We lived here for a year before we moved to Connecticut. We loved it! Mary Kathryn and Felix were always timely to answering our questions or addressing our concerns. The place itself was so spacious and homely.We never had any issues in the neighborhood beside the occasional fast driver on the street. Do not park on the street. A third party company will tow your car; however your home provides more than enough space in the driveway to park (we could fit 5 cars in ours) and the office provides a few big lot for your guests to park. The office also sends out reminders not to park in the street every two weeks it feels.The office also has a lot of fun gatherings where they offer free food and drinks. My two daughters made quite a few friends with the other families on our street.I would recommend to anyone looking for a quiet, family friendly place to live. If I didnt have to move for work, I would still be living there.

AMENITIES NOT AS ADVERTISED!!! Website claims to have a 24 hour fitness room, but the password protected thermostat is set to 82 during non business hours. Yesterday I talked to Felix, who said he would have the problem taken care of. Since the problem wasnt fixed, today I talked to Mary Katherine, who claimed that the temps are preset by corporate and there is nothing they can do about it, but that she would talk to her manager. I try to start my work out between 5:45 and 6am, and she said shed see if maintenance will turn it down when they come in at 7:30. This obviously doesnt work for me, and she suggested maybe putting a fan in there as a possible solution, which is absolutely unacceptable during the Texas August heat. This complaint is of course on top of all the other problems that other reviewers have mentioned. I dont understand how a company can advertise a 24 fitness room, when the thermostat is clearly set to only be operational during business hours. I wish I could give this zero stars.

Lots of kids out late at night. Fast drivers even with new speed bumps. Paid for a gated community and they took the gate down. It looks nice, but its over priced.

Nice area. Convenient shopping being in between San Marcos and Kyle. Clean subdivision. Utilities pricing is very high. Water bills are high, sporadic and management cannot seem to present a water bill usage monthly... But insist you pay high water bills as the research why your bill is so high ($200 plus). But they never really reconcile why your bill is high.

My very good friend used to live here so I would come very often. The community is gorgeous and well put together. I always felt extremely safe walking around at night or morning. The pool is a great plus.

Place is quiet. My only issue I have is their rent to own program. We have been here for 2.5 years and we are interested in getting a home here. From the time we moved in until now we have $9,000 credit from the rent to own program...well come to find out if it is a new home they will NOT let you use all your credits...So we found a home we liked, applied and got approved. Total down payment $8,700, well we have $9,000 so no problem, right?! Well we get the paperwork back and behold they will only let us use $4,000 (out of the $9,000 we are supposed to be able to use) and is wanting us to give them a down payment out of our own pocket of $4,700; so I guess the rest of the $5,000 credit gets washed away or something. So when asked it was then I was informed that since the home is newer that they dont apply all the credits you have saved...instead if you want to use all of your credits on a home it needs to be preowned, over 15 years old, and potentially over-priced by $30,000...just make sure you ask questions and try to research because this is one thing they dont tell you when you first move in and its really heartbreaking thinking your going to be getting your first home to have it taken away from you. They just say they have a rent-to-own program that puts 50% away for you the first year and 25% the second year and nothing there after. They dont tell you that for full use of your credit you cant have a newer home...Just a run down, older, overpriced home.Just highly disappointed and saddened. For some of us this is the only way to try to owe something of a home....

The people in the community are wonderful. My kids and I made some amazing friends.

It’s a lovely community but trying to get a place there is ridiculous. They tell you they work with your credit but they don’t. That really sucks. Also, they NEVER return phone calls or give you a status update on your application. BIG turn-off.

I was taken on a tour by this burnett that worked in the office for saddlebrook and have decided to not buy here and I told my family and friends not to move here. This office lady did not make me feel welcomed at all and didnt even try to make me feel invited.

Very pleasant place to live, the community is peaceful and the staff is knowledgeable and dependable.

Left 2 messages for a home I wanted to see never got a call back. Went to office to speak with someone and they were out to lunch. Returned an hour and 35 minutes later and they were still at lunch. Never went back.

Ashley Bonilla who works in the front office is amazing! Always helpful and friendly!

Vinny with maintenance was very helpful and knowledgeable about the property. He answered every one of my questions and didnt give me the run around. He was a very nice and respectful person. Its nice to deal with such professionalism and not be pointed in 10 different directions.

The new manager Hope works well with you. Ashley is the friendly face you get to see everyday. She wants to help in every way and always greets you with a smile! As for the subdivision in a whole, it’s ok. Water bill is always high nmw, rent goes up every year. And the rules are ridiculous. My aunt was towed one night but my neighbor parks on the street EVERY NIGHT, and has never been towed. Not once! I’m glad to be leaving!

If I could give them 0 stars I would do it, I am desperate looking for a new place to move my mobile home, this company is crazy, charging you like crazy the water bill, I have my AC on 24 hrs and the bill reaches me much lower than the water, this is crazy, if you do not mind paying more than $ 100 dollars for water every month and rent the land super high then this place is for you, otherwise I do not recommend this place ...

I live in a Sun Community and my advise is run for your life. They do not care about their residents and are only interested in making money. They are not fair in any aspect.

Good place to live quiet neighborhood

The actual homes are lovely and the grass is well kept. The pool and playscape are tiny and they will tow you for literally anything, so watch your cars around these predatory staff members. No room for guest parking except at the front of the neighborhood and now where else. 2/5 stars

Enjoyable place to live, very close knit neighborhood. Management has gotten better about taking care of business. My only concern is I wish theyd renovate the swimming pool and make it much larger.

I currently want to purchase a trailer here at Saddle brook, but getting alot of people saying that i have to pay off the trailer before i move it, Gentlemen up front says i can move it after 3 years. Can anyone give me advice

Its a semi-secluded cute mobile home community. My only problem I had was, trying to locate the numbered addresses for when I would make deliveries mostly at night.

These people are rude. They will not treat you like a human. There are speed bumps every 10 ft. They have no intention of fixing anything before they flip their trash heap onto anyone else.

The management has been bad in the past. It got a little better, but not a lotEdit: scratch that, the management is bad period. For one thing, they nit pick about everything under the sun for us, and then dont apply that to the rest of the neighborhood, and if you have something that doesnt fit the wholesome neighborhood quota, they take pictures of it and circle the problem. That makes me paranoid as hell so if you dont want you privacy invaded, live somewhere else than saddlebrook.

While the sales people are nice they really just dont seem to take care of business. They are very slow at getting anything done and nothing is done when they say it will be. Seems you have to constantly remind them and bug them to get anything done they say they will do. It doesnt seem to matter whether you are buying or leasing from them they drag their feet on everything. Its been over 3 weeks for just a few repairs and they still are not done. Maintenance isnt much better. They half ass most repairs. Only doing the minimum to just make it work, instead of fixing it right the first time. It is just ridiculous, if they spent half the time making the reapirs and as do making up excuses things would get done so much quicker.I gave 2 stars as the neighborhood is actually not bad at all. Most people are friendly and kids can play outside. Its a nice family oriented neighborhood. Just hard working people trying to have a piece of that American dream. If only Sun Communities employees could step it up a notch i think this place could be 4 or 5 stars.

I regret even walking into this community. I have lived here a little over a year. The staff has been downright rude and disrespectful once you sign on the dotted line, back of community is used as a dumping ground. Each of my neighbors indicate if they knew that they would have a home without grass, litter and the attitude of the management, they would have never moved here. Both my neighbors on both sides of me have been waiting for landscaping and repairs for over 8 months, one happens to be a retired veteran. What a way to treat those who serve. I have notified 4 people regarding common areas in need of mowing which causes more bugs, weeds and snakes. Today when i called regarding mowing as well as the mud due to no grass in the neighbors yard, Ashley actually spooe over me and hung up on me. The manager Jackie will smile and agree when face to face then will ignore you. I had to contact corporate for sun communtie to have my water tap covered. They double charge lot payment and indicate credit is given, another problem i hadnfor almost a year. DO NOT sign up for auto pay, they use your bank account as if it is their personal account . Save your money and heartache and avoid at all costs.

This place used to be awful because management was the absolute worst. I used to warn people away from moving here. But someone with a brain must have figured out where the problem is and hired an entirely new staff who are amazing. Well done Saddlebrook. I honestly never thought I would say that. Ever.

I have never in my life felt the need to write a bad review about a place but I just HAD to after the experience my family had living here. There is a SERIOUS ROACH PROBLEM and the management here DID NOT CARE AT ALL! They pretty much make it YOUR problem to handle the situation. (This was since day 1 of moving there) And even after my family paid someone on SEVERAL occasions to come spray WITH MONEY OUT OF THEIR OWN POCKET, it still never resolved the massive problem. It was so bad the roaches were EVERYWHERE. In the fridge, microwave, bathroom, crawling on the walls and furniture CONSTANTLY. It was a nightmare! PLEASE, TAKE YOUR MONEY ELSEWHERE. No one should ever have to live like this.

Watch out for their double talk. They like to delay repairs but are quick to file for late payments. High turnover in the management in the company.

DO NOT LET THE PRICE FOOL YOU. I will say the only good thing that happened here is that we got to move in fast. Other than that, when we moved in we didnt have electricity for a week and had to stay at my wifes parents house in Manchaca. Turns out they dropped the ball and didnt let PEC know they could install the meter. This was in January. In the next months or so we began to notice it became very very very cold at night, and very very very hot in the evenings, turns out the heater and A/C wasnt even powered and we were just blowing outside air through our home. A month later and our roof is now leaking in our 1 yr olds bedroom, which took them almost 3 weeks to fix all while its still raining outside and still leaking. All the while the management keep giving me the run around. After that was finally fixed, ants started getting in our home(which I am assuming is because they started landscaping). So I call and ask them to have an exterminator come out and spray. Was told that someone would be there that Friday at 12. So I take a half a day off work and home at 12 then 1 rolls by so I call to confirm someone was still going to come out, no, no one was ever scheduled, and when I asked if a maintenance guy could come do it I was told everyone was busy and couldnt come out until Wednesday the next week. So moral of the story dont move here. No matter how good it seems. Its not. The homes are cheaply made, the management doesnt know what theyre doing, and community center is never open. If I had the means to break my lease I would, thats how bad it really is.

Just want to let people know how the employees at saddlebrook in San Marcos tx are so unprofessional I did my application over a month ago was pre approved then when it got close to my move out date I was told that my application was not yet been worked on I told them I had to move out of my recent place by July 31st witch they kept telling me not to worry that my application would be processed and they would have a move in date soon on July 24 i was then told that nothing has been done and had to wait for application to get processed n approved there for now me and my two kids will have no home all because the people at saddlebrook fail to do their job and not have no sympathy on others situations I dont recommend anyone looking for a place to live to waste their time n money at saddlebrook in San Marcos I feel like I was ripped off with my application fee of $300 because my application was never processed n they fail to reimburse me that money back thank you saddlebrook in San Marcos now we have no place to live smh

Becky is a rockster.bad: expensive. push you to buy so they dont have to fix anything. water bill in inconsistent and can be very high sometimes. gym needs updating and machines always broke. staff is rude and dont know how to treat people. cant park on road. only 2/3 parking spot per home. buy your own mobile home on your own land for the price the want here.
