I bought a house here 3 months ago. One of the few places in the area you own the Lot so No Lot rental. The community is awesome. People are friendly but yet its large enough (480 Units) that everyone doesnt know everyone so you dont feel like an outsider. It has 2 pools which are well maintained. Most of the houses are well maintained. The Association board is friendly and keep the place looking nice. I wouldnt hesitate to buy here if your contemplating it. The Association fee of $165 a month is very reasonable for what you get. It covers Water, Sewer, Garbage. Lawn Maintenance, 24 hour Security (1 at the gate- 1 roams the park). Its also nicely quite here. You can walk around the park on Friday or Saturday night and its quiet. Glad I bought here.

The people that live here are nice and it’s a quiet peaceful area.I got handed the 2014 rules in 2019 when I moved in.One of the guards threatened to arrest me for trespassing on property I live on.Their lawn mowing company broke our window and one of the members on the board changed it out with a piece of styrofoam before showing it to the other members, then he tried to keep it from us. Which unfortunately makes the rest of the board look really bad. Now we have to have an other meeting and watch to make sure they pass around our rock when these are the people who are supposed to be representing us.Very unprofessional

Great community to live in with security guards, lawn care, volunteers, two swimming pools, and fun activities to do together.

We did lawn maintenance at the park for about 5 years (1998 to 2004). And we always did a great job. As the foreman, Ive had the opportunity to meet all the residents there. 95% of the residents were decent people who complemented us on our work. And all their issues were swiftly solved. Most homes were well kept. The other 5% of the homes looked like the Watts section of Los Angeles. Trash all around the house, and the homes looked like the were about to collapse. Weve spent considerable amount of time picking up the trash before mowing. Some families had teenagers that did a lot of vandalizing. Smoked weed out in the open, and left beer bottles for us to pick up before we mowed. This was around the back club house (Lodge). And as Ive said before, weve always did a great job. But we were let go because of a new set of Board Of Directors. I guess we wasnt the lowest bidder, or maybe it was just politics.

Very quiet, but friendly, the homes look well kept, gated community, with 2 pools, a basketball court n swings, community center with calendar if things to do too.

Timber Lake Estates is a very nice deed restricted community. Its a small gated community located just outside of Zephyrhills Florida. They have a nice community center as well as a heated pool and a very large pond. The lawns are maintained by the park so the park is very well kept. Anyone looking to relocate should look into what they have to offer.

Is there a new website for this community??? I went to look for a rental until I’m ready to purchase but the lady at the guard shack said I would have to look online for an available home and also come with a realtor. I’d love to see the site if anyone can share.

Nice place to live. Aesthetically pleasing for a mobile home Park, I just wish that some of the people would be more courteous regarding their dogs. It is nice that we have security at the front and back gates. Overall pretty good place to live.

This is the most beautiful mobile home park I have ever seen in my entire life! They have security, guest parking, meticulous lawns and beautifully kept homes. Not what your first thought of a mobile home park usually is....

There is a very friendly, even family-friendly atmosphere that makes everyone who is there feel safe and welcome. They go the extra mile by having two, 24-hour security officers at all times. One patrolling & one at front gate monitoring everyone who enters. At first, I thought it was excessive but after being there a while I see that it does increase the safety of everyone; which Im thankful for due to the fact I have small children with me and it cuts down on all the worry. Thank you Timber Lake Estates for making my rental feel like a home.

I have lived here for one year. When we first moved in, I liked it a lot; however, a new Board of Directors was elected, and the changes have not been positive or popular ones.Twice in the last year, we have been notified that we needed to be on Boiled Water Restrictions. The first time, it was cancelled after a few hours, but the second time, the restrictions were in place for a week.Evidently, the BOD is not concerned with the condition of some of the mobile homes. I like to walk around the development, and I have seen cars on blocks, windows with blankets/sheets as coverings, living room furniture left outside, household items stored haphazardly under carports, etc., and nothing is done to remove these eyesores.

There Board of Directors has no authority, this Park is run totally by its Manager there seems to be no rules and regulation, a due as you want Park. I lived there for 5 years and probably the worst 5 years in Florida.

Too many renters in here. Renters really tarnish the landscape in this community. The HOA needs to get stricter with the office manager with who they let in here. There are some dicey streets in here filled with redneck white trash. Too bad really, especially for us owners!
