Very nice park good quality of life there

Awesome community!! I love itIt quit and the neighborhood is great for kids.

The biggest problem I have encountered is that they dont maintain the property correctly. They will be quick to charge someone to mow your lawn & they go up every year on the lot rent, yet the pool hasnt been repaired properly in over 2 years. I have no problem with the mow your grass rule & have never been charged to have them mowvit for me, but they should live up to the same standard that they apply to their tenants & repair things expediently. The pool was closed half of the summer this year & the office would actually ignore the calls if they knew you were calling about it. They reopened it & it was still GREEN, so they knew it wasnt right & have closed it 2 more times since. It is currently closed. They wont hire a professional to do it correctly, because theyre cheap. I dont know if this is a reflection of the management or the ownership but the managers typically blame it on the owners. Sometimes the gate works for a period of time, but most of the time it doesnt. They fix it & that lasts maybe a month then its back to not working again. So, if u are choosing this place because of what they advertise as amenities, then you might want to find somewhere else to go.

My grandma has lived here for years & has always loved. Its right by a main road but it is still quiet & peaceful & just really nice Ive always loved visiting. Theres a little park in the front itd be nice with some swings added but its still pretty nice for a village park. The pool never seems to be open when we visit in the summer but Im sure its a different experience for people who live there, we just must always visit at an unlucky time, though my grandma has always talked about how it is closed a lot for maintenance but I guess thats also good it just means they want people swimming in a nice pool. Anyways, overall this is a great place to live & the little trailer houses are all beautiful & every neighbor Ive met has always been very nice & nobody is ever too loud or anything. Definitely a great place for people to retire in.

Very nice neighborhood and friendly people

I love the new management, in short. They really seem to be paying attention to clean up. They work hard and are trying to address issues not addressed from the previous administration. Things are turning around positively for summerfield and it remains the best modular home court and all of Killeen!

The property manager is very helpful and informative.. Very professional

Not as nice as it used to be. The grounds are fairly clean & the paved roads are a bonus! Some staff is amazing!

Love it! Live here and 2nd best trailer park ive ever lived in! Nobody bothers me and the front office ladies are so sweet! I love this place and have alot of friends that live there too! 5 stars forever

Live here currently. They can apparently FORCE MOW your yard(even though it’s been 7 days since we cut it ourselves) they don’t call you like and let you know they’re gonna now your yard and charge you. They just do it. I read through other reviews and saw some of the same problems. Asked for the corporate number and the woman on the phone decides now she has a reason to be upset and yells at me(who pays them money btw) that if I want the corporate number I can find it myself.I love my house and I love the owner of my house. But if you’re gonna have a job dealing with the general public maybe you should learn how to actually deal with the general public. Because unfortunately you telling me you’re gonna charge me regardless isn’t helping it’s just annoying. And I can’t imagine I’m the first person to get pissed off at them. So at the end of the day I’ve been charged an amount that has never been disclosed to me and hung up on when I asked for the corporate number so I could speak to someone who isnt in that office.

Paved streets and sidewalks

I stayed there from 2016-2017 and the only reason why I left was because got a job in another state. Kara is thee best manager you could ask for. She keeps in contact and she keeps it real and breaks it down. When i moved there i just had the baby and when I could not walk to the office she came to me and checked on me and my maintenance concerns. She told me how to fill out the moving in inspection form thoughly with examples which is great for first time renters. They are flexible and will work with you as long as you communicate and work with them. Do your part and they will do theirs.

I live here and it sucks. Yeah the neighborhood is kept up but rent goes up without warning and force mow 1st and 3rd Monday of every month but doesnt matter what day we r force mowed, we still have to it the fee of 50$!!!

Staff is firm but fair when your rent and yard. All in all a nice place that is kept up better then any other mobile home park in Killeen. Pay your tent in time and thats your firstvwarnung if you move here. My husband and I thoroughly enjoy quietness and the non invasive neighbors.

Lived here 3 years and mowed my lawn the same way. now they decide its not good enough and randomly charge me 50 while the guy across the street mowed the same day and did not get charged. thank you for the sudden discrimination. the lawn mowing guys walked around my house looking for what to do and left after 30 seconds and i am owed 50 dollars for this although i did all the work LOL

The houses r good.The management is bad ...bad..bad.. They kept an extra month of our rent. Which they said they would return part of.But it continues, not done w this...

The management is horific. No communication what so ever. Its truly not worth the headache.

This place doesnt even deserve the one star you have to choose to have to say anything on here! The only good reviews on here are from the people that work here and DO NOT live here! They are so rude and do not care. They will curse at you over the phone and threaten to evict you because they make you out to be the bad people! Shitty place do not live here!!!

I live here. Thats all I can say without being retaliated against, even though Im the only Female Christian Counselor living here according to my attorneys that has an established home based small business.

Its peaceful and a awesome place to live.

Rude management when we lived there, moved our home out as soon as we could. Payed lot rent on time everytime, but there would be extra fees for cutting the lawn. I kept my lawn mowed, but if you lived near highway they would mow without notice, but the houses in the back they would not bother to cut.

Do not move here!!!!! I went to visit a friend here (i live WAY OUT OF TOWN) and the towed my RENTAL car. The cops didnt even do anything!!! They told me that the tow truck driving didnt have to show proof that he could do that. And i need to take it up with the owner. 300.00 is what they charge i wasnt parked there 12 hours AT NIGHT!!!! THEN WHEN I CALL THE POLICE THEY TELL ME. I CANT file a report. So I have no evidence this even happen minus $300.00. There ARE NO SIGNS STATING WHERE TO PARK I HAVE PICTURES NOT UP FRONT OR ANYWHERE ELSE FOR THAT MATTER! The only signs I did see are 10mph sign . slow kids at play and unauthorized vehicles will be towed at owner expense. No visitor parking. So my question is WHY WOULD I WANT TO LIVE IN A PLACE WHERE I CANT SLEEP CAUSE IM WORRIED IF MY CAR WILL BE THERE IN THE MORNING. OR I HAVE FAMILY OVER AND THEY WAKE UP IN THE MORNING TO THERE CAR MISSING. THEN THERE ARE NO SIGNS, WHICH MEANS THE OWNERS PLANNED ON THIS AND ARE PROFITING FROM IT. AND KPD IS IN ON IT TOO CAUSE WHEN I ASKED FOR A REPORT THEY TOLD ME THEY DONT HAVE TO GIVE ME ONE!!!! BUT IF I WOULD HAVE CAME OUTSIDE AND SHOT THEM I WOULD HAVE BEEN WRONG!!!

I live here currently and i hate it. Pool is never open that we have to pay for. Staff is rude and doesnt comply with their part. Took almost 2 months for them to finally send someone to get fire ants out my house. They are never at the office. I asked for a corporate number and I got brushed off. Of course! Dont recommend this place to anyone!! Rent is too high for the bull I have to put up with!!

DO NOT RENT HERE!!!!!!Very rude, Ive had problems with the moble home from the beginning. And when I call the office Im told not to bother them because the moble home is technically not summerfield.

Dont rent there! Actual staff is rude and they want to control everything including your money!!!! Smiling in front of your face and stabbing you in the back. Houses are infected and destroyed and then want to charge you for repairs... This place sucks.
