I love my place!!! I am so happy everything worked out and I moved in. Lisa is amazing, she helped me Thru the process and answered all the questions I had. I would 100% recommend it.Update: It’s has been almost 6 months and I am in love with my home. I was able to make my house a home. The neighbors are friendly and great to live next to. Park quiet and safe, I feel comfortable walking my dog at 10 at night to get the mail. Liza is always present and involved with the community, she has created an amazing community. I would recommend 1000%

We absolutely love the ladys from the office and the fantastic maitnance man. We came from a mismanaged manufactured home community and all I can say is wow! The staff here is so on top of everything. Neighbors are kind and keep their properties beautiful. The homes are at an unbeatable price for Troy! This is a fantastic place to live and we are very excited to be joining the community.

Lisa is great and the community is very nice with some beautiful new homes. We were running out of time to find a place when we found Troy Villa. We put in an application online and received a call that day. We set an appointment to view homes with them on a Friday afternoon. By Monday afternoon we were told we had been accepted and we did our closing Tuesday afternoon. We now have a beautiful home that is only a year old. Lisa read through the entire lease with us and was very informative and helpful.

Lisa is amazing. Very professional warm and inviting. Very understand of our unique situation concerning our disabled son, She not only addressed all of our questions and concerning professionally she also made us feel like Family/Friends and very welcome. She handled everything in a timely professional and compassionate manner.

Wonderful neighborhood with a kind and empathetic management team. Quiet streets, and within close proximity to major shopping areas and roadways. I wouldnt live anywhere else.

I wrote a review a week ago stating that Lisa was amazing and helpful that was until we agreed to purchase a home. We’re told that our cash offer was accepted and that we would get an email finalizing the details on how to get payment prior to closing on Friday and a break down of almost $3,000 in additional charges. I assumed a cash purchase would avoid any kind of closing cost or additional fees. But I was willing to pay them based on getting the home in a timely manner that being said We have yet to hear a word from her and due to close on the home in two days. She knew time was of an essence based on our conversation. So I am now revoking my first review and feel like We dodged a bullet By not going through with the purchase. If this is any indication how they do business.

I had a great experience with Lisa today! I called this afternoon to inquire and I was touring homes within the hour. I absolutely love this little Park and Im super excited about it! Now heres to hoping our application gets accepted and we get to move in next month!

I have lived in the community since 2008. I love it here. I like being able to pay online. Makes it fast and easy to send payments. I also like the fact that Troy Villa mows the lawns in the spring and summer. So cool...They also plow and salt the streets in the winter. Lisa the park manager is always helpful and Russ the maintenance man was very helpful. I love it here.

Lisa Hardwick is a liar! She will tell you anything that you want to hear to sell you a broken down busted up mobile home. When she gets you in to this park she will make your life a living hell. Trust me Ive been here lived here and no longer do!

As said in a previous review, management is horrible. You raise rent for what?! No pool, no playground (which they still advertise as having, LIE!), potholes everywhere, new homes being brought in, is that what the rent increase is for? Us paying for the new homes that your not selling?! They would probably sell faster if you weren’t cramming doubles into what should only be a single. Take a walk around and you will see trashy, dirty lots that aren’t maintained so clearly that’s not what our rent increase is paying for. So not quite sure what improvements are being made because I’ve seen ZERO. They knowingly allow druggies and drug dealers live in the community (even after law enforcement has be called MULTIPLE times! I’ll be moving as soon as my child is officially done with school for the year.Do not recommend living here.

Troy Villa is a nice, clean and quiet community. There are many newer 3 and 4 bedroom manufactured homes. The few older units are well maintained. One drawback is the only access is on Stephenson Hwy, which backs up during the evening rush hour.

The site manager Lisa was very kind and knowledgeable.

Lisa the manager has no people skills. She jumps to conclusions and accuses people of things they didn’t do. Upon moving in we were told there was a pool, and a clubhouse. Once we moved in we learned the clubhouse is the managers office. The pool was broken and we believed they never intended to fix it. Later we were told a fountain feature would be added, and alas- still no fountain/splash pad OR pool. We’ve been without a maintenance worker for months. There is a very limited (like 10 spaces) public parking for the entire park and they are located at the office, quite a distance away from the majority of homes. Homes with more than 1 or 2 vehicles have park blocks away in some cases and can’t host gatherings or get togethers in your own home because of lack of parking.Have had multiple run ins with management and their decisions, and when asked for contact info for higher up Lisa refuses to give it. Rules change frequently regarding garbage disposal, lot care, and pet policy. We get notices to move our vehicles for days at a time, and no work or new homes being moved in occurs on those days.

First of all, this is one of the nicest mobile home communities I have ever been to. Well kept, the residents beautifully decorate their lots, and the lot sizes are bigger than most mobile home communities. Second of all Lisa is the bomb, she is so friendly, understanding, and beyond helpful. Lisa really made me feel welcome, I cant wait to move in!

Manager Lisa was super friendly and helpful. We drove around the park quite a bit checking it out and it looks like a really nice place to live, especially for the price.

Property manager likes to single out families

The on site manager is great at helping out set up new renters and owners. Waiting for my application to come back and hopefully move in soon.

Hello,We do not get a bill on time so we estimate what it will be and pay it. Now they are sending the check back and wanting the right amount or you get fined 45.00. I have my stuff together! Get your monthly statements out on the first of the month and you will get paid the right amount. Management you get your stuff together! Also we are getting another increase for the improvements? You took out the pool and were supposed to put in a splash pad. Nothing in two years! Now you ripped out the playground and nothing. You are putting in new homes. How does that benefit me??? It does not. Put in the splash pad and playground and get yourself together!!!

Management does a poor job with communicating with the tenants without communication you have confuse unhappy tenants. It cost 0 cents to be kind!!!!! Ive only been living here for,,, 3 months and I hate it!!!!!!!!!. This is my very first & last time renting from a mobile / manufacturer community. No loyalty.... My opinion, my experiences....

I am currently a resident and have been over five years. I can say that its ONLY because of the current Administrative (Lisa) and Ground/Maintenance (Russ) Staff. Their response time is excellent, and their overall professionalism is greatly appreciated. They care about the parks well-being, but the PEOPLE, take precedence. Ive never lived in a trailer park before, and weve seen many. Im glad we chose this one with the current team they have in place. It really meets the needs of our entire family. The location is great if you have a family, or work anywhere in the Metroplex. Its a calm, family oriented atmosphere.

I have lived here for 13 years and love it. The only thing that is the down fall now is there is no longer a pool and of course we aint allowed to put a pool in our yard that would be big enough to swim...

Just got done speaking with Lisa at length about moving a house and move in stuff. Very nice person. Definitely like the community and it sounds safe and welcoming.

My grandmother lives here and loves the community. From what Ive seen I would rather live here than in my own park, just cant afford the drive or move.

Lisa was truly amazing and so helpful in getting us into our new home! The first day I went to look at the place it was 5 pm and she was closing up, she went out of her way and stayed an hour late just to show me the house I wanted and go over everything with me! My heart was set on this home and a few other people wanted it as well, she made sure I got it and I couldnt be more happy with my experience and cant wait to move in!!

It was a good place I enjoyed living there fun events through out the year . Sidewalks were good the house was good and the shed was good all things in total were great

I have not had a good experience since I bought the place in August. Management does not like to get back to you at all! And I payed cash for my place and not that happy.I guess I have to put a star before I can post this but I really dont want to.

I have lived here for 2 and a half years and I was the first home purchase lisa completed. She has been super nice the entire two and a half years I have lived here! Please talk to Lisa if you are considering buying an affordable home. She will work will all kinds of credit!

I have been here for over a year now. Best decision I ever made bought a resident owned home. You will not find a better price or commute. 75 is a softball throw away close to everything.

Appeared to be an attempted rental unit bait and switch. Friend was shown two available units. One was recently updated and clean (the model unit), the other was very old and run down. Both however had the same monthly rate, that equaled a very nice apartments rent in the area. Friend provided the date that they needed to move out of our current unit, (several days away) and were told no problem and that they were first on the list for the good (model) unit. They paid the application fee and were told there would be a credit check and owner approval needed. Several days passed. Calls to Troy Villa were answered with still waiting. The first of the month came and went, and all the manager said was she was still waiting for owner approval, and that they were out of town. Friend managed to get a three day extension from their current landlord for over a weekend, but needed to be out by Monday at midnight. Troy Villa manager called at noon Monday, the third day of the extension, saying she had rented the nice renovated unit to another couple (apparently friend was NOT first in line as she had promised) and the only unit available now was the run-down one. That left only 12 hours left to move. This was perceived as a bait and switch tactic to first show a model unit, but to then try and force the tenant to rent the really poor quality unit for top dollar rates. Beware if this same situation plays out for you too.

This park is under new management we are looking at buying a home here we met with Lisa today who is one of the people in charge the park is under renovation and looks very very nice many new homes and some older ones the homes and lots are kept up very well as is the land scapeing through out the park Lisa did a wonderful job on showing us the 2 homes we looked at and answered all of the questions we had UPDATE we did purchase a home here and are very satisfied with the house and the park!come see for yourself

I wish I would have seen the reviews before I went there. The owner is rude and crazy! We went to try and rent a trailer. He told us that one person could be on the lease in case we split up who would still pay him. If we really wanted both of us on there we could put more money down. When I asked how much he would want down he said at least $5000! To rent a trailer! I said Im not trying to buy it I just want to rent it. The rent is only $700-900 a month why do you need that much security deposit? We told him to go ahead and run just my app. Later that night he called my house told me that because I was a waitress and couldnt verify my tips that the only way he could rent to me was if I give him more money! At that point I went off.The man is greedy!

Owner Discriminates against independent contractors. He would rather rent a place to someone who makes minimum wage than someone who makes over $50,000 a year because they are independent contractors. Doesnt bother to look at the big picture and see that said person has never made a late payment or missed one to current landlord and resided there over 4 years,and am only looking to move because we outgrew our current apartment and would like to have my own washer and dryer in my unit. Sorry his daughter was in the same business as me and was unable to find work and he has to support her. Im not her and continue to find job after job. His comment to me was what am I gonna do when you dont pay your rent. Never been a problem, why would it now!!!!!

DO NOT LIVE HERE!The owner of this park is a very rude individual who only cares about his own personal gains. He treats the people in the community like garbage and as a result the place looks awful. Just being there reminded me of an episode of trailer park boys.STAY AWAY FROM THIS PARK!

Friend of mine bought a trailer in the park.supports cracked,concrete pad shifting.told everything was new.doors wouldnt cllose properly.
