Such an awesome park manager! Very professional, he is always on top of everything! When you need him he’s there! The lots are very nice for the price! Loved staying there!

It was a very easy and pleasent move-in. I was able to get a hold of Dennis, the property manager, when ever in needed him. I met the staff on the grounds and theyre pleasant as well very helpful.

Lived here for almost 2 years never had an issue with anything! Had some plumbing issues today and called. Laura and hector came out hour after i sent the email and fixed the problem! Thank you hector and laura for being so on top of everything!

I have to say Dennis has went up n beyond my expectations he is very professional and rented us the perfect place his attitude shows that he deffinetly takes his job to a whole other level before he took over I heard so much bad things that I was scared to even tent from there but just seeing the diffrence from before to know is amazing the company deffinetly has a keeper when something needs done he makes it happen if I could give him 20 stars I would and definitely recommend the homes Dennis and the neighbors thank you so much

I am very excited to live here dennis is a great guy n knows his suff very easy applications process and is very quick to answer all question soooooo excited to live here and my kids are as well and my 7 year old says that guy is totally awsome lol and she is right thank you dennis for everthing

I have lived here for 5 years and will be renewing my lease in November, 2018. The property is clean and well-managed with on-site management and maintenance. The property manager, Rhonda, is polite, respectful, and genuinely cares about her tenants. Any time Ive needed an appliance replaced or have needed maintenance done, I am provided service within 24 hours of the request. Everyone who rents here undergoes a thorough background check, which allows for a safe living experience. I highly recommend The Woodlands on Clay!

Current resident in the process of trying to leave. Living conditions absolutely reprehensible& landlady is, for lack of better words, a bitter old goat. Shes spied on us, has had other people spy on us, shell scream&yell&berate you for the simplest idiotic little thing, shes threatened to have us kicked out of the park over having people visit us, even FAMILY. Our refrigerator is falling apart and barely working, central ac hasnt worked in at least two years, cockroach infestation the likes of which Ive never seen anywhere else&gets worse whenever someone else moves out. Takes months, sometimes even a year or over to MAKE her get someone to do repairs&she makes us pay even though we RENTED, not BOUGHT. No children ever play outside here because she harasses them and their parents. Shes gone through our mail&certain things HAVE GONE MISSING. If you have important mail or packages that you want, your options are to either watch the mail like a hawk, checking it multiple times a day, or have everything sent to you certified mail you have to sign for, or theres a chance that she will go through it and take what she pleases. Shes threatened my older sis, kid brother&kid niece, theyre not allowed to play outside because were scared shell hurt them. Shell do everything she can to suck every penny out of you, even lying and doing illegal things. Once we leave code enforcement will be called and we will have her investigated! DO NOT COME HERE!!!

Ive lived there since October 2017 and have never had an issue. I pay my rent on time and keep to myself and everyone else does this same. I havent really had any maintenance issues except one of my window units quit working but that was taken care of no problem. Rhonda the landlady has been nice every time Ive talked to her. Chris the maintenance guy is nice. I think as long as you are a good neighbor and pay your rent on time, youll be fine but that goes for anywhere you live.

Daughter rented unit 23. Numerous health and safety code violations including electrocution hazards, cockroach infestations, leaking roof, water in light fixtures, unstable floors, doors that wont lock, unsealed windows, only one working space heater, unsafe front entry, wasps enter childs bedroom, mold, termites, and other health and safety issues. Previous violations reported years ago unresolved. Landlord doesnt care, will not repair and will force you out/not renew lease if you complain about anything. It is a very unpleasant place to live. No privacy. Landlord wont notify in writing if she is displeased. Example-unit has unsealed windows and AC ineffective at cooling. Reflective window coverings placed on windows to reduce outside elements from entering unit and reduce electricity costs. Landlord disliked this but did not notify tenant in writing and even allowed next door neighbor to use same window coverings but did not renew my daughters lease because of these coverings. Landlord wont hire a pro exterminator but instead treats massive roach infestation with Raid, even after numerous complaints. She will just blame you for bugs. Unit was filthy upon move in. Landlord picks and chooses which tenants she will tolerate and which she will not. Overall, disgusting mobile home. Unsafe. Open code violations. Also rent was paid EARLY or on time for every single month of the lease term. She is HEARTLESS to put a family though the stress of finding a new place to live. This is a family with a new baby and landlord chooses to ignore code violations. Horrible management.

The park is quiet, neat and clean. Neighbors and Rhonda have been polite and respectful of each other. The interior of my unit is very nice. One of the pictures on the website includes my home. We have been happy and comfortable here. I dont understand the bad reviews.

Great initial process and move in. We are moving 2 complete households to only one. Not to mention sense moving in Ive had 2 surgeries and my room mate several. He is disabled and has MS. We have a large covered patio and are constantly in trouble that it has non outdoor items on it. Maintenance man is awesome!! Manager not so much, if she decides she doesnt like you then youre SOL. Community itself is ok, clean, nice laundry room, and kept up.

Its ok but boring we saved a cat under a dumpster, but its ok quiet not that many people.

If you like privacy, you will not like this place. The manager drives her golf cart around all the time and keeps close tabs on everyone in the park. If you have an extra car thats not yours parked in your driveway overnight have an explanation ready. Also she has something to say about every little thing.I.E. your truck is too loud, your window covers look trashy etc. There are many unresolved code violations. There was a very bad roach infestation that she treated herself 3 times and they were still there until we finally splurged and took care of it ourselves. She has evicted someone for there sons friend staying over a few weekends and got fined for giving them 5 days to move out. Shes made people change trailers to move her friends in certain trailers and refused renew my lease without a legitimate reason. I have never been late on my rent in fact have been early many times. Me and my fiance have a 5 month old son and she wouldnt even let us rent weekly(which is an option any other time) until we found another place to live. Very rude and also has called and harrassed my fiance late at night. Worst experience I have ever had renting a place to live. This is just a few of many many many more issue we, as well as many others have had with her(Rhonda)

Current resident. Worst experience ever. The landlord Rhonda is a real B*** . She doesnt fix she has a disgusting attitude and doesnt allow guest. On two different occasions I had visitors and she kicked them out. She is constantly around the property lurking with a flashlight. She cursed me and my husband out in front of our children. If this is a last resort type of thing didnt do it youll be missablewith a lease of a year. If I could rate it 0 starts I would.

Worst place ever. Landlady Londa is a big Catch U Next Tuesday! And will go into your trailer without permission! She will be in your business and on your property 24/7 and wont even have a reason most time. The trailers are falling apart as well and repair time is ridiculous because the repairman is someone who lives there and has NO IDEA what hes doing; in short would not recommend you could probably find better service and residency at one of the many other parks located near here!

I love this place my granny lives there and rhonda is the nicest person to her i am so glad that my granny found this place i love u rhonda you guys should deffinitley move in here it will be a great experience. rhonda will treat you guys with respect unless you mess with her. i count her as a family member that is how nice she is well byebye!!!!

In a few words do not move there trashy trailors the worst landlord and owners ever dont waste your time or money if u like being spied on nichel and dimed over charged never having repairs done because u will be told its your fault we r not fixing it then go ahead move in but u will regret it NOT THE NICEST PARK AND DEF THE WORST LANDLORD AROUND!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
