My husband and I drove out to Hillside Mobile Home Park in hopes to find our new home. We were greeted by Tara the manager and Shannon. They took us around the park sharing lots of information about the amenities as well as information regarding the park size, answering all of our questions. They are extremely knowledgeable regarding the park and its residents. We felt very welcome. After looking at a few homes we found our home and purchased it. We are very excited to be moving into Hillside Mobile Home Park and making new friends and becoming part of the family at Hillside. We’ve lived here almost 2 years. Love it here️A dog park is a new addition which is awesome!Nice looking new mail boxes for everyone!Grass mowing is included ! Laundry mat on site,Shuffleboard, pool & clubhouse. Everyone that I’ve met has been real nice. It’s real close to Winn Dixie, Dollar General, sandwich spot(free delivery), dog groomer & a gas station. Tara in the office is a very nice lady’s that takes care of the park very well-Thank you Hillside !No complaints

I was visiting a friend and liked what I saw. The pool is very nice. My friend couldnt stop talking about the dog park and how amazing it is. And the park is very quiet. If I ever thought about moving to Florida, I would certainly try moving into this park first.

Nice, quiet over 55 park, plenty of shade, friendly neighbors, good management. Zephyrhills is in a beautiful rural area with fresh, spring water from Crystal Springs. There are several state parks nearby, and its only 30 miles from Tampa. The park is just around the corner from shopping, the hospital and doctors offices.

My husband and I love this park. Even tho we have only been here a few month. Management is great.

I moved into this park 9 months ago. Best decision I have ever made! Having been through over a year of cancer treatment, I get sick quite often. My neighbors are there to bring me food, check on me, and keep me company. Management is wonderful, we have a new pool. People here are wonderful neighbors. I could not have asked for a better place to be, A big thank you Gwen, and all people who keep this park beautiful. Highly recommend living here.

On April 13 2019 I bought a place here for $17,000. I had lost my job after 23 years and used my 401k to buy this place. I could not find a job and used all my money to stay here. On December 24 I was evicted from my home for $1500 back rent and they would not work with me. It is March 23,2020 and I have not heard anything whatsoever what they did with my place! Did you sell it and keep the money?

This is a great park to live in great amenities and great people I recommend this park highly

Do a public google search on calamanda ave which is the first street at hillside for arrests and you wil see many on that st alone no less on other streets in the park ......many ....drugs and more

Beautiful rennovations. Managers are so friendly. Beautiful clubhouse and rec area by the pool. Beautiful new pool. Kept up nicely. People who do their lawn care are rude and unprofessional. Otherwise, excellent place to live. .

Great People, Great Location. Everyone pretty much keeps to their self, but if you need them, they are there for you. Just like a neighborhood should be. However most neighbors enjoy each others company and enjoy going to the Rec. Center for events and Dinners and Wed. Coffee Doughnuts.Gwen and her husband (Management) Are Wonderful, kind, understanding people. If you are looking for a winter home or just a nice place to live, this is our piece of heaven. Heated Pool, with attached meeting room (newly furnished), huge laundry facility, shuffleboard courts, library/game room, RV parking for short term.Everyone who lives or visits here takes Security very Seriously. If someone is coming thru here we dont know, they are watched to see what they are up to. If they are looking for a house and stop us, we are quick to point out how much we adore this neighborhood.

I have been here 6 years to date when I first arrived Hillside was in bad need of some TLC! the Manager was friendly but there was no follow thru at all I waited several years for her to get my title to my home and never received it thru that Manager a very unsettling feeling for those years it lucky for the park Pasco County tax collectors are so lax they did not come after many years of unpaid taxs due to no title on my property I tried to get them to help me with that title and they did nothing!!! then came Kelley a real nice Manager I think from Kansas and a not so friendly as Kelly husband I will not go into details on that but all Kelly did he seamed to undo in park related situations! Kelly with in a short time got me that title and taxes were caught up at the parks cost I to this day think a lot of Kelly she was really nice to me and got that title ASAP!!! then suddenly there were new owners after all the years Hillside was family owned it was an interesting time for us Hillside folks.Kelly was now gone I would miss her friendly manor but not her Husband at all and his unfriendly manors! the new owners brought many many changes a new fence new paved streets and a lawn service and later a nice pool among other real nice changes but at a HUGE cost that 1st year! Hillside is a mix of snowbirds and year round folks and for us fixed income for life year rounders it was a heavy blow to our wallets. we were informed that big increase and for me 127.00 a month would be good for a few years with no increase I hope that holds true but its an uneasy feeling to think about just the same. Hillside went thru many positive changes with the new owners took over the tree issues that my neighbor and I shared but not soon enough before doing damage to our structures more severe to my neighbors that I think still need to be addressed I spent a lot of money out of pocket trimming that tree before the new owners took control of the trees and was able to repair my own damages over the years at my cost but mine were not as severe. I want to add Hillside went thru a few changes in the office since the new owners and we now have a WONDERFUL couple in the office and they were 1st to address that very tree situation ASAP I thank them for that piece of mind I now have!!! so overall Hillside looks real nice the lot rent was a hard thing for many as myself to adjust to and we have as I said this wonderful management in our office now and they do all they can on their level to get things done and as far as above their level I think there is a lot of room for improvement that is just my opinion I know this was a long winded review but it is told from a residents honest point of view Hillside has great friendly neighbors some have been here a long time and others are new together that is what makes a greater community.I just had a personal visit from the owner today 6/18/2019 he stopped at my home to talk to me in the pouring rain about my review !!!! Hugh is a wonderful honest person to talk with and to personally take the time out of his busy schedule to talk to me shows that Hugh is very concerned with issues in the park and wants them resolved ASAP Hugh wants Hillside to be a GREAT place to live a family place for us who are already here and for future folks that are looking to live here in Hillside so I am adding this to my review to let folks know this THANKS Hugh for your personal visit and letting me know ho much you care that meant so much to me as a Hillside family member

Great place to live. I feel very safe in my home & walking in the park with my dog. Very well maintained, roads are wide and newly paved. People are very friendly.

This place is Old! The property management here must be completely delusional with what they have raised the lot rent too. First off this is a retirement community. The prices here reflect pricing that one would expect for housing for someone who is still working. Dressing up the neighborhood with fencing and a larger sign is absolutely no excuse for whats charged here. Please if you are looking for a retirement home, reconsider before buying one in this community.

Every tging was fine till i had to sell my place nothing but a headache ti sell your place..alot of drunks live here and love trouble including the maintance men who are emplyeed by the park..Best wishes to anyone who lives here .The only good thing is the manager the husband wife team Joe and Gwen are awesome...

I visited my brother and his wife there.Stayed for almost 2 months,and LOVED IT THERE.

Completely furnished small homes. The area is established and dated but well kept and quite.

Wouldnt live there. Rent at $500.00 + with no way to own .
