The property manager is lazy. There are so many hidden fees. When it rains all the streets flood with water. I would not recommend living in this place. All the other 5 star reviews are just fakes. Dont get caught up in this mess as I have please.

Very crowded. Lots are very small. Would prefer larger lot for a mobile home.

Having the most horrifying experience of threats and discrimination with this disgusting community. Evicted only after barely being a month late, purposely served on a Friday, forced out (while my disabled, dying mother was having a stroke) on Sunday. Have begged to pay to retrieve our belongings to only receive threats from their lawyer and refusal of accepting money or even answering phone calls, emails and certified letters. They have dragged this out for months, holding our belongings ransom. Also, while living there, trash and empty beer cans were constantly thrown in our yard as well as rocks thrown at our precious dogs. Many illegal aliens, very dirty, scary place and management that is cruel and vicious.

AVOID ~ HORRENDOUS MANAGEMENT!!!Do you like the constant threat of fines hidden under selectively enforced rules simply because youre the unpreferred ethnic or age or disability status? Does the idea of others in your community seeming to have no rule enforcement excite you? Wouldnt you love to put your annual price increases to the use of corporate greed while watching the upkeep of your community fall and see attractions taken away? Is it a dream of yours to own your home but having to treat the most basic aspects of it like rental property while those around you are allowed to lets theirs look like trash? Do you smile when you get home to a 24 HOUR NOTICE TO CURE sign on your door, especially knowing that youd have no trouble finding dozens of neighbors in violation for far longer and still not having the same thing addressed? Is the most important part of living somewhere having a management who treats all tenant protection laws like theyre a waste of space and dont really apply? Do you feel good seeing a RENT IS PAST DUE letter (incorrectly) plastered to your door for the world to see (when in reality they know youre never past due, but wanted all tennants to know what the official notice looked like)? Is a constant high level of CYA your ideal lifestyle? = Then congratulations (and may God mercy on your soul), Rockwood Village is the community for you!!!Weve known many whove lived here and even been there ourselves. The place went down hill over the years and in Summer 2014 they were sold to the abomination of management companies. The new management bullies residents with constant threats of fees and fines for purely cosmetic things such as the color and style of window covering and minor details with skirting, while absolutely refusing to address real issues such as excessive speeding (30+ MPH when the posted limit is 10) or loud music and vibrating stereos late at night (>10PM) or (proven) harassment from other residents and vandals. They attack residents with threatening letters and selectively given fines for opinionated things such as grass being too tall (spending nearly 2 years before being willing to officially define what too tall is, which they eventually defined was 3inches, but assess by eyeballing from the street and plastering a notice to doors when a very few weeds suddenly sprout after a storm but the ground is not yet dry enough to mow). As if this isnt unethical enough, they are personally selective which rules are enforced at what severities to which residents. Yes, total favoritism for their buddies and hated attacking to those they (or their buddies) dislike.Theres always corporate to help, right!? Oh no there most assuredly isnt! Corporate is, in my opinion and experience, a bunch of greedy cowards afraid to stand up and properly manage a business or risk making money ethical ways. Instead they hide behind a P.O. Box and an 800 number that goes to voicemail or is answered by someone who offers to take a message and in reality shows no intent to ever contact you back. I was witness to this management (wrongfully and illegally) threatening to take legal action against someone for simply trying to (writefully and using methods totally within the law) protect themselves against bullying and harassment by the office. This management has zero problems lying to anyone about anything no matter how trivial, and will relentlessly attack those whom they choose while having zero rule enforcement towards those whove found favor with them (for the moment, until they choose to turn on them too, as the saying no honor among theives). There are MANY rules which are only ever enforced upon those whom the local management chooses to.
