The staff have changed 5 times in the last year Currently they are absolutely terrible. They refuse to acknowledge maintenance request even when the maintenance request is for Health and Welfare. I have yet to see a trailer that is not infested with roaches, They build substandard porches that are dangerous on the front of their trailers and instead of actually fixing their trailers they throw some paint on them and ignore the actual issues while putting families on tight budgets into a trailer and charging them 30 grand for said trailer that is only worth around 3 thousand. Whats more is they charge $300 an hour for lawn care. And they charge you for it even if they dont do your lawn. The office lady is rude and looks for any reason to add charges to your account and the man who I can only assume is the manager is equally distasteful. This is a terrible place to live because of the management and ownership who take zero responsibility for the park. I will be moving as soon as I possibly can. DO NOT MOVE HERE.

Celeste and Jason were such a pleasure to work with. I just moved here today and they were the best. Jason was straightforward and honest and answered all my questions through out the whole process. Theres a great management team here. This place is really a hidden gem in the heart of West Knoxville. Im very happy with my place!

I just want to leave a compliment here for the staff :) they have been professional and kind from the first time we came here to live. We have had quick resolutions to our minor issues. The maintenance staff have been great! The entire staff are caring individuals :) thank you!*********see photos for the last 6 months before I left********

Nice quiet place to live.

Place would not accept me and my fiance even after making and proving that we make over 10x the rent amount because even though she had well over 2 months of verifiable income and could have afforded it herself I was only able to show a month and a half but also able to prove I got the job 8 months before hand. They are not selling spring chickens either btw

The park is really nice but I lived there and KUB is unbelievable

Paula in the staffing office is nice and amazing but the homes are run down. Since moving in here we have had issues with the air going out 3 times and pest issues. Had an animal get under our master vanity where there was a hole exposed to the outside. The heat has gone out 5 times in one month. Now the water is frozen for going on 2 days and they dont know when itll be fixed.

My home never had any problems management is fair & consideratd

We have lived here for 4 months and have yet to have our back door replaced because the bottom of it is rotten. And then you can pay an extra $20 a month to have your tiny yard mowed, but if you dont rake your leaves in 3 days they are gonna make make you pay an extra $25 dollars. Oh and if you park your tire of your car just a half inch on the grass they write you a ticket and if you do that 3 times, they will have your car towed. So we definitely outta here ASAP!

Disrespectful staff who put on a Christian front but do not care about their tenants. Some of the worst people in Knoxville.

Scandalous management/owners. Takes forever for repairs. Violations tend to increase around the holidays so they can get extra money. Lease agreement changes without notice. They do whatever it takes to squeeze whatever money you have and forfeit your security deposit by making up their own rules

The new management favors certain tenants. Takes forever to have any kind of service or repairs. They try to find or make up any violations so they can get extra money especially around the holidays. Good luck on getting any security deposit back because they are scammers. Kids running around in front of cars, people tend to stop in the middle of the road and stop traffic. This place is so ghetto, people like to stare. Very unfriendly, the worst experience I ever had. If you are looking for a place to live. I recommend looking somewhere else. Im glad that I dont live there anymore.
