can. I cannot tell you how generous and understanding they are about payment plans and payment setups. Ill be here for a long time if not forever. :)

I’ve lived here for 4 and I haven’t had any issues. The office managers are easy to deal with. If at any point you can’t pay your full bill they’re willing to work with you! As long as you’re completely honest and stick to yourself you’ll live a happy life.

Riley modern is rip offs we have black mold in tralier and the people that works in the office is rude I dont recommend anyone live there we are moving of trailer 15 cause everything is molding and falling apart

They get the trailers fixed up enough to sell and so the real problems dont start to show for a year or more. By the time the big issues arise its too late to make them do anything about and then your stuck dumping money into a trailer that isnt even worth it. $30,000 for a place appraised at not even $5,000. Maintenance/repair/whatever crew has no idea what they are doing and Im not even sure they have any type of knowledge about the jobs they are performing. Fixed our laundry room floor, which was sunken in when they sold it to us, with some flimsy random bits of plywood stuck together and wouldnt do anymore when I questioned if it was actually fixed, pretended to not understand me. They spray paint over mold so you dont see it till it starts growing again, which once again is too late for them to have to do anything about it. No one is considerate, blaring music, screaming, banging on walls, fighting, and doing construction at all hours, 6 a.m., 11 p.m., 2 a.m., doesnt matter that other people live around them. Make up health code violations to charge you with but cant pick up a trailer that got tore apart and then blown over, for going on a month and half, like animals and all kinds of gross isnt living in that. The office hours posted might as well be a joke for the way that theyre followed. They cant seem to get decent managers and just bring one set in and send the last ones on their way what seems like every month. If we hadnt quickly needed a place when our last lease was up; I think we wouldve looked a lot harder at all the red flags because the problems are glaringly obvious and numerous. If you do move here, do your own walk-thru with their list and look at the things not on their list as well and make sure you have them fix all the issues before your warranty runs out and your stuck with the bill $$$. Not that the fix is really any better but hey, its better than nothing, I guess. So good luck if this is your new home and for those looking be wary.

I moved in here in October, the new management are so sweet and helpful. They have gone above and beyond to help us first time renter and first time buyers find a home we are in love with and when things broke they fixed it and made it right. The managers are like family and super easy to talk to! I recommend to all my friends moving out of their parents to try here because of how sweet the manager are and how cheap everything is! We got lucky on our loan price too and the managers were very good at explaining everything to us noobs at buying. Why would you want an apartment which is less room shared and have to deal with people on the other side of your wall complaining about every noise you make and pay like 700 just to rent something? Its way better to be a home owner in my opinion because if you add rent and your loan payment together its going to be either the same price as renting a small apartment but you get to keep it and be a homeowner and recreate your own space. Best part is you can have pets, there are some rules about dogs but apartments charge so much just to have 1 cat for the deposit plus a monthly fee. I recommend people stop renting and become a homeowner. And to do it hear because the community is great the neighbors are amazingly nice on my street at least and you can have the accomplishment of being a home owner. Marley and Chris the managers here gave me the confidence and righted some wrongs from old management and really helped me and my fiance with so much beyond just being a landlord. And I know they would love to help any of you out there who are scared to move out for the first time and to become a homeowner/renter!!! Would love to see more people come and be our neighbor xoxo!

The office Managers are great! I am a contractor for this place remodeling homes, they do not like to cut corners! Excellent homes at an affordable rate.

I lived there 5 years and was allowed to move in with a 90 lb dog! New management comes in and evicts me for a dog over 20 lbs (after 5 years)! They dont take care of the park! Had water pressure issues (almost no cold water) for last 2 years due to sediment coming through water supply lines, and the did nothing, other than try to change or faucets, which did not help at all! I always paid my payments every month! Would not recommend any one to live there!

Just like many mobile parks, one gets a feeling of some people not caring what their community looks like.

This is since the new owners that took over the location is screwing people over telling you one total and giving you the saying you still owe another amount and keeps on giving you pre eviction notices every single week

My daughter lives in here. Speed bumps are too high.

I have lived in Riley Modern for a few months now. I am extremely happy with the management and my experience here thus far. I have quiet and wonderful neighbors also.

Riley Modern is what you make of it. As with any neighborhood there is good, and there is bad. The mobile homes are for sale homes and if you are buying any home, especially an older home, be prepared to put some TLC into it. They will quite often put a minimal short warranty on the home when you first move in. Dont expect to move into a used home and get thousands of dollars worth of rehab done to it. Weve managed, with very minimal investment on our part, to turn our home into a true home.The managers are very friendly. Just like anyone they have good days, and bad days, and unfortunately if people arent paying their bills and they have to waste time chasing them down, then their days arent going to be the greatest, but Ive never seen any bad attitude from them.

The Mobile home park itself is clean and I think the best thing about it is that it is close to all of the local shops and fast food restraunts within walking distance!. Not sure if it is affordable or not but, by the looks of it it may be pretty affordable!......

Ive lived here for 15 years and have never had any major issuesAny problems we did run into the park and office staff have gone the extra mile to make it gets resolved.

This place is a dump! Run down, dirty, abandoned trailers and the roads are awful, the only thing modern about this place is the name!

Terrible place to live my kids and I have been living here since beginning on July of last year and I have had several issues with my place the only thing they replaced was the hot water heater I have had issues with the electrical wiring in my home since we moved in they wait until the warranty is up to tell me that if they pay for it I would have to pay them back in payments and its their fault why should I have to?? I am already paying over 600.00 A MONTH thats not including the utilities that I am paying as well. They dont fix anything and if they do they charge you an arm and a leg to do so I just had to pay 100.00 to get my outlet fixed that was bad and it could of caused a fire 45 for service 25 for repair and 25 for new outlet he showed me what was the problem and I was disappointed and shocked that they would just let me move in like this with the electrical wiring being a fire hazard. I am going to call and report this to the board of health and have this issue fixed in my honor :(

Would not recommend for anyone the management chased my 10yr with there car and refused to send proper paperwork to dukes for us to have our power turned on so lived there 4 months without power or water or anything a sorry excuse for abplace to live trailer had hole in door and they would not fix sink so we could not do dish and they tried to charge us $50 for dirty dishes and $50 for my sons bike being out side......I would not recommend to my worst enemy
