My personal opinions are biased. I once rented a three-bedroom two-bath. We asked to move to a smaller trailer, and we were told we could not. Show me left in the middle of the night. Other than that trailer park was nice relatively quiet some minor drug activity you going to have that anywhere

The office staffs only concern is collecting rent. They have no concern about ensuring maintenance requests are completed in a timely manner. Upon move in there were issues noted during the move in walk thru such as roaches in the unit dead and alive, doors werent hinged properly making them impossible to close and stove was filthy. They promised to have these things addressed prior to move in 2 days later. Needless to say, it never happened! Here I am a year later still no remedy to known issues and several more issues presented themselves which has gone unresolved. But God forbid life happens and you fall behind on rent, office staff will show up like Jehovah witnesses, threatening eviction until its paid. Never addressing the fact that dozen of maintenance issues have gone unresolved. They are inconsiderate, rude, dishonest and unreliable.

Very clean and very quiet. I didnt have my little one with me to check it out but I saw what looked like a pretty cool play ground. The whole development looked very well kept and taken care of. It just had a very peaceful vibe!

Now this mobile home park is outstanding, like living in a home subdivision! Prices varied per size and age of the trailer, the trailers are anchored, u can even have a porch installed and a storage unit, the maintenance is reliable and the surrounds are spotless! A very nice place to live.

This place is a joke.They over charged my account every month like clock work.Charge me a late fee when I have auto payments set up and never fix anything!Office personnel are rude and u helpful.DJ is a liar and untrustworthy.The neighborhood is run down and unsafe.Police are constantly being called...Pool is disturbing but they charge a maintenance fee every month.Play ground has used needles laying around.Maintenance personnel just walk into your house without any notice.Pest control spray only when you’ve been in the office 4x weekly confused as to why I’m paying for this too, but do not receive the services... then they just walk in and spray rite next to your dog who is in a kennel then just shut the door.Let’s go back to the dog... my husband is a USN vet who has a service dog.Turned in all of his paper work,shot records and certifications, STILL every month they try to charge me a pet fee.Now that they are under investigation maybe something will give.Do better woodland estates.

We just came to look for a great place in Jacksonville. We came here and oh my God these 2 woman in the office treated us like family. Xiomara and Jackie are so amazing. They are so nice and great. I love ️ this place.

Gold key has not been done in a year.Had to buy my own ac filters they are supposed to change them every 3 months. Been here going on 3 years.Took over a year to get repairs done.One of the maintenance men has been seen taking naps on several occasions. The same maintenance man has been seen bullying kids. They made him head of maintenance. The office staff has a very high turn over rate.

Its really nice out there. They have newer trailers out there. They give you the option to buy your trailer after 6 months of renting. The house I visited was one of the newer ones. One previous owner and it was in great condition. The newer homes are towards the back.

Its an okay trailer park . I would most definitely love there . I actually stay close by . Its safe for children for the most part . I would recommend this place .

Melissa, community manager, is a bald face liar. She promised to hold a home for us til we brought in the deposit today or tomorrow. We went in with our money and she said she rented it out that same day to someone else. Said she left messages on my phone, but I received none.Thanks for leaving us hanging. Should be zero stars.

This place deserves no stars at all I applied for here 2 months ago and after a month of hearing nothing from them Ive called for a month straight with no answer Ive emailed them twice with no response just to wake up early in the morning to talk to someone face to face at 9 a.m. which is the time the website says theyre open and their front door says theyre open and no one answer the door until 10 a.m. on top of that the voicemail is always full so you cant leave a message when I finally got there I find out that my deposit was more than what it should have been I would not recommend this place to anyone until they get better

Never answer the phone, only one guy working at the leasing office... Took 3 days to know which units are available. Made us feel he was too busy to help us.

This is the most poorly managed water company I have ever worked with. 3 months ago my sewage was backing up into my home, I called woodland estates emergency line at 7:30am to see what I needed to do, they told me they would return my call when the office opened. By 10:00am no one had called me back. I began calling their office, leaving voicemails and no one returned my call. After about 15 calls, I decided to call a plumber because raw sewage was backing up into my house. The plumber determined that the blockage was outside my property line. I had to pay the plumber $750 right then because Woodland would not respond and send their own plumber out at the time of the sewage backup. I then talked to woodland who asked me to have the plumber send them the invoice so they could pay it and I could be reimbursed. I was told this by Becky at Atlantic Oak who was helping cover a staffing shortage at woodland estates. I have repeatedly called Jeffery at woodland estates and Becky and April at Atlantic Oak and have either been told they can’t find the invoice, there’s a logistics problem or they just don’t answer. The plumber still has not been paid so I have yet to be refunded despite the numerous invoices I have had the plumbing company send over to woodland estates. I can not get anyone to give me information about how to get in touch with corporate. I would greatly appreciate a call from the corporate office.

Bad place to live

Well lets see...... 2 trees that are a danger to property and family. One has had all the limbs cut off and looks like a giant toothpick! Been that way for 4 months now. The other is rotten in the center of the tree and was told that by 2 of their tree surgeons. Both are over 50+ ft tall. Next i have sliding glass door that is falling outta the track because the bottom of the door has eaten through the metal. You damn near take your fingers off trying to close it. Also it leaks all over the floor every time it rains. Not to mention the lock does not work at all. Then the same with the back door with the leaking. There are several holes in the roof that also leak. The floor in the bathroom is rotten, tiles are coming up, and i wont use the tub in fear of falling through. Instead of fixing the toilet the correct way they wedged a piece of 1/4 inch plywood under it. Not to mention the excessive mold. It took me 2 weeks to get replacement hinges for a cabinet door and i had to put them on myself! I could go on with this list! The point is that they will not fix anything until someone gets hurt or killed!! If your looking for a place then this is not it! Oh did i mention the rent increase on top of everything else!

GO FIGURE, MY FIANCE AND I TRIED GIVING YALL A CHANCE BUT YOU REALLY HAVE NO RESPECT AND THIS REPLY TO ALL THE BAD REVIEWS TO CALL TO LOOK INTO IT FURTHER IS NOT ANY BETTER NO ONE EVEN ANSWERS THAT NUMBER I LEAVE A COMPLAINT MESSAGE AND GUESS WHAT NO REPLY. SO NO APOLOGY NO RESCHEDULING. I DONT EVEN LIVE THERE AND YOU TREAT US LIKE WE MEAN NOTHING NO NODY WASTE YOUR TIME OR MONEY ON THESE COMMUNITIES. Ive been trying to schedule a tour for Saturday with yall for 4 days and no one answers the phones or emails. Im just curious if your renters or home owners need you will you answer then. Guess we will look somewhere else.

Staff is rude. Housings are small. Bathrooms are small. Doors are cheap and hallow. The whole complex is tight and there really isnt much privacy. DO NOT WASTE YOUR MONEY NOR TIME HERE.

THEY DESERVE 0 STARS! This has been the WORST living experience I have ever had. I dont even know where to start... They take advantage of their tenants, are completely disrespectful and negligent. Our trailer has been falling apart since we moved in and we have made SEVERAL work orders and trips to the office to get very serious, and potentially dangerous issues corrected. First main issue: the flooring. An occupant of my home has cut their foot severely on a metal strip that was not laid properly and the issue STILL has not been fixed. Also while cleaning the house I moved the oven and discovered the linoleum was completely ripped up exposing the flooring underneath. They tried to accuse us of damaging the floor although the maintenance said they had record of the damages BEFORE we moved in! Second main issue: ROACHES! i know we live in Florida and roaches are common. They owned the responsibility of spraying every few months because the trailer has a roach population BEFORE we moved in. At one point however, they neglected to spray for 9 months. We did what we could to manage the issue but with all of minor issues of the trailer such as flooring not being laid properly, bath tubs not being sealed properly and so forth the roach population grew exponentially. Roaches cause damage.... Third main issue: the management. This is really the most important because they NEVER take responsibility for anything!! Instead of doing their jobs and taking care of their tenants they evict you for their negligence. They send out notices and provide documents such as the one where you record pre-sign damages but when you mention or ask they say they DONT have those records. They go through management teams every 3 or four times a year so the people who are actually aware of these issues get fired and replaced by people whose only response to any of your concerns is Well I cant speak for the people before me I can only go off what I see in the records. Ummm.... the records you dont have??.... They have record of me overpaying on my rent but never rolled over what i overpayed so they have STOLEN my hard earned money. They focus more on collecting rent and consistently remind you of your agreements which is fair, but forget that a lease agreement is NOT ONE-SIDED! Within that agreement are all the terms they agreed to and in my experience they will find EVERY reason not to uphold their end. My greatest advice WHENEVER you are dealing with ANY longterm contractual obligations is to put EVERYTHING IN WRITING. Dont even bother talking to them. Any requests you have, put it in writing. RECORD EVERYTHING. Im telling you this company is shady business. They are going to protect their best interests and they dont even try to pretend like they care about yours, so PROTECT YOURSELF! THEY DESERVE 0 STARS!

Place is nice on outside but trailers are poorly taken care of with tubs falling thru floor and holes in walls. Mold in bathrooms, light sockets not working and they give you an eviction notice instead of fixing things.

Saw properties online from woodland estates fl. Was very happy that I had gotten a response back from Chris.

Ive lived here for 9 years my husband bought this place with the intentions on moving and when we got it paid off lets just say its been a long 9 years cant wait to get out of this place

First false advertisement, No Basketball court, pool is never open, maintenance people dont know what there are doing. Rent is due on first eviction letter on your door the second of the month. High crime. I will never lease from this company ever again. and the only reason they got one star is you cant post with out at lease one.

If I could hold back stars that would be the best representation. Yes Communities, Clayton Bank and Trust and any others associated with this high crime crap neighborhood between 2006 to 2014 should be under review for suspect business practices. 2 of the three original staff members when I moved there are rumored to have gone to jail since their departure. They feign interest in helping you all the while losing your refinance contracts, failing to return phone calls and even losing my mortgage check one time and on a separate occasion my lot rent check. I dont know of anyone that bought in the new section that is still there and wonder how many people now have ruined credit as a result of them jacking up sales prices and raping you on the interest. After 8 years of paying a mortgage and always paying more than the actual mortgage payment which they apply to the next months payment rather than the principal(a direct violation of their own sales contract) I asked for a pay off statement only to find out that after paying upwards of $60k($700 a month mortgage) not including lot rent.($260 when I moved in $450+ when I moved out) I still owed almost the original financed purchase price. (purchased $50k owed $45k) Lot rent is about $450 a month and includes water. Do yourself a huge favor, just buy a crap time share instead, its about the same. Nothing to show at the end of the day, no equity, no investment and you are paying all of your hard earned money toward no end game. The neighborhood did garner local attention during my time as a resident. The local news did a story about the worst crime areas in the greater Jacksonville area. Woodland Estate was honored with the top prize. Drugs, prostitution, theft are rampant. Good luck to those who are moving in. This is a terrible place to live!

If I could give this company a 0 star rating, I would. Very unprofessional and irresponsible. They do not treat their tenants with respect and I would not recommend a friend or anyone for that matter to live on any properties that are managed by this company. Terrible terrible terrible.

Management is very rude. A lot of the trailers are beat up and are mold infested we had a water leak and did not no so we were getting over charged for water finally found out and never got reimbursed the money that we over payed also random people walking around at night breaking into cars (My Car got broken into twice) and Maintenance takes foreverP.S if you want to live here make sure your ok sharing your trailer with roaches

It is to bad that I cant give negative stars we moved here in February 2016 we got a 3 bed 2 bath and had to move to a different unit in August because the first place we were in had bad plumbing so bad that they demolished the trailer and had to move to another one and had to pay more in rent and we were no compensated for only having the one bathroom and paying for two and to top it off myself and 4-5 of my neighbors have been robbed and management knew about the robberys and yet did not let the rest of the tenants know that it was going on and trying to get them to fix anything is almost impossible you have to hound them none stop they do not notify you 24 hrs before entering into your home they just randomly show up and still nothing gets done and this is supposed to be a yes community but you hear nothing but no or we cant when you need something done so I do NOT recommend renting from here
